Capilano is in the District of North Vancouver. The District's street data names the District on both sides of every street here, and its Upper Capilano community reaches south to the Trans-Canada Highway. On October 11, 2026, half of the listings here named the District and the other half left the line blank, so confirm the municipality on the property tax notice.
What Capilano is like
Capilano is a small group of residential streets on the east side of the Capilano River canyon. Highway 1 is its south edge. Capilano Road runs up its west side, and the shops of Edgemont Village are less than one kilometre to the east. West Vancouver's Cedardale area is on the far bank of the river. The MLS® system calls the area Capilano NV.
The land climbs from south to north. Natural Resources Canada's elevation data gives 50 metres above sea level for Capilano Road at Woods Drive, 82 metres at Ridgewood Drive and 98 metres at Edgemont Boulevard. Capilano Crescent loops off the west side of Capilano Road, toward the canyon. Woods Drive, Fintry Place, Paisley Road and Ridgewood Drive lead east from Capilano Road, toward Murdo Frazer Park and Edgemont.
In our view, Capilano suits a buyer who wants a detached house with a short trip to both bridges, to Park Royal and to the Edgemont shops. The trade-off is traffic. Capilano Road is the route to the suspension bridge, the Cleveland Dam and Grouse Mountain, and the highway is close to the southern streets.

What the homes are like
Capilano is a small area, and on October 11, 2026 this page listed few homes here. All of them were detached houses, on Lyndene Road, Woods Drive, Ridgewood Drive and Gladwin Drive. Condos are sold in this MLS® area too, and this page leaves them out. The Edgemont and Canyon Heights pages, which cover the areas next door, show more homes.
Half of the houses listed that day had been finished before 1960. The others dated from the 2000s and the 2010s in equal numbers, and none came from the decades between. The typical house had more than 3,400 square feet of floor space and five or six bedrooms. One new listing can change these shares in an area this small, so read them as a record of one day.
No listing named a suite or a view on that date. Most left the suite line blank and the rest said the house had none. In our experience, a house here from before 1960 is often an original Capilano Highlands house on one or two levels, and a house from after 2000 usually stands where an older one was taken down.

History
The name Capilano and how the area began
The area takes its name from the river. The BC Geographical Names Office records that the name comes from the Squamish word Kiapila'noq, the name of the supreme chief of the Squamish people of Howe Sound and Burrard Inlet, whose headquarters was the village at the river's mouth. The Geographic Board of Canada adopted the name Capilano Creek in 1917, and the form was changed to Capilano River on May 6, 1947.
Chief Joe Capilano carried the same name. The Canadian Encyclopedia gives his name as Joseph S7ápelek, says he was born in 1854 and says the Capilano community recognized him as chief after Chief Láwa died in April 1895. In 1906 he travelled to London with other chiefs to put First Nations grievances before King Edward VII, and they were given 15 minutes with the King on August 14. He died on March 10, 1910. The Dictionary of Canadian Biography adds that many tales in Pauline Johnson's book Legends of Vancouver are based on stories he told her.
The suspension bridge is older than the houses. The District's 1997 inventory of buildings says George Grant Mackay, a Scottish land developer, arrived in British Columbia in 1888, bought land on both sides of the Capilano River and had a hemp rope bridge built across the canyon the next year. A steel cable bridge was ordered in 1903, and the inventory dates the present Capilano Suspension Bridge, at 3735 Capilano Road, to 1956. A District notice from 2026 says the watermain under Capilano Road between Fintry Place and Edgemont Boulevard was built in 1911.
The corner of Capilano Road and Ridgewood Drive is an entrance to Capilano Highlands, the subdivision from the years after the Second World War that the Edgemont page describes. The District says the Capilano Fountain, a welded metal sculpture by George Norris installed there in 1971, marks that entrance. It removed the fountain for repair and expected to return it by early 2025. The inventory also lists the Sky Bungalow on Aintree Drive, designed by the architect Fred Hollingsworth. It was built in 1950 as a display house on the parking lot of the Hudson's Bay store in Vancouver, where it filled six parking spaces, and it was moved to Capilano Highlands when the show ended. Hollingsworth built his own house on Ridgewood Drive in 1946. The inventory is from 1997, so a building it lists may have changed since.
Daily life
Daily life in Capilano
Daily shopping happens in Edgemont Village. The map on this page puts the nearest grocery store, Thrifty Foods, the Capilano branch of the North Vancouver District Public Library and six cafes all less than 900 metres from the centre of the area in a straight line. The distance table gives the straight line distance to Park Royal, Lonsdale Quay, Lions Gate Hospital and downtown Vancouver.
In our view, Capilano Road affects daily life here more than any other street. Four bus routes use parts of it, and three of them end at the Grouse Mountain Skyride. In our experience, cars and tour buses fill the road on sunny weekends and holidays, and a resident who turns left onto it from a side street waits longer on those days. The District scheduled the replacement of the 1911 watermain between Fintry Place and Edgemont Boulevard to run from April 7, 2026 to the middle of June, with lane closures.
The highway is the other sound to check. The District's street data places Gladwin Drive, Sunnyside Drive and Terrace Avenue closest to the Trans-Canada Highway, with Gladwin Drive beside it. In our experience, a house on those streets hears the highway from the yard, and a house on Lyndene Road or Paisley Road hears less of it.

