Boulevard is the MLS® area name for the streets around Grand Boulevard, a park 105 metres wide that runs north from East Keith Road in the City of North Vancouver. The homes for sale are detached houses: early houses that face the park, some of them on the City's Heritage Register, and large houses finished in the 2020s. It suits a family that wants a house beside a long park, with a high school and Lions Gate Hospital close by.

Grand Boulevard and the streets west of Sutherland Avenue are in the City of North Vancouver, by the BC government's boundary data. East of Sutherland Avenue the line follows East 14th Street: the blocks south of it, down to East Keith Road, are in the District, and the blocks north of it are in the City. On October 11, 2026, three quarters of the listings here left the municipality line blank and the others said only "North Vancouver", so read the property tax notice for any home near Sutherland Avenue.

What Boulevard is like

On a listing, Boulevard means the houses on and near Grand Boulevard. The boulevard is two roads with a park between them, from East Keith Road up to East 19th Street. East Grand Boulevard carries the buses and the traffic passing through. West Grand Boulevard has one car lane, southbound: the City closed its northbound car lane in June 2020 to make room for a two-way bike lane.

The land rises toward the north. Natural Resources Canada's elevation data gives 95 metres above sea level for the middle of the park at East Keith Road, 126 metres at 13th Street and 147 metres at 19th Street. Canada's Register of Historic Places says many houses that face the boulevard look out to Burrard Inlet, the mountains and downtown Vancouver. On October 11, 2026, 38% of the listing descriptions here mentioned a view.

In our view, Boulevard suits a buyer who wants a detached house on a wide street with old trees, and who is happy to walk or ride a bus to the shops. The area itself is residential. A buyer who wants cafes and a supermarket within a few blocks will find them in Central Lonsdale, to the west.

What the homes are like

On October 11, 2026, detached houses were the only homes listed in Boulevard. This page found no townhouses, duplex homes or condos for sale here that day. The group was small, so one sale or one new listing changes the shares below. The streets with houses listed were Grand Boulevard, Sutherland Avenue and East 12th, 13th, 14th and 22nd streets.

The houses divide into early and new. Half of those listed that day were finished in the 2020s. A quarter were built before 1960, and the others date from the 1960s and 1970s. The middle house had six bedrooms and more than 4,000 square feet of floor space, on a lot of between 6,600 and 6,700 square feet.

Many of the early houses are on the City's Heritage Register. It lists 24 sites in its Grand Boulevard Heritage Character Area, which runs from East Keith Road to East 20th Street. Among them are the Doney Residence at 745 Grand Boulevard, from 1909; the Ellis Residence at number 800, built in 1910 to a design by the architects Maclure and Fox; and the Second Gill Residence at number 1617, from 1911 and 1912. The register includes small houses from later years too, such as the Brown Residence of 1946 at number 1801.

The register also records how new houses arrived beside the old ones. The Humphreys Residence of 1927 stood across two lots until 2006, when it was moved to the corner of Grand Boulevard and 15th Street so that a new house could go on the other lot. In our experience, many blocks now show the result: a 1920s house beside one finished this decade.

History

Why Grand Boulevard is so wide

The boulevard was planned before the houses. The City's Heritage Register says the North Vancouver Land and Improvement Company began clearing land for it in 1906, and that when the work was done the company gave the central strip, 346 feet wide, to the municipality as park land. Canada's Register of Historic Places dates the boulevard to 1908 and gives its size in metric: 105 metres wide and 1.6 kilometres long.

Both registers give the same reason for the width. After the fires that followed the San Francisco earthquake of 1906, the boulevard was laid out as a fire break, a wide open strip that slows a fire moving from one side to the other. The company also wanted wealthy buyers. A house that faced the boulevard had to cost more than $4,000, and each owner signed an agreement, which also applied to later owners, to follow rules for the buildings and gardens.

