Panorama Village, West Vancouver: Homes for Sale, Prices, Schools and Daily Life
Panorama Village is a group of strata townhouse and apartment complexes along Folkestone Way in West Vancouver, on the slope above the Upper Levels Highway at 21st Street. Panorama Village is in the District of West Vancouver, which sends the property tax bill and sets the wildfire, snow clearing and building rules for each address. On October 11, 2026, 33% of the listings here named West Vancouver on the municipality line and 67% left it blank.
Where Panorama Village is and what it is like
Panorama Village is the name MLS® listings use for the homes along Folkestone Way, north of the Upper Levels Highway (Highway 1) in West Vancouver. Folkestone Way starts at Skilift Road, beside the highway, and winds uphill for 1.5 kilometres to Chippendale Road. The West Vancouver Archives use a shorter name, Panorama, for the neighbourhood that reaches from McDonald Creek in the east to Marr Creek in the west, and from the highway up to Chippendale Road.
The street climbs the whole way. Natural Resources Canada's elevation data gives 198 metres above sea level where Folkestone Way leaves Skilift Road, 256 metres at the bend where the Marr Creek Trail meets the street, and 308 metres at the bus stop near Chippendale Road. The European Copernicus model, a second dataset, differs by 4 metres or less at each point. The top of the street is therefore 110 metres higher than the bottom.
The homes stand in strata complexes on both sides of the street. OpenStreetMap draws 1.8 kilometres of side roads and driveways that share the name Folkestone Way and lead from the main street to the buildings. It also draws four short lanes named Binning, Carr, Shadbolt and Varley.
The area is residential. The map data on this page counts no grocery store, cafe, pharmacy or clinic inside it. In our view, Panorama Village suits a buyer who wants a wide view from a townhouse or an apartment and accepts that each errand starts in a car or on a bus that comes once an hour. If you want shops near your front door, look at Dundarave village first.

What the homes are like
Townhouses are most of what this page shows in Panorama Village. On October 11, 2026, 83% of the homes counted here were townhouses and 17% were detached houses. Condo apartments were also listed here that day. This page leaves condos out, so it shows one part of what is for sale on the street. Homes were listed on Folkestone Way and on Skilift Road.
The homes are several decades old. Half of those listed that day were finished in the 1970s, one third in the 1980s and the rest in the 1990s. The middle townhouse dated from 1979 and had three bedrooms and 2,085 square feet of floor area. In our experience, that is more floor area than most North Shore townhouses offer, and many homes on a slope spread it over three levels.
The house listings were newer and larger. The middle house was finished in 1997 and had more than 5,000 square feet of floor area, on a lot of more than 13,000 square feet. Every house listing left the suite line blank.
Every listing that day mentioned a view. The slope faces south over Burrard Inlet. The photo at the top of this page was taken on January 1, 2011 from the lookout on Cypress Bowl Road, 402 metres in a straight line from the top of Folkestone Way and higher on the mountain. It shows the Lions Gate Bridge, Stanley Park and downtown Vancouver at sunrise.
A townhouse or an apartment here is a strata home. You own your own unit. Together with the other owners you also own what the strata plan marks as shared, which can include the land, the roofs, the driveways and a pool, and each home pays a monthly fee for its care. The owners vote on the budget once a year.

