Westhill, West Vancouver: Homes for Sale, Prices, Schools and Daily Life

Westhill is a small residential area of large detached houses on the slope above the Upper Levels Highway in West Vancouver, along Westhill Drive and the dead-end streets off it. Every home listed here on October 11, 2026 was a house, half of them finished in the 2010s, and three quarters of the listings mentioned a view. It suits a household that drives for errands and wants a large house on a large lot beside the highway exit at 21st Street.

Westhill is in the District of West Vancouver, which collects the property tax and issues every building, tree and creek permit for a house here. On October 11, 2026, half of the listings wrote West Vancouver on the municipality line and the other half left the line empty.

Where Westhill is and what it is like

Westhill is the name MLS® listings give to the streets around Westhill Drive, north of the Upper Levels Highway (Highway 1) and uphill from the top of 21st Street. Westhill Drive starts at the corner where 21st Street, Skilift Road and a highway ramp meet. From there it winds 1.7 kilometres up the slope to Chippendale Road. Four dead-end streets open off it or off Westhill Way: Westhill Place, Westhill Wynd, Westhill Court and Westhill Close.

The ground rises the whole way. Two elevation datasets, one from Natural Resources Canada and the European Copernicus model, agree within 3 metres at three points: 201 metres above sea level at Westhill Park, 257 metres where Westhill Way leaves Westhill Drive and 262 metres at the end of Westhill Close.

Westhill is a small residential area. The map on this page finds no grocery store, cafe, pharmacy or clinic inside it, and few homes are listed here at one time. For a longer list, open the pages for Panorama Village, Canterbury and Chartwell, the areas next door.

Westhill Drive is a through street. The 256 bus comes down it once an hour. In our experience, the four dead-end streets are the quiet addresses. In our view, Westhill suits a household with a car that wants a large house and a view to the south. A buyer who wants to walk to shops should start with Dundarave or Ambleside.

What the homes are like

Every home this page counted in Westhill on October 11, 2026 was a detached house. No townhouse, duplex home or condo was listed here that day. The houses for sale were on Westhill Drive, Westhill Close, Westhill Court and Westhill Wynd. Because few homes are listed here at one time, each share in this section can change when one house sells or one new listing appears.

The houses are large, and the lots are too. The middle house on that list had 6,111 square feet of floor area and five bedrooms. The middle lot measured 17,809 square feet, which is 0.41 of an acre. In our experience, part of a hillside lot of that size is bank or driveway, so walk all of it before you compare it with a flat lot elsewhere.

The houses come from two periods. Half of those listed that day were finished in the 2010s, and the others were split evenly between the 1980s and the 1990s. A buyer therefore compares a house that is 27 to 46 years old with one that is 7 to 16 years old, sometimes on the same street.

Views are common. Three quarters of the listing descriptions that day mentioned one. The slope faces south, toward Burrard Inlet. The photo at the top of this page was taken on February 13, 2008 from the viewpoint on Cypress Bowl Road, 1.1 kilometres north-west of the middle of Westhill in a straight line. No house listing that day stated a suite.

History

A subdivision inside the Cammeray neighbourhood

The West Vancouver Archives file this slope under the neighbourhood name Cammeray. Their place record describes Cammeray as the area from Vinson Creek in the east to McDonald Creek in the west, and from the Upper Levels Highway up to Chippendale Road, with Canterbury and Chartwell to the north and Panorama to the west. That name was in use by 1968, when council named Camridge Place after the neighbourhood. Westhill Drive and three of its side streets are in the western end of that area. Westhill Way crosses McDonald Creek, and Westhill Close is on the far bank.

The name Westhill was in use for these streets by 1992. On December 18 of that year, a front page report in the North Shore News described a new subdivision, Canterbury, as lying "just north of the Westhill subdivision at the west end of Chippendale Road".

The creek on the west side has carried its official name since November 21, 1961. That is the decision date in the record of the province's place name office, which says McDonald Creek flows south into Burrard Inlet. The origin of the name has not yet been added to the online record.

Among the houses listed here on October 11, 2026, the oldest were finished in the 1980s. No source we read names the company that laid out Westhill or gives the year of the first house.

