Pemberton, North Vancouver: Homes for Sale, Prices, Schools and Daily Life
Pemberton is the flat part of the District of North Vancouver beside Marine Drive, between the Capilano River and Pemberton Avenue. It is the first North Vancouver neighbourhood east of the Lions Gate Bridge. On October 11, 2026, most homes listed here were three-bedroom townhouses built since 2020, in the blocks the District calls Lions Gate Village. It suits a buyer who wants a new home, frequent buses and a short trip downtown.

Pemberton is in the District of North Vancouver, which lists it among the neighbourhoods of its Lions Gate and Lower Capilano community. On October 11, 2026, the District's boundary map returned the District at all 17 points we tested here. That day 25% of listings named the District, 8% said only "North Vancouver" and the others left the line blank, so confirm the municipality on each property tax notice.
What Pemberton is like
Real estate listings use the name Pemberton for the low ground north of Marine Drive, from the Capilano River east to Pemberton Avenue. Pemberton Heights, on the hill above, is a separate MLS® area. A reader who is looking for the village of Pemberton, north of Whistler, wants a different place with the same name.
The ground here is flat. Natural Resources Canada's elevation data gives 18 metres above sea level for Marine Drive at Capilano Road, 19 metres for Hope Road at Garden Avenue and 20 metres for Glenaire Drive at Fullerton Avenue. Up the hill, Philip Avenue at West Keith Road is at 57 metres.
The west half is new. The District calls the blocks around Capilano Road and Marine Drive Lions Gate Village and has planned them as one of its village centres, with a public plaza, a community recreation centre, shops, apartments and townhouses. The District describes a busy commercial area along Marine Drive. East of Garden Avenue, where the village ends, Tatlow, Bowser, MacGowan, Philip and Bridgman avenues cross Marine Drive and meet Hope Road at the foot of the hill.
In our view, Pemberton suits a buyer who wants a townhouse finished in the last few years, shops and a recreation centre within a walk, and a bus that the schedule gives 20 minutes or less to reach downtown. The trade-offs are traffic at the bridge, building sites on nearby blocks and small private yards. A buyer who wants a detached house on a wide lot should also look at Pemberton Heights and Norgate.

What the homes are like
Townhouses made up 92% of the homes this page listed in Pemberton on October 11, 2026, and detached houses made up the other 8%. Condos are sold here as well, and this page leaves them out. The group of homes listed that day was small, so these shares will move from month to month. Every listing was on one of three streets: Glenaire Drive, Curling Road or Hope Road.
The townhouses are new. Homes finished in the 2020s were 92% of all listings that day, and the middle townhouse dated from 2023 and had three bedrooms and 1,310 square feet of floor space. That matches the District's policy for these streets, which encourages homes with three or more bedrooms and play areas on site for families with children. The same policy supports apartment buildings of up to four storeys on McGuire Avenue, so expect a mix of building heights from block to block.
Every townhouse here is a strata home. You own your unit, and all the owners together own the land, the roofs, the lanes and the gardens and pay a monthly fee for their upkeep and insurance. In a complex that is a few years old the fee began as an estimate. Under BC's Strata Property Act, the company that created the strata prepares the budget for the first 12 months, and the strata's first annual budget then replaces it. Ask how the fee has changed since the first year.
The houses are older. The middle house listed that day dated from 1979 and had three bedrooms and 1,222 square feet. Every house listing answered "None" on the suite line. Half of all listings mentioned a view, and 8% said the home had none.