History
From a 1969 proposal to the homes of today
The name is older than the homes. The West Vancouver Archives record that the Panorama neighbourhood is named for Panorama Estates Ltd., a company that began to develop land here in 1960. The Archives give the council minutes of September 26, 1960 as the source.
The plan for Panorama Village came nine years later. The Archives hold a proposal dated April 1969, titled "Panorama Village, West Vancouver, BC: a project of International Land Corp Ltd", to develop the area north of the Upper Levels Highway, and a revised proposal dated April 1971. In 1973 a committee of District staff and council members wrote a 100 page study of development above the highway. The Archives' note says the study dealt with the main questions that the Panorama Village proposal had left open.
Building followed in the 1970s, the decade in which half of the homes listed here on October 11, 2026 were finished. A photograph in the West Vancouver Memorial Library's collection, taken by William McPhee in February 1981, shows the back of the Panorama Village Apartments in the 2200 block of the street. Work went on through the 1980s. An advertisement in the North Shore News on July 4, 1986 invited buyers to The Summit at Panorama Village, condominiums that the advertisement calls a development by Polygon Properties Limited.
The lanes got their names in the 1990s. The Archives record that the private lanes of the Salishan development, off Folkestone Way, are all named for Canadian artists, and that council adopted the names Binning Lane and Carr Lane in 1996. Binning Lane is named for B.C. Binning, who lived from 1909 to 1976, and Carr Lane for Emily Carr.
Daily life
Daily life on Folkestone Way
Errands mean a trip down the hill. The table on this page puts the nearest grocery store and the nearest cafe more than 1.3 kilometres away in a straight line, and the map places both in Dundarave village, on Marine Drive near 25th Street. The District lists the West Vancouver Community Centre at 2121 Marine Drive and the Memorial Library at 1950 Marine Drive, between Dundarave and Ambleside.
One commercial building stands inside the area, at 2229 Folkestone Way. The District's page for that address says it held the Salmon House on the Hill restaurant, with offices on the lower floor, when the District received an application to rebuild the site in 2022. On April 29, 2024, council approved the bylaws and the permit for eight three-bedroom townhouses in a three-storey building and a new, smaller commercial building. The application described that building as a restaurant and offices.
A District project page saved in October 2018 records that a sidewalk, a curb and new paving were built in 2017 on the north side of Skilift Road east of Folkestone Way, as part of a project to link Folkestone Way and 21st Street for people on foot. The same page scheduled four speed humps on Folkestone Way, south of Constantine Place, for August 2018.
The lowest homes are near the highway. On the map, the corner of Folkestone Way and Skilift Road is 45 metres from the centre line of Highway 1. Listen for traffic from the balcony of each home you visit.

Outdoors
Trails, parks and the forest above
Two trails start beside the homes. OpenStreetMap shows the Marr Creek Trail leaving Folkestone Way at its western bend and following the creek uphill for 296 metres. The map records it as a dirt footpath run by the District of West Vancouver, closed to bicycles.
The second trail starts on Skilift Road near 21st Street and climbs northwest through the forest for more than a kilometre, toward the lookout on Cypress Bowl Road. The map gives it the name Stupid Grouse, marks it for walkers and allows bicycles.
Westhill Park, beside Westhill Drive, is the nearest park on this side of the highway. The table on this page lists Hillside Park as closer in a straight line. It lies south of the highway, and the way there on foot goes under the highway at 21st Street.
Cypress Provincial Park is also in the table. On the map, its edge is less than a kilometre uphill from the middle of Panorama Village.
Schools
Schools near Panorama Village
Panorama Village is served by West Vancouver Schools (School District 45). Every public school in the table on this page is more than a kilometre away in a straight line, so plan for a bus or a car trip each morning.
Irwin Park Elementary is in Dundarave, and Chartwell Elementary is in the British Properties, to the east. The district's pages give Kindergarten to Grade 7 at both. West Vancouver Secondary, on Mathers Avenue, is the nearest public high school.
École Pauline Johnson, on 22nd Street, offers early French immersion from Kindergarten to Grade 7 and late immersion in Grades 6 and 7. The district's admission guidelines say demand for early immersion in Kindergarten is strong and the places are assigned by lottery. They name École Sentinel Secondary for French immersion in high school.
The same guidelines say the district encourages a child to attend the catchment school, the one assigned to the home address, and places children according to space. Enter the address in the school locator linked on this page before you write an offer.
The table also lists two independent schools, Collingwood School and Mulgrave School.

Getting around
Getting around
Drivers use exit 10 of the Upper Levels Highway, which the map shows signed for 21st Street, 22nd Street and Westhill Drive. 21st Street passes under the highway and meets Skilift Road and Westhill Drive at one corner. Folkestone Way starts 341 metres west of that corner.
The 256 is the only bus that stops on this side of the highway. In TransLink's schedule for September 7, 2026 to January 3, 2027, it leaves Park Royal at 21 minutes past the hour, runs along Marine Drive and up 21st Street, and stops on Skilift Road at Folkestone Way at 33 minutes past. From Monday to Thursday that stop is served from 6:33 a.m. to 7:33 p.m. The last bus comes at 10:33 p.m. on Fridays, 9:33 p.m. on Saturdays and 8:33 p.m. on Sundays.
The bus then climbs Folkestone Way to Chippendale Road and returns down Westhill Drive. Toward Park Royal, it passes the stop on Westhill Drive beside the Skilift Road corner at 44 minutes past the hour. It reaches Marine Drive at 22nd Street five minutes later and the end of the route, on Marine Drive beside Park Royal, at 59 minutes past.
Downtown Vancouver takes a second bus. By the schedule, a rider on the 6:44, 7:44 or 8:44 a.m. bus from Westhill Drive on a weekday changes on Marine Drive and reaches West Georgia Street at Burrard Street 31 to 32 minutes after boarding. Going home, the 250 buses that leave that corner at 3:57 and 4:57 p.m. reach Park Royal two minutes before the 256 leaves, and the rider is at Folkestone Way 36 minutes after leaving downtown. A rider who misses the 256 waits an hour for the next one.
The 251 runs later at night. It stops on Queens Avenue at 21st Street, south of the highway and 303 metres in a straight line from the Skilift Road corner. On weekdays the last 251 from Park Royal passes that stop at 11:15 p.m.

