Eagle Harbour, West Vancouver: Homes for Sale, Prices, Schools and Daily Life
Eagle Harbour is a small residential neighbourhood on the western shore of West Vancouver, built around a sheltered bay between Caulfeild and Horseshoe Bay. Every home listed here on October 11, 2026 was a detached house, on streets that run from the water up to the slope above the railway. It suits a buyer who wants boats, a waterfront park and a public Montessori school close to home, and who drives for groceries.

Eagle Harbour is in the District of West Vancouver, the only municipality in West Vancouver. The province's place name record puts the community between Point Atkinson and Horseshoe Bay. On October 11, 2026, 79% of listings here left the municipality line blank, and each of the others said West Vancouver.
What Eagle Harbour is like
Eagle Harbour is the name of a bay and of the neighbourhood around it. The province's place name office describes the bay as facing Queen Charlotte Channel, the water between West Vancouver and Bowen Island, and it places Eagle Island inside the harbour. On the map, Eagle Harbour Park and the Eagle Harbour Yacht Club are at the foot of Eagle Harbour Road. A second bay, Fishermans Cove, opens on the north side of the island, with the West Vancouver Yacht Club and Thunderbird Marina on its shore.
Marine Drive is the main road, and it bends inland around the harbour between Caulfeild and Gleneagles. Westport Road climbs the slope behind it toward Westhaven Road and Westhaven Wynd. Natural Resources Canada's elevation data gives 23 metres above sea level for Marine Drive at Eagle Harbour Road, 112 metres for Westhaven Wynd and 130 metres for the top of Westhaven Road. A working railway line runs across the slope between the two levels, and the Upper Levels Highway (Highway 1) passes along the top of the area.
In our view, Eagle Harbour suits a buyer who wants to live near boats and a waterfront park, with a public elementary school a short distance from the harbour. Shops are a drive away at Caulfeild Village. A buyer who wants cafes, a library and a pool within walking distance should look further east, in Dundarave or Ambleside.

What the homes are like
Every home this page listed in Eagle Harbour on October 11, 2026 was a detached house. No townhouses, duplex homes or condos were listed here that day. Streets with homes for sale included Eagle Island, Westhaven Wynd, Westport Road, Eagle Harbour Road, Parthenon Place, Telegraph Trail, Westhaven Road, Greenleaf Road, Marine Drive and Cranley Drive.
The 1980s was the largest group, with 29% of the homes listed that day, and the 1960s followed with 21%. Houses finished before 1960, in the 1990s and in the 2020s each made up 14%, and the 1970s made up 7%. None dated from 2000 to 2019. The middle house was finished in 1986, which makes it 40 years old.
The middle house had four bedrooms and 3,039 square feet of floor space, on a lot of 12,242 square feet, which is 0.28 of an acre. On that date, 43% of listing descriptions mentioned a view. The upper streets, Westhaven Road and Westhaven Wynd, are more than 100 metres above sea level.
Few listings stated a suite. On October 11, 2026, 14% of house listings named a legal suite, 7% said the house had none, and the other 79% left the line blank. In our experience, two generations who plan to share a house should ask about a suite on the first call. Homes on Eagle Island are reached by boat, so read the Eagle Island card on this page first.

