Indian River is in the District of North Vancouver, which names it among the neighbourhoods of its Seymour community. The District's boundary data returned the District at all seven points we checked on October 11, 2026. Every listing here left the municipality line blank that day, so confirm it on the property tax notice for each home.
What Indian River is like
Indian River lies north of Mount Seymour Parkway and east of Mount Seymour Road. The Parkgate shops are at its southwest corner, the village of Deep Cove is to the east, and the forest of Mount Seymour rises behind the last row of homes.
Two streets carry the traffic inside the neighbourhood. Indian River Drive runs east from Mount Seymour Road, passes Dorothy Lynas Elementary at Inlet Crescent and then bends northeast. Indian River Crescent leaves it there and climbs to the forest, where the District's street data shows the drive starting again and running on toward the shore of Indian Arm. Short streets with no exit branch off both, among them Cascade Court, Lighthall Court, Frames Place and Hixon Place. South of the school, Brockton Crescent and Beaufort Road join the Parkway.
The ground rises from south to north. Natural Resources Canada's elevation data gives 90 metres above sea level for the Parkway at Beaufort Road, 105 metres for the Parkway at Mount Seymour Road, 124 metres for Indian River Drive at Inlet Crescent and 171 metres for the top of Indian River Crescent.
In our view, Indian River suits a buyer who wants three or four bedrooms on a quiet street, a school the children can walk to and the forest close by. All the shops are in one place, at Parkgate. A buyer who wants to walk to many restaurants or to the SeaBus should look near Lonsdale Quay.

What the homes are like
Townhouses are the main type of home for sale here. On October 11, 2026, 75% of the homes this page listed in Indian River were townhouses and 25% were detached houses. Few homes were listed that day, so a single new listing can change those shares. Condo apartments are sold in Indian River too, and this page leaves them out.
The homes are close in age. Three quarters of those listed that day were finished in the 1980s and one quarter in the 1990s. The typical townhouse dated from 1988 and had three bedrooms and 2,464 square feet of floor space. The typical house dated from 1980 and had four bedrooms and 1,800 square feet. No listing claimed a view, and no house listing stated a suite.
A townhouse is a strata home. You own your unit, and all the owners together own the shared land and the shared parts of the buildings. A body called the strata corporation looks after those shared parts and pays for the work from the monthly fees. BC law requires its yearly budget to send at least 10% of the operating fund to a savings account for large repairs that come less often than once a year. That account is called the contingency reserve fund.
A strata with five or more homes must also order a depreciation report every five years. The province says the person who writes it must inspect the site in person, estimate what repairs and replacements will cost over the next 30 years and set out at least three ways to pay for them. Owners can no longer vote to put the report off. A townhouse finished in 1988 is 38 years old in 2026, so look for what the report says about roofs, decks, fences and drains.

History
How Indian River began
The neighbourhood shares its name with Indian River Drive. The Indian River itself is a separate place. The province's place name office records it as a river that flows south into Indian Arm, northeast of the District, and gives December 9, 1921 as the date the name was adopted. Its mouth is 17.6 kilometres in a straight line from the middle of this neighbourhood, and 14.4 kilometres from the point where the District's street data ends the drive. No source we read says who chose the name for the road or for the neighbourhood.
The homes for sale date from the 1980s and 1990s: every home this page listed on October 11, 2026 was finished in one of those two decades. In September 1988 the North Shore News reported that the school board had seen the drawings for a new elementary school in what the paper called the District's Indian River Road area. The plans showed 13 classrooms for 400 elementary students and 50 kindergarten children. Trustee Anne Macdonald said that four subdivisions were being planned in the area.
The school took the name of Dorothy Lynas. Her obituary in the same paper, in September 1997, says she was first elected to the North Vancouver school board in 1956 and served for the next 30 years, and that the district dedicated the new school to her in September 1990.
New families arrived faster than the school could hold them. In February 1992 the paper reported that Dorothy Lynas Elementary had filled its 400 places as soon as it opened in 1990. By that month it had 527 students and five portable classrooms, and a parents' group had asked District council to stop approving more housing in the Indian River area.
Daily life
Daily life in Indian River
People here shop at Parkgate, where the Parkway meets Mount Seymour Road. A Safeway, cafes, a library and a community centre are marked there on the map on this page. Measured along the centre lines of Indian River Drive and Mount Seymour Road in the District's street data, the corner of Inlet Crescent and Indian River Drive is 1,037 metres from the Parkway, and the walk goes down 19 metres. The 215 bus is given two minutes for the same trip.
Parkgate Library, at 3675 Banff Court, is a branch of the North Vancouver District Public Library. Its page lists public computers, self-service printing and copying, meeting rooms to rent and an outdoor book drop that is open at all hours.
Parkgate Community Centre is at 3625 Banff Court. North Vancouver Recreation and Culture gives fitness centre hours that start at 6 a.m. from Monday to Friday and at 8 a.m. on Saturday and Sunday, and lists three volleyball courts in the gymnasium.
In our experience, the courts and places here are quiet, and Indian River Drive and the Parkway carry the through traffic.

