Dundarave is in the District of West Vancouver, which is the single municipality for all of West Vancouver. Property tax bills and local rules for every Dundarave address come from the District. On October 9, 2026, 42% of the listings here named West Vancouver on the municipality line and the others left it empty.
What Dundarave is like
Dundarave is on the north shore of Burrard Inlet, west of Ambleside. The province's place name office puts it between Hollyburn and Altamont. Marine Drive crosses the neighbourhood from east to west, and the shops of Dundarave village line it around 24th and 25th Streets. Dundarave Park, with its beach and pier, is at the foot of 25th Street.
North of Marine Drive the numbered streets climb the slope. The avenues that cross them include Haywood, Kings, Lawson, Mathers, Nelson, Ottawa and Palmerston, and on October 9, 2026 homes were listed for sale on every one of those seven. Homes were also listed on Bellevue Avenue, Marine Drive and 28th Street.
The village is small. West Vancouver Schools says Irwin Park Elementary stands within three blocks of the business properties that serve what it calls a small community. Larger public buildings are east along Marine Drive: the community centre and pool in the 2100 block and the library in the 1900 block. The Seawalk joins Dundarave to Ambleside along the water.
In our view, Dundarave suits a buyer who wants to live near the sea in a quieter place than Ambleside, with a beach, an elementary school and daily shops close to home. Expect a slope, because most houses stand uphill from the village. A buyer who wants a townhouse or a duplex home will find more choice elsewhere on the North Shore, since more than nine in ten of the homes listed here on October 9, 2026 were detached houses.

What the homes are like
This page counts houses, townhouses and duplex homes. Condo apartments are sold in Dundarave as well, and this page leaves them out. More than nine in ten of the homes it counted on October 9, 2026 were detached houses. Townhouses and duplex homes made up the remaining share, and the ones listed that day dated from 1998 and 2024.
The ages are mixed. Homes from every decade from the 1960s to the 2020s were listed on that date, along with homes finished before 1960. Two groups were the largest: 39% of the homes had been finished since 2010 and 29% before 1960. A further 16% dated from the 1990s. The middle year for houses was 1990, and a typical house had five bedrooms.
Views are the main feature that listings describe. On that date 84% of the descriptions mentioned a view, because the land rises from the sea. Waterfront was mentioned in 16% of them. A lot on the water in West Vancouver has its own rules, and the checks on this page explain them.
Most house listings say nothing about a suite. On that date 79% left the suite line empty, 10% stated a legal suite and 7% stated an unauthorized suite. In our experience, families who plan to share a house with parents or adult children should ask about the suite before the first visit, because the answer decides whether the house suits them.

History
A summer shore that became a village
The District of West Vancouver says it is on the traditional and unceded territories of the Squamish, Tsleil-Waututh and Musqueam Nations. Its history page explains that, as Vancouver grew, people from the city crossed Burrard Inlet to picnic or camp on this shore. Later they settled in a line of small communities that faced the water. Dundarave was one of those communities.
The name is Scottish. The province's place name office records that Russell Elliot Macnaghten, who lived from 1860 to 1918 and taught classics at McGill University College in Vancouver and later at the University of British Columbia, bought and divided land here with others in 1909. He named it after Dundarave Castle on Loch Fyne, the old home of his clan. The record adds that the castle was reached by rowboat and that the name comes from Gaelic words meaning "the two oars". The province adopted Dundarave as an official place name on December 7, 1937, at first for the post office.
Most of early Dundarave appeared within three years. The District's Time Walk history site says two sisters built the Clachan in 1912 as a hotel and tearoom, on the shore where Dundarave Park is today. Conservative Hall was built on Marine Drive in 1913 and was also rented to the school board as the one-room Dundarave School. On January 1, 1914, a station opened at Dundarave on the Pacific Great Eastern Railway, which ran trains between North Vancouver and West Vancouver from 1913 to 1928. The same site records that the public ferry from Vancouver docked at Ambleside, so land sellers brought buyers to Dundarave in a private boat.
The District built Dundarave Pier in 1914 for $40,000 as a ferry landing. The site proved too exposed for ferries, and the pier became a place for visitors. The first Dundarave Regatta was held there in 1918. In the 1920s, people from Vancouver built small summer cabins along the waterfront, and the Fortune Cup Inn opened as a hotel and restaurant at the foot of 25th Street in 1920. Most of the cabins were later replaced by apartment buildings, and the inn was demolished in 1971 to make Dundarave Park larger.
