Northlands, North Vancouver: Homes for Sale, Prices, Schools and Daily Life
Northlands is a small residential area in the District of North Vancouver, beside Northlands Golf Course and the Parkgate shops, below Mount Seymour. Most homes for sale here are strata townhouses from the 1990s, with some detached houses. It suits a buyer who wants three bedrooms with a library, a community centre and forest trails close by, and who accepts a bus or car trip over the Second Narrows to reach Vancouver.

Northlands is in the District of North Vancouver, which lists Northlands, Parkway and Parkgate among the neighbourhoods of its Seymour community. The District's boundary data returned the District for all seven points we checked here on October 11, 2026, from Larkhall Crescent to Banff Court. That day 22% of listings stated North Vancouver District and the others left the line blank, so read the municipality on the property tax notice for each home.
What Northlands is like
Northlands lies on the north side of Mount Seymour Parkway, where the streets end and the forest of Mount Seymour begins. Northlands Golf Course fills the middle of the area. West of the course, Northlands Drive climbs from the Parkway and becomes Larkhall Crescent, and Strathaven Drive makes a loop beside Northlands Park. East of the course, Parkgate Avenue and Banff Court hold the shops, the library and the community centre.
The ground rises to the north. Natural Resources Canada's elevation data gives 87 metres above sea level for the Parkway at Northlands Drive, 108 metres where Northlands Drive meets Larkhall Crescent and 148 metres at the upper end of Larkhall Crescent. The golf course end of Anne Macdonald Way is at 140 metres. The Parkway rises 16 metres between Northlands Drive and Parkgate Avenue, so the walk east along it to the shops has little climb.
In our view, Northlands suits a buyer who wants a townhouse with three bedrooms near a library, a community centre, a golf course and forest trails, and who is content with one group of shops. A buyer who wants a choice of restaurants within a short walk will be happier in Lower Lonsdale or beside the Lynn Valley shops.

What the homes are like
Most of what is for sale in Northlands is a townhouse. On October 11, 2026, 89% of the homes this page listed here were townhouses and 11% were detached houses. Condo apartments are sold in Northlands as well, and this page leaves them out. The streets with homes listed that day included Larkhall Crescent, Strathaven Drive and Mount Seymour Parkway.
The 1990s are the main building decade. Of the homes listed that day, 56% were finished in the 1990s, and the 1960s, the 1980s, the 2010s and the 2020s each had 11%. The typical townhouse had three bedrooms and 1,872 square feet of floor space, and the middle year built fell between 1994 and 1995. Houses listed that day were older and smaller: the middle year built was 1965, with three bedrooms and 1,553 square feet. One third of the listings said the home has a view.
A townhouse here is a strata home. You own your unit, and you share the roofs, roads, fences and gardens with the other owners through a strata corporation. The owners approve a budget at a meeting every year, and each pays a monthly fee toward it. BC rules require that budget to put at least 10% of the yearly operating fund into savings. The savings account is called the contingency reserve fund, and it pays for large repairs such as a new roof.
A strata with five or more homes must also get a depreciation report every five years. The province says the report looks 30 years ahead, estimates what the shared parts will cost to repair or replace, and sets out at least three ways to pay for that work. A townhouse finished in 1994 is 32 years old in 2026. Ask for the latest report, the last two years of meeting minutes and the budget, and read what the owners plan for roofs, decks and fences.

