Calverhall, North Vancouver: Homes for Sale, Prices, Schools and Daily Life
Calverhall is a small neighbourhood of detached houses on high ground above East Keith Road and Lynn Creek, east of Grand Boulevard in North Vancouver. Houses from before 1960 stand beside houses built since 2010, and three quarters of the listings on October 11, 2026 mentioned a view. It suits a family that wants a house and a yard near Brooksbank Elementary, the Park and Tilford shops and the Highway 1 ramps to the Second Narrows bridge.

Calverhall lies on both sides of the line between the City and the District of North Vancouver. The BC government's boundary data and the District's street data put that line along East Keith Road: Calverhall, Adderley, Whitchurch and Drayton streets, north of it, are in the District, and Heywood Street and the part of Cloverley Street south of it are in the City. On October 11, 2026, three quarters of the listings here left the municipality line blank and the others said only "North Vancouver", so read the property tax notice for each home.
What Calverhall is like
Calverhall shares its name with Calverhall Street. North of East Keith Road, six streets run side by side from the south-west to the north-east: Calverhall, Adderley, Cloverley, Shavington, Whitchurch and Drayton. They lead toward Brooksbank Avenue and the forest of Keith Lynn Park. South of Keith Road, Adderley, Cloverley and Shavington streets continue down the slope toward Heywood Street, in the part the City of North Vancouver calls the Cloverley neighbourhood.
The land is high in the west and drops toward Lynn Creek. Natural Resources Canada's elevation data gives 104 metres above sea level for East Keith Road at Sutherland Avenue, 90 metres for the middle of Calverhall Street, 60 metres for Keith Road at Cloverley Street and 20 metres at Brooksbank Avenue. Heywood Street, at the foot of the slope, is at 16 metres. On October 11, 2026, three quarters of the listing descriptions here mentioned a view.
In our view, Calverhall suits a buyer who wants a detached house, a supermarket a short trip away and a fast route to Highway 1. The drawback of that position is traffic. East Keith Road carries buses and through traffic all day, and the City's own studies found that drivers use the streets south of it as a shortcut when the Second Narrows bridge is blocked.

What the homes are like
Every home this page counted in Calverhall on October 11, 2026 was a detached house. No townhouse, duplex home or condo was listed here that day. Only a few houses were for sale, so one new listing can change every share in this section. The streets with homes listed were Cloverley Street, Heywood Street and Calverhall Street.
The houses belong to two age groups. Of those listed that day, 38% were built before 1960 and 13% in the 1970s. The other half were built since 2010, split evenly between the 2010s and the 2020s. In our experience, older houses on full lots here are replaced one at a time, so a street can hold a 1950s bungalow beside a house finished last year.
The middle house in the group had five or six bedrooms and 2,891 square feet of floor space, and the middle lot was 7,000 square feet. A quarter of the listings stated a legal suite. Half left the suite line blank, and the others chose "other" or stated no suite.
In our view, the first choice for a buyer here is the age of the house. In our experience, the older houses are listed for less and may need a new roof, wiring and drains, while the newer ones cost more and often include a legal suite.

History
Street names from Shropshire
The street names come from one English county. In an article for the North Shore Heritage Preservation Society dated July 8, 2022, Anne-Marie Lawrence traces them to Arthur Pemberton Heywood-Lonsdale, a British landowner and investor who was born in 1835 in the Shropshire village of Adderley and died in 1897. Whitchurch and Calverhall are villages along the road from Adderley. Cloverley Hall was the home of the uncle whose fortune he inherited, and that money let him buy the Shavington estate.
Heywood-Lonsdale set up Lonsdale Estates in 1882, and his nephew James Pemberton Fell acted as its local agent. The article says the company bought large areas of North Vancouver, which became streets with names tied to the family, and that the founder never came to see the land. Heywood Street, below East Keith Road, carries the surname he took in order to inherit. Keith Road is named after James Cooper Keith, and Bridgman Park after Edward Harry Bridgman, the office manager of Lonsdale Estates.
We found no published date for the first houses. The listings give one piece of evidence: on October 11, 2026, 38% of the houses for sale here had been built before 1960. The District's map data uses a different name, Keith Lynn, for the forest park at the end of Drayton Street.
Daily life
Daily life in Calverhall
The nearest shops are at the Park and Tilford shopping centre, on Brooksbank Avenue south of East Keith Road, inside the City. OpenStreetMap shows a Save-On-Foods supermarket and a bakery there, and Park and Tilford Gardens sits beside the shops. From the upper streets the walk home is uphill: Brooksbank Avenue at East 4th Street is 8 metres above sea level, and the middle of Calverhall Street is 82 metres higher.
A weekly market runs closer to the upper streets. The City of North Vancouver hosts Loutet Farm, an urban farm in Loutet Park at Rufus Avenue and East 14th Street, run by the North Shore Neighbourhood House through its Edible Garden Project. The farm's community market is held on Saturdays from 10 a.m. to 1 p.m., from the middle of May to the end of October.
The map on this page shows the nearest recreation centre and library, both outside the area, and the distance to Lions Gate Hospital.
Bridge traffic reaches these streets. The City has studied the Cloverley streets south of Keith Road since 2016. It found that traffic there rises when there is an incident on the Second Narrows bridge: once the line of cars on East 3rd Street passes Queensbury Avenue, drivers turn through the neighbourhood to reach Keith Road. The City tried signs, speed humps, turn limits and barriers from 2017. It removed them in the summer of 2021, because they had not reduced traffic on incident days and support among residents was low.

