Lynnmour is in the District of North Vancouver. The province's place name record describes it as part of the District, and the District's street data marks every street that had a home listed here on October 9, 2026 as a District street. Most listings that day left the municipality line blank, some said North Vancouver District and a few said only "North Vancouver", so confirm it on the property tax notice.
What Lynnmour is like
Lynnmour is the MLS® name for the land between Lynn Creek and the Seymour River, where Highway 1 reaches the Ironworkers Memorial Second Narrows Crossing. The District of North Vancouver calls the same community Lynn Creek. Its own description lists Seylynn, Bridgman and Inter River parks, a light industrial and commercial area, and Capilano University.
The area has two parts. Around Mountain Highway and Hunter Street, the District is building Lynn Creek Town Centre, with apartment towers, townhouses, a recreation centre and shops beside older workshops and warehouses. To the north and east, Lillooet Road runs past Inter River Park and the university to the forest. In our experience, the 1970s townhouse complexes are on that side, and detached houses are found in both parts.
Building work is part of daily life here. The District's town centre page, last edited on May 30, 2025, says council had approved 2,245 homes and 180 care beds in the town centre since 2011, including condominiums and rental apartments. The plan makes Mountain Highway between Crown Street and Hunter Street the shopping street.
In our view, Lynnmour suits a buyer who wants a newer townhouse, a bus loop within walking distance and a short drive to the bridge. A buyer who wants a quiet street of detached houses with large yards will find more of them in Westlynn or Blueridge.

What the homes are like
Townhouses make up most of what this page lists. On October 9, 2026, 62% of the homes for sale here were townhouses, one third were detached houses and 5% were duplex homes. Condos are left off this page, and that day more condos were for sale in Lynnmour than all the other home types together. Streets with homes listed included Seylynn Crescent, Fern Street, Hunter Street, Orwell Street, Bond Street, Mountain Highway, Premier Street, St. Denis Avenue, Lillooet Road and Purcell Way.
The homes belong to two age groups. That day, 48% had been built in 2010 or later, and one third of all the homes dated from the 2020s. Another 48% were built before 1990, most of them in the 1970s. The typical townhouse was finished in 2018 and had three bedrooms and more than 1,500 square feet. The typical house dated from 1978 and had three bedrooms and more than 2,100 square feet.
A townhouse is a strata home. You own your unit, and you and the other owners share the land, the roofs and the roads through a strata corporation. A monthly fee pays for upkeep and for a savings fund. BC has required a strata to put at least 10% of its yearly operating budget into that fund since November 1, 2023.
A strata of five or more homes must also order a depreciation report every five years. This is a professional's 30-year plan of the repairs the buildings will need and what they will cost. A strata created between July 1, 2024 and June 30, 2027 must have its first report within two years of its first annual general meeting. Both age groups in Lynnmour are affected: a 1970s complex should have a recent report to read, and a new one may still be waiting for its first.

History
How Lynnmour began
The first half of the name comes from John Linn, a soldier in the Royal Engineers. Veterans Affairs Canada records that in 1869 he moved his family from New Westminster to a house he had built on the north shore of Burrard Inlet, east of the creek that now carries his name. That is the Lynnmour side of the creek. People often spelled the family name Lynn, and by 1878 the name was in use for the area.
The province adopted Lynnmour as the official name of a community on July 19, 1979, and its record places it in the District of North Vancouver. The record gives no note on where the second half of the name comes from, and no other source we read explains it.
Two public institutions here date from the decades after the Second World War. The Seylynn Community Centre in Seylynn Park was 73 years old when the District removed it in 2025. Capilano College was founded as a community college in 1968, and the province made it a university in 2008, according to a summary by BC's Degree Quality Assessment Board. The same summary calls North Vancouver the university's main campus.
The largest change began in 2011, when the District's community plan named this area one of its growth centres. The District first called the town centre Lower Lynn and now calls it Lynn Creek. Since then the province has rebuilt the three Highway 1 interchanges, a Spirit Trail bridge over Lynn Creek opened in 2023, Phibbs Exchange reopened in 2024, and a new recreation centre replaced the Seylynn building in 2025.
Daily life
Daily life in Lynnmour
The Lynn Creek Community Recreation Centre on Hunter Street is the main public building. The District describes a full-size gymnasium, rooms for fitness classes and meetings, a place to pick up library books, and childcare. The nearest library branch on this page's map is Lynn Valley.
For groceries, the map shows a Real Canadian Superstore inside the area and a Save-On-Foods on the far side of Lynn Creek, beside Park and Tilford Gardens. The District says it has also approved a pharmacy, cafes, shops and a future supermarket in the town centre. The map also shows several cafes, one of them at Phibbs Exchange.
On June 29, 2026, the province announced the opening of the first student housing on Capilano University's North Vancouver campus: a six-storey building with 362 student homes and a 250-seat dining hall.
The District keeps a map of construction projects in the town centre that affect traffic, linked from its Lynn Creek Town Centre page. In our experience, the streets beside Inter River Park are quieter than the streets around Mountain Highway.

