Westlynn, North Vancouver: Homes for Sale, Prices, Schools and Daily Life
Westlynn is a neighbourhood of detached family houses, many built in the 1960s or earlier, plus some townhouses, in the District of North Vancouver. It sits beside Mountain Highway between Highway 1 and the Lynn Valley shops, with Lynn Creek on its east edge and Eastview Elementary in the middle. It suits a family that wants a yard, a school close by and a short drive to the Second Narrows bridge.

Westlynn is in the District of North Vancouver, which lists West Lynn Terrace, Upper West Lynn, Lower West Lynn and Kirkstone among the neighbourhoods of its Lynn Valley community. On October 9, 2026, most listings here left the municipality line blank and the others said only "North Vancouver", so confirm the municipality on the property tax notice for each home.
What Westlynn is like
Westlynn covers a slope on the west side of Lynn Creek. Mountain Highway runs through the middle of it, from Highway 1 up to Lynn Valley Road, and the houses stand on crescents and short dead-end streets on either side. The District's street data holds 17 street names here that end in "lynn", from Airlynn Place to Viewlynn Drive.
The ground falls toward the south and toward the creek. Natural Resources Canada's elevation data gives 136 metres above sea level for Mountain Highway at East 20th Street, 128 metres at East 18th Street and 53 metres at Arborlynn Drive, beside the highway ramps. Arborlynn Drive at Hoskins Road, on the creek side, is at 64 metres. A buyer therefore chooses between an upper part near the school and the bus, and a lower part near the creek.
In our view, Westlynn suits a buyer who wants a detached house and a yard near an elementary school, and who drives or rides the bus across the Second Narrows to work. Shops are a trip north or south along Mountain Highway. A buyer who wants cafes and restaurants on the same street will be happier beside the Lynn Valley shops or on Lonsdale.

What the homes are like
Detached houses make up most of what is for sale in Westlynn. On October 9, 2026, 79% of the homes this page listed were houses and the others were townhouses. No duplex homes and no condos were for sale here that day. Streets with homes listed included Arborlynn Drive, Appin Road, Avonlynn Crescent, Viewlynn Drive, Floralynn Crescent, Mountain Highway, East 16th Street, Kirkstone Road, Rufus Drive and Cedar Village Crescent.
Most of the homes are several decades old. One third of those listed that day were finished before 1960, the largest group. The 1960s and the 1980s came next in equal numbers, then the 1970s, and none was built after 2009. The typical house had been finished in 1964, had five bedrooms and had more than 2,500 square feet of floor space. In our experience, many still follow the plans the District's inventory describes: a bungalow over a basement, a split-level or a two-storey house on a wide lot.
On that date, 32% of house listings stated a suite. Most of those used the word unauthorized, which means the suite has no approval from the District, and the rest named a legal suite. The remaining listings said the house had no suite or left the line blank. One in eight listing descriptions mentioned a view, and none mentioned waterfront.
The townhouses listed that day were newer than the houses. The typical one dated from 1980 and had three bedrooms and more than 1,700 square feet. A townhouse is a strata home. Each owner holds title to one unit, all the owners together hold the land and the shared parts of the buildings, and a monthly fee pays for their upkeep. Read the strata's meeting minutes and budget before you make an offer.

