Edgemont is the neighbourhood around Edgemont Village, a group of low shops and cafes in the District of North Vancouver, close to the Capilano River canyon and the Mackay Creek ravine. Edgemont is in the District of North Vancouver, which places Edgemont Village in its Upper Capilano neighbourhood. Some listings here name the District, a few name only "North Vancouver", and most leave the line blank, so confirm the municipality on the property tax notice for each home.

What Edgemont is like

Edgemont is the residential area around Edgemont Village, in the northwest part of the District of North Vancouver. The District describes the village as the commercial and community centre of Upper Capilano, the part of the District on the slopes below Grouse Mountain. Edgemont Boulevard and Highland Boulevard meet in the middle of the village, and the District's plan treats those two streets as its centre.

The shops fill a few short blocks. The District lists coffee shops, restaurants, banks, pharmacies, a grocery store, flower shops, health services, childcare, a dance studio and a library. Its plan aims to keep the buildings low and the stores small. Curved residential streets lead away from the shops, most of them lined with detached houses. The plan allows townhouses and duplex homes on the blocks around the edge of the village, and this page lists new homes of both kinds.

In our view, Edgemont suits a buyer who wants to do daily errands on foot and come home to a quiet street. A supermarket, a library and several cafes stand within a few blocks of each other, and forest trails are close to many houses. A buyer who wants a SeaBus terminal near home will find Lower Lonsdale a better match, because public transit in Edgemont means two bus routes.

What the homes are like

This page lists three kinds of home in Edgemont: detached houses, townhouses and duplex homes. Houses are the largest group. Condo apartments in the village are sold too, and this page leaves them out. On October 9, 2026, streets with homes listed included Highland Boulevard, Edgemont Boulevard, Ridgewood Drive, Sunnycrest Drive, Beaumont Drive, Forest Hills Drive, Emerald Drive, Bluebonnet Road and Evergreen Place.

The houses come from two main periods. On that date the largest group had been finished before 1960. Most of the others dated from 2000 or later, and a small number came from the decades between. A typical house on this page has four bedrooms. In our experience, an original house from the 1950s and a house from the last ten years often stand side by side here, and the two attract different buyers.

The townhouses and duplex homes are newer than the houses. On October 9, 2026, a typical townhouse here had been finished in 2025 and a typical duplex home in 2026, and both types had three bedrooms. The District says the village has gained 246 homes since 2011, among them apartments, townhouses and an assisted living residence for seniors. A townhouse or a duplex home is a strata home. You own your own home, you share the land and some parts of the building with the other owners, and every owner pays a monthly fee toward the shared costs.

Few house listings in Edgemont state a suite. On that date most of them left the suite line blank, and a small number named a legal suite. A small share of listing descriptions mention a view.

History

How Edgemont Village began

The District of North Vancouver acknowledges that it stands on the unceded ancestral territories of the Tsleil-Waututh, Squamish and Musqueam peoples. The neighbourhood that buyers see today dates from the years after the Second World War. In an article from April 2026, the North Shore Heritage Preservation Society says the land company behind it began in 1938 as Ridgewood Estates. The Lions Gate Bridge opened that same year and gave the North Shore a direct road to Vancouver. The war began in 1939 and the project stopped.

After the war, the society says, a realtor and developer named John Eric Allan, who had served in the Royal Canadian Air Force, opened the land for sale as Capilano Highlands. In the late 1940s his firm, Service Realty, worked from a log cabin office at Ridgewood Drive and Edgemont Boulevard. Forest lots sold for less than $1,000 each. The streets were drawn to follow the slope of the land, which is why they curve. The society adds that there were no sidewalks, no corner stores and no buses at first, so residents drove to a small group of shops, and that group became known as Edgemont Village.

Allan worked with the architect Fred Thornton Hollingsworth on modern houses that middle-income families could afford, according to the society, with model names such as the Neoteric and the Flying Arrow. The Canadian Encyclopedia says Hollingsworth gave the name Neoteric to his early houses and that more than 50 of them were built in the Capilano subdivision of North Vancouver. Some of the houses for sale in Edgemont today were finished before 1960, during that first period.

The village itself grew without one plan. By the society's account, shops were open before the sewers and roads were built in 1956, and the Capilano branch of the public library opened in 1964 and was enlarged in 1969 and in 1985. A supermarket on Connaught Crescent closed in 2013, and a building with condos, townhouses, shops and a new supermarket opened in that part of the village in 2019. The District prepared its present plan and design guidelines for the village after public meetings in 2013 and 2014.

