Roche Point, North Vancouver: Homes for Sale, Prices, Schools and Daily Life
Roche Point is a hillside neighbourhood in the east of North Vancouver, between Mount Seymour Parkway and the shore of Burrard Inlet at Cates Park/Whey-ah-Wichen. Townhouses make up most of the homes listed here, beside detached houses, and most date from the 1980s and 1990s. The homes in Raven Woods and Seymour Village stand on Tsleil-Waututh Nation reserve land and are sold as leases. The other streets are on District of North Vancouver land.

The District of North Vancouver lists Roche Point among the neighbourhoods of its Seymour community. On October 11, 2026, 45% of listings here stated North Vancouver District and the others left the line blank. The District's parcel records mark the land along Raven Woods Drive, Windcrest Drive and Malsum Drive with the reserve code IR3. That is Tsleil-Waututh Nation land, and the Nation sends the tax notice there, so check the ownership line on each listing.
What Roche Point is like
Roche Point covers a slope above Burrard Inlet. Mount Seymour Parkway runs along the top, Dollarton Highway runs along the bottom, and Roche Point Drive joins the two. The point that gives the area its name lies inside Cates Park/Whey-ah-Wichen. The province's place name office records it as the west entrance of Indian Arm.
The area has three parts. Near the Parkway, Garibaldi Drive, Manning Crescent and the short courts off them are on District land, close to the Parkgate shops, library and community centre. West of Roche Point Drive, Raven Woods Drive and the streets off it stand on Tsleil-Waututh Nation reserve land. At the bottom of the hill, Sparrow Lane and the end of Roche Point Drive lie beside the park.
In our view, Roche Point suits a buyer who wants a townhouse or a family house with a large shore park, an elementary school and a community centre close by, and who accepts a drive or a bus ride over the Second Narrows to reach Vancouver. Someone who wants to walk to many restaurants should look at Lower Lonsdale first.

What the homes are like
On October 11, 2026, 64% of the homes this page listed in Roche Point were townhouses and 36% were detached houses. Condo apartments are sold here too, and this page leaves them out. Streets with homes listed that day were Roche Point Drive, Malsum Drive, Sparrow Lane, Porteau Place, Garibaldi Drive, Manning Crescent, Windcrest Drive and Raven Woods Drive.
The homes date from the 1980s onward. Of those listed that day, 55% were finished in the 1980s, 27% in the 1990s and 18% in the 2010s. The typical townhouse was finished in 1994 and had three bedrooms and 1,575 square feet. The middle year for the houses was 1986, and the typical house had more than 2,800 square feet. No house listing stated a suite: a quarter said none and the others left the line blank.
A townhouse is a strata home. Each owner holds one unit, and all the owners together look after the roofs, roads and gardens and pay a monthly fee for their upkeep. Under BC rules, a strata with five or more homes must get a depreciation report every five years. The report lists the repairs the buildings will need and what they are expected to cost. Ask for it, along with two years of meeting minutes and the budget, before you make an offer.
Homes in Raven Woods and Seymour Village are leasehold. The Nation's lands office names both as its leasehold land, and the Nation says its company, Takaya Developments, provides the land. A leasehold buyer pays for the right to use the home until the lease ends, and the land stays with the Nation. BCFSA, the province's real estate regulator, lists what follows: the lease has an end date, a mortgage can be harder to get as that date comes closer, the home can be harder to sell late in the lease, and the main lease may set extra fees. BCFSA also says that BC's home buyer rescission period, the time set by law in which a buyer may cancel a signed contract, leaves out leasehold homes.

