Rockridge, West Vancouver: Homes for Sale, Prices, Schools and Daily Life
Rockridge is a small residential area on a rocky ridge in the west part of West Vancouver, between Willow Creek and Cypress Creek, on the downhill side of the Upper Levels Highway. Every home listed here on October 11, 2026 was a detached house, and every listing description mentioned a view. It suits a buyer who wants a large house with a view near Caulfeild Village and Rockridge Secondary, and who drives for most errands.

Rockridge is in the District of West Vancouver, the one municipality for all of West Vancouver. On October 11, 2026, three in four listings here left the municipality line blank and the others said West Vancouver. Rockridge is an MLS® area name, and the province's place name database has no record under it.
What Rockridge is like
Rockridge is five streets on one ridge. The map shows the main one, Rockridge Road, starting at Keith Road, beside the railway bridge, climbing around the ridge and ending at Caulfeild Drive near the highway, a distance of 1.3 kilometres. Rockridge Crescent, Rockridge Place, Rockbank Place and Rockend Place branch off it, and each of the four connects only to Rockridge Road.
The ridge is steep. Natural Resources Canada's elevation data puts the bottom of Rockridge Road, at Keith Road, 49 metres above sea level and Rockridge Crescent at 145 metres. NASA's SRTM elevation data gives 50 and 138 metres for the same two points. Every listing description here on October 11, 2026 mentioned a view.
Water and roads mark the edges. Willow Creek runs down the west side of the ridge and Cypress Creek down the east side. The Upper Levels Highway (Highway 1) passes above, less than 100 metres from Rockridge Crescent at its closest point, and a main railway line crosses Keith Road at the bottom. Caulfeild is the next neighbourhood to the west, and Bayridge is across Cypress Creek to the east.
In our view, Rockridge suits a buyer who wants a large detached house with a view on a street with little passing traffic, and who is content to drive to the shops. A buyer who wants level ground or a cafe within a short walk will find more in Dundarave or Ambleside.

What the homes are like
Rockridge is a small residential area, and the list of homes for sale is short. On October 11, 2026, only a few were listed, on Rockridge Road, Rockridge Crescent and Rockbank Place. The Caulfeild page shows more homes, some of them a short drive from here.
Every home listed that day was a detached house. No townhouses and no duplex homes were for sale, and no condo apartments were listed under this area name. Half of the houses were finished in the 1970s, one quarter in the 1980s and one quarter in the 2010s.
The houses are large. The middle house on that day's list had 5,365 square feet of floor area on a lot of 18,493 square feet, which is 0.42 of an acre, and the middle bedroom count fell between four and five. Two days earlier, the middle house on the Caulfeild list had 3,531 square feet on a lot of 12,976 square feet. With so few homes listed, read the Rockridge figures as a description of one day's list.
No listing stated a suite that day. Three in four left the suite line blank and the others said the house had none. The District's suite page, as saved in August 2025, says a suite is legal when it meets the building code, is registered with the District and is licensed for its use.

History
What is known about Rockridge's past
We found no record of the year Rockridge was laid out or of who chose the name. The province's place name database has no entry called Rockridge. Our searches of the archived copies of the West Vancouver Archives catalogue found no place record for these streets.
The Archives does describe the land. Its record for Caulfeild puts that neighbourhood's east edge at Cypress Creek above the railway line, and adds that the name Caulfeild generally includes several smaller subdivisions. Its record for Bayridge starts at Cypress Creek and runs east, between the railway and the highway. By those two descriptions, the Rockridge streets are on the eastern edge of the wider Caulfeild area. MLS® listings give them an area name of their own.
Two transport lines border the ridge, and both have dates. The Pacific Great Eastern Railway reached Caulfeild in 1914, the Caulfeild record says, and a railway still crosses below Rockridge Road. The highway came four decades later. The Archives' record for the Upper Levels Highway says a car ferry service began at Horseshoe Bay in 1948 and put more traffic on Marine Drive than it could carry, so the province built a new road higher up the slope in 1955 and 1956.
The oldest homes listed here on October 11, 2026 dated from the 1970s. The name Rockridge later went to a school. The Archives records that Rockridge Middle School opened in 1996 for Grades 7 to 9 and became Rockridge Secondary School in 2002. The school stands on Headland Drive in Caulfeild, west of these streets.
Daily life
Daily life in Rockridge
These streets are residential. The map data on this page counts no grocery store, cafe, pharmacy or clinic within 600 metres of the centre of the area. The nearest supermarket in the table is the Safeway at Caulfeild Village, the shopping centre on Headland Drive to the west. The way there by car is Caulfeild Drive, which meets the top of Rockridge Road.
For a library, a swimming pool or a larger choice of shops, residents drive east. The table on this page names the nearest library and community centre, and gives the straight line distance to Park Royal, Lions Gate Hospital and downtown Vancouver.
Two sounds reach parts of the ridge. The highway passes less than 100 metres from Rockridge Crescent, and the railway runs beside the lowest part of Rockridge Road. In our experience, what you hear changes from lot to lot with the height of the house and the rock and trees around it. Visit at rush hour, and ask the seller how often trains pass.