The houses came in three groups. Large houses were built first, mostly on corner lots, until the local economy collapsed in 1913. Smaller houses of one and a half storeys filled empty lots in the 1920s, and modest bungalows followed the Second World War.

Canada's Register of Historic Places gives July 10, 1995 as the date the City formally recognized Grand Boulevard, and March 28, 2005 as the date of its national listing. The Green Necklace, the City's loop for walking and cycling, was completed through the park in 2016.

Daily life

Daily life around Grand Boulevard

Shopping means a trip west. The nearest supermarket on the map, Whole Foods Market, is at 120 East 13th Street, in the first block east of Lonsdale Avenue, and most of the mapped cafes and pharmacies are on or beside Lonsdale too. OpenStreetMap puts Lonsdale Avenue 1.1 kilometres from West Grand Boulevard along East 15th Street. The walk home is uphill: 15th Street is 31 metres higher at the boulevard than at Lonsdale.

Lions Gate Hospital is at 231 East 15th Street, between the boulevard and Lonsdale Avenue, and is part of Vancouver Coastal Health. Two bus routes pass it on 15th Street. In our view, a hospital this close matters most to a household with small children or older parents.

For a pool or an arena, residents leave the area. The new Harry Jerome Community Recreation Centre opened at 130 East 23rd Street on July 25, 2026. On October 11, 2026, the City's project page said the pools were waiting for final approvals and gave no opening date.

East Grand Boulevard is busy at rush hour. The City says the heavy traffic comes from the north and south ends, where cars wait to join other main roads and Highway 1. Its Eastside Connector project includes traffic signals on East Grand Boulevard at 13th and 15th streets and street lights on West Grand Boulevard. The City expected that work to run from May to September 2026.

Outdoors

Grand Boulevard Park, Ray Perrault Park and Loutet Park

The park in the middle of the boulevard is lawn, planted trees and flower beds. A winding path runs up the centre and a straight path follows each side. Since June 2020 every path in the park has been for people on foot, and cyclists use the lane on West Grand Boulevard. The City's guide to the route points out rhododendrons that bloom in April and May and a large chess and checkers board between 13th and 15th streets.

The Heritage Register lists two plantings in the park by name: a grove of purple Japanese maples between 18th and 19th streets, and a Katsura tree with several trunks at the north-west corner of Grand Boulevard and 17th Street, whose leaves turn bright yellow in the fall. It adds that the last open section of Moodyville Creek is in the south-east corner of the park.

Ray Perrault Park fills a City block at Moody Avenue and East 13th Street, across the road from the boulevard. The City lists tennis and pickleball courts, a bocce court, a sports field, a playground, a picnic area and accessible washrooms. The park may get bigger. In 2027 the City plans to ask residents how to use more than 1,000 square metres of West Grand Boulevard, between 13th and 15th streets, as new park space.

Loutet Park, east of Sutherland Avenue, has sports fields, baseball diamonds, a playground and Loutet Farm. From the park, the Crosscut Bridge carries walkers and cyclists over Highway 1 to Casano Drive and Rufus Avenue; the City opened it on August 20, 2026. At the north end of the boulevard, the Green Necklace continues along 19th Street and through the forest beside Greenwood Park to 23rd Street.

Schools

Schools near Grand Boulevard

Boulevard is in the North Vancouver School District. Sutherland Secondary, at 1860 Sutherland Avenue, is the closest public high school on the map. It stands one block east of the boulevard, near 19th Street. The district groups five elementary schools with Sutherland: Brooksbank, Eastview, Queensbury, Ridgeway and Cloverley.

Three of the five are the nearest public elementary schools on the map. Brooksbank Elementary is on East 13th Street to the east, Queensbury Elementary on Moody Avenue to the north and Ridgeway Elementary on East 8th Street to the south-west. The school table on this page gives the distance to each. The address decides which school takes a child, so enter it in the district's school locator before you make an offer.

