Park Royal, West Vancouver: Homes for Sale, Prices, Schools and Leasehold Land
Park Royal is the area around the Park Royal shopping centre, beside the Capilano River and near the north end of the Lions Gate Bridge. Most homes for sale here are condo apartments, which this page leaves out, so few houses and townhouses are listed. Part of the area is Squamish Nation reserve land, where a home is sold as a long lease, so read each listing for the word freehold or leasehold.

Most of Park Royal is in the District of West Vancouver. The south side of the shopping centre and land toward the mouth of the Capilano River are part of the Squamish Nation's Capilano reserve (Xwmélch'sten, Indian Reserve No. 5), which the District's history page describes as a separate legal body from the District. On October 9, 2026, every house and townhouse listing here left the municipality line blank, so ask which of the two a home is on.
What Park Royal is like
Park Royal is the east end of West Vancouver. Marine Drive runs through the middle of it, with one part of the Park Royal shopping centre on the north side of the road and another part on the south side. Taylor Way climbs north from Marine Drive to the Upper Levels Highway (Highway 1). The Capilano River flows down the east side of the area to Burrard Inlet, and the north end of the Lions Gate Bridge is a short drive past the river.
People come here for errands and for the bus. The shops, the grocery stores and the stops for many bus routes are within a few blocks of each other, and most of the homes close to them are apartments. On October 9, 2026, condo apartments for sale under the Park Royal name outnumbered houses and townhouses eight to one.
Two governments share this small area. Most of it belongs to the District of West Vancouver. The south side of the shopping centre and the land toward the mouth of the river are part of the Squamish Nation's Capilano reserve, called Xwmélch'sten. The Nation says that businesses in Park Royal South, the Village at Park Royal, the black office tower and Park Royal Towers all operate on its land. This matters to a buyer because a home on reserve land is sold as a lease. The buying section and the checks on this page explain what that involves.
In our view, Park Royal suits a buyer who wants a new house or townhouse within a walk of shops and frequent buses, and who accepts a short list of homes and steady traffic on Marine Drive and Taylor Way. A buyer who wants an older house with a yard will find more of them next door in Sentinel Hill, Cedardale and Ambleside.

What the homes are like
This page lists houses, townhouses and duplex homes. Condo apartments are left out, and near Park Royal they are most of what is for sale. The list was short on October 9, 2026. The cards on this page show how many homes are listed today.
The houses and townhouses that were listed on October 9, 2026 were all finished in the 2020s. They were on Arthur Erickson Place and 6th Street, north of Marine Drive, on ground that rises from the shopping centre. A typical one had three bedrooms. No house listed that day stated a suite, so a family that needs a suite for parents or adult children should also look in the next-door areas.
A new townhouse here will usually belong to a strata. That is the legal body through which the owners of the homes share the cost of the roof, the outside walls and the grounds. In a new strata, BC law has the company that created it set the budget for the first 12 months. Ask to see that budget, and ask what the monthly fee covers.
More homes may come to the reserve side in future. On October 29, 2024, the Squamish Nation announced that its council had approved land uses for the Marine Drive part of the Capilano reserve: homes for the open market mixed with other uses, housing for Nation members and a new administration and community service centre. The Nation said the plans would go ahead only if its people support them in a vote to set the land aside for that use.

History
From river mouth village to shopping centre
People lived at the mouth of the Capilano River long before there were shops here. The District of West Vancouver's history page says the Squamish people have lived on and governed this territory since before written records. It adds that the First Nations village there became the Capilano Indian Reserve in 1923. The Squamish Nation still governs that land today.
The shopping centre began with one company. The West Vancouver Archives records that the Guinness brewing family created British Pacific Properties in 1931 to buy 4,700 acres on Hollyburn Ridge, the land that became the British Properties. In return, the company agreed to build a crossing to Vancouver. The Canadian Encyclopedia gives November 14, 1938 as the day the Lions Gate Bridge opened to traffic.
