British Properties, West Vancouver: Homes for Sale, Prices, Schools and Daily Life
The British Properties is the hillside neighbourhood above the Upper Levels Highway in West Vancouver. The Guinness family's company began it in 1932 and paid for the Lions Gate Bridge to reach it. Every home listed here on October 9, 2026 was a detached house, and seven in ten listing descriptions mentioned a view. It suits a buyer who wants a large lot and who drives for daily errands, because one bus route serves the area.

The British Properties is in the District of West Vancouver, the one municipality that covers all of West Vancouver. Property tax bills, permits and the records for a house all come from the District. Most listings here leave the municipality line blank, and every listing that fills it in says West Vancouver.
What the British Properties is like
The British Properties covers the slope above the Upper Levels Highway (Highway 1) on the east side of West Vancouver. Taylor Way climbs to it from Marine Drive and Park Royal and crosses over the highway. Southborough Drive, Eyremount Drive, King Georges Way, St. Andrews Road, Crestline Road and Millstream Road are among its streets. The roads bend with the hill: TransLink's stop list has the 254 bus heading north, west, east and south at different stops on Eyremount Drive alone.
The lots are large and the houses stand apart from each other. On October 9, 2026, the middle lot among the houses listed here measured 19,166 square feet, which is 0.44 of an acre. Seven in ten listing descriptions on that date mentioned a view. In our experience, the view from the upper streets includes Burrard Inlet, Stanley Park and downtown Vancouver, and it is the first thing most buyers ask about.
British Properties has been an official place name since 1979, when the province adopted it on the District's recommendation. MLS® listings give the name to the streets described here. Chartwell, to the west, and Glenmore, to the north-east, are listed under their own area names.
In our view, the British Properties suits a buyer who wants land, a large house and distance from neighbours, and who accepts a drive for groceries, school and work. A buyer who wants to walk to shops and catch a frequent bus will find Ambleside, at the bottom of the hill, a closer match.

What the homes are like
Every home listed in the British Properties on October 9, 2026 was a detached house. Ambleside, at the bottom of the hill, had townhouses and duplex homes on its list that day as well. Streets with houses for sale included Eyremount Drive, King Georges Way, Andover Crescent, Millstream Road, Crestline Road, Pyrford Road, Greenwood Road, Ottaburn Road, Moyne Drive and St. Andrews Road.
Two age groups are the largest. One in four of the houses listed on that date was finished before 1960, during the first decades of the neighbourhood. More than four in ten were finished in 2010 or later, and the middle year for the whole list was 2007. Most of the others date from the 1960s to the 2000s. In our experience, the price of an original house here reflects its lot and its view more than the house itself.
The houses are large. The middle house on the list had 6,126 square feet of floor area, and the middle of the list fell between five and six bedrooms. The area lies above the highway and away from the shore, so views here are from a height and no listing described itself as waterfront.
Fewer listings state a suite here than in Ambleside. Six in ten house listings left the suite line blank on October 9, 2026, and one in five said the house had none. A few stated a legal suite and a few stated an unauthorized one, which means the District has no approval on file. In our experience, families who plan to share a house with parents should read that line first and ask for the paperwork described in the checks on this page.

History
The Guinness family, the bridge and the hillside
The District of West Vancouver states that it is on the traditional and unceded territories of the Squamish, Tsleil-Waututh and Musqueam Nations. Before any houses stood here, the slope was logged. A street plan kept by the West Vancouver Archives marks Brothers Creek, a logging railway and logging roads dated 1870 to 1890. The District says the stumps along its Forestry Heritage Walk, which starts beside 1121 Millstream Road, still show burn marks from forest fires in 1916 and 1920.
The neighbourhood began with a company. The West Vancouver Archives records that the Guinness brewing family created British Pacific Properties Limited in 1931 to buy 4,700 acres (1,902 hectares) on Hollyburn Ridge and to receive the right to develop them. In return the company agreed to build a crossing from Vancouver. The District's history page says the family began the British Properties in 1932. The province's place name office dates the name to the early 1930s, when the Guinness family bought the land. A sales brochure in the Archives labels its lot map Capilano Estates. The street plan in the Archives was drawn in April 1932 and revised in January 1933. It names G.S. Conway, a registered engineer, and lists Olmsted Brothers, a firm of landscape architects in Brookline, Massachusetts, as associate consultants. The plan shows the height of the land and the proposed streets together.
