Norgate is in the District of North Vancouver, which names it among the neighbourhoods of its Lions Gate and Lower Capilano community. On October 11, 2026, the District's boundary map returned the District at all 25 points we tested on Norgate's streets. That day 25% of listings named the District and the others left the line blank, so confirm it on the property tax notice.

What Norgate is like

Norgate lies south of Marine Drive, between the Squamish Nation's Capilano reserve on the west and Pemberton Avenue on the east. Welch Street is the south edge. The District of North Vancouver's street data holds 14 street names here that end in "wood", from Alderwood Place to Whitewood Place, and nine of them are crescents.

The land is low and level. A sea level strategy that the District and its North Shore partners finished in 2021 describes Norgate as flat ground laid down by Mackay Creek. It puts Pemberton Avenue at West 1st Street, one block south of Welch Street, at 2.7 metres on the national height scale it uses. The same report calls Welch Street the line between homes to the north and port and business land to the south. The District's rail data draws train tracks south of Welch Street.

In our view, Norgate suits a buyer who wants a detached house with a garden on level streets, a school and playing fields inside the neighbourhood, and frequent buses on Marine Drive. The trade-offs are small original houses, low ground near the harbour, and trains and port work to the south. A buyer who wants a townhouse finished in the last few years should also look at Pemberton, and a buyer who wants a hillside view should look at Pemberton Heights.

What the homes are like

On October 11, 2026, 63% of the homes this page listed in Norgate were detached houses and the others were townhouses. Condos are sold here too, and this page leaves them out. Few homes were for sale that day, so these shares will move from month to month. The listings were on Bowser Avenue, 15th Street, Pinewood Crescent and Rosewood Crescent.

The middle house listed that day was finished in 1951 and had three bedrooms and 1,574 square feet. Half of all the homes listed dated from before 1960, 38% from the 1990s and 13% from the 2020s. The Society's writer, who lives in an original house, notes that many Norgate houses have an addition at the back. In our experience, the size and age of that addition is the main difference between two houses on the same crescent.

The middle townhouse listed that day was finished in 1992 and had three bedrooms and 1,278 square feet. A townhouse is usually a strata home. You own your unit, and all the owners together own the land, the roofs and the paths and pay a monthly fee for their upkeep. Check the title line on each listing, and read the meeting minutes and the budget before you make an offer.

No house listing stated a suite that day: 40% answered "None" and the others left the line blank. The first houses had one floor and no basement, so in our experience a suite here sits in a later addition.

History

How Norgate was planned

The North Shore Heritage Preservation Society writes that this land was first proposed as an airfield. A plan for two runways, called Capilano Air Park, was put forward in 1945 and never funded, partly because flying so close to the Lions Gate Bridge was judged unsafe. Norman Hullah bought the land instead, the Society says.

His company put up the houses in batches of 50. The Society counts 480 homes finished between 1949 and 1952, and the District's 1997 inventory of buildings from 1930 to 1965 says five hundred. That inventory calls Norgate "an idealized example of postwar suburban planning" and one of the first projects to vary the outside of each house while the floor plans stayed identical. The Society adds that the homes were sold to families, with priority given to veterans, and that Sowden Street is named after Sam Sowden, the District commissioner from 1945 to 1951 who supported the plan.

The original houses had one floor and 900 to 1,600 square feet, by the Society's account. Each stood on a concrete slab with no basement, and hot water pipes in the slab warmed the floor. The inventory says the Norgate Park Community Association formed soon after the first families moved in. It obtained paved roads, street lights, boulevard trees and park strips, and its members helped to build the local church and school. The school's own history gives 1951 as its first year.

The subdivision was once larger. The Society writes that an apartment building at 15th Street and Bridgman Avenue replaced original houses in 1988, and that the Illahee housing complex was built on the block between Tatlow Avenue, Bowser Avenue, Marine Drive and 15th Street in 1992. No source we read explains the name Norgate.

Daily life

Daily life in Norgate

Shops are close by. The map on this page shows Save-On-Foods, Bulk Barn and Sungiven Foods as the nearest food stores, and Tim Hortons, Abadan, Starbucks and Bean Around The World among the nearest cafes. The school describes Norgate as a quiet community of houses and townhouse complexes with restaurants and shopping centres around it.

The school also serves as a community centre. By its own account, Norgate Xwemélch'stn Community Elementary has been a designated community school since 1996 and runs after-school programs and spring and summer camps. It also says the closest public recreation centre and library are a distance away. On this page's map, the nearest are the Lions Gate Community Recreation Centre and the Capilano branch of the North Vancouver District Public Library.

Two public projects are planned or under way at the edge of the neighbourhood. The District plans to replace the Norgate fire station, which dates from 1972, and its page says design work runs until early 2027. A temporary station will go on Pemberton Park, the small park with a tennis court beside it on West 15th Street, and the park will be restored afterward. South of Welch Street, Metro Vancouver is building the North Shore Wastewater Treatment Plant at 107 Pemberton Avenue. The District says the plant's cost overruns are behind the higher Metro Vancouver fees on residents' utility bills.