The Archives calls the shops at Taylor Way and Marine Drive the final phase of that plan. Park Royal opened in September 1950 with 125,000 square feet of floor space and a Woodward's department store as its main shop. The Archives describes it as the first regional shopping centre in Canada. The name comes from an area of London where the Guinness family had a brewery.
The centre then grew across Marine Drive onto reserve land. The Archives dates the opening of the south mall to 1963, with more building in the 1970s, including the black office tower in 1974. The Squamish Nation says the land was leased in the late 1950s under a 99-year lease. A 1996 by-law of the Squamish band council refers to reserve lands on which a part of the Park Royal Shopping Centre is situated. The Archives also records renovations after Woodward's closed in 1993 and Eaton's closed in 1999.
Daily life
Daily life in Park Royal
In our experience, errands are the reason people choose this area. The grocery stores, cafes, pharmacies and the clinic mapped inside it are counted on this page, and all of them are close to the shopping centre. A resident of Arthur Erickson Place or 6th Street walks downhill to the shops and uphill on the way home.
The shopping centre is split by Marine Drive, and the two sides are run under two sets of rules. The Squamish Nation says anyone who does business in Park Royal South, the Village at Park Royal, the black office tower or Park Royal Towers needs a Nation business licence and Nation permits, because that land is part of the reserve. The Nation's list names no part of Park Royal North.
For a library or a hospital you leave the area. The nearest public library is the West Vancouver Memorial Library, west along Marine Drive in Ambleside, and Lions Gate Hospital is in North Vancouver. The table on this page gives the straight line distance to the hospital, to downtown Vancouver and to Lonsdale Quay.

Outdoors
The river, Ambleside Park and the trails
Ambleside Park is the large park next door, with its entrance at the foot of 13th Street. The District lists sandy beaches with a summer swimming area watched by lifeguards, a playground, a skatepark, a basketball court, tennis and pickleball courts, sports fields, a duck pond and a par 3 golf course. Leashed dogs may use the paved paths. The District's page says pay parking applies all year and that West Vancouver residents can apply for a yearly pass at no cost.
The Capilano Pacific Trail starts at the dog walk area of Ambleside Park and follows the river north until signs send walkers up to Keith Road. It once carried on through Capilano River Regional Park to the fish hatchery and the Cleveland Dam. A landslide on January 6, 2021 removed a section of the trail, and the District's page, as saved in August 2025, says that part is closed with a detour in place. In October 2024 Metro Vancouver told the District that putting the trail back on its old line was not feasible because the slope is unstable.
The Spirit Trail is the paved path for walking, cycling and wheelchairs that the North Shore municipalities and the Squamish and Tsleil-Waututh Nations are building from Horseshoe Bay to Deep Cove. The District's page records provincial and federal money for a 1.4 km paved link between the Park Royal shopping centre, the Lions Gate Bridge and the District of North Vancouver. It also lists Squamish Nation artwork at Taylor Way and a Capilano River viewpoint among the features that donors paid for.
Take care near the river. Metro Vancouver warns that water can be released over the Cleveland Dam, which makes the flow and the level of the Capilano River rise rapidly, and that pools which look calm have strong currents and cold water.
Schools
Schools near Park Royal
Park Royal is served by West Vancouver Schools (School District 45). École Cedardale on Burley Drive is the public elementary school closest to the middle of the area. The district describes it as a single-track French immersion school for Kindergarten to Grade 7, which means every class there is taught in French immersion, and as an International Baccalaureate World School.
A family that wants the English program should ask the district which school serves the address. The next closest public elementary schools are Hollyburn in Ambleside, Westcot at the foot of the British Properties, and Ridgeview. The district lists all three as Kindergarten to Grade 7.
West Vancouver Secondary on Mathers Avenue is the closest public high school, and the district lists the International Baccalaureate Diploma there. It lists French immersion for the high school years at Sentinel Secondary in the British Properties. The table on this page also shows independent schools, including one elementary school on Keith Road.
Each public school has a catchment, which is the list of addresses it must take children from, and the catchment school for an address is sometimes farther away than the closest school. The district's website, read on October 10, 2026, announced that admissions open on October 15, 2026 for Kindergarten and for catchment students going into Grades 1 to 12. Look up any Park Royal address in the district's school locator before you write an offer.

