Cypress and Cypress Park Estates, West Vancouver: Homes for Sale, Prices, Schools and Daily Life

Cypress and Cypress Park Estates are two MLS® area names for the slope below Cypress Provincial Park in West Vancouver. They cover three groups of streets: older houses beside the mouth of Cypress Creek, the 1960s to 1980s houses of the estate beside Cypress Falls Park, and new houses and duplex homes at Rodgers Creek. On October 11, 2026, 74% of listings stated a view. The area suits a buyer who wants forest close to the house and who drives for shopping.

Where Cypress and Cypress Park Estates are

MLS® listings use two names for this area, and on the map the homes fall into three groups of streets. On October 11, 2026, every home listed under the name Cypress was downhill from the Upper Levels Highway (Highway 1), on Erwin Drive, Morgan Crescent, Stone Crescent, Keith Road or Marine Drive. The first three are beside the mouth of Cypress Creek, more than 700 metres below the highway.

Every home listed that day under Cypress Park Estates was uphill from the highway, in two groups more than 3 kilometres apart. The west group is the estate itself, beside Cypress Falls Park at highway exit 4. Its streets include Woodgreen Drive, Woodgreen Court, Woodcrest Road, Woodburn Road and Northwood Drive. The east group is Rodgers Creek, a newer neighbourhood on Burfield Place, Uplands Way, Chippendale Road and Rodgers Creek Lane, off Cypress Bowl Road. The real estate board sets the lines between the two names, and we found no public map of them, so read the area name printed on each listing.

The three groups are at different heights. Natural Resources Canada's elevation data gives 7 to 14 metres above sea level for Erwin Drive. Woodgreen Drive starts at 161 metres beside the highway and reaches 256 metres at its north end. Burfield Place climbs from 197 to 259 metres, and Uplands Way from 257 to 330 metres.

In our view, this area suits a buyer who wants trees, a view or a creek close to the house and who drives for most errands. If you want to walk to a library, a pool and a row of shops, look at Ambleside or Dundarave first.

What the homes are like

On October 11, 2026, 87% of the homes this page listed here were detached houses and 13% were duplex homes. No townhouses were listed. Condo apartments are also sold under the Cypress Park Estates name, on Cypress Place and Uplands Way for example, and this page leaves them out.

The age of a home depends on the group. Under the Cypress name, all but one of the houses listed that day were finished between 1938 and 1955. In the estate, all but one were finished between 1959 and 1990, and the newest dated from 2025. At Rodgers Creek, every home listed was finished in 2016 or later, and some carried the year 2026. Every duplex home on the list was on Burfield Place.

Across the whole list, the middle house was finished in 1984 and had four bedrooms and 3,496 square feet of floor area, on a lot of 13,120 square feet, which is 0.30 of an acre. The middle duplex home dated from 2018 and had four bedrooms and 2,770 square feet. A duplex home is one of two homes in one building. Ask how the land, the shared wall and the roof are owned. If the two owners form a strata, read its minutes and budget before you offer.

Few listings here state a suite. On that date, 59% of house listings left the suite line blank, 30% said the house had none and 11% stated an unauthorized suite, which means a suite the District has not approved. No listing stated a legal suite. For a house finished before 1960, book a full inspection and ask for the dates of the last roof, wiring and drain work.

History

A creek, a railway stop and a ski road

The province's place name office adopted Cypress Creek on January 8, 1929 as an established local name, and its record keeps two accounts of the origin. In the first, Walter Erwin, keeper of the Point Atkinson lighthouse, and his wife Jane explored here soon after he took the job in 1879 and found a grove of cypress trees along the creek. In the second, Erwin chose the name because cypress logs sent down the creek were broken up by its rocks.

The province's record calls the community beside the creek mouth Cypress Park. It says a station of that name appears in Pacific Great Eastern Railway timetables from the 1920s or earlier. The West Vancouver Archives records that Cypress Park School opened in 1917 as a one room schoolhouse at Stearman Avenue and Marine Drive, closed in 1918, and ran again from 1920 to 1927. In the 1920s many of its pupils were Japanese-Canadian children whose parents worked at the Great Northern Cannery.