History
How Roche Point began
The Tsleil-Waututh people lived on this shore long before any mill. The District's 2006 plan for Cates Park/Whey-ah-Wichen, written with the Tsleil-Waututh Nation, describes a site used over a period it puts at 3,500 years as a winter village, a seasonal camp and a burial site. In the plan's opening letter, Chief Leah George-Wilson writes that Whey-ah-Wichen means "faces the wind" and was one of the Nation's traditional villages. The province's record of the origin of the name Roche Point is not yet online, so this guide leaves out who the point is named after.
Sawmills brought the first large settlement. The plan records a cedar mill at Roche Point in 1910, which the Vancouver Lumber Co. bought in 1914 and which became known as the Cedarside Mill. In 1916 the Canadian Robert Dollar Co. built a lumber and shingle mill nearby that people called Dollarton. The Dollar mill housed its 150 workers in a company town, and the Cedarside Mill employed 100. Before 1930 most people reached Roche Point by boat. The Roche Point school closed in the early 1950s, and Sherwood Park Elementary replaced it.
The Cedarside Mill shut in the Depression, and the Dollar Mill closed in 1942. People without work lived in shacks along the shore. One was the writer Malcolm Lowry, who rented a shack in the summer of 1940 and wrote his novel Under the Volcano here. He had to leave in 1954. Cates Park dates from 1950, when part of Roche Point was set aside in memory of Charles H. Cates, the founder of Cates Towing. On March 30, 2001, the District and the Tsleil-Waututh Nation signed an agreement on the park, and the two now manage it together.
Daily life
Daily life in Roche Point
Daily errands go to Parkgate, at the top of the hill near the corner of Mount Seymour Road and the Parkway. The map on this page shows a Safeway and cafes there. Parkgate Library, at 3675 Banff Court, is on two floors joined by an elevator. It shares a free parking lot with the community centre next door and keeps a book drop open day and night.
Parkgate Community Centre, at 3625 Banff Court, is run by North Vancouver Recreation and Culture. Its page lists a fitness centre, a gymnasium that can be set up as three volleyball courts, a hall, a seniors' lounge and a pottery studio. The building opens at 6 a.m. from Monday to Friday and at 8 a.m. on weekends. The page lists no swimming pool, so swimmers use another centre.
Dollarton Highway and the Parkway carry the traffic to Deep Cove and Mount Seymour. In our experience, the streets inside Roche Point are quiet, and summer weekends bring more cars to Dollarton Highway. The District and the Nation have announced a shared project to add a sidewalk along that road.

Outdoors
Cates Park/Whey-ah-Wichen and the local parks
Cates Park/Whey-ah-Wichen lies at the bottom of the hill, off Dollarton Highway. The 2006 plan gives its size as 22.3 hectares, and the District's park data calls it a large community waterfront park, open from 6 a.m. to 10 p.m. The photo at the top of this page shows the water from its beach. The plan names a sandy beach at the point, the Malcolm Lowry Trail, and a second part called Little Cates with a playground and tennis courts.
The District and the Nation have been restoring the shoreline. By May 1, 2026, the first stage was finished: crews had placed sand, gravel and cobbles along the beaches, repaired stairs at Roche Point and opened a new picnic shelter that groups can book. On September 22, 2026, the District said work on the last sections, at East Beach and Little Cates, would start in October and end in November.
Smaller parks sit among the homes. The District's park data lists Roche Point Park, at the north end of Dollar Road, as a community sports park and Garibaldi Park, off the 3600 block of Garibaldi Drive, as a neighbourhood park for quiet use. On September 8, 2026, the District held a public hearing on two bylaws that would make Roche Point Park and the forest beside it, on municipal land, a dedicated park. Ask the District for the result. Northlands Golf Course, an 18 hole course in the same data, is reached from the Parkway at Parkgate.
Schools
Schools in and near Roche Point
Roche Point is in the North Vancouver School District. Sherwood Park Elementary, at 4085 Dollar Road, is the public elementary school nearest the middle of the area, and it is the school that took over from the old Roche Point school. Dorothy Lynas Elementary on Inlet Crescent is the next nearest. The province's school data lists early French immersion at both.
The district groups Sherwood Park, Dorothy Lynas and Cove Cliff elementary schools with Seycove Secondary on Caledonia Avenue. Its French immersion list sends students from Sherwood Park and Dorothy Lynas on to Windsor Secondary on Broadview Drive. The table on this page also lists the nearest independent schools.
A list of school groups shows which schools work together. The district's school locator shows which school must accept a child from one address. Enter the address before you write an offer.

Getting around
Getting around
Two roads lead west to the Second Narrows (Ironworkers Memorial) Bridge: Mount Seymour Parkway from the top of Roche Point and Dollarton Highway from the bottom. Roche Point Drive joins them, and the District says its steep grades are too hard for many people on foot or on a bicycle. West of here, Dollarton Highway crosses Tsleil-Waututh reserve land. The District's own page says the road was made in the 1930s without payment to the Nation.
Three bus routes serve the area. The 212 runs along Dollarton Highway and stops at Raven Woods Drive. TransLink's schedule for September 7, 2026 to January 3, 2027 gives it 8 to 9 minutes to Phibbs Exchange for the five weekday buses that leave between 7 and 9 a.m. The 211 and the 215 stop on the Parkway at Mount Seymour Road and at Parkgate Avenue. Weekday 211 buses that leave Mount Seymour Road between 7:04 and 8:39 a.m. are given 43 to 51 minutes to Burrard Station in downtown Vancouver, and the last direct bus leaves at 5:56 p.m. The 215 is given 13 minutes to Phibbs Exchange, where riders change to other routes. The table on this page counts the 212 only, because its stops are the ones inside the area.
The District has proposed a walking and cycling route, the Roche Point Trail, to link Parkgate, Garibaldi Drive and Raven Woods with Cates Park/Whey-ah-Wichen, Sherwood Park Elementary and Roche Point Park. Council voted on January 27, 2025 to defer it. In snow, the District's map data puts the Parkway, Dollarton Highway and Raven Woods Drive in the first group of streets to be cleared and the crescents and courts in the third.