Getting around
Getting around
Many North Shore bus routes meet at Park Royal. Routes from Horseshoe Bay, Dundarave, Caulfeild, the British Properties and Lynn Valley all stop here on the way to downtown Vancouver, and local routes climb to Queens, Inglewood and Whitby Estate. The table on this page counts the weekday trips on each route.
The R2 RapidBus starts at Park Royal. Since September 7, 2026 it runs past Phibbs Exchange to Metrotown in Burnaby, so a rider can reach Lonsdale Quay, Burnaby Heights, Brentwood, BCIT and Metrotown without changing buses. TransLink gives a bus every 6 to 7 minutes in weekday peak periods and every 10 to 15 minutes at other times, with service every day from 5 a.m. to 2 a.m.
Drivers reach Vancouver over the Lions Gate Bridge. The Canadian Encyclopedia notes that the two lanes of the original bridge were later divided into three. In our experience, Marine Drive and Taylor Way are slow at rush hour and on summer weekends because traffic for the bridge, the shops and the highway meets here. Taylor Way leads up to the Upper Levels Highway for trips east to the Second Narrows (Ironworkers Memorial) Bridge or west to the Horseshoe Bay ferry terminal.

Things to check in Park Royal
Freehold or leasehold
Part of Park Royal is Squamish Nation reserve land. The Nation says Park Royal South, the Village at Park Royal, the black office tower and Park Royal Towers stand on land it leased in the late 1950s under a 99-year lease. A home on reserve land is sold as a lease. Read the line on every listing that says how the land is held, and ask which land the home is on before you book a visit.
The end date of the lease
The BC Financial Services Authority calls the length of the lease a fundamental point for any leasehold home. When the lease ends, the right to use the home ends, and the home can be harder to sell as that date gets closer. Ask for a full copy of the lease. Have a lawyer who knows leases on reserve land confirm the end date, any renewal terms and every yearly cost.
A mortgage on a leased home
The same regulator says a mortgage may be harder to get for a leasehold home, and more so as the end of the lease approaches. Speak to a mortgage broker before you make an offer, give them the end date of the lease, and get the lender's answer in writing. In our experience, a leasehold home is priced below a similar freehold home, and the gap grows as the lease gets shorter.
Property tax on reserve land
The Squamish Nation's property taxation team says it levies and collects property tax on homes and businesses on the Nation's reserves. The Nation sets its rates each year in a law made under the federal First Nations Fiscal Management Act. Its 2025 law set the residential rate for the Capilano reserve at $2.93785 for each $1,000 of assessed value. Ask the seller for the latest tax notice. The BC government tells people who pay property tax to a First Nation to contact that First Nation about a benefit equal to the home owner grant.
New homes and their warranty
Every house and townhouse listed here on October 9, 2026 was finished in the 2020s. BC Housing says every new home built by a licensed residential builder must carry home warranty insurance. It covers materials and labour for up to 2 years, the outside of the building that keeps water out for 5 years and the structure for 10 years. Ask the seller for the policy and its start date.
The river and the shore
On District land, any work within 15 metres of the top of a river or creek bank needs an Environmental Development Permit. A Foreshore permit area, adopted on April 11, 2022, covers lots at risk of flooding from the sea, and new living space on such a lot must be raised to a set flood level. On reserve land, the Squamish Nation has its own zoning by-laws and permits. Ask which rules cover the lot.
Buying
Buying a home in Park Royal
Before you compare prices, bedrooms or schools, ask one question about any home near Park Royal: is it freehold or leasehold? Freehold means you own the land and the building with no end date. Leasehold means you buy the right to use the home until a date written in a lease, and the land stays with its owner. In our experience, a listing states which one applies on the line for title to the land.
Federal law governs land in a reserve. Section 37 of the Indian Act says land in a reserve shall not be sold until the band has given it up to the government of Canada, and that it can be leased once the band has set it aside for that purpose. So a home on the Capilano reserve is sold as a lease. The BC Financial Services Authority, which regulates real estate in the province, lists what a buyer of any leasehold should consider. When the lease ends, the right to use the home ends. A mortgage can be harder to get. The lease may also require payments in addition to the purchase price, such as property taxes, management fees or building repairs, and these can rise over time.