Outdoors
Two rivers, sports fields and a forest reserve
Seylynn Park and Bridgman Park lie along Lynn Creek. The District describes forest trails, playgrounds, playing fields, a skate bowl, picnic areas and open lawns in the two parks. A Spirit Trail bridge for walking and cycling opened over the creek in 2023. It links the town centre to Bridgman Park's accessible playground and to the Park and Tilford shops. Dogs must be on a leash in both parks. In spring 2026 the District tried out a fenced off-leash area for dogs in Seylynn Park, and its staff are preparing designs for the park's next stage.
Inter River Park, off Lillooet Road and the north end of Premier Street, is the large sports park. District data lists six soccer fields, four baseball diamonds and four tennis courts, and gives opening hours of 6 a.m. to 10 p.m. A full-size artificial turf field opened there on May 1, 2026, for soccer, field hockey and youth baseball. The park also has two bike tracks. The data marks it as an off-leash park for dogs. Trails on the east bank of Lynn Creek lead north from here into Lynn Canyon Park.
Lillooet Road leads north into Metro Vancouver's Lower Seymour Conservation Reserve, a protected area of 5,668 hectares south of the Seymour Reservoir. Metro Vancouver counts over 65 kilometres of hiking trails there. The Seymour Valley Trailway is 10 kilometres of smooth pavement for cycling and walking, and the loop around Rice Lake is 2 kilometres and suits a wheelchair. Dogs are barred from both of those routes. The reserve opens at 6 a.m. and closes between 5 p.m. and 9 p.m., depending on the month, and vehicles must be out of the gate at the bottom of Lillooet Road by closing time.
Schools
Schools in and near Lynnmour
Lynnmour is in the North Vancouver School District. Lynnmour Elementary, at 800 Forsman Avenue, is the public elementary school inside the area. The district groups each high school with the elementary schools around it, and its list places Lynnmour, Blueridge and Seymour Heights elementary schools with Windsor Secondary on Broadview Drive.
The next public elementary schools on the map, Brooksbank and Eastview, are grouped with Sutherland Secondary. The province's school data shows early French immersion at Windsor Secondary. For French immersion in the elementary years, ask the district which school takes children from your address.
Two independent schools are close: North Star Montessori Elementary on East Keith Road and Kenneth Gordon on Seymour River Place. The table on this page gives the distance to each school. The school a child may attend depends on the home address, so enter each address in the district's school locator before you make an offer.

Getting around
Getting around
Three Highway 1 interchanges serve Lynnmour: Mountain Highway, Keith Road with Mount Seymour Parkway, and Main Street with the Dollarton Highway. The province rebuilt all three in its Lower Lynn Improvements Project and declared the work complete on July 21, 2022. The project added two highway bridges over Lynn Creek and two westbound lanes that connect Mount Seymour Parkway to Mountain Highway, so local trips can stay off the main highway lanes.
Phibbs Exchange is the bus loop beside the bridge. TransLink reopened it on May 6, 2024 with 13 bus bays, better lighting and more shelter, at a cost of $32 million shared by the province, the federal government and the District. Since September 7, 2026, the R2 RapidBus has run from Phibbs Exchange along Hastings Street and Willingdon Avenue to Brentwood, BCIT and Metrotown Station, and west to Lonsdale Quay and Park Royal. TransLink gives a bus every six to seven minutes at peak times and every 10 to 15 minutes at other times, from 5 a.m. to 2 a.m., seven days a week.
Inside the area, the 245 links Phibbs Exchange with Capilano University, and the 255 runs from the university across the North Shore to Dundarave. The 210 and 211 go to Burrard Station in downtown Vancouver, and the 227 goes to Lynn Valley. The table on this page counts the weekday trips on each route.
In winter, the District's map data gives first priority for snow clearing to Lillooet Road, Purcell Way and parts of Mountain Highway, and third priority to Bond, Fern, Hunter, Orwell and Premier streets. In our view, a buyer should visit on a weekday at 4 p.m. to see how traffic for the bridge affects the street they are considering.