The crossing became the Lions Gate Bridge. The Canadian Encyclopedia records that the City of Vancouver long resisted a bridge at the First Narrows because of its effect on Stanley Park, and that voters rejected the idea in 1927. The engineer Alfred J.T. Taylor then persuaded the Guinness family to finance housing in West Vancouver, and the family offered to pay for the bridge. The District's timeline gives the dates: work began on March 31, 1937, and the bridge opened to cars on November 14, 1938. A third lane was added in 1952, the province bought the bridge in 1955, and the tolls ended on April 1, 1963. Canada's register of historic places says the bridge was built to open the suburbs of West Vancouver to development. The Archives credits the company with two more projects. The Capilano Golf and Country Club was laid out on 165 acres and opened for play in the summer of 1937. Park Royal shopping centre, at Taylor Way and Marine Drive, opened in September 1950. The Canadian Encyclopedia says West Vancouver grew slowly until the company's investments started a period of fast growth in housing after the Second World War.
One part of this history is racist, and a buyer may still see it in the ownership papers for a lot. In January 2020, CBC News reported that several homes in the British Properties carried historic covenants saying that people of colour could not live there. A covenant is a written restriction attached to the ownership record of a lot. The example the mayor read aloud barred anyone of African or Asian descent from living on a property unless the person was a servant. Section 222 of BC's Land Title Act makes every restriction of this kind void, whenever it was written. West Vancouver council voted unanimously that month to work with the province on removing the words from land titles. CBC reported that British Pacific Properties said it supported the motion.
Daily life
Daily life in the British Properties
Daily life here depends on a car. The map data on this page shows no grocery store, pharmacy or clinic inside the area. In our experience, most residents do the weekly shopping at Park Royal, the shopping centre at the foot of Taylor Way. The distance table gives the straight line distance to Park Royal, downtown Vancouver, Lonsdale Quay and Lions Gate Hospital.
The table measures in a straight line, so it names a North Vancouver District library branch as the nearest one. Check the drive before you rely on that distance. West Vancouver's own library, the West Vancouver Memorial Library, is at 1950 Marine Drive.
Nearby, Capilano View Cemetery at 1490 3rd Street is older than the British Properties. The District says it has served West Vancouver residents since 1926, and it is open every day from dawn to dusk.
In our experience, families here plan the week around driving: the drive to school, the shopping trip to Park Royal and the commute over the Lions Gate Bridge or along the highway. In our experience, too, the streets are quiet and many houses sit behind hedges or gates. Visit on a weekday morning and again on a wet evening before you decide, because the same drive feels different in each.

Outdoors
Forest trails, creeks and the Capilano River
The forest starts where the top streets end. The District places the Brothers Creek Trail at the top of the British Properties, in the 1100 block of Millstream Road, and gives its length as 5 km for the round trip. Dogs that behave well are allowed. The copy of the District's page saved on May 1, 2026 warns of two missing bridges. The wooden bridge where the Crossover Trail meets the Brothers Creek Trail was damaged in a storm on October 19 and 20, 2024, and the District planned to replace it in 2026. A second bridge, where the trail meets the Baden-Powell Trail, was removed in the fall of 2023, and the District will not replace it. Follow the signed detours.
The Millstream Trail starts where Eyremount Drive meets Chartwell Drive and leads to the Brothers Creek Trail, the Old Brewis Trail and the Lawson Creek Forestry Heritage Walk. Higher up, the Baden-Powell Trail crosses the whole North Shore. The District describes its West Vancouver part as starting at the Cleveland Dam, climbing Hollyburn Ridge, passing through Cypress Provincial Park and ending at Horseshoe Bay. Inside the neighbourhood, the map on this page marks small parks such as Andover Park, Hadden Park, Cross Creek Park and Ballantree Park. In our experience, these are places for a short walk with a dog, and families drive to Ambleside for a beach or a large playground.
The Capilano River runs along the east side. Metro Vancouver's Capilano River Regional Park follows its canyon, with forest trails, salmon in the river and views of Capilano Lake, the lake behind the Cleveland Dam. The park's Coho Loop Trail is 1 km long and crosses two bridges. Its fish hatchery, which Fisheries and Oceans Canada runs, closed to visitors on October 1, 2026 for building work.
The riverside path from West Vancouver to the park is closed part of the way. The Capilano Pacific Trail starts at Ambleside Park and used to continue through the regional park to the dam. A landslide on January 6, 2021, near Moyne Drive, removed a section of the trail and the sewer pipe under it. The District's page, as saved in August 2025, says signs now send walkers up to Keith Road. On October 10, 2026, Metro Vancouver's park page said bridge work was under way on the Capilano Pacific Trail, that the work also affected access from Rabbit Lane, and that walkers could not pass through the work zone.