History
How Westlynn began
Westlynn lies west of Lynn Creek, and the creek's name has a recorded origin. Veterans Affairs Canada says it honours John Linn, a soldier in the Royal Engineers who moved his family in 1869 to a house he had built on the north shore of Burrard Inlet, east of the creek. People often wrote the family name as Lynn, and that spelling was registered with the Government of Canada on December 7, 1937. No source we read says who chose the name Westlynn.
The houses came after the Second World War. The District's 1997 inventory of buildings from 1930 to 1965 describes Westlynn Park as a 350 acre subdivision built by N.W. Hullah Ltd., with Columbia Western Realty as the selling agent. New houses there were priced from $11,200 to $11,500, depending on the options a buyer chose. The lots were 70 feet wide and each one backed onto a strip of uncleared park land. The builder varied the colours, the position of the carport and the angle of each house on its lot. The inventory gives no year for Westlynn Park and places it among the District's postwar suburbs.
Westlynn Terrace followed in the early 1960s. The same inventory says it was built on 80 acres of forest "lying between Lynn and Browney Creeks" and had 265 houses of 1,750 to 2,600 square feet. Buyers chose a two-storey house with no basement, a bungalow over a full or part basement, or a split-level house, where the floors sit half a storey apart. There were 20 floor plans and 60 exterior styles, and prices ran from $17,500 to $23,500.
The arena on Kirkstone Road came a decade later. North Vancouver Recreation and Culture, which runs the building, says construction started in 1973 at a ceremony with Karen Magnussen, the figure skater raised in North Vancouver whose name it carries. The pool and the fitness centre were added in 1992.
Daily life
Daily life in Westlynn
The Karen Magnussen Community Recreation Centre on Kirkstone Road has a pool, an arena and a fitness centre. Kirkstone Park is on the same road, west of Mountain Highway. The District's park data describes it as a community sports park that is open from 6 a.m. to 10 p.m., with field lights that go off at 11 p.m. Dogs must be on a leash there.
For groceries, residents go north or south. The map on this page shows the nearest supermarkets, Save-On-Foods and Safeway, at the Lynn Valley shops near the top of Mountain Highway. To the south, the Lynn Creek Community Recreation Centre stands at the corner of Hunter Street and Mountain Highway, in what the District calls Lynn Creek Town Centre. It opened with full hours on April 7, 2025 and has a full-size gym, a book vending machine run by the public library and 37 childcare spaces.
Mountain Highway carries the through traffic between Lynn Valley and Highway 1. The District scheduled safety work at three intersections to start on June 2, 2026: wider sidewalk corners at East 18th Street, and left turn lanes at East 20th Street and Kirkstone Road and at East 24th Street and Emery Place. It expected the work to take three months. In our experience, the crescents off the highway are quiet, and a house that fronts the highway hears the buses and the rush hour.

Outdoors
Lynn Creek, Hastings Creek and the local parks
Lynn Creek forms the east edge of Westlynn. Lynn Canyon Park follows it south as far as Inter River Park, a large sports park on the far bank, and the park's trails are on the east side of the creek. District data allows dogs off leash and under control from Twin Falls Bridge south to Inter River Park, and requires a leash north of that bridge. OpenStreetMap shows a metal footbridge over the creek east of Arborlynn Drive that links this side to those trails.
Hastings Creek Park starts at the corner of Arborlynn Drive and Hoskins Road and runs north. Check its status before you plan a regular walk there. After more than two decades of erosion and slope failures, the District closed the central section of the trail permanently in February 2026. On June 15, 2026, council voted to stop maintaining the central and southern sections and to improve the trails in the northern section. People may still enter the closed sections at their own risk, the District says.
Small parks sit among the crescents. The map on this page lists Eastview, Briarlynn, Beaulynn, Appin, Arborlynn and Viewlynn parks close to the middle of the area. A paved and lit path for walking and cycling runs through Kirkstone Park and continues along Rufus Drive and Brooksbank Avenue to the Salop Trail. The District finished it in June 2025 as part of a cycling route between the Lynn Valley and Lynn Creek town centres.
Schools
Schools in and near Westlynn
Westlynn is in the North Vancouver School District. Eastview Elementary, at 1801 Mountain Highway, stands in the middle of the area. The district's list of feeder schools groups Eastview and Brooksbank Elementary with Sutherland Secondary on Sutherland Avenue.
French immersion begins at Ross Road Elementary on Bushnell Place, where the province's school data shows an early French immersion program. The district names Argyle Secondary as the French immersion high school for Ross Road students. Lynnmour Elementary, on Forsman Avenue, belongs to the Windsor Secondary group.
The nearest independent schools on the map are the Vancouver Waldorf School on St. Christophers Road and North Star Montessori Elementary on East Keith Road. The school table on this page gives the distance to each school. A feeder list shows which schools work together, and the district's school locator shows which school must take a child from a given address. Schools from both the Sutherland group and the Argyle group are among the nearest to Westlynn, so enter each address in the locator before you write an offer.