Outdoors
Murdo Frazer Park, Capilano Park and the canyon
Murdo Frazer Park is in the east part of the area, entered from Elizabeth Way, and its nine hole pitch and putt course is reached from Woods Drive. The District's park data lists a fenced area in the park where dogs may run off leash. The log cabin beside the pond has a recorded past. The District's 1997 inventory says it was built in 1950 as a private house at a cost of $3,000, and that its builder shaped the grounds so the streams south of Edgemont Boulevard ran into the pond. By 1997 the District had bought the property, and the cabin was the home of the park caretaker.
Capilano Park is a second, smaller park. The District's park data describes it as a neighbourhood forested park on the 3200 block of Capilano Road, south of Ridgewood Drive, and requires dogs to be on a leash there.
Capilano River Regional Park follows the river through the canyon, and the Edgemont and Canyon Heights pages describe its dam, hatchery and loop trail. Metro Vancouver, which runs the park, says the Capilano Pacific Trail leads from near the Cleveland Dam to near the Capilano Suspension Bridge, and that cycling is allowed on the part south of Rabbit Lane. On October 11, 2026, its notices listed the Capilano Pacific Trail and Rabbit Lane as closed at a bridge construction site, so read the park's notices before you set out.
Schools
Schools near Capilano
Capilano is in the North Vancouver School District, and it lies between two groups of schools. The school table on this page shows Capilano Elementary, on West 20th Street south of Highway 1, as the nearest public elementary school in a straight line. Highlands Elementary and Cleveland Elementary come next. The district's list of feeder schools places Capilano Elementary with Carson Graham Secondary, and Highlands and Cleveland with Handsworth Secondary.
The two groups offer different programs. The district lists the International Baccalaureate Primary Years Programme, for kindergarten to Grade 7, at Capilano Elementary, and International Baccalaureate programmes for the high school grades at Carson Graham. The province's school data shows early French immersion at Cleveland Elementary, and the district names Handsworth as the French immersion high school for Cleveland students.
A move of a few streets can therefore change both the elementary school and the high school. Enter each address in the district's school locator before you write an offer. Ecole Cedardale and St. Anthony's, which appear on the table, are across the river in West Vancouver. Ecole Cedardale belongs to the West Vancouver school district, so ask that district about a place for a child who lives in North Vancouver.

Getting around
Getting around
Four bus routes stop in Capilano, and the table on this page counts the weekday trips on each. The 246 comes from Edgemont Village along Ridgewood Drive, turns south on Capilano Road and crosses the Lions Gate Bridge to West Georgia Street. TransLink's schedule for September 7, 2026 to January 3, 2027 gives 20 to 23 minutes from Capilano Road at Paisley Road to Georgia at Burrard Street for the seven weekday buses that leave between 7:19 and 8:51 a.m. The seven buses that leave Georgia at Burrard between 4:25 and 5:46 p.m. are given 22 or 23 minutes to reach Paisley Road.
The 236 comes down Capilano Road from the Grouse Mountain Skyride, turns east at West 22nd Street and ends at Lonsdale Quay, where the SeaBus leaves. The schedule gives it 17 minutes from Paisley Road to Lonsdale Quay on weekday mornings. The 247 adds four weekday morning trips to downtown, which pass Paisley Road between 6:44 and 8:45 a.m. and take 19 or 20 minutes to Georgia at Burrard. The 232 stops at Capilano Road and Edgemont Boulevard, at the north end of the area, and goes to Phibbs Exchange by way of Edgemont Village and Lonsdale Avenue.
The highway ramps are at the south end of the area. Metro Vancouver's park map names the Capilano Road exit from Highway 1 as exit 14. The highway leads east to the Second Narrows (Ironworkers Memorial) Bridge, and Capilano Road continues south to Marine Drive and the Lions Gate Bridge. The District's bike route data includes Capilano Road, and the road climbs 48 metres between Woods Drive and Edgemont Boulevard.