The same regulator says leasehold homes on Indigenous lands may or may not fall under the Strata Property Act, the BC law for buildings with shared ownership, depending on the First Nation. It also says a leasehold home is excluded from the Home Buyer Rescission Period, the rule that gives most BC home buyers three business days to cancel an accepted offer. It advises buyers to consult a lawyer who knows leases before they buy. We could not confirm the length or the terms of any home lease near Park Royal from a public source. Have a lawyer read the lease itself and tell you its end date, what you must pay each year and what happens when it ends.
The houses and townhouses listed on October 9, 2026 were all new, so ask for the warranty papers described in the checks on this page and, for a townhouse, the strata's first budget. Michael Lee is the MultiLiving agent for buyers in West Vancouver. Use the form on this page to tell him your budget and whether you would consider a leasehold home, and he will send the listings that fit with times to see them.
Selling
Selling a home in Park Royal
Few houses and townhouses are listed in Park Royal at one time, so a buyer who visits your home will also look in Sentinel Hill, Cedardale and Ambleside. The cards on this page show what is listed here today and the range of asking prices. Look at what is listed in those three areas to see what your home will be compared with.
In our experience, four things set the price of a house or townhouse here: how new it is, how far it is from the shops and the bus on foot, how much traffic noise reaches it from Marine Drive or Taylor Way, and the state of the strata's papers. Before you list a newer home, collect the warranty policy, the strata's budget, its rules and the minutes of its meetings.
If your home is leasehold, the lease is the first thing a buyer's lawyer and lender will ask for. Have a full copy ready, with the end date, the yearly payments and the latest property tax notice from the Squamish Nation. In our experience, a clear set of lease papers shortens the time a buyer needs to arrange a mortgage.
Sold prices cannot be shown on a public page under real estate board rules. To see them, ask for a price review with the form on this page. Michael Lee will take you through recent sales near your home in private and suggest a price.

Our view
Who buys in Park Royal
In our experience, the most common buyer of a newer townhouse or house here is an owner of a larger West Vancouver house who wants less upkeep and wants shops within a walk. They often keep one car and use the bus for trips downtown.
We also see two other groups. Working couples and families choose the area for the bus service, the grocery stores and the French immersion school close by. Families who buy with grandparents come for the shops and the buses too. No listing on October 9, 2026 stated a suite, so they should check early whether a home has a bedroom on the entry floor and how steep the walk to the shops is.

Questions about Park Royal
Is Park Royal in West Vancouver or on Squamish Nation land?
Both. Most of the area is in the District of West Vancouver. The Squamish Nation says Park Royal South, the Village at Park Royal, the black office tower and Park Royal Towers stand on its Capilano reserve, Xwmélch'sten. Ask which land a home is on before you visit it.
What does leasehold mean for a home near Park Royal?
Leasehold means you buy the right to use a home until a date written in a lease, and the land stays with its owner. Under section 37 of the Indian Act, land in a reserve cannot be sold while it is part of the reserve, and it can be leased once the band sets it aside for that use. So a home on the Capilano reserve is sold as a lease.
How long is a lease on Squamish Nation land at Park Royal?
The Squamish Nation says the land under the south side of the shopping centre was leased in the late 1950s for 99 years. We found no public record of the length of any home lease near Park Royal. Ask for the lease and have a lawyer confirm its end date before you make an offer.
Can I get a mortgage on a leasehold home?
The BC Financial Services Authority says a mortgage may be harder to get for a leasehold home, and more so as the end of the lease approaches. Give a mortgage broker the end date of the lease before you make an offer, and ask for the lender's answer in writing.
Who collects property tax on a home on the Capilano reserve?
The Squamish Nation does. Its property taxation team levies and collects property tax on homes and businesses on its reserves, and the Nation sets the rates each year in its own tax law. For 2025 the residential rate for the Capilano reserve was $2.93785 for each $1,000 of assessed value. Ask the seller for the latest notice.