On October 11, 2026, all but one of the estate homes listed had been finished between 1959 and 1990, and no source we read gives the year the first lots were sold. Above the houses, the province created Cypress Provincial Park in 1975. BC Parks says the park is named for the yellow cypress that grows near its ridge tops. Cypress Mountain, the ski area inside the park, hosted the freestyle skiing and snowboard events of the 2010 Olympic Winter Games. On February 14, 2010, Alexandre Bilodeau won the men's moguls there. The Canadian Encyclopedia records it as the first Olympic gold medal a Canadian had won in Canada.

Rodgers Creek is the newest part. The District rezoned 215 acres there in 2008. On February 10, 2020, council raised the limit to 1,217 homes. Further west, council approved the plan for a new community called Cypress Village on November 25, 2024.

Daily life

Daily life

Each group shops in a different place. From the estate, Caulfeild Village is across the highway at exit 4. Its supermarket is 558 metres in a straight line from the foot of Woodgreen Drive, and the 253 bus ends beside it. From the streets by the creek mouth the same supermarket is 1.6 kilometres away and uphill. From Burfield Place it is 3.9 kilometres away. In our experience, Rodgers Creek residents drive down to Marine Drive or to Park Royal for groceries.

For a library or a swimming pool, residents go east. The table on this page gives straight line distances to the West Vancouver Memorial Library, the West Vancouver Recreation Centre, Park Royal, Lions Gate Hospital and downtown Vancouver. It measures from the middle of the area, a point between the three groups, so the distance from your own street will differ. In the estate, a small park at Woodburn Road and Westwood Drive has tennis courts and trails.

Expect wildlife. The District calls Cypress Falls Park a wilderness park and tells visitors to watch for bears there. In our experience, the streets are quiet at night, and the sounds a visitor notices are the highway beside the lower end of the estate and the trains near Marine Drive.

Outdoors

Cypress Falls Park and Cypress Provincial Park

Cypress Falls Park is beside the estate. The District's directions are to leave the highway at exit 4, turn right onto Woodgreen Drive and right again onto Woodgreen Place, which ends at the parking lot and the start of the trail. The first waterfall is a short walk from the lot and the upper falls take half an hour to reach, the District says. Dogs that behave well may be off the leash on the park's trails.

The District's page, as saved on January 30, 2026, says the park's low elevation makes it a good choice in winter, when many other trails are under deep snow. Pay parking applies all year, and a West Vancouver resident can apply for a yearly pass at no cost. Woodgreen Court is less than 200 metres in a straight line from the end of Woodgreen Place, so estate residents can walk in.

Cypress Provincial Park is at the top of Cypress Bowl Road. BC Parks says the road enters the park at 425 metres above sea level, below Mount Strachan (1,454 metres), Hollyburn Mountain (1,325 metres) and Black Mountain (1,217 metres). The Cypress Mountain resort inside the park offers downhill and cross-country skiing, snow tubing and 11 kilometres of snowshoe trails.

Rodgers Creek has green space of its own. The District's plan for the land around Uplands Way keeps 55.6% of it as public green space, with Cave Creek and Westmount Creek left open inside park land. By the creek mouth, the map on this page marks Erwin Park, and the table lists the nearest beaches.

Schools

Schools near each group of streets

The area is served by West Vancouver Schools (School District 45). Cypress Park Primary is on Marine Drive at Morgan Crescent, less than 200 metres in a straight line from Erwin Drive. The district says it teaches the International Baccalaureate Primary Years Programme and that its pupils can continue at West Bay Elementary.

Rockridge Secondary, on Headland Drive beside Caulfeild Village, teaches Grades 8 to 12 and is 733 metres in a straight line from Woodgreen Court. The district says it opened in September 1996 and that every student in Grades 8 to 10 takes the International Baccalaureate Middle Years Programme. Caulfeild Elementary, on Keith Road, is the public elementary school closest to the estate. West Bay Elementary, on Thompson Place, is closest to Rodgers Creek.

Two independent schools are close to Rodgers Creek. Mulgrave School is on Cypress Bowl Lane, next to Burfield Place, and Collingwood School is on Morven Drive. The district assigns a public school by address, and the assigned school is sometimes further away than the closest one. Enter each address in the district's school locator, linked on this page, before you offer.

Getting around

Getting around

Three highway exits serve the area. The District's directions use exit 4 for Woodgreen Drive, and the map marks exit 7 for Westmount Road and exit 8 for Cypress Bowl Road, which leads to Rodgers Creek and the ski area. The streets by the creek mouth open onto Marine Drive. For a drive downtown, BC Parks gives the route as the Upper Levels Highway to Taylor Way and then the Lions Gate Bridge.