Outdoors
Bridgman Park, Keith Lynn Park and Loutet Park
Bridgman Park lies between Lynnmouth Avenue and Lynn Creek, at 1300 East Keith Road, and belongs to the District. District park data gives it 5.96 hectares, with a playground, swings, a picnic shelter, 11 picnic tables, washrooms and a parking lot. Dogs must be on a leash. OpenStreetMap shows a path named the Sea to Sky Trail along the creek here, and the District's trail data rates it a beginner route for hiking and biking.
Keith Lynn Park is 6.73 hectares of forest on the north-east side of the houses. The District describes it as a neighbourhood forested park, gives the end of Drayton Street as its entrance and requires a leash for dogs. The Salop Trail is close by. When the province rebuilt the highway interchange next door, it added lit tunnels for walkers and cyclists under Mountain Highway that join the Salop Trail to the Lynn Creek trails. Brooksbank Park, south of the elementary school, has a baseball diamond.
Loutet Park is in the City, north of East 14th Street. The City lists several sports fields, baseball diamonds, a playground, a picnic area and accessible washrooms there, and says the park is also home to Loutet Farm and Gerry's Garden.
To the south, the North Shore Spirit Trail, a route for walking and cycling, comes over the 3rd Street Overpass from Moodyville to Heywood Street. The City says the trail then follows Cotton Road, turns into Lynnmouth Park and crosses Lynn Creek into the District. Smaller parks near the centre of the area, among them Sunrise Park and Michael Park, are on the map on this page.
Schools
Schools in and near Calverhall
Calverhall is in the North Vancouver School District. Brooksbank Elementary, at 980 East 13th Street, is the nearest public elementary school on the map, and Sutherland Secondary, at 1860 Sutherland Avenue, is the nearest public high school. The district's list of feeder schools places Brooksbank, Eastview, Queensbury, Ridgeway and Cloverley elementary schools in one group with Sutherland.
Cloverley Elementary is new, and it matters most for the streets south of Keith Road. The City of North Vancouver gave September 8, 2026 as its opening day, and a provincial news release of September 11, 2026 lists it among the new schools opening this school year, with 585 seats and 92 licensed child care spaces. The City describes the school's catchment as reaching west to Lonsdale Avenue, north to Keith Road, east to Lynn Creek and south to the waterfront. Around the school, the City planned a 30 km/h zone with speed humps and raised crossings, and wider sidewalks on Shavington, Hendry and Kennard and on parts of Cloverley.
By that description, Keith Road divides two catchments. The school table on this page did not show Cloverley on October 11, 2026, and none of the four nearest public elementary schools in it shows a French immersion program. North Star Montessori Elementary, an independent school, is at 1325 East Keith Road. Enter each address in the district's school locator before you write an offer.