Outdoors

Norgate Park, the park strips and Mackay Creek

Norgate Park is at 15th Street and Tatlow Avenue. The District's park data lists it as a community sports park with two baseball diamonds, two soccer fields, a cricket pitch, change rooms, washrooms and a parking lot. In January 2025 the District reported two fast chargers for electric cars at the park.

A strip of park runs through the middle of the crescents. The District calls it Alderwood Strip and draws it from Tatlow Avenue to Redwood Street. The map on this page, which uses OpenStreetMap, labels it Anderwood Park. The 1997 inventory describes a linear park that linked the school to Tatlow Avenue, and the Society's writer names two sequoias and a monkey puzzle tree among its old trees. Dogs must be on a leash there.

The Spirit Trail, a shared path for walking and cycling, follows the south edge. The District's trail data draws it beside Welch Street from the reserve boundary to Mackay Creek, past Welch Strip, a narrow park with two tennis courts. A second path, named Norgate in that data, runs up the west side to Sowden Street. Mackay Creek is east of Lloyd Avenue, where Lower Mackay Creek Park has a path beside the water. The District's creek data records pink, chum and coho salmon and cutthroat trout in the creek.

Schools

Schools in and near Norgate

Norgate is in the North Vancouver School District. Norgate Xwemélch'stn Community Elementary, on Sowden Street, is in the middle of the neighbourhood, and the province's school list calls it Norgate Community Elementary. The school says the Squamish Nation gave it the name Xwemélch'stn, the traditional name of the Capilano reserve, and that it takes students from the reserve land to the west as well. It offers Squamish language and culture classes to Indigenous students through an agreement with the Nation.

The district says the International Baccalaureate Primary Years Programme, an international programme taught through units of inquiry, is offered at Norgate, Capilano and Queen Mary elementary schools. It names Carson Graham Secondary on Jones Avenue for the Middle Years and Diploma programmes, and its list of feeder schools groups Norgate with Carson Graham. The school's own pages describe its status in two ways, as a candidate on one page and as an authorized school on another, so ask the office which applies today.

For French immersion, the province's data shows no program at Norgate, Capilano or Westview, the three nearest North Vancouver elementary schools in this page's table. The district's list of feeder schools names Larson for French immersion that leads to Argyle Secondary. Ecole Cedardale, which also appears in the table, belongs to West Vancouver Schools. Independent schools on the map include Bodwell High School and St. Thomas Aquinas. Enter the address in the district's school locator before you write an offer.

Getting around

Getting around

Marine Drive runs along the north edge, west to the Lions Gate Bridge and Park Royal and east toward Lower Lonsdale. The Society's writer points out that only a few streets lead into Norgate and that the crescents keep cars slow. A sales pamphlet from the first years promised a ten-minute drive to downtown, and she writes that the figure is open to doubt today whenever the bridge is busy.

Every bus stop inside the map circle on this page is on Marine Drive, apart from one on Lloyd Avenue, so plan on a walk to the north edge. TransLink's schedule for September 7, 2026 to January 3, 2027 has 25 buses on routes 240 and 241 leaving the stop at Philip Avenue on weekdays between 7 and 9 a.m. It allows them 17 to 22 minutes to reach West Georgia Street at Burrard Street. Coming home, the 240 is given 19 to 21 minutes for buses that leave Burrard Street between 4 and 6 p.m.

The R2 RapidBus stops on Marine Drive at Pemberton Avenue. The schedule allows 6 to 9 minutes to Park Royal and 7 to 13 minutes to Lonsdale Quay, where the SeaBus leaves for downtown. Weekday buses that leave between 7 and 9 a.m. are given 46 to 61 minutes to Metrotown Station. In snow, the District aims to make Marine Drive and Pemberton Avenue passable within 12 hours after the snow stops, Tatlow Avenue and McBride Street within 48 hours, and the crescents within 96 hours.

Things to check in Norgate

Flood hazard areas on the District's map

On October 11, 2026, the District's map showed areas it labels a potential flood hazard within 40 metres of 15 of the 23 named streets between Welch Street and Marine Drive, west of Pemberton Avenue. Most are in the south and east, along McBride Street, Redwood Street and Pinewood, Beechwood, Dogwood and Maplewood crescents. Sowden Street, Bowser Avenue, Oakwood Crescent and Cottonwood Crescent had none. Search each address on GeoWeb, the District's property map. The District says some flood risk may be missing from the map.

Sea level plans

The Province tells municipalities to plan for 1 metre of sea level rise by 2100 and 2 metres by 2200. The 2021 strategy maps a storm of the size expected once in 200 years. At today's sea level it gives flood depths under 0.5 metres in this zone, apart from deeper spots on port land and in creek parks, and with 1 metre of rise it shows water 0.5 to 1 metre deep reaching the homes north of Welch Street. Its first ideas for Norgate are a dike, which is a raised bank, along Welch Street or West 1st Street, and higher land to the south of it. The District says more technical work and cost estimates come next.