Things to check in Roche Point
The lease in Raven Woods and Seymour Village
Ask for the lease before anything else. Read its end date, who the landlord is and what fees it sets, and have a lawyer who knows leases on reserve land read it too. Sales here are registered at the Tsleil-Waututh Nation's own lands registry, which does not accept BC Land Title forms, so choose a lawyer or notary who has filed there. Ask a mortgage broker early which lenders accept the lease.
Taxes on reserve land
Owners of leasehold homes pay property tax to the Nation, which says it has historically adopted the District's tax rates. For 2026 the tax was due on July 2, with a 10% penalty after that day. The Nation's page says the province's tax deferral program is unavailable on reserve land. A buyer also pays the Nation's own transfer tax. The 2025 law sets 1% on the first $200,000 of value, 2% from there to $2,000,000 and 3% above that, with an exemption for some first-time buyers. Confirm each figure with your lawyer.
Hazard maps end at the reserve
The District's slope, creek and wildfire maps leave out reserve land. Its map data states that each layer was cut at the District boundary to exclude reserves. An empty hazard map for an address on Raven Woods Drive therefore tells you nothing about that lot. Ask the Nation's lands office and the strata what slope, creek or wildfire studies exist for the building.
Forest edge
On October 11, 2026, the District's map data showed Wildfire Hazard areas within 40 metres of all five District streets that had homes listed that day: Roche Point Drive, Sparrow Lane, Porteau Place, Garibaldi Drive and Manning Crescent. Most are wildfire interface areas, the District's name for properties beside land it has mapped as a wildfire risk. Give the address to an insurer before you commit to the purchase.
Creeks near Garibaldi Drive
Taylor Creek and Thomas Creek run within 80 metres of Garibaldi Drive, and the District's data records fish in both. On the same date, three Creek Hazard areas that the District labels a potential flood hazard lay within 40 metres of that street, and one lay within 40 metres of Ruckle Court. The District says a lawful house inside such an area may stay, and its environment staff review any change. Search the address on GeoWeb, the District's online property map.
Strata papers
In our experience, townhouse groups from the 1980s and 1990s have reached the age when roofs, decks and fences are replaced. The minutes and the depreciation report show whether the owners have saved for that work or will each receive a bill. For a leasehold townhouse, ask the lawyer which rules govern the strata. BCFSA says leasehold homes on Indigenous lands may or may not fall under BC's Strata Property Act.
Buying
Buying a home in Roche Point
Start with one question for every listing: is the land leased or owned? The two kinds of home stand on neighbouring streets here. In our experience, each kind has its own price level, because a lease has an end date. The ownership line on the listing gives the answer. The price dots on this page show today's asking prices for both kinds together.
For a leasehold home, work through the first three cards on this page before you book a second visit. For a home on District land, search the address on GeoWeb for wildfire and creek areas, and read the strata papers if it is a townhouse. In our view, a buyer should also walk from the home to the bus stop and to Parkgate before deciding, because the hill adds effort to every trip on foot.
Gary Paul works with buyers across North Vancouver. Send the form on this page with your budget, the bedrooms you need and whether you will consider leased land, and he will reply with the Roche Point homes that match and times to see them.
Selling
Selling a home in Roche Point
A buyer who visits your Roche Point home has usually studied the other homes on this page. In our experience, the same buyer often tours Dollarton, Northlands and Indian River in the same weeks. The cards on this page show what is listed here today and the range of asking prices.
Prepare the papers a careful buyer will ask for. For a leasehold home, that means a copy of the lease, the Nation's latest tax notice and a tax certificate, which the Nation says usually takes three business days. For a strata home, it means the depreciation report, two years of minutes and the budget. For a house near the forest or a creek, print the GeoWeb map.
Under real estate board rules, sold prices are shared in private only. Gary Paul can go through recent Roche Point sales with you, with leasehold homes and homes on District land kept apart, and suggest a list price. Ask for a price review with the form on this page.

