Both names are in the District of West Vancouver, the only municipality in West Vancouver. On October 11, 2026, 38% of the listings here had West Vancouver written on the municipality line and the other 62% left it empty.

Where Deer Ridge and Whitby Estates are

The two names cover two groups of streets, 1.6 kilometres apart in a straight line and both uphill from the Upper Levels Highway (Highway 1). Whitby Estates is the larger group. Chippendale Road runs across the slope for more than 4 kilometres, from Rodgers Creek in the west to Chartwell Drive in the east, and Whitby Estates is along the middle part of it. Folkestone Way climbs from Skilift Road, beside the highway, to meet Chippendale Road.

Deer Ridge has three streets: Deer Ridge Drive, Deer Ridge Close and Deer Ridge Place. Deer Ridge Drive leaves Cypress Bowl Road near highway exit 8, and on the map it is 132 metres uphill from the highway. Mulgrave School is next door, on Cypress Bowl Lane.

The streets are at different heights. Natural Resources Canada's elevation data gives 188 metres above sea level for the east end of Deer Ridge Place, 198 metres for the foot of Folkestone Way, 308 metres for the bus stop where Folkestone Way meets Chippendale Road and 367 metres for the north end of Kadlec Court. A second dataset, the European Copernicus model, is within 4 metres of each figure. A drive from the foot of Folkestone Way to the end of Kadlec Court climbs 169 metres.

In our view, this area suits a buyer who wants a house finished in this century, a wide view and forest behind the last street. Each errand starts in a car or on the one bus, which comes once an hour. If a short walk to a cafe matters to you, start your search in Dundarave, straight down the hill.

What the homes are like

On October 11, 2026, 77% of the homes this page listed here were detached houses and 23% were townhouses, all under the Whitby Estates name. Every listing under the Deer Ridge name that day was a condo apartment on Deer Ridge Drive, and condos were also listed on Twin Creek Place. This page leaves condos out, so on some days it may show no home in Deer Ridge.

The middle house on that list was finished in 2007 and had five bedrooms and 5,854 square feet of floor area, on a lot of more than 13,800 square feet, which is 0.32 of an acre. Of the homes that stated a year, 67% were finished between 2000 and 2009 and 25% between 2010 and 2019. The remaining 8% gave 2029 as the year, which means a house that is still to be finished. Streets with houses for sale included Kadlec Court, Halston Court, Willoughby Road and Marr Creek Court.

The townhouses listed that day were on Garden Court and Highgrove Mews. The middle one was finished in 2010 and had three bedrooms and 2,852 square feet. A townhouse here is a strata home. You own your unit, and the owners together hold the land and whatever the strata plan marks as shared, such as a private road or the roofs. A monthly fee from each home pays for the upkeep of the shared parts.

Every house and townhouse listed that day stated a view. Few listings state a suite: 60% of house listings left the suite line blank, 20% said the house had none, 10% said "Other" and 10% stated an unauthorized suite, which is a suite the District has not approved. No listing stated a legal suite.

History

A hillside that council approved in 1999

A North Shore News article by Marcie Good, written while the first Whitby Estates houses were selling, says British Pacific Properties Ltd. spent five years seeking approval for the 104 acre project. Concerns ranged from building at a high elevation to the protection of a tailed frog, and council approved the project unanimously in July 1999. The scanned page carries no date. The pages stored beside it in the online archive are from November 2000.

The first phase was 14 houses on Lythe Court, off Folkestone Way. The article says this was the first time the company built houses itself, and its marketing consultant described the move as a response to slow sales. The full plan, the article reports, had 127 single family lots, two condominium sites, park land, a site for an elementary school and a playing field.

The District's Official Community Plan still carries the rules for the neighbourhood. New building stays below the 1,200 foot contour, which is 366 metres above sea level, and back yards may reach above it. A house lot must be at least 10,000 square feet, and in each subdivision at least 15% of the lots must be larger than 20,000 square feet. Townhouses, duplex homes, cluster homes and apartments are limited to 128 homes on three sites. One objective is a school site in the middle of the neighbourhood.

Deer Ridge is older. The condos listed there on October 11, 2026 were finished in 1993 and 1996, and we could not open a record of the year the District approved it. West of Marr Creek, the District's plan uses another name, Rodgers Creek, for the land as far as Cave Creek West. Garden Court, Marr Creek Court and Highgrove Mews are on that side of the creek, and listings there carried the Whitby Estates name on that date.