Outdoors
Cypress Falls Park and the creeks
Cypress Falls Park is the closest large park. It lies on the uphill side of the highway, further up Cypress Creek. The District describes waterfalls, a fast creek and trees 300 years old. It says the first falls are a short walk from the parking lot and gives half an hour as the walk to the upper falls.
The District's directions are to leave the Upper Levels Highway at Exit 4, turn onto Woodgreen Drive and then onto Woodgreen Place, where the parking lot and the start of the trail are. Pay parking applies all year. The District's page, as saved on January 30, 2026, says a West Vancouver resident can apply for a yearly pass at no cost and warns that the lot fills quickly in good weather. On foot, the map shows a walkway under the highway between Caulfeild Drive and Woodgreen Drive, near Estevan Place, west of the top of Rockridge Road.
The park's trails are an off-leash area for dogs that behave well, and the District asks visitors to watch for bears. The creek's name has a recorded origin. The province adopted it on January 8, 1929 and credits Walter Erwin, who became keeper of the Point Atkinson lighthouse in 1879. Its file holds two accounts: a grove of cypress trees that Erwin and his wife Jane found beside the creek, or cypress logs that broke on its rocks when sent downstream.
The map on this page also lists Erwin Park, Westridge Park and Stearman Beach, on the shore below Marine Drive. Caulfeild Park and Lighthouse Park are a short drive west, and the Caulfeild page describes both.
Schools
Schools near Rockridge
Rockridge is served by West Vancouver Schools (School District 45). The two public elementary schools nearest the centre of the area are Cypress Park Primary, on Marine Drive, and Caulfeild Elementary, on Keith Road. The district says Cypress Park teaches Kindergarten to Grade 3 with the International Baccalaureate Primary Years Programme, and that its students may go on to West Bay Elementary for the later grades of that programme.
Rockridge Secondary shares the area's name and stands to the west, on Headland Drive across from Caulfeild Village. The district says it teaches Grades 8 to 12, that all students in Grades 8 to 10 take the International Baccalaureate Middle Years Programme, and that it offers Advanced Placement courses in Grades 11 and 12.
The public school a child may attend depends on the home address. Two elementary schools are close to these streets, so enter each address in the district's school locator, linked on this page, before you make an offer. The table on this page also lists independent schools, among them Mulgrave School and Collingwood School, with the distance to each.

Getting around
Getting around
Drivers leave Rockridge two ways. The top of Rockridge Road meets Caulfeild Drive, which leads west to Caulfeild Village and the Upper Levels Highway. The District calls the highway exit there Exit 4, and the map shows its ramp signed for Woodgreen Drive and Headland Drive. The bottom of Rockridge Road meets Keith Road, which goes down to Marine Drive. In our experience, the wait at the Lions Gate Bridge is the longest part of a morning drive downtown.
One bus route stops inside the area, the 253. Toward the city it runs down Caulfeild Drive and Keith Road, and the stop for these streets is on Keith Road at Rockridge Road, at the bottom of the hill. In TransLink's schedule for September 7, 2026 to January 3, 2027, 25 buses pass that stop on a weekday, the first at 6:40 a.m. and the last at 10:52 p.m. Nine continue to downtown Vancouver. The three that leave at 7:11, 7:42 and 8:08 a.m. are given 35 minutes to West Georgia Street at Burrard Street. The other 16 end at Park Royal after 14 to 21 minutes.
The 253 runs one way around a loop here. Buses coming back from downtown and Park Royal cross the highway on Almondel Road and pass along Woodcrest Road, on the uphill side of the highway, before they end at Caulfeild Village. Thirteen leave West Georgia Street at Richards Street on a weekday: two in the morning and one every half hour from 1:55 to 6:55 p.m. In the schedule data, each of the 24 returning buses then starts the trip down Caulfeild Drive and Keith Road, and 22 do so with no wait. Ask the driver whether you may stay on board to the Keith Road stop.
A second route, the 250, runs along Marine Drive between Horseshoe Bay and downtown. Its nearest stop, at Morgan Crescent, is outside the 600 metre circle this page measures. On a weekday the schedule gives one bus toward Vancouver every 15 minutes from that stop between 7:22 and 8:52 a.m. The walk home is uphill. By the same two sets of elevation data, Rockridge Crescent is 125 to 134 metres higher than Marine Drive at Keith Road.