Outdoors
Indian River Park, the forest and the Mount Seymour trails
Indian River Park is in the middle of the neighbourhood. The District's park data lists it as a neighbourhood park entered from the end of Inlet Crescent, and dogs must be on a leash there. The same data shows Cove Forest, a forested District park, within 50 metres of the top of Indian River Crescent.
The forest trails pass close to the upper streets. The District's trail data places the Old Buck trail within 300 metres of the top of Indian River Crescent and the Bridle Path within 500 metres. The Baden Powell Trail passes within one kilometre. These are straight-line distances, so look at a trail map for the path that joins your street to each trail.
Old Buck leads into Mount Seymour Park, which BC Parks manages. The photo at the top of this page shows a trail in the park's forest. BC Parks allows horses on the Old Buck Trail between the Old Buck and Historic Mushroom parking lots, and advises against riding there because many mountain bikers use the trail. Bikes, electric ones included, must stay on the trails signed for mountain biking, and BC Parks fines riders who leave them.
Expect wildlife. BC Parks says coyotes and deer are often seen close to the park's access road, and that black bears, bobcats and cougars may be seen in the backcountry. Pets must be on a leash throughout the park.
Schools
Schools in and near Indian River
Indian River is in the North Vancouver School District, and its public elementary school is inside the neighbourhood. Dorothy Lynas Elementary stands at 4000 Inlet Crescent, near the last stop of the 215 bus. The province's school data shows early French immersion there.
The district's feeder list groups Dorothy Lynas, Cove Cliff and Sherwood Park elementary schools with Seycove Secondary on Caledonia Avenue in Deep Cove. French immersion students go on to a different high school: the same list sends them from Dorothy Lynas to Windsor Secondary on Broadview Drive. The school table on this page shows that Windsor is farther from Indian River than Seycove.
St. Pius X Elementary, an independent school, is on Mount Seymour Road at the west edge of the neighbourhood. The feeder list describes groups of schools. For one address, the district's school locator names the school that must accept a child, so enter the address there before you write an offer.

Getting around
Getting around
The 215 bus starts and ends inside the neighbourhood, at Inlet Crescent and Indian River Drive. TransLink's schedule for September 7, 2026 to January 3, 2027 has 45 weekday trips from that stop to Phibbs Exchange, where other routes meet it. The first bus leaves at 6:26 a.m. and the last at 11:00 p.m., and the trip is given 13 to 16 minutes. Eight buses leave between 7:06 and 8:52 a.m. Fewer buses run in the evening: after the 7:50 p.m. bus, the departures are 9:05, 10:02 and 11:00 p.m.
For a ride to downtown Vancouver with no change, walk to the 211 on the Parkway. From the stop in the 3900 block, the six weekday buses that leave between 7:02 and 8:38 a.m. are given 45 to 53 minutes to Burrard Station. The six that leave Burrard Station between 4:13 and 5:49 p.m. are given 50 to 57 minutes back to the Parkway's 3800 block. The last weekday 211 that runs through to Burrard Station passes at 5:54 p.m.
Drivers take Mount Seymour Parkway west to the Second Narrows (Ironworkers Memorial) Bridge. In our experience, most of the delay at rush hour comes from the bridge. People who cycle home should plan for the climb: Indian River Drive at Inlet Crescent is 19 metres higher than the Parkway at Mount Seymour Road, and the top of Indian River Crescent is 47 metres higher again.