Our view
Who buys in Roche Point
In our experience, the most common buyer here is a family leaving a condo that has become too small. They want three bedrooms and an elementary school nearby, and they compare a leasehold townhouse in Raven Woods with a townhouse on District land.
A second group, in our experience, is owners of larger North Shore houses who want less upkeep and like having the shore park and the golf course close to home. A third group works east of the Second Narrows, in Burnaby or along the inlet, and wants a direct road to the bridge.

Questions about Roche Point
Is Roche Point in the City or the District of North Vancouver?
Roche Point is one of the neighbourhoods the District of North Vancouver lists in its Seymour community. Part of the area, around Raven Woods Drive, is Tsleil-Waututh Nation reserve land, where the Nation registers sales and sends the tax notice. Check the ownership line on each listing.
Are homes in Raven Woods leasehold?
Yes. The Tsleil-Waututh Nation's lands office names Raven Woods and Seymour Village as its leasehold land. A buyer there receives the right to use the home until the lease ends, and the land stays with the Nation. Ask for the lease and read its end date before you make an offer.
What should I check before buying a leasehold home on reserve land?
Read the end date of the lease, the fees it sets and who the landlord is, and have a lawyer who knows leases on reserve land read it. BCFSA says a mortgage can be harder to get as the end date comes closer. Ask a mortgage broker which lenders accept the lease.
Who collects property tax in Raven Woods and Seymour Village?
The Tsleil-Waututh Nation does. Its property tax page says it has historically adopted the tax rates the District of North Vancouver sets each year, that BC Assessment values the homes, and that 2026 taxes were due on July 2. The home owner grant is claimed through the Nation.
What kind of homes are for sale in Roche Point?
Mostly townhouses. On October 11, 2026, 64% of the homes this page listed in Roche Point were townhouses and 36% were detached houses, and more than half had been finished in the 1980s. Condo apartments are sold here too, and this page leaves them out.
How much does a townhouse in Roche Point cost?
The price dots on this page mark the asking price of every townhouse and house listed in Roche Point today, with the middle price shown. Leasehold homes and homes on District land appear together, so read the ownership line before you compare two prices.
Which schools serve Roche Point?
Sherwood Park Elementary on Dollar Road is the nearest public elementary school, and the North Vancouver School District groups it with Seycove Secondary. Sherwood Park and Dorothy Lynas both offer early French immersion, and the district sends those students on to Windsor Secondary. Check each address in the district's school locator.
How long is the bus ride from Roche Point to downtown Vancouver?
TransLink's schedule for September 7, 2026 to January 3, 2027 gives the 211 bus 43 to 51 minutes from Mount Seymour Parkway at Mount Seymour Road to Burrard Station on weekdays between 7:04 and 8:39 a.m. From Dollarton Highway, the 212 reaches Phibbs Exchange in 8 to 9 minutes.
Is Roche Point good for families?
In our view, yes. An elementary school with French immersion is on Dollar Road, a community centre and a library are at Parkgate, and a 22.3 hectare shore park lies at the bottom of the hill. The trade-offs are a steep hill and bridge traffic.
Are there wildfire or flood risks in Roche Point?
Some lots are in the District's Wildfire Hazard or Creek Hazard areas. On October 11, 2026, its map data showed wildfire areas near Roche Point Drive, Sparrow Lane, Porteau Place, Garibaldi Drive and Manning Crescent, and flood hazard areas near Garibaldi Drive. The District's maps leave out reserve land, so ask separately about a Raven Woods address.
What does Whey-ah-Wichen mean?
Whey-ah-Wichen is the Tsleil-Waututh name for the place now also called Cates Park. In the 2006 park plan, Chief Leah George-Wilson writes that it means "faces the wind" and was one of the Nation's traditional villages. The District and the Nation have managed the park together since an agreement signed on March 30, 2001.
How do I find out what my Roche Point home is worth?
Ask for a price review with the form on this page. Gary Paul will compare your home with recent sales of the same kind, leasehold or District land, and with the homes for sale now, and explain a list price to you in private.
Who should I talk to about buying or selling in Roche Point?
Gary Paul, REALTOR®, Personal Real Estate Corporation, with Grand Central Realty, is the MultiLiving agent for North Vancouver. Phone him at 778-828-7476 or send the form on this page, and say whether you are looking at leased land, District land or both.