Daily life

Daily life in Westhill

Errands start with a trip down 21st Street. The table on this page names the nearest grocery store, cafe, library and recreation centre, each more than 1.5 kilometres away in a straight line. The District's winter page gives 2121 Marine Drive as the address of the West Vancouver Community Centre, 1950 Marine Drive for the West Vancouver Memorial Library and 695 21st Street for the Seniors' Activity Centre.

The 256 bus makes the same trip once an hour. By TransLink's schedule it passes the stop near the bottom of Westhill Drive at 44 minutes past the hour and reaches Marine Drive at 21st Street less than 6 minutes later. The route ends on Marine Drive beside Park Royal, 14 minutes after the Westhill Drive stop.

The lowest streets are close to the highway. On the map, the foot of Westhill Drive is 35 metres from the centre line of the highway, Westhill Place is 103 to 125 metres from it and Westhill Wynd is 153 to 178 metres from it. Westhill Court, Westhill Way and Westhill Close are each more than 300 metres away.

Outdoors

Westhill Park, Douglas Woodward Park and the creeks

Westhill Park lies beside Westhill Drive near the middle of the area. On the map it covers 0.88 of a hectare and the District of West Vancouver is named as its operator. A stream runs through it. Higher up the slope the map names that stream McDonald Creek East and draws short pieces of it inside culverts, which are pipes that carry water under a road or a yard.

Douglas Woodward Park is the larger green space. A footpath enters it from the east end of Westhill Wynd. The map marks the park as a nature reserve run by the District and draws it over 5.7 hectares. Lawson Creek and its west branch run through it, and the earth paths inside cross the water on four wooden footbridges. One path comes out at Tyrol Court, on the Chartwell side.

On the west side, the map draws a dirt path of 738 metres from the corner of Skilift Road and Westhill Drive up to Chippendale Road, beside a small stream. For a game of tennis or pickleball, the District's list of sports courts, as saved on December 2, 2022, gives Normanby Park, at 1613 Pinecrest Drive in Canterbury, one tennis court and four pickleball courts.

Schools near Westhill

Westhill is served by West Vancouver Schools (School District 45). The nearest public elementary school in the table on this page is Chartwell Elementary, at 1300 Chartwell Drive, which teaches Kindergarten to Grade 7. By the district's description, its grounds have two playground structures, a gravel field, courts for soccer and basketball, and a secured play area for the youngest children.

For French immersion, the province's school list shows early and late programs at École Pauline Johnson, on 22nd Street. The district says the early program runs from Kindergarten to Grade 7 and the late program starts in Grade 6.

West Vancouver Secondary, on Mathers Avenue, is the nearest public high school in the table. It teaches Grades 8 to 12 and is the school the district lists with the International Baccalaureate Diploma.

Each public school takes the children who live in its catchment, the set of addresses it serves. This guide did not confirm the catchment for the Westhill streets, so enter the address of a house in the school locator linked on this page before you write an offer. The district's site says applications open on October 15, 2026 for Kindergarten and for students in Grades 1 to 12 who live in a catchment.

Getting around

Getting around

A highway exit ends at the foot of Westhill Drive. Drivers heading west on the Upper Levels Highway leave at exit 10, and the map shows its ramp signed for Westhill Drive and 21st Street. Drivers heading east use the ramp signed for 22nd Street, on the south side, and then take 21st Street, which passes under the highway.

To drive toward Vancouver, residents go down 21st Street to the ramps signed for Vancouver and Highway 1 East. The ramp toward Horseshoe Bay and Squamish leaves Skilift Road 590 metres west of the Westhill Drive corner.

One bus route runs through Westhill, the 256. It climbs from Park Royal by 21st Street, Skilift Road and Folkestone Way, ends on Chippendale Road at the top of Westhill Drive, and comes back down Westhill Drive. In TransLink's schedule for September 7, 2026 to January 3, 2027, it leaves the Chippendale Road stop at 40 minutes past each hour from 6:40 a.m. to 7:40 p.m., Monday to Thursday, and passes the stop near the bottom of Westhill Drive less than 5 minutes later. The schedule lists no stop on Westhill Drive for the uphill direction. A rider coming home reaches Chippendale Road 19 minutes after Park Royal, and the schedule data keeps the same bus in service for the trip down Westhill Drive.

The 251 has more trips. Its nearest stop is on Queens Avenue at 21st Street, 297 metres on the map from the foot of Westhill Drive, through the highway underpass. On weekdays 25 buses leave that stop toward Park Royal, from 6:26 a.m. to 10:55 p.m., and take 18 to 19 minutes to reach the end of the route at Marine Drive and Main Street.

