Glenmore is in the District of West Vancouver. OpenStreetMap's boundary data puts the line with the District of North Vancouver between the east end of Glenmore Drive and the Cleveland Dam, so the dam and the far bank of the river are in North Vancouver. On October 11, 2026, 38% of listings here stated West Vancouver and the others left the line blank.

What Glenmore is like

Glenmore covers the streets at the top of the north-east side of West Vancouver's hillside. The District describes the homes around Ballantree Road as the north-east portion of the British Properties, and MLS® listings give them the area name Glenmore. Bonnymuir Drive, Glenmore Drive, St. Andrews Road, Craigmohr Drive and Ballantree Road are the main streets.

Forest lies on three sides. Capilano River Regional Park is to the east and Ballantree Park is to the west. To the north, the District's map of Ballantree Park labels the land Greater Vancouver Water District. Every road out of Glenmore therefore leads down the hill.

The streets climb as they go north. Natural Resources Canada's elevation data gives 216 metres above sea level at the corner of Bonnymuir Drive and Glenmore Drive and 304 metres on St. Andrews Road at Ballantree Road. The north end of Ballantree Road is at 382 metres, which is 166 metres higher than that corner. Taylor Way at Marine Drive, beside Park Royal, is at 20 metres. On October 11, 2026, 69% of listing descriptions here mentioned a view.

In our view, Glenmore suits a buyer who wants a large house, quiet streets and a trail to the Cleveland Dam, and who accepts a drive for every errand. A buyer who wants to walk to a cafe or catch a frequent bus will be happier in Ambleside.

What the homes are like

Glenmore is a neighbourhood of detached houses. On October 11, 2026, 94% of the homes this page listed were houses, and the rest were listed as townhouses. No condos were listed here that day. Streets with homes for sale included Bonnymuir Drive, Glenmore Drive, Ballantree Road, Laurie Crescent, Craigmohr Drive, Ballantree Place, Glenross Road, Morven Drive and St. Andrews Place.

The homes fall into two age groups. On that date, 38% of those listed had been finished in the 2020s, the largest group, and another 6% in the 2010s. At the other end, 25% were finished before 1960 and 19% in the 1960s. The rest dated from the 1990s. In our experience, original houses here are being replaced one lot at a time, so a house finished last year often stands beside one from the 1950s.

The houses are large. The middle house on the list was finished in 1998, had six bedrooms and more than 3,800 square feet of floor area, and stood on a lot of more than 12,000 square feet, which is over a quarter of an acre.

Suites appear on some listings. On October 11, 2026, 20% of house listings stated a legal suite and 7% stated an unauthorized one, which means the District has no approval on file. Another 27% said the house had no suite, and most of the others left the line blank. A townhouse is a strata home: each owner holds title to one unit, and all the owners share the land, the common parts and a monthly fee for their upkeep.

History

How Glenmore began

The first houses date from the 1950s. The West Vancouver Archives holds an air photo dated April 14, 1954, and its record says the photo shows land being cleared for development in the Glenmore area. Another record describes the Braun residence at 93 Bonnymuir Drive as designed by the Lewis Construction Company and built in 1956.

The dam next to Glenmore is the same age as its first streets. Metro Vancouver's fact sheet says the Cleveland Dam was built between 1952 and 1954, at a cost of $10.7 million, in a deep and narrow rock canyon on the Capilano River.

A District planning map dated July 4, 1966 carries the title British Pacific Properties Capilano Estates. It covers the hillside from Ballantree Road down to Mathers Avenue and shows lots, street names, school sites and park sites. The Archives files this map under three place names: British Properties, Chartwell and Glenmore.

Glenmore once had a public elementary school of its own. By Collingwood School's own account, the West Vancouver School Board had closed Glenmore Elementary when Collingwood leased the building, and the new independent school opened there in September 1984 with 241 pupils. The province's school list gives Collingwood the address 70 Morven Drive today.

Daily life

Daily life in Glenmore

Glenmore has houses, two parks and a school, and it has no shops. The map data on this page shows no grocery store, cafe, pharmacy or clinic inside the area.