Daily life

Daily life on the hill

Both groups of streets are residential. The map data on this page finds no grocery store, cafe, pharmacy or clinic inside the area, and the table names the nearest of each. In our experience, residents drive down 21st Street or 22nd Street to the shops on Marine Drive, or continue to Park Royal.

Shops may come closer on the west side. Council approved a plan for Cypress Village, a new community, on November 25, 2024. The plan puts the village's main shopping area immediately west of the first switchback of Cypress Bowl Road, and its list of expected tenants starts with a grocery store and a pharmacy.

The table on this page measures from a point beside Halston Court, in Whitby Estates. Deer Ridge is 1.6 kilometres west of that point. From there, West Bay Elementary is closer, and the library and the recreation centre are further.

Outdoors

The lookout, the forest and Cypress Provincial Park

The forest starts behind the top streets. OpenStreetMap marks a roadside viewpoint on Cypress Bowl Road called High View Lookout, with a BC Parks information board beside it. In a straight line it is less than 250 metres from the upper ends of Kadlec Court and Willoughby Road. To drive there, follow Chippendale Road west to Cypress Bowl Road and turn uphill. The photo at the top of this page was taken from a viewpoint on this road after sunset.

Cypress Provincial Park is first in the list of nearest parks on this page. BC Parks says dogs and other pets are welcome in the park on a leash, and that the downhill ski area is at the end of the road.

Two paths serve people on foot. The map shows the Millstream Trail starting beside Cypress Bowl Road, 115 metres from the lookout, and running east for 2 kilometres along the slope above Whitby Estates. The second is the Mountain Path. The Cypress Village plan describes it as a lit asphalt path, 3 metres wide, for walkers and cyclists, that will link Rodgers Creek, Chippendale Road and Cypress Village. In May 2024 one section was still to be built.

The map names Marr Creek on the west side of Whitby Estates and McDonald Creek on the east side, and one objective of the District's plan is public ownership of the land along the creeks. The table on this page lists the nearest small parks and the nearest beach.

Schools

Schools near Deer Ridge and Whitby Estates

The area is served by West Vancouver Schools (School District 45). The public elementary schools nearest the middle of Whitby Estates are Irwin Park, École Pauline Johnson, Chartwell Elementary and West Bay Elementary, all more than 1.5 kilometres away in a straight line. West Bay Elementary, on Thompson Place, is the closest to Deer Ridge. On the map it is less than 600 metres from the Deer Ridge streets, on the other side of the highway.

The district says Irwin Park, in Dundarave, teaches Kindergarten to Grade 7, and West Bay teaches the International Baccalaureate Primary Years Programme in the same grades. The province's school data shows early and late French immersion at École Pauline Johnson. West Vancouver Secondary, on Mathers Avenue, teaches Grades 8 to 12 and offers the International Baccalaureate Diploma.

Two independent schools are close. The province's list gives Mulgrave School the address 2330 Cypress Bowl Lane, the street next to Deer Ridge. The map also marks a Collingwood School campus on Wentworth Avenue, which joins Chairlift Road below Chippendale Road.

Plan the school trip before you buy. The district lists three schools with school bus service, Rockridge Secondary, Bowen Island Community School and Gleneagles Elementary, and none of them is among the nearest schools here. Each address belongs to one school's catchment, the set of addresses that school accepts first. Enter the address in the school locator linked on this page to see which school that is.

Getting around

Getting around

Two highway exits serve the area. Exit 8 is signed for Cypress Bowl Road and the Cypress Mountain ski area. Deer Ridge Drive leaves that road near the exit, and Chippendale Road meets it further up. Exit 10 is signed for 21st Street, 22nd Street and Westhill Drive. From Westhill Drive, Skilift Road leads to the foot of Folkestone Way.

The 256 is the only bus route, and the table on this page counts its weekday trips. In TransLink's schedule for September 7, 2026 to January 3, 2027, a bus leaves Park Royal at 21 minutes past the hour and stops at Folkestone Way and Chippendale Road at 37 minutes past. From Monday to Thursday the first bus reaches that stop at 6:37 a.m. and the last at 7:37 p.m. On Fridays the last is at 10:37 p.m. Saturday buses stop there from 7:37 a.m. to 9:37 p.m., and Sunday buses from 9:37 a.m. to 8:37 p.m.