History
How Pemberton got its name and its new village
The District describes this community as bounded on the south by the Squamish Nation. Its map shows reserve land, labelled IR5, on the south side of Marine Drive from the Capilano River to McGuire Avenue.
The name Pemberton comes from an English family of landowners. The North Shore Heritage Preservation Society writes that Arthur Pemberton Heywood-Lonsdale, who was born in Shropshire in 1835, set up the Lonsdale Estates company in 1882 and put money into land here without ever visiting it. The company bought large areas of North Vancouver, and the Society names Pemberton Avenue and Pemberton Heights among the places that carry the family's names.
A second article from the Society says that, before a bridge existed, people came from Vancouver by ferry to see the Capilano River. In the 1920s, it says, a homeowner named Napoleon St. Pierre kept a garden of clipped shrubs at MacGowan Avenue and Marine Drive and told fortunes for a fee, and on Sundays so many people came that the road was blocked. Motels came later. The Society dates the Ranch Motel at Marine Drive and Capilano Road to around 1960 and says it was taken down for condos, shops and a community centre.
The village that stands there now is recent. In 2014 the District wrote a housing policy for the streets around the centre that supports townhouses and rowhouses of up to three storeys. Work on a number of townhouse complexes around Belle Isle Park began in early 2019, the community centre opened in 2022, and the rebuilt park opened on May 30, 2025. TransLink's R2 RapidBus, which stops on Marine Drive, has run through to Metrotown since September 7, 2026.
Daily life
Daily life in Pemberton
The Lions Gate Community Recreation Centre is the closest public building to the middle of the area on this page's map. It stands on the village plaza, which the District says has room for sitting outdoors, a playground and a water park.
Food stores are close to the middle of the area. The map shows Bulk Barn and Sungiven Foods as the two nearest food stores, with Save-On-Foods third. The nearest cafe on the map is Abadan, and Tim Hortons and Starbucks come next. Park Royal in West Vancouver is one R2 stop west, and TransLink's schedule allows 3 to 5 minutes for that ride.
Building work is part of daily life here for now. The District's record for 1634 and 1748 Capilano Road describes a plan for 475 rental homes and a hotel with 171 rooms, in two buildings of 12 to 37 storeys, and gives October 20, 2025 as the date council adopted the bylaw that allows it. In our experience, the side of a complex that faces Glenaire Drive or the park is quieter than the side that faces Capilano Road. Visit at 5 p.m. on a weekday before you decide.

Outdoors
Belle Isle Park, the Capilano River and local trails
Belle Isle Park is the neighbourhood's own park. The District built it between June 2024 and May 2025 beside the community centre. Its playground has a rubber surface, a tower with a ramp and a slide, swings and climbing frames, and the park also has fitness equipment for adults, a table tennis table, a lawn for picnics and a fenced dog park.
The Capilano River forms the west edge of Pemberton, behind Glenaire Drive. The District's creek data marks it as a river with fish, and its trail data shows the Capilano Pacific Trail, a shared path for walking and cycling, within 50 metres of the north end of Fullerton Avenue. Farther upstream, Metro Vancouver runs Capilano River Regional Park, where the same trail continues to a point near Cleveland Dam. The photo at the top of this page was taken in that park.
For field sports, the District's park data lists Pemberton Park on West 15th Street and Norgate Park at West 15th Street and Tatlow Avenue as community sports parks. Both are south of Marine Drive. The same data describes Bowser Trail as a neighbourhood trail from Capilano Road to Pemberton Avenue, and the trail data shows the Spirit Trail running through Norgate.
Schools
Schools near Pemberton
Pemberton is in the North Vancouver School District. The two closest public elementary schools on this page's table are Capilano Elementary on West 20th Street and Norgate Community Elementary on Sowden Street. The district groups both with Carson Graham Secondary on Jones Avenue, in one family of schools with Braemar, Carisbrooke, Larson, Queen Mary and Westview.
Capilano Elementary is on the hill. Natural Resources Canada's data puts Pemberton Avenue at West 20th Street at 62 metres above sea level and Marine Drive at Pemberton Avenue at 13 metres, a difference of 49 metres, so the walk to school from the flat streets is uphill. Norgate is south of Marine Drive, so a child from these streets crosses that road.
Two of the schools near the top of the table, Ecole Cedardale and Westcot Elementary, are across the river and belong to West Vancouver Schools, a separate district. For French immersion inside the North Vancouver district, its feeder list includes Larson, which leads to Argyle Secondary, and Cleveland and Braemar, which lead to Handsworth Secondary. Independent schools on the map include St. Anthony's and Bodwell High School. Enter each address in the district's school locator before you write an offer.

Getting around
Getting around
Two roads carry most trips. Marine Drive runs west to the Lions Gate Bridge and Park Royal and east to Lower Lonsdale. Capilano Road runs north to Highway 1 and on toward Grouse Mountain. In our experience, the line of cars for the bridge decides how long a drive downtown takes at rush hour, and summer visitors add traffic on Capilano Road. The District has added a signal at Curling Road and Capilano Road and a bus priority lane.
Buses to downtown leave from Marine Drive at Capilano Road. TransLink's schedule for September 7, 2026 to January 3, 2027 has 36 buses on routes 240, 241, 246 and 247 leaving that corner on weekdays between 7 and 9 a.m., and it allows them 15 to 20 minutes to reach West Georgia Street at Burrard Street. Going home, the 240 is given 16 to 17 minutes from Burrard Street for buses that leave between 4 and 6 p.m. Some West Vancouver routes in the table on this page, such as the 250 and the 257 toward Vancouver, stop only at the Lions Gate Bridge ramp, outside the District and 802 metres from the middle of this area.
The R2 RapidBus stops on Marine Drive at Capilano Road and at Pemberton Avenue. TransLink says it runs all day, every day of the week, with a bus every six to seven minutes at peak times. The schedule allows 10 to 17 minutes to Lonsdale Quay, where the SeaBus leaves for downtown, and 52 to 65 minutes to Metrotown Station for weekday buses that leave between 7 and 9 a.m.