Getting around
Getting around
East Keith Road is the main street. It drops 84 metres between Sutherland Avenue and Brooksbank Avenue, then crosses Lynn Creek to the Highway 1 ramps. Mountain Highway meets Keith Road at the east edge of the area and leads north to its own highway interchange. The province declared both interchanges finished on July 21, 2022, as part of its $198 million Lower Lynn Improvements Project.
Highway 1 leads from those ramps to the Second Narrows (Ironworkers Memorial) Bridge. In a news release of April 14, 2026, the District of North Vancouver said provincial counts for 2025 put the bridge at 130,700 vehicles a day, or 21,800 for each lane, which the District called the highest figure per lane of any major bridge or tunnel in Metro Vancouver. Its mayor added that minor incidents on the bridge cause hours of congestion across the North Shore.
Two bus routes stop on East Keith Road inside the area, and the table on this page counts the weekday trips on each. TransLink's schedule for September 7, 2026 to January 3, 2027 gives the 255, on weekdays between 7 and 9 a.m., 7 to 9 minutes west to Lonsdale Avenue at 15th Street, 25 to 31 minutes to Park Royal and 7 to 9 minutes east to Capilano University. The 232 takes 6 minutes to Phibbs Exchange and 8 to 9 minutes to Lonsdale Avenue at East 8th Street, and continues to Grouse Mountain.
For downtown Vancouver, the 210 stops on East Keith Road at Mountain Highway. In the same schedule, the 10 weekday buses that leave that stop between 7 and 9 a.m. take 30 to 37 minutes to Burrard Station, and buses that leave Burrard Station between 4 and 6 p.m. take 37 to 42 minutes back. The last weekday 210 toward downtown leaves at 7:20 p.m.

Things to check in Calverhall
City or District, lot by lot
East Keith Road is the boundary, so two homes a block apart can pay taxes to different municipalities and follow different rules. City council adopted a Ground Oriented Zone on December 8, 2025, and a lot in that zone may hold up to 4 homes, or up to 6 in central areas. District council adopted new R1 and R2 detached residential zones for single-family properties on July 20, 2026, and says they keep the current building allowances. Ask the right municipality what applies to the lot and to the lots beside it.
Traffic when the bridge is blocked
The City links traffic on the Cloverley streets to incidents on the Second Narrows bridge and on Highway 1. It removed its last traffic measures in 2021 and says it is not considering barriers or street closures near the new school. Visit a home south of Keith Road on a weekday between 3 and 6 p.m. before you make an offer.
Forest edge on the east side
On October 11, 2026, the District's map data showed Wildfire Hazard areas within 40 metres of the east parts of Calverhall, Adderley, Cloverley, Shavington, Whitchurch and Drayton streets and of Brooksbank Avenue. Most carry the label Wildfire Interface Area. Slope Hazard areas lay within 40 metres of the east ends of Calverhall and Adderley streets. Phone a home insurer with the address before you make a firm offer.
Lynn Creek and Keith Creek
Lynn Creek runs along the east side of the area, and OpenStreetMap shows Keith Creek in the forest north-east of the houses. On the same date, District Creek Hazard areas, labelled as potential flood hazard, lay within 40 metres of East Keith Road, Lynnmouth Avenue and East 8th Street. None lay within 40 metres of Calverhall, Adderley, Cloverley, Shavington, Whitchurch or Drayton streets. GeoWeb, the District's online property map, shows these areas for any District address. For a home on the City side, ask the City what its flood and slope records show.
Suites under two sets of rules
North of Keith Road, the District has allowed secondary suites since 1997 and requires every suite to be registered, with or without a building permit. Registration adds yearly water and sewer charges to the tax bill. South of Keith Road, the City legalized suites in single-family houses in 1993. It allows one suite on a property, only where the owner lives there, and applies other rules to lots in its Ground Oriented Zone. Ask the municipality for the permit record before you rely on the rent.
Older houses and winter hills
On October 11, 2026, 38% of the houses listed here were built before 1960. Book a full inspection and ask about the roof, the wiring, the drains and any buried oil tank. For winter, the District's snow map puts East Keith Road and most of Hendry Avenue in its first group for clearing, East 13th Street in its second, and Calverhall, Adderley, Cloverley, Shavington, Whitchurch and Drayton streets in its third.
Buying
Buying a home in Calverhall
Start with the side of Keith Road. It decides the municipality, the school catchment and the suite rules. Then choose between an older house and a new one. The price dots on this page show today's asking prices, and the page gives the benchmark price that Greater Vancouver REALTORS publishes each month for a detached house across North Vancouver.
Visit twice: once on a quiet morning, and once on a weekday afternoon when the bridge is busy. Walk from the house to the bus stop on Keith Road and to the shops on Brooksbank Avenue, because you will climb that hill every day. For a house near the forest or Lynn Creek, search the address on GeoWeb and ask the seller for any engineer's report on the lot.
Gary Paul works with buyers across North Vancouver. Tell him on the form on this page what you can spend, how many bedrooms you need and which side of Keith Road you prefer, and he will send the Calverhall houses that fit and book the showings.
Selling
Selling a home in Calverhall
In our experience, a buyer who views a Calverhall house has usually looked at Queensbury, Boulevard and Westlynn in the same month. The cards on this page show how many houses are for sale here today and the range of their asking prices.
In our experience, four things set the price here: the age and condition of the house, the view, whether a suite has the approval of the City or the District, and how much traffic passes the door. Before you list, ask your municipality for the permit records and for what the zoning now allows on the lot, because the City changed its rules in December 2025 and the District in July 2026.
Real estate board rules keep sold prices off public pages such as this one. Gary Paul can go through recent Calverhall sales with you in a private price review and suggest a list price. Ask for one on the form on this page.