Daily life

Daily life in Edgemont

Most errands can be done in the village. Thrifty Foods is the grocery store on the map, and the District names pharmacies, banks, health services and childcare among the businesses. The counts on this page show how many cafes, pharmacies and clinics are mapped inside the area. In our experience, residents shop in the village on foot and drive to Park Royal or to Marine Drive for larger stores.

The Capilano Library, a branch of the North Vancouver District Public Library, is at 3045 Highland Boulevard. The library's page lists areas for children and teens, public computers, a meeting room for rent and free underground parking. It opens at 10 a.m. every day. It closes at 8 p.m. from Tuesday to Thursday and at 6 p.m. on the other four days.

The nearest public recreation centre is Delbrook Community Recreation Centre at 851 West Queens Road, the road that leaves the south end of the village toward Lonsdale. The North Vancouver Recreation and Culture Commission lists a 25 metre pool with six lanes, a leisure pool, a fitness centre, a gymnasium and two courts for squash or racquetball. Lions Gate Hospital is in Central Lonsdale. The distance table on this page gives the straight line distance to the hospital, Park Royal, Lonsdale Quay and downtown Vancouver.

The village keeps changing. The District announced a one-year trial of a four-way stop at Edgemont Boulevard and Highland Boulevard. It had counted more than 500 pedestrians and 700 vehicles at that corner in the busiest hour of the day, and 30 crashes from 2019 to 2023. District records also show a first-stage application, received on April 10, 2026, for a three storey commercial building at 3150 Edgemont Boulevard. In our view, a buyer should expect building work near the shops in the coming years.

Parks, creeks and the Capilano River

Murdo Frazer Park is southwest of the village. The District's park data gives the entrance as Elizabeth Way and the hours as 6 a.m. to 10 p.m., with closing at dusk in winter, and it lists a fenced area where dogs may run off leash. The photo at the top of this page shows the log cabin beside the pond in the park. Beside the park, the Murdo Frazer Pitch and Putt is a short golf course with nine holes, reached from Woods Drive. The District lists it as open from 9 a.m. to 9 p.m. and closed from November to March.

Creeks cross Edgemont in wooded ravines. The District's trail data rates the Mackay Creek trail and the trail in Murdo Frazer Park as beginner routes for walking and cycling. Upper Mackay Creek Park is a forested park entered from the ends of the streets beside the creek, and the District marks it as off leash for dogs. Fairmont Park, off the 3100 block of Fairmont Road, is a neighbourhood park. Eldon Park, to the north, is a sports park that opens at 6 a.m. and closes at 10 p.m.

Capilano River Regional Park lies northwest of Edgemont, around the Cleveland Dam. Metro Vancouver, which runs the park, describes a river canyon, forest and views of Capilano Lake and the Lions. Its Coho Loop Trail is a 1 km loop that starts near the Capilano River Hatchery and crosses two bridges. The Capilano Pacific Trail runs from near the dam to near the Capilano Suspension Bridge. Two notices were posted on October 10, 2026. The hatchery closed to the public on October 1 for building work, and one section of the Capilano Pacific Trail is shut while a bridge is built. Metro Vancouver says bears, cougars and coyotes live in the park, so keep food and garbage with you.

Schools

Schools in and near Edgemont

Edgemont is in the North Vancouver School District. Highlands Elementary on Colwood Drive is the public elementary school closest to the middle of the area, and Cleveland Elementary on Eldon Road is the next closest. The province's school data lists early French immersion at Cleveland.

The district groups each high school with the elementary schools that lead to it. Its list places Highlands, Cleveland, Canyon Heights and Montroyal with Handsworth Secondary on Handsworth Road, and it names Handsworth as the French immersion high school for Cleveland students. Handsworth has a new building. The BC government announced the start of work on March 10, 2020, with room for 1,400 students, 200 more than the old school held. The school district says the building opened to students and staff in February 2022. On August 25, 2026, the District of North Vancouver opened a new artificial turf field at the school for soccer, rugby, field hockey and football.

Larson Elementary and Capilano Elementary are the next public elementary schools by distance, and the table on this page also lists independent schools. Every public school has a catchment, which is the set of addresses whose children it must accept. The catchment school for a home can differ from the nearest school, so enter the address in the district's school locator before you make an offer.

Getting around

Getting around

Two bus routes serve Edgemont. The 246 comes down Highland Boulevard from Montroyal Boulevard, passes through the village, follows Ridgewood Drive toward Marine Drive, crosses the Lions Gate Bridge and runs along West Georgia Street in downtown Vancouver. The 232 runs between Grouse Mountain and Phibbs Exchange by way of Capilano Road, Edgemont Boulevard, West Queens Road and Lonsdale Avenue. The table on this page counts the weekday trips on each route.