Does the BC home owner grant apply on reserve land?
The BC government's home owner grant page says that people who pay property tax to a First Nation should contact that First Nation to ask about an equivalent benefit. For a home on the Capilano reserve, that means asking the Squamish Nation's property taxation office before you set your budget.
Can I cancel an offer on a leasehold home within three days?
Most BC home buyers have three business days to cancel an accepted offer, for a fee of 0.25% of the offer price. The BC Financial Services Authority says a leasehold home and a home on leased land are excluded from that rule. Ask your lawyer to write the conditions you need into the offer.
What kind of homes are for sale in Park Royal?
Most homes for sale under the Park Royal name are condo apartments, which this page leaves out. The houses and townhouses listed on October 9, 2026 were all finished in the 2020s, and a typical one had three bedrooms. This page lists every house, townhouse and duplex home for sale today.
How much does a house or townhouse in Park Royal cost?
The price dots on this page mark the asking price of every house and townhouse listed in Park Royal today. With few homes listed, the range can change from week to week. The page also shows the monthly benchmark price that Greater Vancouver REALTORS publishes for a detached house in West Vancouver.
Why are so few houses listed in Park Royal?
The area is small and is built around a shopping centre, and most homes for sale near it are condo apartments. On October 9, 2026, condo apartments for sale here outnumbered houses and townhouses eight to one. For more houses, look in Sentinel Hill, Cedardale and Ambleside, which are next door.
Which schools serve Park Royal?
Park Royal is in West Vancouver Schools (School District 45). École Cedardale, a French immersion school for Kindergarten to Grade 7, is the closest public elementary school, and West Vancouver Secondary is the closest public high school. Your address decides your catchment school, so enter it in the district's school locator.
Which buses leave from Park Royal?
The R2 RapidBus starts here and runs to Lonsdale Quay, Phibbs Exchange, Brentwood and Metrotown. The 250 and 257 go to downtown Vancouver, the 255 goes to Capilano University, and local routes serve Queens, Inglewood, Caulfeild and the British Properties. The table on this page counts weekday trips for each route.
How do I get from Park Royal to downtown Vancouver?
By car, you cross the Lions Gate Bridge, which has three lanes shared between the two directions. By bus, several routes from Park Royal cross the same bridge to downtown, including the 250 and the 257 express. In our experience, the bridge is slow at rush hour and on summer weekends.
When did the Park Royal shopping centre open?
The West Vancouver Archives records that Park Royal opened in September 1950 with 125,000 square feet of floor space and a Woodward's department store. British Pacific Properties, the Guinness family company that developed the British Properties and built the Lions Gate Bridge, built the centre. The south mall opened in 1963.
How did Park Royal get its name?
The West Vancouver Archives says Park Royal was named after an area of London where the Guinness family had one of its breweries. The family's company, British Pacific Properties, built the shopping centre at Taylor Way and Marine Drive and opened it in September 1950.
Is the Capilano Pacific Trail open from Park Royal?
The District's page, as saved in August 2025, describes the trail from the dog walk area of Ambleside Park along the Capilano River to Keith Road. A landslide on January 6, 2021 removed a section farther north, and the same page says that section is closed with a detour.
Is Park Royal good for families?
In our view, it suits a family that wants a newer home, shops within a walk and frequent buses. A French immersion elementary school and Ambleside Park are close. The drawbacks are a short list of houses and steady traffic on Marine Drive and Taylor Way.
How do I find out what my Park Royal home is worth?
Ask for a price review with the form on this page. Michael Lee will set your home beside similar homes that sold close by and tell you the price he would list it at. For a leasehold home he also looks at the years left on the lease. He keeps sold prices private, because board rules do not allow them on a public page.
Who should I talk to about buying or selling in Park Royal?
Talk to Michael Lee, REALTOR®, Personal Real Estate Corporation, with eXp Realty. He covers West Vancouver for MultiLiving and can explain the difference between a freehold and a leasehold home near Park Royal. His number is 604-803-9863, and the form on this page reaches him too.