History
Fisherman's Cove, Johnson Cove and Eagle Harbour
The harbour has had several names. The province's place name record says it was once called Fisherman's Cove, because fishermen from Newfoundland settled here with their families in the late 1880s with the support of the provincial government.
In 1929 the Hydrographic Service recommended new names, because the local ones were also in use elsewhere on the coast. Its officer H.D. Parizeau proposed Johnson Cove for the harbour, after Captain E. Johnson, who became the pilot for Vancouver harbour in 1893. The province adopted Johnson Cove on January 8, 1929. On the same day it adopted Abode Island for Eagle Island, to keep it apart from five other Eagle Islands on the coast.
Residents kept the older names. On February 2, 1949, West Vancouver's municipal clerk, R.A. Harrison, wrote to the province's Chief Geographer that the bay was accepted locally as Eagle Harbour and that the island was known only as Eagle Island. The province changed both names back on March 3, 1949. We found no record of who first used the word Eagle here.
The province's record for the community says it appears on a 1914 map of Vancouver and its suburbs and in the timetables of the Pacific Great Eastern Railway. A post office named Eagle Harbour opened on April 1, 1942 and closed on February 15, 1962. On November 4, 2008, West Vancouver's Board of Education approved a Montessori program at what was then Eagle Harbour Primary School, and the first Kindergarten class began in September 2009.
Daily life
Daily life in Eagle Harbour
Eagle Harbour is residential. The map data on this page shows no cafe near the harbour, and the one supermarket it lists is the Safeway at the Caulfeild Village shopping centre on Headland Drive. The same data marks a pharmacy and a medical clinic at that centre. In our experience, most residents drive there.
Children's activities are closer. Eagle Harbour Montessori School is on Marine Drive, and the school district says a Montessori preschool and care before and after school are offered on the same site. Parc Verdun, the closest park to the middle of the area in the table on this page, has two tennis courts and a court for other sports.
The map shows yacht clubs and marinas on the two bays, among them the Eagle Harbour Yacht Club at the foot of Eagle Harbour Road, and the West Vancouver Yacht Club and Thunderbird Marina on Fishermans Cove. A buyer who owns a boat should phone them to ask about membership and a place to keep the boat before relying on one.

Outdoors
Eagle Harbour Park, Parc Verdun and the trails
Eagle Harbour Park is on the water at the foot of Eagle Harbour Road, beside the yacht club. The school district describes a forested public park, a stream with salmon, a beach and a marina within walking distance of the school.
Parc Verdun was rebuilt in 2021 and 2022, after the District surveyed residents in June 2019. The work rebuilt the two tennis courts and the multi-sport court, lined one court for both tennis and pickleball, repaired the trails and put back two bridges over the stream, which the District calls Wood Creek. The District reported it complete in August 2022.
The table on this page lists Seaview Walk among the nearest parks. The District gives two entrances: one across from Gleneagles Golf Course, just east of Orchill Road, and a steep access trail off Cranley Drive at Nelson Creek. It rates the walk as easy, 4 kilometres there and back, and accessible by wheelchair, with benches along the way. Dogs may be off the leash on it.
For a longer walk, the Whyte Lake Trail begins on Westport Road just south of the Upper Levels Highway, at Nelson Canyon. Dogs must stay on a leash in that park. The photo at the top of this page was taken from the Eagle Bluffs in Cypress Provincial Park, which look down on this shore. BC Parks calls the Eagle Bluffs trail a popular summer route and discourages winter travel there.
Schools
Schools in and near Eagle Harbour
Eagle Harbour is served by West Vancouver Schools (School District 45). Eagle Harbour Montessori School, at 5575 Marine Drive, is the public school closest to the middle of the area. It teaches Kindergarten to Grade 5 and follows the provincial curriculum with the method developed by the Italian doctor and teacher Maria Montessori.
Two things are different at this school. The district attaches a fee to the Montessori program, to pay for the special classroom materials, and asks families to phone for the current amount. The school also ends at Grade 5, so ask the district where your child would go for Grade 6 and how places in the program are given out.
The other public elementary schools in the table on this page are Caulfeild Elementary on Keith Road, Gleneagles Elementary on Marine Drive and Cypress Park Primary. The nearest public high school in the table is Rockridge Secondary on Headland Drive, across from Caulfeild Village. None of the public schools in the table offers French immersion, according to the province's school list.
The public school a child may attend depends on the home address, and the nearest school is sometimes a different one. Enter each address in the district's school locator, linked on this page, before you make an offer.