Two later dates matter to a resident today. Irwin Park Elementary opened in 1955 as a school of four rooms, on park land that the municipality transferred to the school board. The Centennial Seawalk was built in 1967 to mark 100 years of Canada. The District bought the Clachan building in the 1940s, and the building was declared a West Vancouver historic site on February 22, 1992. A series of restaurants has operated in it since the 1940s.
Daily life
Daily life in Dundarave
Daily shopping happens in the village on Marine Drive. The counts on this page show the cafes, grocery stores, pharmacies and clinics mapped inside the area, and the distance table gives the straight line distance to Park Royal, downtown Vancouver and Lions Gate Hospital. In our experience, residents walk to the village for food and coffee and take the bus or drive to Park Royal for larger stores.
The West Vancouver Community Centre and Aquatic Centre are at 2121 Marine Drive, between Dundarave and Ambleside. The District's page lists a leisure pool, two main pools, a water slide, a sports gym, a music hall, an arts studio, a youth lounge and childminding. The pool closes from November 27 to December 20, 2026 for its yearly maintenance. The Seniors' Activity Centre is close by at 695 21st Street. It serves adults aged 55 and over with a cafe, fitness and arts programs, and a shuttle bus that takes seniors to the centre and to local shops and doctors. The West Vancouver Memorial Library is at 1950 Marine Drive.
Dundarave has two yearly events of its own. The Dundarave Festival of Lights Society runs the Dundarave Festival of Lights. In 2025 the society's website listed free concerts on four Saturdays from November 29 to December 20, the last with a bonfire and carol singing. The District's history site describes the display of Christmas trees in Dundarave Park each December as a way of raising money for charity. The summer event is the Dundarave Hoedown. In August 2025 the District paused road work on Marine Drive so that the event could take place.
The village is changing on one block. District council approved a three storey building with shops and homes at 2452 to 2496 Marine Drive on July 25, 2022. In August 2025 the District's page said the project was in an early phase, with a new storm drain being laid under Marine Drive between 24th and 25th Streets and part of the planted centre strip of the road removed until the building is finished. In our view, a buyer should walk that block before deciding, to see what stage the work has reached.

Outdoors
Dundarave Park, the pier and the Seawalk
Dundarave Park is on the waterfront at the foot of 25th Street. The District lists a beach, a playground, picnic tables, a concession and washrooms that are open all year from 6 a.m. to 10 p.m. Its page describes more than 50 metres of sandy beach, with a swimming area that lifeguards watch in summer and a floating swimming dock that is installed each year in late June. Seven palm trees, given to the District in the fall of 2019, were planted near the beach.
The pier extends from the park into the water. In January 2022 a major storm arrived together with a king tide, a name for the highest tides of the year. It damaged both the Dundarave pier and the Ambleside pier, and the District closed them. Repairs began in June 2023, and the District's project page, as saved in March 2025, says the work is complete and both piers are open.
The Centennial Seawalk begins at Dundarave Park and runs 1.7 km east beside the water to the foot of 18th Street. The District describes it as an easy walk with views of Burrard Inlet, the mountains, the Vancouver skyline and ships passing under the Lions Gate Bridge. The photo at the top of this page looks east along that shore from Dundarave.
Rules for dogs differ from place to place here. Leashed dogs may use the paved paths in Dundarave Park, and the District keeps them off the grass, the beach, the pier and the playground. On the Seawalk a leash of two metres or less is required and each person may bring two dogs. A fenced path beside the Seawalk between 19th and 24th Streets lets dogs run without a leash, and Hay Park is one of the District's 14 off-leash areas. Up the hill, Irwin Park has a public sports field beside the school. The table on this page lists the other parks nearby.
Schools
Schools in and near Dundarave
Dundarave is served by West Vancouver Schools (School District 45). Irwin Park Elementary, at 2455 Haywood Avenue, is the public elementary school nearest the middle of the area. It teaches Kindergarten to Grade 7, and the district's page for the school places it in Dundarave, within three blocks of the shops.
