You keep the listing. We bring the buyers.
A working partnership for listing agents with multiplex inventory that is not moving. We put your project in front of the people who actually want this format, with real ads, real search coverage, and a page for every unit. The client, the listing, and the commission stay yours.
Right now 166 of the 571 active ground-oriented listings in Vancouver and Burnaby have been on the market longer than 90 days. If one of them is yours, you are not an outlier.
Free to ask. Nothing to sign to get a read on your project.
Before anything else: what stays yours.
This is the first question every agent asks, so it goes first rather than in the small print at the bottom.
The listing stays yours
We are not asking for the listing and we do not need it exclusively. Keep it on every portal it is already on. Re-publishing it somewhere else is not the value here.
The client stays yours
The seller is your client. We do not approach them, market to them, or add them to anything. Buyer enquiries come back to you with the context we gathered.
The commission stays yours
Marketing is priced separately from commission, per project. Nothing in this arrangement takes a share of what you negotiated with your seller.
The leads stay yours
Every enquiry the project generates is forwarded to you. From the managed campaign level up, the full buyer database belongs to you when the project closes.
Three reasons that have nothing to do with your photos.
A multiplex project sells to a narrow, decided buyer. The channels most listings run on were built for a much wider one, which is where the gap opens.
The portals file your project under the wrong thing
A fourplex unit gets sorted next to condos and detached houses. The buyer who wants exactly this format has to scroll past a hundred homes that are nothing like it, so most of them never see your listing at all.
One project cannot carry its own ad account
Running paid ads well takes creative, audiences, testing, and someone watching the numbers every week. For four units, that overhead rarely pays for itself when you build it from scratch on your own.
Buyers now start in an AI answer
A growing share of buyers open ChatGPT, Gemini, or Google's AI answers before they open a search results page. Those tools quote pages that are written clearly and structured properly. A photo gallery gives them nothing to quote.
What you are competing against today.
There is no published benchmark for this format, so we compute these figures ourselves from the active feed and show the method. Read them against your own project rather than against a city-wide average.
Vancouver standing inventory
All ground-oriented listings in Vancouver, as of August 28, 2026
29% of active inventory
Counted from active MLS® listings in our own mirror of the feed. Days listed is measured from each listing's contract date to today, because the BC feed does not populate a days-on-market field. This describes inventory still standing on the market, so it reads higher than a sold-side figure would. Sold and closed data is not shown here: it is VOW data and is available only to registered users. There is no published multiplex benchmark from Greater Vancouver REALTORS, so nothing on this page is attributed to the board. This inventory is held across 62 listing brokerages.
Burnaby standing inventory

Six things we do on your project.
Every one of these is work you could do yourself for a single project. The reason to collaborate is that we already run all of it for this exact format, every week.
Marketplace visibility
Your project gets a full hub on the only site in BC that covers duplexes, triplexes, fourplexes, and townhomes and nothing else. It shows up in our search, our city pages, our neighbourhood pages, and our comparison tools.
- Project hub page
- City and neighbourhood placement
- Appears in buyer search and compare
A page for every unit
Each home in the project gets its own page with its own floor plan, price, orientation, and answers. Buyers search for one home, so we give them one home, instead of asking them to work it out from a project brochure.
- Per-unit pages and floor plans
- Plain answers to buyer questions
- Built for one home per search
Search coverage
We write and structure the pages so Google can match them to what buyers actually type. That is the slow channel and the durable one: it keeps working after a campaign ends.
- Page titles and content matched to real queries
- Internal links from our area pages
- Structured data on every page
AI answer coverage
We format project and unit information so AI assistants can read it, quote it, and name the source. Nobody can promise a citation, and anyone who does is guessing. What we can do is make the page worth quoting.
- Clear question-and-answer sections
- Facts stated in one place, with dates
- Schema markup an assistant can parse
Paid ads we run for you
Managed Instagram, Facebook, and search campaigns pointed at the project page, with creative we produce and a budget you approve. Media spend goes straight to the platforms at cost and is never marked up.
- Creative production included
- Audiences built for this format
- Ad spend billed at cost
Email, content, and reporting
Announcements to our buyer list, editorial coverage where the project deserves it, and a plain report on what the campaign produced. Every enquiry is forwarded to you as it comes in.
- Buyer list announcements
- Editorial and social coverage
- Regular reporting, leads forwarded live
Start free. Go further when it earns it.
Most agents start at the free level, watch what the project attracts on its own, then decide whether the paid work is worth it. That order suits us fine.
List it with us
Your project goes on the marketplace, gets its hub page, and starts collecting organic buyer enquiries. Every one is forwarded straight to you.
- Project hub page
- Search and AI coverage on that page
- Organic enquiries forwarded to you
Co-marketing
We build the assets and the funnel: unit pages, photography, video, a registration form, and a place for the enquiries to land. Good when the project is strong and the exposure is the gap.
- Per-unit pages and floor plans
- Photography and teaser video
- Registration funnel and buyer list email
Full managed campaign
Everything above plus managed paid campaigns, retargeting, drip email, and regular reporting. You own the buyer database the campaign builds.
- Managed Meta and search campaigns
- Retargeting and nurture email
- You own the full buyer database
Pricing is scoped per project because a four-unit build and a twenty-unit townhome project need different amounts of work. Ad spend is separate, approved by you, and paid to the platforms at cost.
From an email to a live campaign in about three weeks.
- 01
Send the project
The address, the unit mix, the price range, and whatever material you already have. A rough email is fine. It costs nothing and there is nothing to sign at this stage.
- 02
We look at your market
We pull the live competing inventory for that format and that area and tell you what we see, including when we think the price is the problem rather than the marketing.
- 03
You get a written plan
Channels, creative, timing, budget, and what we expect each part to do. Usually within seven days. You decide how much of it to run.
- 04
We build and launch
Project hub, unit pages, photography and video where needed, campaign setup, and tracking. Roughly fourteen days from a green light to live.
- 05
We work it until it sells
Campaigns get adjusted on what the numbers say. Enquiries route to you. Reporting continues through the sell-out, including the push on the final units.
What we are, without the marketing number.
A page like this normally claims a database of thousands of waiting buyers. We are not going to, because we would be inventing the figure and you would be right to ask how it was counted. What we have instead is category coverage, and that part is countable.
Every one a duplex, triplex, fourplex, or townhome. No towers, no detached.
So a buyer can look up who built the building before they enquire.
The other half of the question buyers ask about a brand new building.
Counted from our own database on page load. A buyer comparing four fourplex projects across two cities cannot do that on a general portal, which is why the buyers who reach us have usually already decided on the format.
Who this is for, and who it is not.
We would rather tell you no in the first email than take on a project we cannot help.
A good fit
- Three units or more: duplex, triplex, fourplex, sixplex, or a townhome project
- New construction, under construction, or a pre-sale in Greater Vancouver
- A project that has been listed a while and has gone quiet
- A launch that is still six to nine months out and needs a buyer list built first
Not a fit
- Single detached homes and condo towers, which we do not cover
- A one-off resale unit with no project behind it
- Anything where the honest answer is that the price needs to move first
- Areas far outside Greater Vancouver, where our data and search coverage are thin
The questions you would ask before sending us anything.
Answered properly, on their own pages, including the two that most marketing sites avoid.
Straight answers.
Send the address and the unit mix.
We will look at the live competing inventory for that format and area and tell you what we see, including if we think the problem is the price rather than the marketing. It costs nothing to ask and there is nothing to sign.
- One business day reply
- Your listing and your client stay yours
- A written plan before any money moves
Tell us about the project
Address, unit mix, price range, and how long it has been listed. A rough note is enough.