Things to check in Indian River
Forest edge
The District places properties near its forest in a Wildfire Hazard area. On October 11, 2026, its map data showed such areas within 40 metres of all 14 streets we checked here, including Indian River Drive, Indian River Crescent, Inlet Crescent, Coldwell Road and Brockton Crescent. The District's page on its wildfire plan lists a 40.5 hectare site at Indian River Drive among the higher risk sites named in the plan's 2019 update. Crews measured and marked trees there in July 2025, and the removal of brush and dead wood was scheduled to begin in September or October 2026, on public land only. Phone an insurer with the address before your offer becomes firm.
A free wildfire check of the home
The District's fire service offers a free home assessment to anyone who lives where the forest meets the houses. The District says a roof that cannot burn gives a home a 70% chance of surviving a wildfire, and 90% when the plants within 10 metres are also managed. For a townhouse, ask the strata whether the group has had this assessment.
Strata papers for a 1980s townhouse
In our experience, three things in the papers tell you what a townhouse here will cost to own: the balance of the contingency reserve fund, the repairs the latest depreciation report expects in the next ten years, and any special bill to owners that the meeting minutes discuss. Spending from the reserve fund needs a three quarters vote of the owners in most cases, so the minutes also show how the owners have voted on past repairs.
Creeks and slopes
The District's creek data shows Parkside Creek within 80 metres of Coldwell Road, Indian River Crescent and the part of Indian River Drive near them, and marks it as a creek with fish. On October 11, 2026, Creek Hazard areas that the District labels a potential flood hazard lay within 40 metres of the west end of Hamber Place and of Mount Seymour Road between its 1300 and 1500 blocks. One Slope Hazard area lay within 40 metres of the north end of Indian River Drive's 4000 block. The other streets we checked had neither. GeoWeb, the District's online property map, answers for one address.
Snow on the upper streets
The District's snow data puts the Parkway, Mount Seymour Road, Inlet Crescent, Indian River Crescent and Indian River Drive as far as Indian River Crescent in its first group, which it aims to make passable within 12 hours after the snow stops. Coldwell Road and most of Brockton Crescent are in the second group, with a 48 hour target. Every street named Court or Place that we checked is in the third, with a 96 hour target. Owners must clear the sidewalk beside their property by 10 a.m.
Buying
Buying a home in Indian River
Start with the type of home. On October 11, 2026, the typical townhouse listed here had more floor space than the typical house, so compare the two on bedrooms, outdoor space and monthly costs before you decide against either one. A townhouse comes with a strata fee, and a house leaves every repair to you. The price dots on this page show today's asking prices.
Then choose a height. In our experience, buyers with young children look near Inlet Crescent, where the school, the park and the 215 bus are together. Buyers who want the trails look at Indian River Crescent and, in our experience, accept a steeper walk home and more snow in winter. For any address, search GeoWeb for the wildfire, creek and slope areas described on this page.
For a townhouse, ask for the strata papers before the second visit and read the depreciation report first. Gary Paul works with buyers across North Vancouver. Send the form on this page with your budget, the bedrooms you need and whether you prefer a townhouse or a house, and he will reply with the Indian River homes that match and arrange visits.
Selling
Selling a home in Indian River
Few homes were for sale in Indian River on October 11, 2026. A buyer therefore compares your home with each of the others on this page, and in our experience the same buyer also tours Northlands, Roche Point and Deep Cove. The cards on this page show how many homes are listed here today and the range of their asking prices.
For a townhouse, collect the papers before you list: the latest depreciation report, two years of meeting minutes, the budget and any notice of repairs the owners have approved. In our experience, a buyer of a home from the 1980s asks first about the roof, the windows and the drains, so list what has been replaced and when. For a house, ask the District for its permit records, and print the GeoWeb map if the lot is in a wildfire or creek area.
Sold prices are shared only in private, under real estate board rules. Gary Paul can take you through recent Indian River sales of homes like yours and suggest a list price. Use the form on this page to ask for a price review.

Our view
Who buys in Indian River
In our experience, the most common buyer in Indian River is a family moving out of a condo, with children in elementary school or close to starting. They want three or four bedrooms and a school inside the neighbourhood, and many ask about French immersion.
A second group, in our experience, already lives on the North Shore and spends its weekends on Mount Seymour: mountain bikers, hikers and skiers who want the trails close to home. A third group owns a larger house in Deep Cove or Dollarton and wants a home nearby with less yard work.