Read the distance table on this page with care. It measures in a straight line, and the nearest grocery store, library and recreation club it names are all on the North Vancouver side of the Capilano River. OpenStreetMap shows no road bridge over the river north of the Upper Levels Highway (Highway 1), and it marks the road across the top of the Cleveland Dam as closed to motor vehicles. In our experience, most households here shop at Park Royal, at the foot of Taylor Way.

Glenmore Park, in the 100 block of Glenmore Drive, is the neighbourhood's own park. The District lists two public tennis courts there, open to anyone when no District lesson is booked. OpenStreetMap also maps a playground and a baseball field in the park, with Collingwood School's campus beside it.

Stevens Drive, the road down to Taylor Way, runs beside the Capilano Golf and Country Club. In our experience, the streets are quiet once the school day ends, because every street here ends at the forest and no traffic passes through.

Outdoors

The Cleveland Dam, the Capilano canyon and Ballantree Park

Capilano River Regional Park begins at the east side of Glenmore. Metro Vancouver runs the park and describes a river canyon with forest, salmon and views of Capilano Lake and the Lions, the two peaks in the photo at the top of this page. The Cleveland Dam is at the upper end of the park, with a picnic area, washrooms and a viewpoint over the lake. In a straight line, the dam is 575 metres from the east end of Glenmore Drive.

The Baden-Powell Trail is the way there on foot. OpenStreetMap maps the trail 19 metres from the last bus stop, at the corner of Bonnymuir Drive and Glenmore Drive, and then for 1.1 km east to the top of the dam. To the west, the District says the trail climbs Hollyburn Ridge and ends at Horseshoe Bay, 22.3 km from the dam, and it rates the route as difficult.

Check Metro Vancouver's park page before a longer walk. On October 11, 2026, it reported bridge construction on the Capilano Pacific Trail with no way through the work zone, and building work beside the Pipeline Trail until early 2027. The fish hatchery closed to visitors on October 1, 2026. The page also warns that water released over the dam can make the river rise rapidly.

Ballantree Park is the forest west of Craigmohr Drive and Ballantree Road, and the District's map shows a public trail through it. The District's Dogs in Parks page, as saved on August 1, 2025, names Ballantree Park as one of 14 places where dogs may run off leash. Dogs must stay out of playgrounds and sports fields.

Schools

Schools in and near Glenmore

A Glenmore address is in West Vancouver, so its public schools belong to West Vancouver Schools (School District 45). Read the school table with the same care as the distance table. Three of the four public elementary schools it lists as nearest, Montroyal, Cleveland and Canyon Heights, are run by the North Vancouver School District on the far side of the river, and so is Handsworth Secondary. Ask that district how it places a child who lives in West Vancouver before you choose one of them.

The West Vancouver public schools on the table are Westcot Elementary on Westcot Road and Sentinel Secondary on Chartwell Drive. A catchment is the set of addresses a school must serve. West Vancouver Schools encourages children to attend their catchment school and gives catchment children the first places. The district's school locator, linked on this page, names the catchment school for an address.

For French immersion, the district lists École Cedardale and École Pauline Johnson in the elementary grades and Sentinel Secondary for high school. Kindergarten places in early French immersion are drawn by lottery, and École Pauline Johnson also starts a late immersion class in Grade 6.

Collingwood School is an independent school, so it charges fees and chooses its students. Its Morven campus is at 70 Morven Drive in Glenmore, and the school says the campus teaches Grades 8 to 12. The table on this page measures Collingwood to a point further away, so use the address: OpenStreetMap places the campus beside Glenmore Park.

Getting around

Getting around

Every trip out of Glenmore starts downhill. Bonnymuir Drive leads to Stevens Drive, which drops to Taylor Way and its bridge over the Upper Levels Highway, and Taylor Way continues to Park Royal and the Lions Gate Bridge. In our experience, the wait on Taylor Way before the bridge is the longest part of a weekday morning drive downtown.

Glenmore is the last stop of the 254, the only bus route here, and the table on this page counts its weekday trips. In TransLink's schedule for September 7, 2026 to January 3, 2027, every 254 starts or ends at Bonnymuir Drive and Glenmore Drive. A bus that goes straight down Stevens Drive is given between 10 and 19 minutes to reach Park Royal. On Saturdays and Sundays the route runs to Park Royal only.