Downtown Vancouver takes one change of bus. By the schedule, a rider who boards the 251 on Queens Avenue at 6:26, 6:56, 7:26, 7:56 or 8:31 a.m. changes to a 257 or a 250 and reaches West Georgia Street at Burrard Street 24 to 35 minutes after boarding. Going home, the 257 buses that leave that downtown corner at 4:34 and 5:34 p.m. meet a 251 at 15th Street and Ottawa Avenue, and the rider steps off at 21st Street 26 minutes after leaving downtown.

Things to check in Westhill

McDonald Creek and its east branch

McDonald Creek runs down the west side of Westhill, and its east branch crosses the middle, partly in culverts. The District's creek permit page, as saved on August 11, 2025, says that in existing neighbourhoods any work within 15 metres of the top of a creek bank needs an Environmental Development Permit, and its guidelines allow no new building within 5 metres of the bank. Yard work that keeps the garden as it is needs no permit. A second District page, as saved on August 15, 2025, makes the owner responsible for the upkeep of a creek or drain on private land.

Wildfire permit area

Council approved the Wildfire Hazard permit area on December 14, 2020. The District's page, as saved on August 5, 2025, says it takes in every property within 100 metres of a forested area, and OpenStreetMap draws eight wooded areas within 250 metres of the middle of Westhill. Inside the permit area, a new or replacement house needs a wildfire permit before its building permit, with a report from a qualified professional and a site survey. The District says a permit usually takes 4 to 6 weeks. Work on an existing house is exempt. Look up the address on WestMap, the District's online map, and phone an insurer with it before your offer is final.

Trees in front of the view

Most houses here are sold with a view, and trees on the lot below can grow into it. The District's Tree Bylaw page, as saved on August 5, 2025, protects any tree 75 centimetres or more across, six named species from 20 centimetres, and any tree wider than 10 centimetres that stands within 15 metres of the top of a creek bank. A permit to cut a protected tree lasts one year, and the page says a permit will not be granted simply to improve a view. Find out who owns the trees in front of the main windows.

Snow on the hill

Westhill Drive at Westhill Way is 56 metres higher than Westhill Park. The District's winter page, as saved on September 1, 2025, clears bus routes, emergency routes and main roads first and school routes second. Local roads and dead-end streets wait until the storm has passed or the first two groups are safe. Westhill Drive carries the 256 bus, and the four side streets are dead ends. The same page gives owners 24 hours to clear snow and ice from the sidewalk beside their property. Ask the seller how the side street and the driveway were in the last snowy week.

Large lots on a slope

The middle lot listed here on October 11, 2026 was 0.41 of an acre, on ground that rises all the way up Westhill Drive. In our experience, lots like these have long driveways and retaining walls, which hold back soil. Ask for the permits for walls and additions, and have your inspector look at the walls and the drains behind them.

Buying

Buying a home in Westhill

Start with height. Westhill Place and Westhill Wynd, the lower streets, are nearest to 21st Street, the 251 bus and the highway ramps, and nearest to the sound of the highway. Westhill Court, Westhill Way and Westhill Close are higher and a longer walk from Queens Avenue.

The list here is short. In our experience, a buyer who likes Westhill also tours houses in Canterbury and Chartwell, uphill and to the east, and in Queens, south of the highway. Each of those areas has its own page.

Before an offer, look up the address on WestMap for the wildfire permit area and for creeks, which the District shows on the map's storm utilities layer. Ask your lawyer or notary to read each charge on the title, such as a right of way for a creek or a drain.

Michael Lee works with buyers in Westhill and across West Vancouver. Send the form on this page with your budget, the bedrooms you need and how much a view matters to you. He will reply with the houses that fit, here and in the areas next door, and arrange visits.

Selling

Selling a home in Westhill

So few houses are for sale in Westhill at one time that a buyer who visits yours has usually seen each of the others.

In our experience, five things decide the price of a Westhill house: the view from the main rooms, the size and age of the house, the level part of the lot, the distance from the highway, and how easy the driveway is in winter. Gather the papers before you list. Buyers ask for the permits for additions, walls and pools, for any tree permits, and for any report on a creek or drain on the lot.