The province's school data shows no French immersion program at the schools nearest the boulevard. The district's French immersion list names other schools, among them Larson, Ross Road and Boundary, so ask the district which one serves your address. Independent schools on the map include St. Alcuin College on St. Georges Avenue, the Vancouver Waldorf School and North Star Montessori Elementary.

Getting around

Getting around

Four bus routes stop in or beside Boulevard, and the table on this page counts the weekday trips on each. The 228 runs the length of East Grand Boulevard on its way between Lonsdale Quay and Lynn Valley. TransLink's schedule for September 7, 2026 to January 3, 2027 gives it 13 to 14 minutes from the stop at 15th Street to Lonsdale Quay, where the SeaBus docks, for weekday buses that leave between 7 and 9 a.m.

The 240 goes downtown with no change of bus. It turns from the boulevard onto East 15th Street, reaches Lonsdale Avenue in 4 to 5 minutes and crosses the Lions Gate Bridge to West Georgia Street. In the same schedule, the 13 weekday buses that leave 15th Street at Grand Boulevard between 7 and 9 a.m. take 30 to 37 minutes to West Georgia Street at Burrard Street. Buses that leave that downtown stop between 4 and 6 p.m. take 37 to 40 minutes back.

The 255 links 15th Street with Capilano University, 11 to 13 minutes to the east, and with Park Royal, 21 to 26 minutes to the west. The 232, which runs between Grouse Mountain and Phibbs Exchange, stops on East Keith Road at the south end of the boulevard.

Drivers reach Highway 1 from the north end of the boulevard by Boulevard Crescent and Lynn Valley Road. Cyclists have the two-way lane on West Grand Boulevard and should plan for the hill, because the boulevard climbs 52 metres between Keith Road and 19th Street.

Things to check in Boulevard

Is the house on the Heritage Register?

The register is the City's list of buildings and sites with heritage value. Legal protection is a further step: a bylaw passed by Council, or an agreement registered on the property's title, the legal record of ownership. A house protected by bylaw needs a Heritage Alteration Permit from the City before it is changed. The 2013 register marks the William Stewart Residence at 1105 Grand Boulevard as a designated municipal heritage site, and says the Taylor Residence at number 1653 was protected by a legal agreement in 2009. Ask the City what applies to the address.

Rules for these lots are under review

On December 8, 2025, Council adopted a Ground Oriented Zone that allows up to 4 homes on a lot, or up to 6 in some places, and put the City's Heritage Character Areas in a study area outside that zone. The province's Bill 25 now requires the City to allow 3, 4 or 6 homes on the lots that remain, and the City names Grand Boulevard among the heritage areas affected. On May 11, 2026, Council sent the proposed changes back to staff. Ask the City what may be built on the lot and on the lots beside it.

City or District near Sutherland Avenue

East of Sutherland Avenue, the blocks between East Keith Road and East 14th Street are in the District of North Vancouver, by the BC government's boundary data. Each municipality sends its own tax notice and keeps its own records for a house. Confirm the municipality before you compare two houses on East 12th or East 13th Street.

Suites and coach houses

On October 11, 2026, 38% of the listings here stated a legal or licensed suite and a quarter used the word unauthorized. The City says it legalized one suite in every single-family house in 1993, on the condition that the owner lives on the property. A suite may be combined with a coach house, a small separate home at the back of the lot that cannot be sold on its own. Lots in the Ground Oriented Zone follow other rules, so ask the City which ones cover the address.

East side or west side

East Grand Boulevard has the buses and the traffic passing through. West Grand Boulevard takes cars southbound only, beside the bike lane, and residents can also reach their homes from the lane behind. Between 13th and 15th streets the City may later close the west road to cars for park space, once a plan is made with residents. Visit at 8 a.m. and 5 p.m. on a weekday.

A house from before 1960

A quarter of the houses listed on October 11, 2026 were built before 1960. Book a full inspection and ask about the wiring, the roof, the drains and any buried oil tank. For a house on the register, ask the City how it would treat a request to replace the original windows or the shingles.