Things to check in Capilano
Slopes beside the canyon
The District places a lot in its Slope Hazard area when it is within 20 metres of the top or bottom of a slope steeper than 20 degrees and higher than 10 metres. On October 11, 2026, its map data showed these areas within 40 metres of Capilano Crescent, Capilano Road, Paisley Road, Terrace Avenue, Woods Drive, Fintry Place, St. Annes Drive and Sunnyside Drive, with the most beside Capilano Crescent. None lay that close to Lyndene Road. Inside the area, a new basement room or structural work indoors needs a permit.
Forest edge and wildfire
The District's Wildfire Hazard areas lay within 40 metres of Gladwin Drive, Woods Drive, Terrace Avenue, Sunnyside Drive, Capilano Road, Elizabeth Way and Lyndene Road on the same date. Of the 23 areas mapped here, 22 are what the District calls a wildfire interface area, meaning properties next to land it has mapped as a wildfire risk. Phone a home insurer with the address before you make a firm offer.
Small creeks
Creek Hazard areas that the District labels a potential flood hazard lay within 40 metres of parts of Paisley Road, Ridgewood Drive, Woods Drive, Gladwin Drive and Bedford Court. GeoWeb, the District's online property map, shows whether the area reaches a given lot. Search the address there, and ask the seller whether water has ever entered the basement or the yard.
Capilano Road and the highway
In our view, traffic is the main thing to test before you buy here. Visit on a sunny Saturday afternoon and again at 5 p.m. on a weekday. Time the turn onto Capilano Road from the side street, and listen for the highway from the yard.
Snow on the hill
The District clears snow by priority. Its map data puts Capilano Road and Ridgewood Drive in the first group, which it aims to make passable within 12 hours after the snow stops, and Paisley Road in the second, with a target of 48 hours. Woods Drive, Lyndene Road, Gladwin Drive, Fintry Place and Capilano Crescent are in the third group, with a target of 96 hours. Each owner has until 10 a.m. to clear the sidewalk that borders the lot.
Old houses and what you can add
Half of the houses listed here on October 11, 2026 were finished before 1960. Book a full inspection and ask about the age of the roof, the wiring, the drains around the house and any buried oil tank. If you plan a coach house, a small second house on the same lot, ask the District first. On July 20, 2026, council adopted new rules for most single-family properties, and the coach house rules changed with them.
Buying
Buying a home in Capilano
Decide first how near Capilano Road you want to live. In our experience, buyers who ride the bus to downtown like the streets within a short walk of the stops at Paisley Road and Ridgewood Drive, and buyers with young children often prefer Lyndene Road and the other streets beside Murdo Frazer Park, east of Capilano Road. The price dots on this page show today's asking prices.
Make two searches before an offer. Enter the address in the school district's locator, because Capilano lies between the Carson Graham and Handsworth groups of schools. Then look up the address on GeoWeb for the slope, creek and wildfire areas described on this page, and ask the seller for any engineer's report on the lot.
Few homes are listed in Capilano at one time. In our experience, a buyer who waits for this area alone can wait many months. Gary Paul works with buyers across North Vancouver. Send the form on this page with your budget and the bedrooms you need, and ask him to include matching houses in Edgemont, Canyon Heights and Pemberton Heights.
Selling
Selling a home in Capilano
A Capilano seller often has few competing listings in the same area, because few homes are listed here at once. In our experience, the buyer still compares your house with houses in Edgemont, Canyon Heights and Pemberton Heights. The cards on this page show what is listed in Capilano today and the range of asking prices.
In our experience, four things set the price of a house here: its age and condition, how far it is from Capilano Road and the highway, whether the lot backs onto the park or the canyon, and which group of schools the address belongs to. State the school group in the listing. If the lot is in a slope, creek or wildfire area, print the GeoWeb map and keep any engineer's report ready, because careful buyers look up the address themselves.
Real estate board rules keep sold prices off public pages such as this one. Gary Paul can show you recent sales in Capilano and the areas beside it in a private price review, and suggest a list price. Ask for one with the form on this page.

Our view
Who buys in Capilano
In our experience, the most common buyer is a family with school-age children who wants four or more bedrooms and a short drive to work across the Lions Gate Bridge. Some choose the address for a school program, either the International Baccalaureate programme at Capilano Elementary or French immersion at Cleveland Elementary.
A second group, in our experience, is two generations of one family who want a large house they can share, with Park Royal and the hospital a short drive away.