The 253 bus serves the estate in one direction only. In TransLink's schedule for September 7, 2026 to January 3, 2027, 24 weekday buses come up Woodcrest Road, Woodgreen Drive, Woodburn Road and Northwood Drive on the way to Caulfeild Village. The first passes Woodgreen Place at 6:33 a.m. and the last at 10:44 p.m. Each one ends at Caulfeild Drive and Headland Drive two or three minutes later. The schedule then gives the same bus a trip toward Park Royal that leaves within eight minutes and arrives 24 to 31 minutes after Woodgreen Place. Ask the driver whether you may stay on board.

Four morning buses, passing Woodgreen Place between 6:33 and 8:01 a.m., continue to downtown Vancouver and are given 42 to 46 minutes to West Georgia Street at Burrard Street. Thirteen weekday buses come back from West Georgia Street at Richards Street without a change, and the schedule gives them between 38 and 45 minutes to Woodgreen Place.

By the creek mouth, the 250 stops on Marine Drive at Morgan Crescent. On weekday mornings it leaves every 15 minutes from 7:22 to 8:37 and is given 18 minutes to Park Royal and 33 minutes to West Georgia Street at Burrard Street. Rodgers Creek has no bus stop in this schedule. The nearest stops are between 590 and 880 metres away in a straight line, downhill and on the other side of the highway. The District's plan for Cypress Village says a transit service set up for the village will also serve Rodgers Creek, and the pages we read give no start date.

Things to check in Cypress

Creeks beside the lot

On the map, Cypress Creek runs within 15 metres of Erwin Drive and 50 metres of Woodcrest Road, and smaller creeks pass within 12 metres of Woodburn Road, Burfield Place and Uplands Way. In its existing neighbourhoods the District requires an Environmental Development Permit for work within 15 metres of the top of a creek bank. In the areas its map calls future neighbourhoods, generally north of Highway 1, it keeps 30 metres free of development. Ask its planning staff which rule covers the address.

Forest edge and the wildfire map

The District's Wildfire Hazard permit area, approved on December 14, 2020, takes in every property within 100 metres of forest. Inside it, a new or replacement house needs a permit. In the winter of 2024 to 2025 the District thinned 8 hectares of forest around the road to the Eagle Lake reservoir, east of Cypress Falls Park, and half a hectare in the park at Woodburn Road and Westwood Drive. Look up the address on WestMap, the District's online map, and phone an insurer before your offer is firm.

Height and snow

Erwin Drive is 7 to 14 metres above the sea, and the top of Uplands Way is at 330 metres. In our experience, snow settles on the upper streets on some days when rain falls on Marine Drive. No source publishes snowfall by street, so walk the driveway and ask the seller on how many days last winter a car could not get out.

Building work near Rodgers Creek

Rodgers Creek is still being built. Council's 2020 decision allows up to 1,217 homes there, in houses, townhouses and apartment buildings of up to 16 storeys. To the west, the Cypress Village plan allows up to 3,711 homes, built over 20 to 25 years, and the developer gave notice that the first clearing and blasting would begin on January 13, 2025. Before you pay more for a view or for quiet, ask the District what is approved on the land around the lot.

Trains near Marine Drive

A railway line passes the streets by the creek mouth. On the map it crosses Keith Road and passes 32 metres from Morgan Crescent and 114 metres from Stone Crescent. Visit at different hours and ask the seller how often trains pass.

Suites and their registration

The District treats a suite as legal when it meets the BC Building Code, is registered and holds a licence. Its page, as saved on August 15, 2025, gives $450 for the first registration and lists fines of up to $10,000 for an unregistered suite. On October 11, 2026, every suite stated on a house listing here was called unauthorized, so ask what registration would require before you rely on the rent.

Buying

Buying a home in Cypress or Cypress Park Estates

Pick the group of streets first, because the three differ in age and height. The price dots on this page show today's asking prices for all three together, so compare a house with others in its own group.

Then test the daily trip. From the estate, time the drive to exit 4 and the walk to the 253 stop. From Rodgers Creek, drive down Cypress Bowl Road on a weekday morning. By the creek mouth, wait at the 250 stop and listen for the railway.

Before your offer is firm, look up the address on WestMap for the wildfire area, ask the District about creeks and about approved building nearby, and phone an insurer.