Real estate board rules keep sold prices off public pages such as this one. Michael Lee can go through recent sales in Westhill and in the areas beside it with you in private, and suggest a list price. Ask for a price review with the form on this page.

Our view

Who buys in Westhill

In our experience, the most common buyer in Westhill is a family that already lives on the North Shore and wants more room: five or more bedrooms, a large lot and a view, with a highway exit close to home.

A second group, in our experience, is two or three generations of one family who buy one large house together and want a floor each.

Questions about Westhill

Where is Westhill in West Vancouver?

Westhill is on the slope north of the Upper Levels Highway, straight uphill from 21st Street. Westhill Drive runs 1.7 kilometres through it, from the corner of 21st Street and Skilift Road up to Chippendale Road. The area is in the District of West Vancouver.

What kind of homes are for sale in Westhill?

Detached houses. Every home this page counted in Westhill on October 11, 2026 was one. The middle house had 6,111 square feet of floor area and five bedrooms, and the middle lot was 0.41 of an acre. Half of the houses were finished in the 2010s.

How much does a house in Westhill cost?

The price dots on this page mark the asking price of each house listed in Westhill today. Few homes are listed here at one time, so also look at the benchmark price for a detached house in West Vancouver that Greater Vancouver REALTORS publishes each month, shown on this page.

Is Westhill the same as Cammeray?

The two names overlap. The West Vancouver Archives describe Cammeray as the neighbourhood from Vinson Creek to McDonald Creek, between the Upper Levels Highway and Chippendale Road. Westhill Drive is in the western end of it. MLS® listings use Westhill as the area name for these streets.

When was Westhill built?

No source we read gives the first year. The North Shore News called it the Westhill subdivision in a report of December 18, 1992. Among the houses for sale on October 11, 2026, the oldest were finished in the 1980s and half were finished in the 2010s.

Which schools serve Westhill?

Westhill is in West Vancouver Schools (School District 45). The nearest public schools in the table on this page are Chartwell Elementary and West Vancouver Secondary, and École Pauline Johnson teaches French immersion. Check the catchment school for each address in the district's school locator.

Is there a bus from Westhill?

Yes, the 256. In TransLink's fall 2026 schedule it comes down Westhill Drive once an hour, from 6:40 a.m. to 7:40 p.m. on Monday to Thursday, and reaches Marine Drive beside Park Royal 19 minutes after it leaves Chippendale Road. On Fridays the last bus leaves three hours later, and on Saturdays and Sundays the first bus leaves later in the morning.

How do I get from Westhill to downtown Vancouver by bus?

Walk down 21st Street to the 251 stop on Queens Avenue, 297 metres from the foot of Westhill Drive, and change once. By the fall 2026 schedule, the trip to West Georgia Street at Burrard Street takes 24 to 35 minutes on weekday mornings from 6:26 to 8:31 a.m.

Do homes in Westhill have views?

Many do. On October 11, 2026, three quarters of the listing descriptions in Westhill mentioned a view. The slope faces south toward Burrard Inlet, and two elevation datasets put Westhill Park at 201 metres above sea level.

Is Westhill in the wildfire permit area?

Check each address on WestMap, the District's online map. The Wildfire Hazard permit area takes in every property within 100 metres of a forested area, and wooded areas are mapped inside Westhill. A new or replacement house there needs a wildfire permit first.

Are there creeks to check in Westhill?

Yes. McDonald Creek runs down the west side and its east branch crosses the middle of Westhill, partly in culverts and through Westhill Park. In existing neighbourhoods the District requires a permit for work within 15 metres of the top of a creek bank.

Is Westhill good for families?

In our view, yes, for a family with a car. The houses are large, the four side streets are dead ends, and two parks are inside the area or beside it. The trade-offs are the hill, the drive to shops and public schools that are each more than a kilometre away.

How do I find out what my Westhill home is worth?

Ask for a price review with the form on this page. Michael Lee will look at the view, the lot, the size and the age of your house, compare it with recent sales in Westhill and the areas beside it, and explain a list price to you in private.

Who should I talk to about buying or selling in Westhill?

Michael Lee, REALTOR®, Personal Real Estate Corporation, with eXp Realty, is the MultiLiving agent for West Vancouver. Phone him at 604-803-9863 or send the form on this page, and say whether you want to buy a house here or have a price review of your own.
