How commission works on a listing we market
Commission in BC is negotiable and is set in the agreements between the parties, not by us and not by a rate published on a website. So this page describes the structure rather than quoting a number, because a number here would be wrong for most of the people reading it.
Marketing fee and commission are two separate things
The marketing work is a service you or the seller buys, priced per project. Commission is what gets paid on a completed sale under your listing agreement and any co-operating arrangement. Keeping them separate matters, because it means the marketing does not quietly take a cut of your commission, and it means you can buy marketing on a listing where you have already agreed your commission.
If we introduce a buyer and that buyer is represented, the co-operating side is handled the normal way through the listing. We are not a party to it.
The case where we are acting as an agent
On some projects, usually a developer's whole building rather than a single resale unit, we act in a licensed capacity rather than as a marketing supplier. That is a different arrangement and it is set out in writing before anything is published. If you are a listing agent sending us one unit, this is not the arrangement you are in.
Confirm it with your brokerage first
Your brokerage has rules about who can advertise your listing, how it can be presented, and what disclosures have to appear. Those rules vary and they override anything on this page. Get the arrangement in front of your managing broker before the listing goes live, not after. It is a short conversation if you have it early and a genuine problem if you have it late.