Things to check in Rockridge
Rock, slope and driveways
From Keith Road to Rockridge Crescent the ground rises between 88 and 96 metres, by the two sets of elevation data named on this page. In our experience, a house on a rocky West Vancouver slope often stands on a level area that was blasted or cut out of the rock, with tall walls holding the ground above or below it. Ask your inspector to look at those walls, the slope of the driveway, where rain water goes and any cracks in the foundation. Ask the seller for an engineer's report if one exists.
A creek on each side
The map shows Cypress Creek within 40 metres of the end of Rockend Place, and Willow Creek within 40 metres of Rockridge Road near Keith Road. In its existing neighbourhoods, the District asks for an Environmental Development Permit before any work within 15 metres of the top of a creek bank. Its page gives an example: a lawn there can remain a lawn and cannot be turned into a driveway. If a lot backs onto either creek, ask the District where the top of the bank is.
Forest edge and the wildfire map
Council approved the District's Wildfire Hazard permit area on December 14, 2020. It covers properties within 100 metres of a forested area. On a lot inside it, a new or replacement house needs a wildfire permit and a signed report from a qualified professional, and the District says renovations are exempt. The Wildfire Hazard layer on WestMap, the District's online map, shows each lot. Phone an insurer with the address before your offer becomes firm.
Trees and the view
A view can change as trees grow. Under the District's Tree Bylaw, as amended on December 15, 2025, a tree is protected on any lot when its trunk is 75 centimetres or more across, measured 1.4 metres above the ground. Every tree inside a creek protection area is protected too. Cutting a protected tree needs a permit. Before you pay for a view, ask which trees stand between the house and the water, whose land they are on and whether they may be trimmed.
Snow on the hill
The District's winter brochure of November 2023 sets three levels for clearing snow. Bus routes, emergency routes and main roads come first. School routes and smaller connecting roads come second. Local roads and streets with no exit are cleared after the weather has passed. The 253 bus uses Keith Road and Caulfeild Drive, at the two ends of Rockridge Road, and no bus runs on the ridge itself. Ask the District which level Rockridge Road has, and ask the seller how the driveway is in snow.
Buying
Buying a home in Rockridge
Start with the list on this page, and expect it to be short. If nothing here fits, open the Caulfeild page for the streets to the west and the Bayridge page for the streets to the east. The price dots on this page show today's asking prices.
On each Rockridge listing, read the year the house was finished, the lot size and what the description says about the view. Then walk the driveway and the yard. In our experience, the level part of a yard on a steep lot is smaller than the lot size on the listing suggests.
Before your offer becomes firm, look up the address on WestMap for the wildfire layer and for creeks, phone an insurer, and book an inspector who knows hillside houses. For a house from the 1970s or 1980s, ask for the year of the roof, the windows, the heating and the drains around the foundation.
Michael Lee works with buyers in Rockridge and across West Vancouver. Send the form on this page with your budget, the bedrooms you need and how much the view matters to you. He will reply with the homes that match, here and nearby, and with times to see them.
Selling
Selling a home in Rockridge
In our experience, a buyer who comes to see a Rockridge house has looked at Caulfeild, Bayridge and West Bay in the same weeks, because the list on this ridge is short. The cards on this page show what is for sale here today and each asking price.
In our experience, four things set the price of a house here: the view and how safe it is from tree growth, the amount of level ground, the age and condition of the house, and how much of the highway can be heard. Before you list, gather what a careful buyer will ask for: the permits for past work, any engineer's report on the walls or the slope, and the years of the roof and the heating.
Real estate board rules keep sold prices off a public page like this one. Michael Lee can show you recent sales on these streets and the streets nearby in a private price review, and suggest a list price. Ask for one with the form on this page.

Our view
Who buys in Rockridge
In our experience, the most common buyer here is a family with children in school who is moving from a smaller house or a townhouse elsewhere on the North Shore or in Vancouver. They want four or five bedrooms, a view and a high school a short drive away.
A second group, in our experience, is two generations of one family who want one large house with room for everyone. A third is a buyer who has owned a view house before and comes for the outlook and the quiet street, and who accepts that every errand starts in the car.