École Pauline Johnson on 22nd Street is the next closest public school, and it teaches only French immersion. The district lists two programs there: early immersion, and late immersion for students entering Grade 6. For Grades 8 to 12, the district lists French immersion at Sentinel Secondary in the British Properties.
West Vancouver Secondary on Mathers Avenue is the nearest public high school. It teaches Grades 8 to 12, and the district lists the International Baccalaureate Diploma, an international program for the final two years of high school, at that school. Independent schools near Dundarave are listed in the table on this page.
Each public school accepts children from a set of addresses called its catchment, and the catchment school for a home can differ from the nearest one. On October 10, 2026, the district's website said admissions would open on October 15, 2026 for all Kindergarten students and for students entering Grades 1 to 12 at their catchment school. Look up the address in the district's school locator before you write an offer.

Getting around
Getting around
Marine Drive at 25th Street is Dundarave's main bus stop. The 250 runs from Horseshoe Bay through Dundarave to downtown Vancouver, and some 250 trips start or end at 25th Street. The 255 starts at the same corner and goes to Park Royal, Lonsdale and Capilano University. The 253 links Caulfeild with Park Royal, and nine of its weekday trips continue to Vancouver. Three more routes, the 251, 252 and 256, climb the slope above Marine Drive and return to Park Royal. The table on this page counts the weekday trips on each route.
TransLink's schedule for September 7, 2026 to January 3, 2027 allows between 26 and 27 minutes from Marine Drive at 25th Street to West Georgia Street at Burrard Street on weekday 250 buses that leave between 7 and 8:30 a.m. Buses that leave between 4 and 5 p.m. are given between 34 and 35 minutes for that trip. The first 250 to Vancouver leaves the stop at 5:34 a.m. and the last at 12:34 a.m. Park Royal is 11 minutes away on the 250, and the 255 is given between 27 and 28 minutes to Lonsdale Avenue at 13th Street.
Two other trips are useful to know. Going west, the 250 is given 25 minutes from 25th Street to the Horseshoe Bay ferry terminal in the middle of a weekday morning. The 44 express also serves the stop on weekdays: three buses leave for the University of British Columbia between 6:55 and 8:55 a.m. and take 51 to 56 minutes, and three come back in the afternoon.
Drivers follow Marine Drive east to the Lions Gate Bridge. In our experience, that drive is slow at rush hour and on sunny weekends, when visitors come to the beach and street parking near the park fills early. The Seawalk is the direct route to Ambleside on foot, 1.7 km along the water. Most houses are above the village, so the walk home from the shops is uphill.

Things to check in Dundarave
A lot on the water
Waterfront was mentioned in 16% of listing descriptions here on October 9, 2026. The District adopted a Foreshore permit area on April 11, 2022 to lower the risk from rising seas, storms and waves. Inside it, the living space of a new home on a lot at risk of coastal flooding must be raised to a set flood level, and work within 15 metres of the high tide line needs a permit. That work includes patios, sheds, retaining walls and tree cutting. A storm at a king tide damaged Dundarave Pier in January 2022. Look for the Foreshore layer on WestMap, the District's online map.
Marr Creek
Marr Creek flows south through Dundarave and reaches the sea west of the pier. OpenStreetMap shows it above ground in some places and in pipes in others. In West Vancouver's existing neighbourhoods, work within 15 metres of the top of a creek bank needs an Environmental Development Permit, and the District's guidelines allow nothing new within 5 metres of the bank. Routine yard work is exempt. Ask the seller whether the creek crosses or passes beside the lot.
Houses from before 1960
On October 9, 2026, 29% of the homes listed here had been finished before 1960. For a house of that age, ask when the roof, the wiring, the plumbing and the drains were last replaced, and ask the District for its file on past work at the address. Make your offer depend on a home inspection.
Suites and coach houses
The District treats a suite as legal when it meets the BC Building Code, is registered with the municipality and is licensed for its use. On October 9, 2026, 7% of the house listings here stated an unauthorized suite. The District's page, as saved in August 2025, warns of fines of up to $10,000 for an unregistered suite and says fire insurance will not cover one. A coach house is a small separate home in the yard. The District's rules, as saved in April 2025, allow one on a lot in most of its house areas, and the owner must live on the property or name a property manager.