Things to check in Panorama Village
The repair plan of an older complex
Half of the homes listed here on October 11, 2026 were finished in the 1970s, so those homes are more than 45 years old. BC requires a strata with five or more homes to get a depreciation report every five years. The report lists the shared parts and what their repair and replacement is expected to cost over 30 years. A Metro Vancouver strata with no report, or with one from before December 31, 2020, had until July 1, 2026 to get one. Ask for the newest report and check its date.
Special levies
When the strata's savings cannot pay for a large repair, the owners can vote to charge each home a one-time amount called a special levy. The Strata Property Act requires three quarters of the votes at a general meeting. If a levy is approved before a sale completes, the seller owes the part that is due before the completion date and the buyer owes the part due on or after it. Read two years of meeting minutes for any repair the owners are discussing, and ask who would pay.
Forest edge and wildfire rules
The map shows woods west of Folkestone Way along Marr Creek, east of it toward McDonald Creek and above Chippendale Road. The District's page, as saved on August 5, 2025, says the Wildfire Hazard permit area takes in every property within 100 metres of a forested area. A permit is needed there before most new homes are built, single-family or multi-family. Work on an existing home needs no wildfire permit, and the fire department recommends the same guidelines for existing homes. Look up the address on WestMap, the District's online map, and ask the strata council what it has done on the shared land.
Snow on the hill and on private lanes
The District's winter page, as saved on September 1, 2025, clears bus routes in its first group, and the 256 uses Skilift Road and Folkestone Way. Local roads and dead-end streets wait until the storm has passed or the main routes are safe. The Archives describe Binning Lane and Carr Lane as private lanes. Ask each strata who clears its lanes and driveways, how soon after a snowfall, and what the yearly contract costs.
What can change the view
In our experience, the strata looks after the trees on its shared land, and one owner cannot decide alone to trim them. New building can also change what a home sees: council approved a three-storey townhouse building at 2229 Folkestone Way on April 29, 2024. If a home looks over that site, ask the District for the approved drawings before you make an offer.
Buying
Buying a home in Panorama Village
Choose the complex first and the home second. Each strata has its own monthly fee, savings, bylaws and repair history. Two homes with the same floor plan in two complexes can cost different amounts to own each year.
Read the strata papers before you make an offer: the newest depreciation report, this year's budget and the minutes of the last two years. Ask whether a special levy has been approved or proposed.
Visit each home twice. Go once on a clear day to see the view from the main rooms. Go again on a wet evening to drive the hill in the dark and to hear the highway from the lower complexes.
Michael Lee works with buyers in Panorama Village and across West Vancouver. Send the form on this page with your budget, the number of bedrooms you need and how many stairs you can accept. He will reply with the homes that fit and with times to see them.
Selling
Selling a home in Panorama Village
A buyer who visits your home has usually looked at the other Panorama Village homes on this page. In our experience, the same buyer also looks at townhouses in Whitby Estates and at apartments in Dundarave and Ambleside. The cards on this page show how many homes are listed here today and the range of asking prices.
In our experience, four things set the price of a strata home here: the view from the main rooms, the floor area and the number of levels, the condition and savings of the complex, and how much of the inside has been updated. Have the strata papers ready on the first day: the depreciation report, the budget, two years of minutes and the details of any special levy.
Real estate board rules keep sold prices off public pages such as this one. Michael Lee can show you recent sales in your own complex and in the complexes next to it in a private price review, and suggest a list price. Ask for one with the form on this page.

Our view
Who buys in Panorama Village
In our experience, the most common buyer in Panorama Village owns a larger house in West Vancouver or North Vancouver and wants to stay on the North Shore, keep a view and stop looking after a garden.
A second group, in our experience, is families who want three bedrooms in West Vancouver and choose an older townhouse over a detached house. A third is people who travel for weeks at a time and want a home where the strata looks after the grounds while they are away.