Getting around
Getting around
Marine Drive leads toward Caulfeild, Dundarave and Ambleside in one direction and toward Gleneagles and Horseshoe Bay in the other. For the Upper Levels Highway, drivers use Westport Road. The District's directions to Whyte Lake Park send westbound drivers off the highway at exit 4 and onto Westport Road. In our experience, the Lions Gate Bridge decides how long the drive downtown takes on a weekday morning.
One bus route serves the area, the 250 between Horseshoe Bay and downtown Vancouver, and the table on this page counts its weekday trips. In TransLink's schedule for September 7, 2026 to January 3, 2027, weekday buses toward Vancouver leave the stop at Marine Drive and Eagle Harbour Road every 15 minutes between 7:13 and 8:58 a.m. They are given between 42 and 46 minutes to West Georgia Street at Burrard Street, 27 minutes to Park Royal and 16 minutes to Marine Drive at 25th Street in Dundarave. The first bus of the day leaves that stop at 6:13 a.m. and the last at 12:18 a.m.
Coming home, buses that leave West Georgia Street at Burrard Street between 4:06 and 5:51 p.m. are given between 48 and 50 minutes to the stop at Marine Drive and Cranley Drive. In the other direction, the 250 is given between 6 and 10 minutes from that stop to the Horseshoe Bay ferry terminal.

Things to check in Eagle Harbour
Eagle Island: reached by boat
The North Shore News reported on June 2, 2024 that Eagle Island has 33 properties, no roads and no vehicles. Residents cross in rowboats or small covered boats they call barges, which they tie up at docks on both sides that the District owns and maintains. District staff told council that 24 households keep their boats at the Eagle Harbour public dock and nine cross from the West Vancouver Yacht Club. After a dispute over dock space, council asked staff for a bylaw to regulate use of the docks. Before you offer on an island home, ask the District what the dock rules are today, and ask the seller where their boat is kept.
Lots on the sea
The District adopted its Foreshore permit area on April 11, 2022 to lower the risk from sea level rise, storms, waves and flooding. It covers waterfront lots and other lots low enough to flood from the sea. New living space inside it must be built to a set flood level, and a permit is needed for work within 15 metres of the high tide line, including a pool, a hot tub, a shed or a wall that holds back soil. WestMap, the District's online map, has a Foreshore layer that shows whether a lot is inside.
Forest and the wildfire map
The District approved its Wildfire Hazard permit area on December 14, 2020. It takes in every property within 100 metres of a forested area, which the District puts at half of the land in West Vancouver. Inside it, building a new or replacement house needs a wildfire permit and a signed report from a qualified professional. Renovations need no wildfire permit. Look up the address on WestMap's wildfire layer and phone an insurer with the address before your offer is firm.
Nelson Creek and Eagle Creek
Two creeks cross the neighbourhood. On October 11, 2026, OpenStreetMap data showed Nelson Creek beside Cranley Drive and Telegraph Trail, and Eagle Creek crossing Westport Road and Westhaven Road. In its existing neighbourhoods the District requires an Environmental Development Permit for work within 15 metres of the top of a creek bank, and its guidelines allow no new work within 5 metres. Ask the seller where the creek is in relation to the lot lines.
The railway line
A working railway line crosses the slope above Marine Drive. On October 11, 2026, OpenStreetMap data put parts of Westport Road, Greenleaf Road, Westhaven Road, Westhaven Wynd and Cranley Drive within 100 metres of the track. If a house is close to it, visit at different hours of the day and ask the seller how often trains pass and at what times.
Suites
The District treats a suite as legal when it meets the BC Building Code, is registered with the municipality and holds a licence for its use. The copy of the District's page saved on August 15, 2025 gives a first registration fee of $450, which covers the first year's licence, and lists fines of up to $10,000 for a suite left unregistered. Ask the seller for the registration and the current licence before you rely on the rent.
Buying
Buying a home in Eagle Harbour
Decide first how high up the slope you want to live. Houses near the water are close to the park, the yacht clubs and the bus on Marine Drive. Natural Resources Canada's data puts Westhaven Wynd 86 metres above Marine Drive at Westport Road, so the walk home from the bus is a climb. The price dots on this page show today's asking prices.
Before you book a visit, read the year built, the suite line and the street name on each listing, and find the street on the map on this page. For an Eagle Island address, plan the visit with the seller's agent, because you will cross by boat.
Before your offer is firm, look up the address on WestMap for the Foreshore and wildfire layers, ask the District's planning staff whether a creek permit applies to the lot, and phone an insurer with the address.