The view and the village
On October 9, 2026, 84% of listing descriptions here mentioned a view. In our experience, a view over lower roofs can change when a neighbour rebuilds, and a three storey building was approved for 2452 to 2496 Marine Drive in 2022. If the view is part of what you are paying for, stand in the main rooms, look at what lies between the house and the water, and ask the District's planning staff what may be built on those lots.
The wildfire map
West Vancouver's Wildfire Hazard permit area was approved on December 14, 2020. It covers properties within 100 metres of forest, which the District put at 50% of its land. The permit applies to a new or replacement house and requires a report signed by a qualified professional. The District exempts renovations. Dundarave is beside the sea, yet the map decides each address, so find the lot on WestMap and phone an insurer with the address before you offer.
Buying
Buying a home in Dundarave
Begin with the age of the house. Dundarave has houses from the 1950s, a group from the 1990s and many finished since 2010. In our experience, the three groups sell at different prices. The price dots on this page show every asking price today, so you can see where each house falls in the range.
Next, decide what you want from the water. A house high on the slope may have a wide view and a long walk up from the village. A house on a lower avenue is closer to the beach, the shops and the 250 bus. A house on the shore itself may be covered by the Foreshore rules described in the checks. In our experience, a buyer of that kind of lot should speak to the District's planning staff before the offer becomes final.
Read the suite line on every listing. Where a suite is stated as legal, ask for the District's registration and the current licence. Where it is stated as unauthorized, or where the line is empty and the photos show a second kitchen, ask the seller what the District has on file. If the home is a townhouse or a duplex home, it is usually part of a strata, a group of owners who share costs, so ask for the strata's documents early and read them with your lawyer or notary.

Selling
Selling a home in Dundarave
In our experience, buyers who come to see your home have already looked at the other Dundarave listings on this page, and many of them also visit homes in Ambleside and Altamont during the same search. The cards on this page show your competition today and the range of asking prices.
In our experience, four things decide the price of a Dundarave house: the view, the distance to the beach and village on foot, the age and condition of the house, and whether a suite is registered. Gather the papers before you list. A buyer will ask for the suite registration and licence, the District's file on past work, and any permit for work near the shore or Marr Creek. In our experience, the first question from a buyer who wants a view is what could block it, so describe in the listing what stands in front of the house.
Sold prices cannot be shown on a public page such as this one under real estate board rules. Michael Lee can review recent Dundarave sales with you in private and recommend a price. Request a price review with the form on this page.

Our view
Who buys in Dundarave
In our experience, two groups buy most Dundarave houses. The first is families with children in elementary school, who want Irwin Park Elementary or École Pauline Johnson nearby and a beach at the bottom of the hill. The second is owners of large houses higher up in West Vancouver who want to walk to shops, the Seawalk and the Seniors' Activity Centre.
We also meet families of two generations who look for a house with a registered suite so that grandparents can live at the same address. A fourth group, in our experience, wants a lot on or near the water and plans to keep the house for many years.

Questions about Dundarave
Is Dundarave part of West Vancouver?
Yes. Dundarave is a neighbourhood in the District of West Vancouver, the one municipality that covers all of West Vancouver. The province's place name office describes it as a community on the north side of Burrard Inlet between Hollyburn and Altamont. Property tax and local rules come from the District.
What kind of homes are for sale in Dundarave?
More than nine in ten of the houses, townhouses and duplex homes listed in Dundarave on October 9, 2026 were detached houses, and a typical house had five bedrooms. Condo apartments are sold here too. This page lists houses, townhouses and duplex homes and leaves condos out.
How much does a house in Dundarave cost?
The price dots on this page mark the asking price of every Dundarave house for sale today and show the middle price. The range is wide, because houses from the 1950s, houses from the 1990s and houses finished in the last few years are listed together, and some stand on the water. The page also gives the benchmark price that Greater Vancouver REALTORS publishes each month for a detached house in West Vancouver.
How old are the houses in Dundarave?
The ages are mixed. On October 9, 2026, 39% of the homes listed in Dundarave had been finished since 2010, 29% before 1960 and 16% in the 1990s. The middle year for houses was 1990. Check the year on each listing and ask what has been replaced since.
Do Dundarave homes have ocean views?
Most listings say so. On October 9, 2026, 84% of Dundarave listing descriptions mentioned a view, and 16% mentioned waterfront. The streets climb from the sea, so many houses look over the roofs below them toward Burrard Inlet. Visit the house to see the view from the main rooms.