History
How Northlands began
Mount Seymour Park covers the mountain behind Northlands. BC Parks says the park was established in 1936 and named for Frederick Seymour, Governor of British Columbia from 1864 to 1869.
The land where the golf course stands was first planned for houses. In June 1998 the North Shore News reported that the course's 121 acres sat in the middle of what had been a planned 300 acre neighbourhood with parks, schools and trails. The paper traced the idea of a public course to October 1986, when Don Davis, who worked in insurance, raised it at a Chamber of Commerce lunch. Anne Macdonald, a North Vancouver school trustee, then pressed him to act on it. The two started the North Shore Public Golf Course Society.
The course's own website says it opened for play on October 7, 1996, and that all 18 holes were open in 1997. The 1998 report put the cost of building it at $13.5 million, against a 1989 estimate of $7 million. By then the road to the clubhouse carried Anne Macdonald's name, and the District's street data still calls it Anne Macdonald Way.
Parkgate was built up in the same decade. In October 1990 the North Shore News described a proposal for a 90,000 square foot shopping centre at Mount Seymour Parkway and Mount Seymour Road. The public library's page says its Parkgate branch opened in 1994. In July 1998 the paper reported that work had started on an $8 million, 45,000 square foot community centre beside the library, which District residents had approved in a referendum in November 1996. More than half of the homes this page listed on October 11, 2026 were finished in the 1990s. We found no source that explains who chose the name Northlands.
Daily life
Daily life in Northlands
Daily errands go to Parkgate, at the corner of the Parkway and Mount Seymour Road. The map on this page shows a Safeway, cafes, a library and a community centre there, and OpenStreetMap also marks a pharmacy and a post office. Measured on the District's street data, the Parkway corner at Strathaven Drive is 800 metres west of the corner at Parkgate Avenue, and the corner at Northlands Drive is 1.2 kilometres west of it.
Parkgate Library on Banff Court is a branch of the North Vancouver District Public Library. It opens at 10 a.m. every day and stays open until 8 p.m. from Tuesday to Thursday and until 6 p.m. on the other days. Its page lists a quiet study room, a space for teens and public computers.
Parkgate Community Centre is next door. North Vancouver Recreation and Culture lists a gymnasium there with eight badminton or pickleball courts, two full basketball courts and a climbing wall. The building stays open until 10 p.m. from Monday to Thursday.
Northlands Golf Course is the District's public 18 hole course, reached by Anne Macdonald Way from Mount Seymour Road. The course says it is open to the public in all twelve months of the year. In our experience, the streets off the Parkway are quiet, and the Parkway carries steady traffic toward Deep Cove and Mount Seymour.

Outdoors
Mount Seymour, the golf course trail and the local parks
The entrance to Mount Seymour Park is on Mount Seymour Road, north of the Parkway, at the east edge of Northlands. BC Parks counts 14 hiking trails in the park. Its Old Buck trailhead, near the park entrance, has parking for the lower mountain trails, an information board and a pit toilet. The photo at the top of this page shows a trail in the park. BC Parks says both hikers and mountain bikers use the lower trails, that bikes must stay on the trails marked for them, and that pets must be on a leash everywhere in the park.
In winter the same road leads to the ski area, which Mt Seymour Resort runs inside the park. BC Parks says a free day-use pass may be needed to park on the mountain in winter, so read its page before a winter visit.
Closer to home, the District's trail data lists a trail it calls Seymour Golf, open to more than one kind of user. OpenStreetMap shows it as the Golf Course Trail, running from the top of the Strathaven Drive loop up the west side of the course. The same District data lists the Bridle Path and the Baden Powell Trail in the forest to the north.
Parkgate Park is at the north end of Parkgate Avenue. The District's park data calls it a community sports park and notes that its gates close at dusk in winter. OpenStreetMap shows ball diamonds, a playground and outdoor exercise equipment there. McCartney Creek Park, a second sports park, lies west of Northlands Drive. Northlands Park and Strathaven Park are both reached from Strathaven Drive. District data requires a leash for dogs in Parkgate Park, Northlands Park and McCartney Creek Park.
Schools
Schools in and near Northlands
Northlands is in the North Vancouver School District. The public elementary school nearest the middle of the area is Dorothy Lynas Elementary on Inlet Crescent, east of Mount Seymour Road, and the province's school data shows early French immersion there. Blueridge Elementary on Bronte Drive and Seymour Heights Elementary on Carnation Street are the next nearest, to the west.
Northlands lies between two groups of schools. The district's feeder list puts Dorothy Lynas with Seycove Secondary on Caledonia Avenue, and puts Blueridge and Seymour Heights with Windsor Secondary on Broadview Drive. French immersion students from Dorothy Lynas go on to Windsor. Enter each address in the district's school locator before you write an offer. The locator names the school that must take a child from that address.
The nearest independent school on the map is St. Pius X Elementary on Mount Seymour Road. Lions Gate Christian Academy is on Tollcross Road, south of the Parkway. The school table on this page gives the distance to each school.

Getting around
Getting around
Mount Seymour Parkway is the one main road. It leads west from Northlands toward the Second Narrows (Ironworkers Memorial) Bridge. BC Parks describes the park entrance beside Northlands as 15 kilometres northeast of downtown Vancouver by that bridge and the Parkway. In our experience, traffic on the bridge is the main cause of a longer drive at rush hour.
Two bus routes stop on the Parkway, and the table on this page counts the weekday trips on each. The 211 goes through Phibbs Exchange and over the bridge to Burrard Station in downtown Vancouver. TransLink's schedule for September 7, 2026 to January 3, 2027 gives it 40 to 48 minutes from the stop at Strathaven Drive for the six weekday buses that leave between 7:06 and 8:43 a.m. The six buses that leave Burrard Station between 4:13 and 5:49 p.m. are given 47 to 53 minutes back to the same corner.
The last weekday 211 that goes all the way downtown leaves Strathaven Drive at 5:58 p.m. After that, riders change at Phibbs Exchange. The 215 is given 9 to 11 minutes to reach the exchange on every weekday trip, and the 211 keeps running there until after 1 a.m.
In snow, the District aims to make the Parkway and Mount Seymour Road passable within 12 hours after the snow stops. Northlands Drive and part of Strathaven Drive are in its second group, with a 48 hour target. Larkhall Crescent, Anne Macdonald Way, Parkgate Avenue and Banff Court are in the third group, with a 96 hour target.