Getting around
Getting around
Mountain Highway meets Highway 1 at the south end of Westlynn, beside Arborlynn Drive. The province rebuilt that interchange in its $198 million Lower Lynn Improvements Project, which it declared finished on July 21, 2022. The project also put walking and cycling tunnels under Mountain Highway to join the Salop and Lynn Creek trails. Highway 1 leads east from the interchange to the Second Narrows (Ironworkers Memorial) Bridge. In our experience, the bridge sets the length of the drive at rush hour.
Three bus routes stop in Westlynn, and the table on this page counts the weekday trips on each. The 210 runs down Mountain Highway, passes Phibbs Exchange, crosses the Second Narrows and goes through East Vancouver to Burrard Station. TransLink's schedule for September 7, 2026 to January 3, 2027 gives 36 to 45 minutes from the stop at Kirkstone Road to Burrard Station for weekday buses that leave between 7 and 9 a.m., and 42 to 47 minutes back to East 18th Street for buses that leave Burrard Station between 4 and 6 p.m. The last weekday 210 toward downtown passes Kirkstone Road at 7:15 p.m., and the 209 then covers the same streets until after midnight.
The 227 serves the east side. It runs along Arborlynn Drive and Hoskins Road between Phibbs Exchange and the Lynn Valley bus loop. The schedule gives 7 to 9 minutes from Arborlynn Drive at Avonlynn Crescent to Phibbs Exchange, and 9 to 11 minutes to Lynn Valley. People who cycle should plan for the hill: Mountain Highway climbs 75 metres between Arborlynn Drive and East 18th Street.

Things to check in Westlynn
Slopes above the creeks
The District treats a slope as steep when it is steeper than 20 degrees and more than 10 metres high, and it places every lot within 20 metres of the top or bottom of such a slope in its Slope Hazard area. On October 10, 2026, its map data showed these areas within 40 metres of four of the ten streets that had homes listed the day before: Arborlynn Drive, Appin Road, Avonlynn Crescent and Mountain Highway. A lawful house inside the area may stay as it is. Any change to it goes to the District's environment staff first.
Creek flooding
The District's creek data names Keith Creek near Kirkstone Road and Rufus Drive and Hastings Creek near Hoskins Road. On the same date, Creek Hazard areas that the District labels a potential flood hazard lay within 40 metres of Rufus Drive and Kirkstone Road. GeoWeb, the District's online property map, shows the area for each address and links to the creek reports.
Forest edge
Wildfire Hazard areas lay within 40 metres of six of those ten streets, among them Arborlynn Drive, Appin Road, Viewlynn Drive and Floralynn Crescent. Most are what the District calls wildfire interface areas, meaning properties next to land it has mapped as a wildfire risk. Phone an insurer with the address before you make a firm offer.
The hill in winter
Snow clearing follows three priority levels. The District's map data puts Mountain Highway, Hoskins Road and part of Arborlynn Drive in the first level, which the District aims to make passable within 12 hours after the snow stops. Kirkstone Road, Viewlynn Drive and East 20th Street are in the second level, with a target of 48 hours, and most crescents are in the third, with a target of 96 hours.
Suites
The District has allowed secondary suites since 1997 and says most single-family homes may have one. A suite may be up to 130 square metres or 49% of the main house, whichever is less, and the lot needs three off-street parking spaces. Every suite must be registered with the District, with or without a building permit, and registration adds yearly water and sewer charges to the tax bill. Ask the District what its file shows before you rely on the rent.
Houses built before 1970
On October 9, 2026, more than half of the homes listed here had been built before 1970. Book a full inspection and ask about the age of the roof, the wiring, the drains around the foundation and any buried oil tank. The District's 1997 inventory notes that many houses in its postwar subdivisions have been altered, so ask the seller for the permits behind any addition or suite.
Buying
Buying a home in Westlynn
Choose between the upper streets and the lower streets first. In our experience, families with young children like to be near Eastview Elementary and the 210 bus on Mountain Highway. Buyers who want the creek trails close by look at Arborlynn Drive and the crescents off it, and accept a steeper trip home. The price dots on this page show today's asking prices.
On October 9, 2026, the middle asking price of a townhouse here was 53% of the middle asking price of a house, so a townhouse was the lower-cost choice here that day. Before you make an offer on a house, search the address on GeoWeb for the slope, creek and wildfire areas described on this page, and ask the seller for any engineer's report on the lot. For a house with a suite, ask a mortgage broker whether the lender will count rent from a suite the listing calls unauthorized.
Gary Paul works with buyers across North Vancouver. Send the form on this page with your budget, the bedrooms you need and whether you want a suite, and he will reply with the Westlynn homes that match and arrange showings.
Selling
Selling a home in Westlynn
A buyer who comes to see your Westlynn house has usually looked at the other homes on this page. In our experience, the same buyer often tours Lynn Valley and Calverhall in the same weeks. The cards on this page show how many homes are listed here today and the range of their asking prices.
In our experience, four things set the price of a Westlynn house: how much of the original house has been updated, whether a suite has the District's approval, the size and slope of the lot, and how close the house is to Mountain Highway. Before you list, ask the District for the permit records for the house and any suite. If the lot is in a slope, creek or wildfire area, print the GeoWeb map and keep any engineer's report ready, because careful buyers search the address themselves.
Sold prices stay off public pages such as this one under real estate board rules. Gary Paul can show you the recent Westlynn sales in a private price review and suggest a list price. Use the form on this page to ask for one.