TransLink's schedule for September 7, 2026 to January 3, 2027 allows 24 to 27 minutes from the stop on Highland Boulevard at Woodbine Drive to West Georgia Street at Burrard Street, for weekday 246 buses that leave between 7 and 9 a.m. Buses that leave between 4 and 5 p.m. are given 33 or 34 minutes for the same trip. For the SeaBus, take the 232 to Lonsdale Avenue and change to the 229 or the 230, which both end at Lonsdale Quay.

Drivers reach the Lions Gate Bridge by way of Capilano Road and Marine Drive. Highway 1, which the District gives as the south edge of Upper Capilano, leads east to the Second Narrows (Ironworkers Memorial) Bridge. Both bridges are slow at rush hour. The District names bike routes on Ridgewood Drive, West Queens Road and Highland Boulevard. In our experience, the land rises as you go north from the village, so the ride home from the shops is uphill for many residents.

Before you buy

Things to check in Edgemont

Lots beside a creek

On October 10, 2026, the District's map data showed Creek Hazard areas crossing Edgemont Boulevard, Fairmont Road, Forest Hills Drive and West Queens Road. The District says any watercourse can flood or carry debris. Work on a lot inside one of these areas needs a review by the District's environment staff first. Look up the address on GeoWeb, the District's online property map, and read the creek report linked there.

Steep slopes near the canyon

The District calls a slope steep when its angle is greater than 20 degrees and its height is more than 10 metres. A lot within 20 metres of the top or bottom of such a slope is in the Slope Hazard area. The map data shows these areas beside Capilano Road and Capilano Park Road, near the river canyon, and beside parts of Paisley Road, Emerald Drive and Sunset Boulevard. An owner there may need a permit before building or changing the land.

Trees and wildfire

The District's Wildfire Hazard area covers lots near forested land. In and around Edgemont its map data shows the area on or beside many streets, among them Elizabeth Way, Woods Drive and parts of Edgemont Boulevard. A new house inside the area needs a wildfire report, signed by a qualified professional, before the District accepts the permit application. Phone your insurer with the address before you make an offer.

Original houses from the 1950s

Some houses for sale here were finished before 1960. Book a full inspection, and ask about the age of the roof, the wiring, the drains around the house and any buried oil tank. A number of the early houses in this part of North Vancouver were designed by Fred Hollingsworth. If a house is on the District's heritage register, the District can hold back some permits for a time while it inspects the house, and the owner may qualify for grants toward upkeep.

New townhouses and duplex homes

BC Housing says every new home built by a licensed company must carry home warranty insurance. The minimum cover is 2 years for materials and labour, 5 years for the outside of the building, including water getting in, and 10 years for the structure. Ask for the policy. A duplex is a strata of two homes, and a strata of four or fewer homes is exempt from the 30 year repair plan that larger stratas must order, so ask how the owners save for shared repairs.

Suites

The District has allowed a suite inside most detached houses since 1997. A suite may be no larger than 130 square metres or 49% of the main house, whichever is less, and the lot needs three parking spaces off the street. Every suite must be registered, which adds a yearly water and sewer charge to the tax bill. Few listings here state a suite, so ask the District what its file shows for the address.

Buying

Buying a home in Edgemont

Start by choosing the kind of home. An original house from the 1950s, a house from the last 20 years and a new townhouse or duplex home are three different purchases, and each one needs different checks. The price dots on this page show today's asking prices for each type, so you can see how far apart they are.

For an older house, the inspection and the lot matter most, in our experience. Search the address on GeoWeb for creek, slope and wildfire areas before you write an offer, because those areas affect what an owner may add or rebuild later. Ask the District whether the house is on its heritage register.

For a townhouse or a duplex home, ask for the Form B, the strata's information certificate. The BC government says the strata must supply it within 7 days of a request and may charge up to $35 plus 25 cents a page. A strata of five or more homes must order a depreciation report, a repair plan that looks 30 years ahead, every five years. A strata of that size formed from July 1, 2024 to June 30, 2027 has two years from its first annual general meeting to get its first report. With a new home, read the warranty policy as well.

If your house dates from the 1950s and still has its original design, say so in the listing. In our view, some buyers come to Edgemont for those houses.

Who buys in Edgemont

In our experience, the most common buyer of an Edgemont house is a family with school-age children. They want a yard, a short walk to the shops and a place at the neighbourhood schools. Many arrive from a condo or a townhouse elsewhere on the North Shore or in Vancouver.

In our experience, the new townhouses and duplex homes attract a second group: owners of larger North Shore houses who want fewer stairs and less yard work and wish to stay near the village. We also see two generations of one family buy here, with parents and adult children choosing homes a few blocks apart. A third group, in our experience, looks for an original house from the 1950s to keep and update.