The bus ends its trip three minutes after that stop, on Chippendale Road near Westhill Drive. The schedule gives the same bus a trip down Westhill Drive and 21st Street that starts in the same minute and reaches Marine Drive beside Park Royal 22 minutes after the Folkestone Way stop. A trip to downtown Vancouver needs a second bus from there.

Deer Ridge has no bus stop. The nearest one in the schedule is at Westmount Road and Benbow Road, more than 550 metres away in a straight line and on the other side of the highway. The Cypress Village plan requires the developer to run a bus service for the village, starting on or before the day the first home there is lived in, and says the service will also help serve Rodgers Creek and nearby areas.

Things to check in Deer Ridge and Whitby Estates

Forest edge and the wildfire permit area

Both groups of streets end at forest. The District's page, as saved on August 5, 2025, says its Wildfire Hazard permit area was approved on December 14, 2020 and takes in every property within 100 metres of a forested area, which the District estimates at half of its land. Inside it, most new houses and coach houses need a wildfire permit before building starts, and work on an existing home needs none. Look up the address on WestMap, the District's online map, and ask an insurer for a quote before your offer is final.

Height and winter driving

The elevation data puts the end of Kadlec Court 169 metres higher than the foot of Folkestone Way. In our experience, a winter storm that brings rain to Dundarave can leave snow on the top courts. The District's winter page, as saved on September 1, 2025, clears bus routes and main roads first and school routes second. Local streets and dead-end streets wait until the storm has passed. Folkestone Way carries the 256 bus, and the courts are dead-end streets. Ask the seller on how many days last winter a car could not leave the driveway.

Strata papers for a townhouse or a condo

BC rules require a strata to put at least 10% of its yearly operating budget into a savings fund for large repairs. A strata with five or more homes must also get a depreciation report every five years. The report lists what the owners share and what repairs and replacements are expected to cost over 30 years. Ask for the newest report, this year's budget and the minutes of the last two years of meetings, and read them before you make an offer.

Building on the west side

Cypress Village is planned for the land between Rodgers Creek and Cypress Falls Park. The District's plan document, dated May 2024, sets "a maximum of 3,711 housing units" there and expects building to take 20 to 25 years. The developer gave notice that the first clearing, earthworks and rock blasting would begin on January 13, 2025. The plan names the corner of Chippendale Road and Cypress Bowl Road as one of three road links to the village, and lists work on the exit 8 ramp that may add traffic signals and lanes over time. Ask the District what is approved near any lot on the west side.

The 1,200 foot line and the creeks

The District's plan keeps new building in Whitby Estates below the 1,200 foot contour, 366 metres above sea level, and lets back yards extend above it. The elevation data puts the north end of Kadlec Court at 367 metres, so the top lots are at that line. For a lot at the top of the neighbourhood or beside a creek, ask the District what its file shows and where the lot line is.

Buying

Buying a home in Deer Ridge or Whitby Estates

Choose the group of streets first. Whitby Estates has the houses and townhouses on this page, the 256 bus and the higher streets. Deer Ridge has condos, a short drive to exit 8 and Mulgrave School next door.

Visit each home twice: once on a clear day to see what the main rooms look at, and once after dark or in rain to try the drive up. In our view, a buyer should also stand in the back yard and look at the land above the lot.

Before your offer is final, look up the address on WestMap for the wildfire area, read the strata papers if the home is a townhouse, and ask the District about building approved nearby. For a listing with a year built that is still in the future, ask for the expected finish date in writing.

Selling

Selling a home in Deer Ridge or Whitby Estates

A buyer who tours your home has usually studied the other homes on this page first, so look at where your asking price would stand among the price dots. In our experience, the same buyer also tours Chartwell and the new homes at Rodgers Creek.

In our experience, four things set the price here: what the main rooms see, the size and finish of the house, how much of the lot is level, and how steep the driveway is. Gather the papers a careful buyer asks for: the District's records for the house, any wildfire permit, and for a townhouse the strata's depreciation report, budget and minutes.

Real estate board rules keep sold prices off public pages such as this one. Michael Lee can go through recent sales in Whitby Estates and Deer Ridge with you in private and suggest a list price. Choose "What is my home worth?" on the form on this page.