Selling

Selling a home in Cypress or Cypress Park Estates

A buyer who visits your home has usually seen the other homes on this page, so check where your asking price would be among the price dots. In our experience, buyers of estate houses also tour Caulfeild and Rockridge.

In our experience, four things decide the price here: the view, the age and condition of the house, the slope of the lot and driveway, and how close the house is to a creek, the forest or the highway. Gather the papers a careful buyer asks for: permits for past work, any creek or wildfire permit, any engineer's report and the registration of a suite.

Sold prices are kept off this page under real estate board rules. Michael Lee can show you recent sales in your group of streets in private and suggest a list price. Choose "What is my home worth?" on the form on this page.

Our view

Who buys here

In our experience, the estate attracts families with school-age children who want a detached house with a yard near Rockridge Secondary and Caulfeild Village. Rodgers Creek attracts buyers who want a new home with a view and little upkeep. Some of them own larger West Vancouver houses and are moving to something smaller.

The streets by the creek mouth, in our experience, attract buyers who want to be near the shore and the primary school, and who accept an older house or plan a new one.

Questions about Cypress

Is Cypress in the City or the District of West Vancouver?

Cypress and Cypress Park Estates are in the District of West Vancouver, the only municipality in West Vancouver. Property tax bills and building rules for every address here come from the District.

What is the difference between Cypress and Cypress Park Estates?

They are two MLS® area names. On October 11, 2026, homes listed as Cypress were downhill from the Upper Levels Highway, most of them near the mouth of Cypress Creek. Homes listed as Cypress Park Estates were uphill from it, beside Cypress Falls Park or at Rodgers Creek on Cypress Bowl Road.

What kind of homes are for sale in Cypress Park Estates?

Mostly detached houses. On October 11, 2026, 87% of the homes listed under the two names were houses and 13% were duplex homes, all of them on Burfield Place. Condos are sold here too, and this page leaves them out.

How much does a house in Cypress Park Estates cost?

The price dots on this page show the asking price of every house and duplex home listed today, with the middle price marked. Compare a home with others in its own group of streets, because the three groups differ in age and setting.

Which schools serve Cypress and Cypress Park Estates?

The area is in West Vancouver Schools (School District 45). Cypress Park Primary is on Marine Drive, Caulfeild Elementary and West Bay Elementary are nearest the two uphill groups, and Rockridge Secondary teaches Grades 8 to 12. Check each address in the district's school locator.

Is there a bus from Cypress Park Estates to downtown Vancouver?

Yes, the 253. In TransLink's fall 2026 schedule, four weekday morning buses pass Woodgreen Place between 6:33 and 8:01 a.m., turn at Caulfeild Village and are given 42 to 46 minutes to West Georgia Street at Burrard Street. Rodgers Creek has no bus stop in that schedule.

How do I get to Cypress Falls Park?

Take exit 4 from the Upper Levels Highway, turn right onto Woodgreen Drive and right onto Woodgreen Place, which ends at the parking lot. Pay parking applies all year, and West Vancouver residents can apply for a free yearly pass.

Were the 2010 Winter Olympics held at Cypress?

Yes, in part. Cypress Mountain, the ski area at the top of Cypress Bowl Road, hosted the freestyle skiing and snowboard events of the 2010 Olympic Winter Games. Alexandre Bilodeau won the men's moguls there on February 14, 2010.

What is Cypress Village?

Cypress Village is a new community with homes and shops that the District of West Vancouver approved on November 25, 2024, west of Rodgers Creek. The plan allows up to 3,711 homes, built over 20 to 25 years. Under the same plan, 262 acres at Eagleridge became District park on April 7, 2025.

Are there wildfire or creek rules for homes here?

Yes. The District's Wildfire Hazard permit area covers every property within 100 metres of forest, and a new or replacement house inside it needs a permit. Work within 15 metres of a creek bank needs an Environmental Development Permit in existing neighbourhoods.

How do I find out what my home in Cypress Park Estates is worth?

Choose "What is my home worth?" on the form on this page. Michael Lee will compare your home with recent sales in your own group of streets and suggest a list price. Sold prices are shown in private under real estate board rules.

Who should I talk to about buying or selling here?

Talk to Michael Lee, REALTOR®, Personal Real Estate Corporation, with eXp Realty, who handles West Vancouver for MultiLiving. Phone 604-803-9863 or send the form on this page, and say which group of streets you have in mind.