Things to check in Lynnmour
Flood areas beside the creeks
The District's Creek Hazard area covers properties near a watercourse with a possible risk from flooding, from water carrying rock and wood, or from a rising sea. On October 10, 2026, its map data showed areas labelled as a potential flood hazard within 40 metres of nine of the ten streets that had homes listed the day before. Purcell Way was the exception. A lawful building inside the area may stay as it is. Any work on it goes to the District's environment staff first, and new living space such as a finished basement needs a permit. GeoWeb, the District's online property map, shows the area for each address.
Strata papers
For any townhouse, ask for the depreciation report, two years of meeting minutes, the budget and the size of the savings fund. In a 1970s complex, look for roofs, pipes and roads that the report says are near the end of their life. Owners vote on a one-time charge when the savings fund cannot cover a repair, so ask if one has been approved or discussed.
A new building's first years
One third of the homes listed here on October 9, 2026 dated from the 2020s. In a strata this new, the first budget was set before anyone had lived in the homes, and the first depreciation report may still be due. Ask how the monthly fee has changed since the first annual general meeting, and what is left of the new home warranty.
Forest edge and slopes
The District's Wildfire Hazard areas lay within 40 metres of eight of those ten streets on October 10, 2026, most of them mapped as properties next to forest the District rates as a wildfire risk. Slope Hazard areas lay near Lillooet Road and Premier Street. Phone an insurer with the address before you make a firm offer.
Building work and highway noise
Apartment buildings are still being built in the town centre, and Highway 1 crosses the area. In our view, a buyer should stand outside the home at rush hour and again in the evening. Ask the District which approved projects are next to the address, because a view or a quiet side of the building can change when the next site is built.
Suites in houses
On October 9, 2026, 29% of house listings here stated a suite, and each of those called it unauthorized, which means the District has not approved it. A lender or an insurer may treat rent from such a suite differently. Ask the District what its file shows for the address.
Buying
Buying a home in Lynnmour
Decide first between the two age groups. In our experience, a townhouse from the last ten years needs fewer repairs in its first years and has a short record of fees. A 1970s townhouse or house has a long record you can read, and its larger repairs may be closer. The price dots on this page show today's asking prices for each home type.
On October 9, 2026, the middle asking price of a townhouse here was 60% of the middle asking price of a detached house. In our experience, that gap is why many families who want three bedrooms in North Vancouver start their search here. Before you make an offer, search the address on GeoWeb for the flood, wildfire and slope areas described on this page, and read the strata papers with your lawyer or notary.
Gary Paul works with buyers across North Vancouver. Send the form on this page with your budget, the bedrooms you need and whether you prefer a new or an older home, and he will reply with the Lynnmour homes that match and set up showings.
Selling
Selling a home in Lynnmour
A buyer for your Lynnmour townhouse has usually seen the other townhouses on this page, and may be comparing yours with a condo in one of the new towers. The cards on this page show how many homes are listed here today and the range of their asking prices.
In our experience, four things set the price of a townhouse here: its age, the strata's savings and repair record, how far it is from the highway and the building sites, and parking. Before you list, collect the depreciation report, the last two years of minutes and the current fee, because a careful buyer asks for them on the first day. If the address is in a flood, wildfire or slope area, print the GeoWeb map and keep any engineer's report ready.
Board rules keep sold prices off public pages such as this one. Gary Paul can go through recent Lynnmour sales with you in a private price review and suggest a list price. Ask for one with the form on this page.