Schools
Schools in and near the British Properties
The British Properties is served by West Vancouver Schools (School District 45). Two public elementary schools are close to the middle of the area, and both teach Kindergarten to Grade 7. The district places Chartwell Elementary, on Chartwell Drive, in the British Properties, and it places Westcot Elementary, on Westcot Road, at the foot of the British Properties.
Sentinel Secondary, also on Chartwell Drive, is the public high school inside the area. It teaches Grades 8 to 12, and the district lists French immersion and Advanced Placement courses among its programs.
For younger children who want French immersion, the district lists two elementary schools: École Cedardale, on the east side of West Vancouver, where every class is taught in the program, and École Pauline Johnson. West Vancouver Secondary, further down the hill, is the school the district lists with the International Baccalaureate Diploma, a program for the last two years of high school that is taught in many countries. The table also lists independent schools, including Collingwood School on Morven Drive.
Each public school must accept the children who live inside its catchment, which is a set of addresses the district draws. The catchment school for a house can differ from the closest school, and here a wrong guess means a longer drive every morning. Type the address into the district's school locator, linked on this page, before you write an offer.

Getting around
Getting around
Most trips start in a car. Taylor Way leads down to Marine Drive, Park Royal and the Lions Gate Bridge, and the Upper Levels Highway runs along the bottom of the area. The highway leads east to the Second Narrows (Ironworkers Memorial) Bridge and west to the Horseshoe Bay ferry terminal. The Lions Gate Bridge has three lanes shared between the two directions, and in our experience the line of cars on Taylor Way is long on weekday mornings.
One bus route serves the British Properties, the 254. It loops through the area on Stevens Drive, St. Andrews Road, Southborough Drive, Eyremount Drive and Chartwell Drive, and the table on this page counts its weekday trips. In TransLink's schedule for September 7, 2026 to January 3, 2027, a weekday bus leaves Marine Drive near Park Royal for the hill once an hour from 9:27 a.m. to 2:27 p.m. and again from 6:27 p.m. to 9:27 p.m., with extra buses in the early morning and the afternoon. The first leaves at 6:53 a.m. and the last at 10:57 p.m.
Seven weekday buses continue to West Georgia Street in downtown Vancouver: three in the morning and four in the afternoon. The schedule gives the morning buses between 47 and 55 minutes from the end of the line at Bonnymuir Drive to West Georgia Street at Hamilton Street, because they circle the neighbourhood first. The afternoon buses are given 41 minutes. Four buses come back from downtown without a change, at 7:37 and 8:05 a.m. and at 4:25 and 4:55 p.m. Every other 254 that leaves the hill ends at Park Royal, where riders change. The schedule gives the direct trips between 10 and 19 minutes from Bonnymuir Drive to Park Royal.
In our experience, few residents walk or cycle to Park Royal and back, because the return trip is a long climb. Teenagers who rely on the bus should check the stop nearest the house against the school day before the family commits to an address.

Things to check in British Properties
Old clauses on the title
CBC News reported in 2020 that several British Properties homes had a racist covenant on title. BC law cancels its effect: section 222 of the Land Title Act says such a restriction is void whether it was written before or after the law. The Land Title and Survey Authority cancels the covenant on its records when an owner asks, at no fee. The same old document often contains other rules that stay valid, so ask your lawyer or notary to read every restriction on the title and explain each one.
The wildfire map
The District approved a Wildfire Hazard permit area on December 14, 2020 for every property within 100 metres of a forested area. Inside it, a new or replacement house needs a wildfire permit and a report from a qualified professional, and work on an existing house needs none. The District has also thinned the forest beside homes here: a six hectare strip above part of the British Properties, finished in spring 2023, and 4.2 hectares between Ballantree Road and Kildonan Road, finished in spring 2024. Look up the address on WestMap, the District's online map, and phone an insurer before you offer.
Creeks and the river slope
Brothers Creek runs down through the neighbourhood, and The Canadian Encyclopedia counts 19 major creeks across West Vancouver. In the District's existing neighbourhoods, work within 15 metres of the top of a creek bank needs an Environmental Development Permit, and the District gives turning a lawn into a driveway as one example. On the east side, the landslide of January 6, 2021 happened near Moyne Drive, above the Capilano River. After a second, smaller slide on January 12, the District reported no injuries and no homes at risk. For a lot beside a creek or the river slope, ask the District what its file shows.