Our view
Who buys in Calverhall
In our experience, the most common buyer in Calverhall is a family with school-age children moving from a townhouse or condo in Lower Lonsdale or Lynn Creek. They want four or more bedrooms, a yard and a short drive to the highway.
A second group, in our experience, is parents and adult children who buy a newer house with a legal suite and live on separate floors. A third group works in Burnaby or East Vancouver and wants the Second Narrows ramps close to home.

Questions about Calverhall
Is Calverhall in the City or the District of North Vancouver?
Both. The BC government's boundary data puts the streets north of East Keith Road, among them Calverhall Street, in the District, and the streets south of it, among them Heywood Street, in the City. Most listings leave the municipality line blank, so check the property tax notice.
What kind of homes are for sale in Calverhall?
On October 11, 2026, every home this page counted in Calverhall was a detached house. Of those, 38% were built before 1960 and half since 2010. Only a few were listed, so the shares change with each new listing.
How much does a house in Calverhall cost?
The price dots on this page mark the asking price of each house listed in Calverhall today and show the middle price. Next to them is the latest monthly benchmark from Greater Vancouver REALTORS for a detached house in North Vancouver as a whole.
Where does the name Calverhall come from?
Calverhall is a village in Shropshire, England. A 2022 article for the North Shore Heritage Preservation Society ties the street names here to Arthur Pemberton Heywood-Lonsdale, born in nearby Adderley. His company, Lonsdale Estates, was set up in 1882 and bought large areas of North Vancouver.
Which schools serve Calverhall?
Brooksbank Elementary and Sutherland Secondary are the nearest public schools on the map, and the school district groups them together. The new Cloverley Elementary serves the streets south of Keith Road, by the City's description of its catchment. Check each address in the district's school locator.
When did Cloverley Elementary open?
The City of North Vancouver gave Tuesday, September 8, 2026 as the opening day. A provincial news release of September 11, 2026 lists Cloverley Elementary among the new schools opening this school year, with 585 seats and 92 licensed child care spaces.
How long is the bus ride from Calverhall to downtown Vancouver?
TransLink's schedule for September 7, 2026 to January 3, 2027 gives the 210 bus 30 to 37 minutes from East Keith Road at Mountain Highway to Burrard Station, for weekday buses that leave between 7 and 9 a.m. The last one leaves at 7:20 p.m.
Does Second Narrows bridge traffic affect Calverhall?
Yes, on some days. The City of North Vancouver found that traffic on the Cloverley streets south of Keith Road rises when there is an incident on the bridge, because drivers leave East 3rd Street and drive through the neighbourhood to Keith Road. Visit on a weekday afternoon.
Do Calverhall houses have suites?
Some do. On October 11, 2026, a quarter of the listings stated a legal suite and half left the suite line blank. The District requires every suite to be registered, and the City allows one suite only where the owner lives on the property.
Are there wildfire, slope or flood hazard areas in Calverhall?
On the District side, yes, near the edges. On October 11, 2026, District map data showed Wildfire Hazard areas near the east parts of Calverhall, Adderley and four other streets, Slope Hazard areas at the east ends of Calverhall and Adderley streets, and Creek Hazard areas near East Keith Road and Lynnmouth Avenue.
Is Calverhall good for families?
In our view, yes. The houses have yards, an elementary school and a park with a baseball diamond are at the north end, and Bridgman Park has a playground beside Lynn Creek. The drawbacks are the hill, older houses that need work and traffic on days when the bridge is blocked.
How do I find out what my Calverhall house is worth?
Ask for a price review on the form on this page. Gary Paul will compare your house with recent Calverhall sales and with the houses for sale now, and explain the list price he suggests in private.