Our view
Who buys in Lynnmour
In our experience, the most common buyer is a couple or a young family moving from a condo in Vancouver, Burnaby or Lower Lonsdale who want three bedrooms and cannot afford a detached house on the North Shore.
A second group, in our experience, works across the bridge in Burnaby or East Vancouver and wants the highway ramp and the bus loop close to home. A third group is people who work or study at Capilano University, and parents who buy a home for a student to live in.

Questions about Lynnmour
Is Lynnmour in the City or the District of North Vancouver?
Lynnmour is in the District of North Vancouver. The province's place name record describes it as part of the District. Many listings leave the municipality line blank or say only "North Vancouver", so check the property tax notice for each home.
Is Lynnmour the same place as Lynn Creek?
The two names overlap. Lynnmour is the MLS® area name used on listings. The District of North Vancouver calls the community Lynn Creek, and it calls the part it is rebuilding around Mountain Highway and Hunter Street the Lynn Creek Town Centre. Older documents call that part Lower Lynn.
What kind of homes are for sale in Lynnmour?
Mostly townhouses. On October 9, 2026, 62% of the homes this page listed were townhouses and one third were detached houses. That day, 48% had been built in 2010 or later, and most of the older homes dated from the 1970s. This page leaves out condos.
How much does a townhouse in Lynnmour cost?
The price dots on this page mark the asking price of every townhouse listed in Lynnmour today, with the middle price shown. The page also gives the monthly benchmark price from Greater Vancouver REALTORS for a townhouse across North Vancouver.
What is a strata fee, and what should I check?
A strata fee is the monthly amount each owner pays for the upkeep of the shared land and buildings and for a savings fund. BC requires at least 10% of the yearly operating budget to go into that fund. Read the depreciation report, the minutes and the budget before you make an offer.
Which schools serve Lynnmour?
Lynnmour Elementary on Forsman Avenue is the public elementary school in the area, and the North Vancouver School District groups it with Windsor Secondary. The province's data shows early French immersion at Windsor. Check each address in the district's school locator.
How do I get from Lynnmour to downtown Vancouver or Burnaby?
By car, three Highway 1 interchanges lead to the Ironworkers Memorial Second Narrows Crossing. By bus, the 210 and 211 run to Burrard Station, and since September 7, 2026 the R2 RapidBus runs from Phibbs Exchange to Brentwood, BCIT and Metrotown Station every six to seven minutes at peak times.
Is Lynnmour at risk of flooding?
Parts of it are in the District's Creek Hazard area. On October 10, 2026, District map data showed potential flood hazard areas within 40 metres of nine of the ten streets that had homes listed here. Search each address on GeoWeb, the District's property map, and ask an insurer about it.
Is Lynnmour good for families?
In our view, yes for a family that is happy in a townhouse. An elementary school, a recreation centre with a gymnasium and childcare, and a large sports park are inside the area. The trade-offs are building work, highway traffic and smaller private yards.
What parks and trails are near Lynnmour?
Seylynn and Bridgman parks lie along Lynn Creek, and a Spirit Trail bridge for walking and cycling crosses the creek. Inter River Park has sports fields, a turf field that opened on May 1, 2026, and bike tracks. Lillooet Road leads to the Lower Seymour Conservation Reserve, which has a 10 kilometre paved trail.
Is Capilano University in Lynnmour?
Yes. The District of North Vancouver lists Capilano University as part of this community, and the campus is off Lillooet Road, north of Lillooet Park. Bus routes 245 and 255 end there. The first student housing on the campus opened in 2026 with 362 student homes.
Where does the name Lynnmour come from?
The first half comes from John Linn, a Royal Engineers soldier who settled east of Lynn Creek in 1869 and whose name was often spelled Lynn. The province adopted Lynnmour as an official community name on July 19, 1979. No source we read explains the second half.
How do I find out what my Lynnmour home is worth?
Send the form on this page and ask for a price review. Gary Paul will compare your home with recent Lynnmour sales and with the homes for sale now, and explain a list price to you in private.
Who should I talk to about buying or selling in Lynnmour?