Buying

Buying a home in Boulevard

Decide first between an early house and a new one. In our experience, an early house brings a mature garden, wood details and a well-known street, along with repair bills and, for some houses, limits on changes. A house from the 2020s brings more floor space and often a legal suite. The price dots on this page show today's asking prices.

Then choose the side and the block. Stand in front of the house during the morning and the afternoon rush, and walk from it to the bus stop at 15th Street and to Lonsdale Avenue. Before you write an offer, ask the City three questions about the address: whether it is on the Heritage Register, whether any protection is registered on the title, and what may be built on the lot today.

Gary Paul works with buyers across North Vancouver. Use the form on this page to tell him your budget, the bedrooms you need and whether you want an early house or a new one. He will send the Boulevard houses that fit and arrange the showings.

Selling

Selling a home in Boulevard

In our experience, a buyer who views a house near Grand Boulevard has also toured Central Lonsdale and Queensbury, and has compared your house with the others on this page. The cards here show how many houses are listed today and the range of their asking prices.

In our experience, five things set the price: the age and condition of the house, whether it faces the park, which side of the boulevard it is on, the view, and whether a suite has the City's approval. If your house is on the Heritage Register, say so in the listing and have the facts ready: its A or B ranking, any protection on the title and the permits for past work. The City gives a metal plaque to the owner of a register house on request.

Sold prices are private under real estate board rules, so this page shows asking prices only. In a price review, Gary Paul shows you the recent sales near Grand Boulevard and explains the list price he would choose. Request one with the form on this page.

Our view

Who buys in Boulevard

In our experience, the buyer of an early house on Grand Boulevard is often a family that already lives on the North Shore and has wanted to live on this street for years. They accept an older kitchen and smaller closets in exchange for the garden and the park in front.

The new houses, in our experience, go to larger households: parents, children and grandparents in one house, with a legal suite for one generation or for a tenant. A third group works at Lions Gate Hospital or on Lonsdale Avenue and wants a short trip to work.

Is Boulevard in the City or the District of North Vancouver?

Grand Boulevard and the streets west of Sutherland Avenue are in the City of North Vancouver. East of Sutherland Avenue, the BC government's boundary data puts the blocks between East Keith Road and East 14th Street in the District. Check the property tax notice.

What kind of homes are for sale in Boulevard?

On October 11, 2026, every home listed in Boulevard was a detached house. Half were finished in the 2020s and a quarter before 1960. Only a small number were listed, so the shares change with each new listing. This page leaves out condos.

How much does a house near Grand Boulevard cost?

The price dots on this page mark the asking price of each house listed in Boulevard today and show the middle price. Beside them is the latest monthly benchmark from Greater Vancouver REALTORS for a detached house in North Vancouver as a whole.

When was Grand Boulevard built, and why is it so wide?

The City's Heritage Register says land clearing began in 1906, and Canada's Register of Historic Places dates the boulevard to 1908. Both say it was laid out as a fire break after the fires that followed the 1906 San Francisco earthquake. The central park is 105 metres wide.

Are the old houses on Grand Boulevard protected?

Some are. The City's Heritage Register lists 24 sites in the Grand Boulevard Heritage Character Area. A house has legal protection only where Council has passed a bylaw for it or an agreement is registered on its title. Ask the City about each address.

Which schools serve the Grand Boulevard area?

Is Boulevard good for families?

In our view, yes. A long park runs past the front doors, Ray Perrault Park has courts and a playground, and a public high school is a few blocks away. The drawbacks are rush hour traffic on East Grand Boulevard and the uphill walk from the Lonsdale shops.

How do I find out what my house near Grand Boulevard is worth?

Request a price review with the form on this page. Gary Paul will compare your house with recent sales nearby and with the houses for sale now, and explain his suggested list price in private.