Seven weekday buses continue to West Georgia Street in downtown Vancouver. Three leave the last stop at 7:03, 7:33 and 8:10 a.m. They circle the British Properties first, so the schedule gives them 47 to 55 minutes to West Georgia Street at Hamilton Street. Four more leave at 2:51, 3:21, 3:51 and 4:41 p.m. and are given 41 minutes.

The trip home is longer at midday. From 9:27 a.m. to 2:27 p.m. one bus an hour leaves Marine Drive near Park Royal, circles the British Properties and reaches Glenmore 24 minutes later. Three early buses, at 6:53, 7:23 and 7:35 a.m., come straight up Stevens Drive in 10 minutes, and the last bus up leaves at 10:57 p.m. For a student at Sentinel Secondary, the 7:45 a.m. bus reaches the 1300 block of Chartwell Drive at 8:03 a.m., and a trip marked School Special leaves that block for Glenmore at 3:05 p.m.

Things to check in Glenmore

Forest beside the house

The District approved a Wildfire Hazard permit area on December 14, 2020 for every property within 100 metres of a forested area. Inside it, a new house or a coach house needs a wildfire permit and a report from a qualified professional before the building permit, and work on an existing house needs no such permit. Next to Glenmore, the District thinned 4.2 hectares of forest between Ballantree Road and Kildonan Road and finished in spring 2024. Look up the address on WestMap, the District's online map, and phone an insurer before you offer.

Trees in front of the view

Most listings here mention a view, and in our experience trees grow and block a view over the years. The District's Tree Bylaw, adopted on November 2, 2020, protects any tree on private land that is 75 cm or more in diameter. The District's page, as saved on August 5, 2025, says permits will not be granted to cut protected trees only to improve the view. Ask what stands between the windows and the water, and who owns it.

Houlgate Creek and the canyon edge

OpenStreetMap maps Houlgate Creek running from the forest north of the houses, past Glenmore Park, to the Capilano River. The District protects every tree more than 10 cm in diameter within 15 metres of the top of a creek bank, and cutting one needs an Environmental Development Permit. If a lot touches the creek or the slope above the river, ask the District what its file shows.

Snow between 200 and 380 metres

The District clears snow in a set order, according to its winter page as saved on September 1, 2025. Bus routes and main roads come first, and the 254 runs on St. Andrews Road, Bonnymuir Drive and Stevens Drive. Local roads and cul-de-sacs, such as Ballantree Place, wait until the storm has passed or the main routes are safe. In our experience, the top streets get snow on days when Park Royal gets rain, so ask the seller how the driveway works in January.

Suite paperwork

The District says a suite is legal when it meets the BC Building Code, is registered with the municipality and is licensed for its use. Its page, as saved on August 15, 2025, sets the first registration fee at $450 and the yearly renewal at $350 for a rented suite in a house the owner lives in. Ask the seller for the registration and the current licence before you rely on the rent.

A rebuild next door

On October 11, 2026, 44% of the homes listed here had been finished in 2010 or later and 44% before 1970. An original house beside the one you buy may be replaced while you live there, and in our experience that brings trucks and noise for many months. For an original house you plan to keep, book a full inspection.

Buying

Buying a home in Glenmore

Decide first how high up the hill you want to live. The streets near Glenmore Park and the last bus stop are between 200 and 220 metres above sea level, and the top of Ballantree Road is at 382 metres. In our experience, the higher streets have the wider views and snow that stays longer.

Then choose between an original house and a recent one. In our view, an original house in Glenmore is priced for its lot and its view, and a buyer should budget for updates. The price dots on this page show today's asking prices for both kinds.

Test the routine before you write an offer. Drive from the house to Park Royal, to the school and to your workplace at the hour you would leave, and walk the driveway. Then check the paperwork: the address on WestMap, the trees and the creek on or near the lot, and the registration and licence for any suite.