Can I buy a waterfront home in Dundarave?
Yes, at times. On October 9, 2026, 16% of Dundarave listing descriptions used the word waterfront. A lot on the shore may fall inside the District's Foreshore permit area, adopted in 2022, which sets a flood level for new living space and requires a permit for work within 15 metres of the high tide line.
Can a house in Dundarave have a legal suite?
Yes. The District of West Vancouver says a suite is legal when it meets the BC Building Code, is registered with the municipality and holds a licence for its use. TransLink's fall 2026 schedule gives the 250 between 26 and 27 minutes from Marine Drive at 25th Street to West Georgia Street at Burrard Street, for weekday buses leaving between 7 and 8:30 a.m. Buses leaving between 4 and 5 p.m. are given between 34 and 35 minutes. Delays on the Lions Gate Bridge can lengthen the trip.
Is there a bus from Dundarave to UBC?
Yes, on weekdays. TransLink's fall 2026 schedule shows three 44 express buses that leave Marine Drive at 25th Street for the University of British Columbia between 6:55 and 8:55 a.m. The trip is given 51 to 56 minutes. Three buses return to Dundarave in the afternoon.
What is at Dundarave Park?
Dundarave Park is on the water at the foot of 25th Street. The District lists a sandy beach, a playground, picnic tables, a concession and washrooms that are open all year. Lifeguards watch the swimming area in summer, a floating dock is installed each year in late June, and the pier and the Seawalk both start at the park.
Can I walk from Dundarave to Ambleside?
Yes. The Centennial Seawalk runs 1.7 km beside the water from Dundarave Park to the foot of 18th Street, and the District calls it an easy route. Leashed dogs are allowed, with a limit of two dogs for each person.
Are dogs allowed on Dundarave beach?
No. The District of West Vancouver keeps dogs off its beaches, and in Dundarave Park it also keeps them off the grass, the pier and the playground. Leashed dogs may use the paved paths in the park and the Seawalk. A fenced path between 19th and 24th Streets lets dogs run without a leash.
How did Dundarave get its name?
The province's place name office says Russell Elliot Macnaghten, a classics professor who bought and divided land here with others in 1909, named the area after Dundarave Castle on Loch Fyne in Scotland, the old home of his clan. The name comes from Gaelic words meaning "the two oars".
How old is Dundarave Pier?
The District of West Vancouver built Dundarave Pier in 1914 for $40,000, according to its Time Walk history site. It was planned as a ferry landing, and the site turned out to be too exposed for ferries. A storm in January 2022 damaged the pier, and repairs began in June 2023.
What is the Dundarave Festival of Lights?
It is a yearly Christmas event at the foot of 25th Street, run by the Dundarave Festival of Lights Society. In 2025 the society listed free concerts on four Saturdays from November 29 to December 20. The District's history site describes the display of Christmas trees in the park as a way of raising money for charity.
Where are the nearest pool, library and seniors' centre?
All three are east of the village. The West Vancouver Community Centre and Aquatic Centre are at 2121 Marine Drive, the Seniors' Activity Centre is at 695 21st Street and the West Vancouver Memorial Library is at 1950 Marine Drive. The pool is closed for maintenance from November 27 to December 20, 2026.
Are there flood, creek or wildfire rules for homes in Dundarave?
Three District permit areas can apply. The Foreshore area covers lots at risk from the sea. Work within 15 metres of the bank of a creek, such as Marr Creek, needs an Environmental Development Permit. The Wildfire Hazard area covers lots within 100 metres of forest. WestMap, the District's online map, shows which areas include a given address.
Is Dundarave good for families?
In our view, yes. An elementary school, a French immersion school, a beach with summer lifeguards and a playground are all inside the neighbourhood, and the pool and library are a short trip east. The drawbacks are the price of a detached house, which the price dots on this page show, a steep walk home from the village and few townhouses or duplex homes.
How do I find out what my Dundarave home is worth?
Request a price review with the form on this page. Michael Lee will look at your home's view, its distance from the beach, its age and any registered suite, compare it with similar homes that sold nearby, and tell you the price he would recommend. Sold prices are shared in private, as real estate board rules require.
Who should I talk to about buying or selling in Dundarave?