Things to check in Pemberton
Records of a young strata
BC requires a strata with five or more homes to get a depreciation report, a study of what the shared parts will cost to repair and replace, every five years. A strata created between July 1, 2024 and June 30, 2027 must get its first one within two years of its first annual general meeting, so a new complex may have none yet. Ask for the budget, the minutes of every meeting so far and the balance of the savings fund, and ask when the first report is due.
Home warranty on a new townhouse
BC Housing says every new home built by a licensed home building company must carry home warranty insurance. The cover runs 2 years for materials and labour, 5 years for the outer shell of the building, which includes water getting in, and 10 years for the structure. Inside the first part, the limit is 12 months for a strata unit, 15 months for the shared property of a strata building, and 24 months for the main systems, the outside walls, windows and doors. Ask the seller for the warranty papers and the date the cover began.
Building sites next door
The village is still being built. Before you choose a unit, ask the District's planning staff what has been approved or applied for on the lots beside it and across the street. The District's record of each application shows the address, the number of homes and the number of storeys.
Homes beside the Capilano River
The District's Streamside Protection area covers land within 15 metres of the top of a stream bank, and an owner there needs the District's review before building or changing the land. On October 11, 2026, its map showed these areas within 40 metres of Glenaire Drive, Fullerton Avenue and Hope Road, and none near Curling Road. Metro Vancouver warns that water released over Cleveland Dam can raise the river fast, and it has alarms with sound and lights along the river.
Flood and slope areas on the east side
On the same date, the District's Creek Hazard areas labelled as a potential flood hazard lay within 40 metres of Marine Drive east of Bridgman Avenue. None lay within 40 metres of Glenaire Drive, Curling Road or Hope Road. Slope Hazard areas lay within 40 metres of Hope Road, MacGowan Avenue, Bridgman Avenue and West 17th Street. The District says its map may leave out some flood risk, so search each address on GeoWeb and phone an insurer before a firm offer.
The title line on each listing
Squamish Nation reserve land lies along the south side of Marine Drive, from the river to McGuire Avenue. By the District's map, the three streets with homes listed on October 11, 2026 are all north of Marine Drive and 123 metres or more from that land. Each listing states its kind of title. If one says leasehold, ask a lawyer to explain the lease, its end date and how lenders treat it. BC Housing notes that the warranty rule exempts homes on reserve land.
Buying
Buying a home in Pemberton
Start with the street. Glenaire Drive runs beside the river, Curling Road is inside the village and borders the Capilano Road site, and Hope Road runs east along the foot of the hill. Walk all three before you choose, at a busy hour and at a quiet one. The price dots on this page mark what sellers are asking today.
With a townhouse from the 2020s you join a strata that has only a few years of records. In our view, a buyer should read all of them: the budget, the minutes, the warranty and the date the first depreciation report is due. Compare the monthly fee of each complex with what it covers, because two complexes on the same street can share costs in different ways.
Gary Paul works with buyers across North Vancouver. Send the form on this page with your budget, the number of bedrooms you need and how you travel to work. He will reply with the Pemberton homes that fit and set up showings.
Selling
Selling a home in Pemberton
A buyer who comes to see your Pemberton townhouse has several similar homes to choose from, often built within a few years of yours. In our experience, the same buyer also tours townhouses in Mosquito Creek and Lower Lonsdale. The cards on this page count the homes listed in Pemberton today and give the range of asking prices.
In our experience, three things decide what a buyer will pay for a new townhouse here: what the main rooms look out on, the monthly fee and the strata's savings, and how many years of warranty are left. Collect the strata's budget, minutes and warranty papers before you list. If your home is one of the older houses, ask the District for its records on the lot.
Sold prices stay off public pages like this one under real estate board rules. Gary Paul can go through recent Pemberton sales with you in a private price review and suggest a list price. Use the form on this page to book one.

Our view
Who buys in Pemberton
In our experience, the most common buyer of a Pemberton townhouse is a couple or a young family leaving a condo downtown, in the West End or in Lower Lonsdale. They want a third bedroom and a front door at street level, and they plan to keep taking the bus over the bridge.
A second group, in our experience, is North Shore and West Vancouver owners who are selling a large house and want a newer home with less upkeep near Park Royal. A third is parents and adult children who buy two homes in the same complex or on the same street.