Changing a house inside a flood area

A lawful house inside the District's Creek Hazard area may stay as it is. Any work there goes to the District's environment staff first. Work inside the house needs a written exemption, and new living space needs a permit supported by an engineer's flood report. Ask the seller for the papers behind every addition.

Heat in the floor

The first houses were heated by hot water pipes set in the concrete floor and fed by a gas boiler. The Society's writer reports that the system in her house "had worked well for nearly 60 years" before it failed, and that repair looked too costly. Ask each seller how the house is heated now, when the system was changed and whether any original pipes are still in use.

Trains and the port

The District's rail data draws tracks 179 metres south of Maplewood and Beechwood crescents and 209 metres from Pinewood Crescent, with port terminals beyond them. District bylaws ban train whistles at the Pemberton Avenue and Philip Avenue crossings. In our view, a buyer should stand outside the house on a weekday evening and again late at night before making an offer.

Records of a 1990s townhouse complex

BC requires a strata with five or more homes to get a depreciation report, a study of what the shared parts will cost to repair and replace, every five years. In Metro Vancouver, a strata with no report, or with one from before December 31, 2020, had until July 1, 2026 to get one. Ask for the latest report, the balance of the savings fund and the minutes of the last two years of meetings.

Buying

Buying a home in Norgate

Begin with the map. Search each address on GeoWeb and note whether the lot is inside a flood hazard area. Then phone an insurer with the address and ask what cover for water that enters from outside the home would cost. The 2021 strategy describes home flood insurance as a newer market than the one for business property, so in our view the call belongs before a firm offer.

In our experience, two Norgate houses that began with the same plan can differ in the addition, the heating and the roof. The price dots on this page show how far apart today's asking prices are. Ask the District for the permit records on the lot, and book an inspection that covers the floor slab and the drains.

Gary Paul works with buyers across North Vancouver. Send the form on this page with your budget, your choice of house or townhouse, and how you travel to work. He will reply with the Norgate homes that fit and book the showings.

Selling

Selling a home in Norgate

A buyer who visits your Norgate house has usually seen the others for sale on this page, and on October 11, 2026 few were listed. In our experience, the same buyer also tours Pemberton Heights and the newer townhouses in Pemberton. The cards on this page count today's listings and give the range of asking prices.

In our experience, buyers here ask four questions early. Is the lot in a flood hazard area? How is the house heated? Was the addition approved? How close are the tracks? Print the GeoWeb map for your lot, collect the District's permit records and any engineer's report, and keep the service records for the heating.

Real estate board rules keep sold prices off public pages such as this one. Gary Paul can take you through recent Norgate sales in a private price review and suggest a list price. Ask for one with the form on this page.

Our view

Who buys in Norgate

In our experience, the most common buyer of a Norgate house is a family with young children that wants a yard, flat streets for bicycles and a school inside the neighbourhood. Many come from a condo downtown or in Lower Lonsdale and keep a job across the bridge.

A second group, in our experience, is older owners of larger North Shore houses who want one floor and no stairs. The Society's writer describes a neighbour in his nineties who moved here to be near his grandchildren and walks the park strip every day. A third group buys a townhouse as a first home with three bedrooms.

What kind of homes are for sale in Norgate?

Detached houses and townhouses. On October 11, 2026, 63% of the homes this page listed were houses, and the middle one dated from 1951 and had three bedrooms. The others were townhouses, and the middle one dated from 1992. This page leaves out condos.

How much does a house in Norgate cost?

The price dots on this page mark the asking price of every house and townhouse listed in Norgate today, with the middle price for each kind. The page also shows the monthly benchmark prices that Greater Vancouver REALTORS publishes for North Vancouver.

Is there a flood risk in Norgate?

On October 11, 2026, the District's map showed potential flood hazard areas within 40 metres of 15 of 23 Norgate streets, mostly in the south and east. Sowden Street, Bowser Avenue and Oakwood Crescent had none. Search each address on GeoWeb and phone an insurer before a firm offer.

Will sea level rise affect Norgate?

The District names Norgate among the low areas that need a plan. Its 2021 strategy maps water 0.5 to 1 metre deep reaching the homes north of Welch Street in a storm expected once in 200 years, after 1 metre of sea level rise. The Province's planning date for that rise is 2100.

Which schools serve Norgate?

Norgate Xwemélch'stn Community Elementary on Sowden Street is inside the neighbourhood, and the North Vancouver School District groups it with Carson Graham Secondary. Is Norgate good for families?

In our view, yes. The elementary school, a sports park with two soccer fields and a strip of park with old trees are all inside the neighbourhood, and the streets are flat. The trade-offs are small original houses, low ground and the sound of trains to the south.

Is Norgate noisy?

It depends on the street. The District's rail data draws tracks 179 metres south of Maplewood and Beechwood crescents, and port terminals lie beyond them. District bylaws ban train whistles at two nearby crossings. In our view, a visit late at night is the only reliable test.

Do Norgate houses have basements or suites?

The original houses stood on a concrete slab with one floor and no basement, by the North Shore Heritage Preservation Society's account. On October 11, 2026, no house listing here stated a suite: 40% answered "None" and the others left the line blank.
