Who owns the client when you list with us

This is the first question we get, and it deserves a direct answer rather than a paragraph that dances around it.

You do. The listing is yours, the seller is your client, and the listing agreement stays between you and them. We are not asking you to hand over the relationship, and we are not going to approach your seller.

What happens to a buyer enquiry

A buyer who finds your listing through us and asks about it comes back to you. We pass the enquiry through with whatever context we gathered, including which unit they asked about and what questions they had, because that context is useful to you and useless to us.

If the buyer is unrepresented and wants representation, that is a conversation between you and them under your own brokerage's rules. We do not insert ourselves into it.

Why we are not competing with you for the listing

Our side of the business is the buyer-facing marketplace and the marketing work around a project. We are not trying to build a listing brokerage on top of your inventory. A listing agent who sends us one unit and has a good experience sends us the next project, and that is worth considerably more to us than winning one listing away from you.

If you want this in writing before you send anything, ask. We would rather put it in a written agreement than have you take our word for it off a web page.

What we ask from you instead

Accurate unit-level information, and permission to publish it. That means the real unit mix, floor plans if they exist, which units face where, strata fee estimates if they have been set, and completion timing if the building is not finished. The pages we build are only as good as that input, and a page with three unknowns on it does not convince anybody.

If a seller comes to us and already has a listing agreement with you, we tell them to work with you. We will say the same thing if they ask us to take it over.

Yes, and we would prefer it. Ask for it when you get in touch and it goes in before any listing is published.