Our view
Who buys in Westlynn
In our experience, the most common buyer in Westlynn is a couple with young children who are leaving a condo or townhouse in Lower Lonsdale, Burnaby or East Vancouver. They want three or more bedrooms, a fenced yard and an elementary school the children can walk to.
A second group, in our experience, is two generations of one family who buy a house with a suite on the lower floor and share it. A third group works across the Second Narrows in Burnaby or East Vancouver and wants the highway ramp close to home.

Questions about Westlynn
Is Westlynn in the City or the District of North Vancouver?
Westlynn is in the District of North Vancouver, which counts it as part of its Lynn Valley community. Many listings leave the municipality line blank or say only "North Vancouver", so check the property tax notice for each home.
What kind of homes are for sale in Westlynn?
Most homes for sale in Westlynn are detached houses, and the others are townhouses. On October 9, 2026, one third of the homes listed were built before 1960 and none after 2009. This page leaves out condos.
How much does a house in Westlynn cost?
The price dots on this page mark the asking price of every house listed in Westlynn today, with the middle price shown. The page also gives the monthly benchmark price from Greater Vancouver REALTORS for a detached house across North Vancouver.
What is the difference between Westlynn and Westlynn Terrace?
They are two MLS® area names, and this page covers both. The District's 1997 inventory describes Westlynn Park as a 350 acre postwar subdivision, and Westlynn Terrace as 265 larger houses built in the early 1960s on 80 acres of forest beside Lynn Creek.
Which schools serve Westlynn?
Eastview Elementary on Mountain Highway is in the middle of Westlynn, and the North Vancouver School District groups it with Sutherland Secondary. Ross Road Elementary offers early French immersion and feeds Argyle Secondary. Check each address in the district's school locator.
How long is the bus ride from Westlynn to downtown Vancouver?
TransLink's schedule for September 7, 2026 to January 3, 2027 gives the 210 bus 36 to 45 minutes from Mountain Highway at Kirkstone Road to Burrard Station on weekdays between 7 and 9 a.m. The trip back between 4 and 6 p.m. is given 42 to 47 minutes.
Is Westlynn good for families?
In our view, yes. An elementary school stands in the middle of the area, a recreation centre with a pool and an arena is on Kirkstone Road, and small parks sit among the crescents. The trade-offs are older houses, a hill and bridge traffic.
Do Westlynn houses have suites?
Some do. On October 9, 2026, 32% of house listings in Westlynn stated a suite, and most of those called it unauthorized. The District requires every suite to be registered, so ask the District what its file shows before you rely on the rent.

Some lots are in the District's Slope Hazard, Creek Hazard or Wildfire Hazard areas. On October 10, 2026, its map data showed slope and wildfire areas near Arborlynn Drive and Appin Road, and flood hazard areas near Rufus Drive and Kirkstone Road. Search any address on GeoWeb, the District's property map.
Where does the name Westlynn come from?
No source we read says who chose it. The area lies west of Lynn Creek, and Veterans Affairs Canada records that the creek honours John Linn, a Royal Engineers soldier who settled east of the creek in 1869. His family name was often written Lynn.
Is the Hastings Creek Trail open?
Only in part. The District of North Vancouver closed the central section permanently in February 2026 after years of erosion and slope failures, and on June 15, 2026 council voted to stop maintaining the central and southern sections. Read the District's Hastings Creek Trail page before you go.