Things to check in Northlands
Forest edge
The District places properties beside its forest in a Wildfire Hazard area. On October 11, 2026, its map data showed such areas within 40 metres of the three streets with homes listed that day: Larkhall Crescent, Strathaven Drive and the Parkway between Northlands Drive and Mount Seymour Road. The District says an owner there needs a permit to build a new or replacement house, and that minor renovations are exempt. In April 2026 the District received funding to thin vegetation at two sites, one of them along Indian River Drive, east of Mount Seymour Road. Give the address to an insurer before your offer becomes firm.
Creeks
McCartney Creek runs within 80 metres of Larkhall Crescent and Northlands Drive. Range Creek and Thomas Creek pass Strathaven Drive, and Taylor Creek crosses the Parkway near Parkgate. On the same date, Creek Hazard areas that the District labels a potential flood hazard lay within 40 metres of Larkhall Crescent, of the 1000 and 1100 blocks of Strathaven Drive and of the Parkway. The District says a lawful building inside such an area may stay as it is, and that its environment staff review any work there. Search the address on GeoWeb, the District's online property map.
Strata papers
In our experience, three lines in the strata papers decide what a townhouse will cost to own: the balance in the contingency reserve fund, any special bill to owners that the minutes discuss, and the work the depreciation report expects in the next ten years. Ask the strata how the monthly fee has changed over the last three budgets. Have your lawyer or notary read the papers before your offer becomes firm.
The hill in winter
Larkhall Crescent rises 40 metres between Northlands Drive and its upper end, and it is in the District's third snow group, with a target of 96 hours. Ask the strata who clears its own roads and paths and what the budget allows for it. In our experience, drivers on the upper streets fit winter tires.
Slopes
On October 11, 2026, the District's map data showed no Slope Hazard area within 40 metres of Larkhall Crescent, Strathaven Drive or the Parkway. One lay near Anne Macdonald Way and one near Taylor Creek Place. GeoWeb shows the answer for a single address.
Buying
Buying a home in Northlands
Start by choosing a side of the golf course. In our experience, buyers who want the shops, the library and the bus within a short walk look near Parkgate Avenue and the east end of the Parkway. Buyers who want a street beside the creek and the forest look at Larkhall Crescent and Strathaven Drive and accept a longer walk to the shops. The price dots on this page show today's asking prices.
For a townhouse, read the strata papers before the second visit. In our view, monthly fees are fair to compare only between townhouse groups of a similar age, because an older group has more repairs ahead. For any home, search the address on GeoWeb for the wildfire and creek areas described on this page. One third of listings here mentioned a view on October 11, 2026, so visit on a clear day and again in rain.
Gary Paul works with buyers across North Vancouver. Send the form on this page with your budget, the bedrooms you need and the side of the golf course you prefer, and he will reply with the Northlands homes that match and set up visits.
Selling
Selling a home in Northlands
Few homes were for sale in Northlands on October 11, 2026, so a buyer compares your home directly with each of the others on this page. In our experience, the same buyer also tours Roche Point, Indian River and Blueridge. The cards on this page show how many homes are listed here today and the range of their asking prices.
For a townhouse, gather the papers before you list: the depreciation report, two years of minutes, the budget and any notice of planned work. In our experience, buyers make stronger offers when those papers answer their questions about roofs and fences in advance. For a house, ask the District for its permit records. If the lot is in a wildfire or creek area, print the GeoWeb map and keep any engineer's report ready.
Real estate board rules keep sold prices off public pages. Gary Paul can show you recent Northlands sales in private, grouped by townhouse group and by age, and suggest a list price. Ask for a price review with the form on this page.

Our view
Who buys in Northlands
In our experience, the most common buyer in Northlands is a family moving out of a condo, often from Lower Lonsdale, Burnaby or East Vancouver. They want three bedrooms and a school, a library and a community centre close to home.
A second group, in our experience, is owners of larger North Shore houses who want fewer stairs and less yard work and who play golf or walk the forest trails. A third group skis, snowshoes or rides mountain bikes and wants the road up Mount Seymour beside home.