Michael Lee works with buyers across West Vancouver for MultiLiving. Send the form on this page with your budget, the bedrooms you need and whether you want a new house, an original one or a suite. He will reply with the Glenmore homes that match and arrange times to see them.

Selling

Selling a home in Glenmore

A buyer who comes to see your Glenmore house has usually looked at the other homes on this page. In our experience, the same buyer tours the British Properties and Chartwell in the same weeks. The listing cards on this page show the homes yours will be compared with today.

In our experience, four things set the price of a house here: the view and the trees in front of it, the age and condition of the house, the size and slope of the lot, and the driveway in winter. Before you list, collect the District's permit records, the registration and licence for any suite, and any arborist's or engineer's report on the lot.

Sold prices are kept off public pages such as this one under real estate board rules. Michael Lee can show you recent Glenmore sales in a private price review and recommend a list price. Choose "What is my home worth?" on the form on this page to ask for one.

Our view

Who buys in Glenmore

In our experience, the most common buyer in Glenmore is a family that wants a large, recent house with five or six bedrooms and already drives everywhere. Some of these families choose the neighbourhood to live near Collingwood's Morven Drive campus.

We also see two other groups. Families who buy with grandparents look for a house with a legal suite, so that each generation has its own entrance. And some buyers want the land most of all: they choose an original house on a large view lot beside the forest.

Questions about Glenmore

Is Glenmore in West Vancouver or North Vancouver?

Glenmore is in the District of West Vancouver. The boundary with the District of North Vancouver lies between the east end of Glenmore Drive and the Cleveland Dam, so the dam and the nearest shops on the map are in North Vancouver.

What kind of homes are for sale in Glenmore?

Large detached houses. On October 11, 2026, 94% of the homes listed in Glenmore were houses and the rest were townhouses. The middle house had six bedrooms and more than 3,800 square feet of floor area.

How much does a house in Glenmore cost?

The price dots on this page mark the asking price of every house listed in Glenmore today. The page also gives the benchmark price that Greater Vancouver REALTORS publishes each month for a detached house in West Vancouver.

How old are the houses in Glenmore?

Two ages are common. On October 11, 2026, 38% of the homes listed had been finished in the 2020s and 44% before 1970. The West Vancouver Archives records land being cleared for development in 1954 and a house at 93 Bonnymuir Drive built in 1956.

Which schools serve Glenmore?

Glenmore addresses are in West Vancouver Schools (School District 45), whose schools on this page's table are Westcot Elementary and Sentinel Secondary. The other public schools on the table are across the river in the North Vancouver School District. Check each address in the school locator.

Is there a bus from Glenmore to downtown Vancouver?

Yes, the 254, which ends at Bonnymuir Drive and Glenmore Drive. In TransLink's fall 2026 schedule, seven weekday buses run through to West Georgia Street: three between 7:03 and 8:10 a.m. and four between 2:51 and 4:41 p.m. Every other 254 ends at Park Royal.

Can I walk from Glenmore to the Cleveland Dam?

Yes. OpenStreetMap maps the Baden-Powell Trail from the corner of Bonnymuir Drive and Glenmore Drive to the top of the dam, a distance of 1.1 km. The dam is in Capilano River Regional Park, so read Metro Vancouver's park page for closures first.

Does Glenmore get more snow than the rest of West Vancouver?

In our experience, yes on some days, because its streets are between 200 and 382 metres above sea level and Park Royal is at 20 metres. The District clears bus routes first and local roads after the storm has passed.

Do houses in Glenmore have suites?

Some do. On October 11, 2026, 20% of house listings in Glenmore stated a legal suite and 7% an unauthorized one. The District requires a suite to be registered and licensed, so ask each seller for the paperwork.

Can I cut down trees to open a view in Glenmore?

Check with the District first. Its Tree Bylaw protects any tree on private land that is 75 cm or more in diameter, and its page, as saved on August 5, 2025, says permits will not be granted to cut protected trees only to improve the view.

How do I find out what my Glenmore home is worth?

Choose "What is my home worth?" on the form on this page. Michael Lee will compare your house with recent Glenmore sales and with the homes for sale now, and explain a list price to you in private.