Snow and steep driveways
The District clears snow in a set order. Bus routes, emergency routes and main roads come first, school routes second, and local roads and dead-end streets after the storm has passed, according to its winter page as saved in February 2025. Owners must clear the sidewalk beside their property within 24 hours. In our experience, the upper streets get snow on days when Ambleside gets rain, and a steep driveway can keep a car in the garage. Look at the slope of the driveway and ask the seller how they manage in January.
Suites and coach houses
The District says a suite in a house is legal when it meets the BC Building Code, is registered with the municipality and is licensed for its use. Its page, as saved in August 2025, lists fines of up to $10,000 for an unregistered suite. A coach house is a second, smaller home that stands apart from the main house on the same lot. The District allows one on a lot in most of its single family areas, and the owner must live on the property or name a property manager. Ask the seller for the registration and the licence.
One bus route
The 254 is the only bus in the British Properties, and for much of the day it runs once an hour. If anyone in the household does not drive, find the nearest stop, read the schedule for the hours they travel and time the walk up the hill from the stop to the front door.
Buying
Buying a home in the British Properties
Start with the age of the house. An original house from before 1960 and a house finished since 2010 can stand on the same street, and they ask a buyer for different things. In our experience, the older house needs a budget for updates, and the newer one costs more to buy and more to heat and insure, because it is larger. The price dots on this page show today's asking prices, and the gap between the lowest and the highest is wide.
Then test the daily routine. Drive from the house to the school, to Park Royal and to your workplace at the hour you would normally leave. Walk the driveway. Stand in the main rooms and look at what lies between the windows and the water, because trees and roofs lower on the slope decide how much of the view the house keeps. In our view, a buyer who has done these three things will know quickly whether a house fits.
Check the paperwork before your offer becomes firm. Ask your lawyer or notary to read the restrictions on the title. Look up the address on WestMap for the wildfire and creek areas, and phone an insurer with the address. If the house has a suite, ask the seller to show the District's registration and the current licence.
Michael Lee is the MultiLiving agent for buyers in West Vancouver. Use the form on this page to send him your budget, and say whether you want an original house, a newer one or a particular street. He will answer with the British Properties houses that fit and with times to view them.
Selling
Selling a home in the British Properties
A buyer who visits your house will compare it with the other British Properties houses on this page. In our experience, the same buyer often tours Chartwell and Glenmore in the same week. The listing cards on this page show the houses yours will be compared with today, each with its asking price.
In our experience, four things set the price of a house here: the view, the size and shape of the lot, the age and condition of the house, and how easy the driveway is to use. Before you list, gather what a careful buyer will ask for. That means the District's records for past work, the registration and licence for any suite, and any report on the trees, the slope or a creek on the lot.
Read your own title as well. If it still carries a racist covenant, you can ask the Land Title and Survey Authority to cancel it, and the authority's practice note says it charges no fee. The request needs the legal description of the lot or its parcel number and the registration number of the covenant.
Sold prices are kept off this page under real estate board rules. Michael Lee can show you recent British Properties sales in a private meeting and recommend a list price. To start, choose "What is my home worth?" on the form on this page.

Our view
Who buys in the British Properties
In our experience, the most common buyer here is a family that wants a large house with room for children, guests and a home office, and that already drives everywhere. Many have looked at Ambleside or Dundarave first and decided they want more land than those areas offer.
We also see two other groups. Families who buy with grandparents choose a house with enough bedrooms for three generations, sometimes with a registered suite. And some buyers choose an original house on a large view lot because the land is what they want most.

Questions about British Properties
Is the British Properties in the City or the District of West Vancouver?
The British Properties is in the District of West Vancouver. West Vancouver has one municipality, so there is no separate city. The province's place name record puts the community in West Vancouver District Municipality, and property tax and local rules for every address come from the District.
What kind of homes are for sale in the British Properties?
Detached houses. Every home listed under this area name on October 9, 2026 was one. The middle house on that list had 6,126 square feet of floor area, the middle lot was 0.44 of an acre, and seven in ten descriptions mentioned a view.
How much does a house in the British Properties cost?
The price dots on this page mark the asking price of every house listed today and show the middle price. The range is wide, because houses from before 1960 and large houses finished since 2010 share one list. The page also shows the benchmark price that Greater Vancouver REALTORS publishes each month for a detached house in West Vancouver.
How big are the lots in the British Properties?
On October 9, 2026, the middle lot among the houses listed here measured 19,166 square feet, which is 0.44 of an acre. The District says its first community plan, written under the Town Planning Act of 1926, called for larger lots than elsewhere in the Lower Mainland, and that the decision attracted the Guinness family to West Vancouver.
How old are the houses in the British Properties?