Selling
Selling a home in Eagle Harbour
A buyer who visits your Eagle Harbour house has usually looked at the other homes on this page. In our experience, the same buyer often tours Caulfeild and Gleneagles in the same weeks. The cards on this page show what is listed here today and each asking price.
In our experience, buyers here pay for five things: the view, a lot on the water, a lot and driveway that are easy to use, the age and condition of the house, and distance from the railway and from Marine Drive. Gather the papers a careful buyer asks for before you list: the District's permit records, any permit for work near the shore or a creek, the registration and licence for a suite, and a dated list of what has been replaced.
Real estate board rules keep sold prices off public pages such as this one. Michael Lee can go through recent Eagle Harbour sales with you in private and suggest a list price. Choose "What is my home worth?" on the form on this page to start.

Our view
Who buys in Eagle Harbour
In our experience, three groups buy in Eagle Harbour. The first is families with young children who want the Montessori school, a yard and the harbour close by. The second is boat owners who want to live near the place where their boat is kept. The third is owners from elsewhere in West Vancouver who want a house with a view on the western shore.
Eagle Island brings a fourth group: buyers who want an island home within sight of the mainland and who accept a boat crossing in rain and in the dark.

How do people reach homes on Eagle Island?
By boat. The North Shore News reported on June 2, 2024 that Eagle Island has no roads or vehicles, and that residents cross in rowboats or small covered barges tied to public docks on both sides. Ask the District what the dock rules are today before you make an offer.
Where does the name Eagle Harbour come from?
It is the long-established local name, according to the province's place name record. The bay was officially Johnson Cove from January 8, 1929 until March 3, 1949, when the province changed it to Eagle Harbour. An older name was Fisherman's Cove. The record gives no origin for the word Eagle.
Which schools serve Eagle Harbour?
Eagle Harbour is in West Vancouver Schools (School District 45). Eagle Harbour Montessori School on Marine Drive teaches Kindergarten to Grade 5. The table on this page also lists Caulfeild Elementary, Gleneagles Elementary and Rockridge Secondary. The district's school locator shows the school for each address.
Is Eagle Harbour Montessori a public school?

Where do people shop in Eagle Harbour?
At Caulfeild Village, the shopping centre on Headland Drive in the next neighbourhood. The map data on this page shows a Safeway, a pharmacy and a medical clinic there, and no cafe near the harbour.
Are there shore, wildfire or creek rules for homes in Eagle Harbour?
Yes, three sets of District rules can apply. The Foreshore area, adopted in 2022, covers waterfront lots and lots that could flood from the sea. The Wildfire Hazard area, approved in 2020, covers lots within 100 metres of forest. A third rule requires a permit for work within 15 metres of a creek bank. WestMap shows the Foreshore and wildfire areas.
Do houses in Eagle Harbour have suites?
Some do. On October 11, 2026, 14% of house listings here named a legal suite and 79% left the suite line blank. The District treats a suite as legal when it meets the BC Building Code, is registered and holds a licence, so ask the seller for both papers.
Is Eagle Harbour good for families?
In our view, yes, for a family that drives. A public Montessori school, a park with sports courts and a waterfront park are inside the neighbourhood. The drawbacks are the drive for groceries, steep upper streets, a railway line and a bus ride of 42 minutes or more to downtown Vancouver.
How do I find out what my Eagle Harbour home is worth?