The ages are mixed. On October 9, 2026, one in four of the houses listed was finished before 1960 and more than four in ten were finished in 2010 or later. The middle year was 2007. For a house from before 1960, ask the seller which parts have been replaced and in which year.
Why is it called the British Properties?
The province's place name office says the area was named in the early 1930s, when the Guinness family of Britain bought the land. The West Vancouver Archives records that the family created British Pacific Properties Limited in 1931 to buy 4,700 acres on Hollyburn Ridge. The name became official in 1979.
Who paid for the Lions Gate Bridge?
The Guinness family paid for it through their company, British Pacific Properties, according to The Canadian Encyclopedia. The West Vancouver Archives says the company agreed to build a crossing from Vancouver in return for the right to develop its land. The bridge opened to cars on November 14, 1938, and the province bought it in 1955.
Are the old racist covenants in the British Properties still legal?
No. Section 222 of BC's Land Title Act says a covenant that restricts who may own, occupy or use land because of race, colour, ancestry or place of origin is void and of no effect. That applies to a covenant written at any time. CBC News reported in January 2020 that several British Properties homes still had such clauses on their titles.
How do I remove a discriminatory covenant from my land title?
Write to the registrar at the Land Title and Survey Authority of BC and ask for the covenant to be cancelled under section 222. The authority's Practice Note 01-15 says there is no fee. Include the legal description of the lot or its parcel number, and the registration number of the covenant. Other rules in the same document stay valid.
Which schools serve the British Properties?
The area is in West Vancouver Schools (School District 45). Chartwell Elementary and Westcot Elementary are the closest public elementary schools, and Sentinel Secondary on Chartwell Drive teaches Grades 8 to 12. The district's school locator shows the catchment school for each address.
Is there French immersion near the British Properties?
Yes. The district lists French immersion at Sentinel Secondary, which is inside the area. For elementary grades it lists École Cedardale, on the east side of West Vancouver, where every class is taught in the program, and École Pauline Johnson. Phone the district to learn how a child from your address is given a place.
Is there a bus from the British Properties to downtown Vancouver?
Yes, the 254, and it is the only route in the area. In TransLink's fall 2026 schedule, seven weekday buses run through to West Georgia Street, three in the morning and four in the afternoon. The rest end at Park Royal, where riders change. For much of the day the 254 runs once an hour.
Is the British Properties in a wildfire hazard area?
The District's Wildfire Hazard permit area, approved on December 14, 2020, covers every property within 100 metres of a forested area, and the District has thinned forest beside homes in the north-east part of the British Properties. WestMap, the District's online map, shows whether one address is inside. A new or replacement house inside the area needs a wildfire permit.
Does the British Properties get more snow than the rest of West Vancouver?
In our experience, the upper streets get snow on some days when the waterfront gets rain, because they are higher. The District clears bus routes and main roads first and local roads after the storm has passed. Owners must clear the sidewalk beside their property within 24 hours.
Can a house in the British Properties have a suite or a coach house?
Yes, with the District's approval. A suite is legal when it meets the BC Building Code, is registered and is licensed for its use. The District allows one coach house on a lot in most single family areas. Few listings here stated a legal suite on October 9, 2026, so ask each seller for the paperwork.
Which trails are near the British Properties?
The Brothers Creek Trail starts in the 1100 block of Millstream Road and is 5 km for the round trip. The Millstream Trail starts where Eyremount Drive meets Chartwell Drive. The Baden-Powell Trail runs higher up the ridge, and Capilano River Regional Park lies along the river to the east.
Can I walk from the British Properties to the Cleveland Dam?
The riverside path is closed part of the way. A landslide on January 6, 2021, near Moyne Drive, removed part of the Capilano Pacific Trail. On October 10, 2026, Metro Vancouver's page for Capilano River Regional Park said bridge work was under way on that trail and that walkers could not pass through the work zone. Check the page before you set out.
Is the British Properties good for families?
In our view, yes, for a family that wants space and drives. Two public elementary schools and a public high school are in or beside the area, and forest trails start at the top of the hill. The drawbacks are the distance to shops, one bus route and snow on the upper streets in winter.
How do I find out what my British Properties home is worth?
Choose "What is my home worth?" on the form on this page. Michael Lee will compare your house with recent sales of similar British Properties houses, consider its view, its lot, its age and its driveway, and tell you the price he would list at. Who should I talk to about buying or selling in the British Properties?
Talk to Michael Lee, REALTOR®, Personal Real Estate Corporation, with eXp Realty. He handles West Vancouver for MultiLiving. His number is 604-803-9863, and the form on this page reaches him too. Tell him the streets you like or the address you want to sell.
