Central Lonsdale is the middle section of Lonsdale Avenue in the City of North Vancouver, with City Hall, the City Library and Lions Gate Hospital a few blocks from each other. Outside the condo buildings on the avenue, the homes for sale are detached houses, townhouses and a small number of new duplex homes on the numbered side streets. It suits a buyer who wants to walk to shops, buses and medical care and still live in a house or a townhouse.

Central Lonsdale is in the City of North Vancouver, and City Hall stands inside the area at 141 West 14th Street. Most listings filed under Central Lonsdale name only "North Vancouver" or leave the line blank, and the District has appeared on a listing here, so confirm the municipality on the property tax notice for each home.

What Central Lonsdale is like

Central Lonsdale lies between the waterfront streets of Lower Lonsdale and the houses of Upper Lonsdale. Lonsdale Avenue runs uphill through it, lined with shops, restaurants, clinics, pharmacies and condo buildings. One or two blocks to either side, the numbered streets are residential, with detached houses, rows of townhouses and apartment buildings.

The City of North Vancouver has many of its public buildings here. City Hall and the North Vancouver City Library are on the same block of West 14th Street. Lions Gate Hospital is east of the avenue on East 15th Street, and the new Harry Jerome Community Recreation Centre opened on East 23rd Street in July 2026. In our experience, the avenue is busy through the working day with hospital staff, office workers and shoppers, and the side streets are quieter.

In our view, Central Lonsdale suits a buyer who wants to walk to groceries, a library, a recreation centre and a hospital. A buyer who wants the SeaBus a short walk from home should look at Lower Lonsdale. A buyer who wants a large yard near the forest will find more of that in Upper Lonsdale.

What the homes are like

Condo apartments make up much of the housing along Lonsdale Avenue, and this page leaves them out. It counts detached houses, townhouses and duplex homes. Streets with homes listed include the numbered streets from 13th to 21st and avenues such as Mahon, Chesterfield and St. Andrews.

Detached houses are the largest group for sale, and townhouses are second. The homes listed here come from every period: some were built before 1960, a group dates from the 1980s, and many were finished since 2000. A typical house on the page has five bedrooms, and many house listings state a suite. The suite count on this page separates legal or licensed suites from suites the City has not approved.

A typical townhouse here has three bedrooms. The townhouses listed include homes from the last twenty years and older rows. Duplex homes are few, and they are the newest homes on the page, typically with four bedrooms. The land rises from the harbour toward the mountains, and listing descriptions here often mention a view.

In our experience, townhouses and duplex homes in Central Lonsdale are almost always strata homes. In a strata you own your home and share the roof, the outside walls and the grounds with the other owners, and each owner pays a monthly fee toward those shared parts. The owner of a detached house on its own lot pays for every repair alone and has no monthly fee.

History

How Central Lonsdale grew

The City of North Vancouver acknowledges that it is on the traditional territories of the Squamish and Tsleil-Waututh Nations. Lonsdale Avenue began as a rough logging road up the hill from the water, according to the North Shore Heritage Preservation Society. The society traces the name to the Lonsdale Estates Company of 1882, set up by Arthur Pemberton Heywood-Lonsdale, an English investor who never visited North Vancouver.

Several other local names come from a second land company. The North Vancouver Land and Improvement Company was incorporated in 1891, and Edward Mahon came to North Vancouver as its president. Mahon Avenue and Mahon Park are named after him. The society says the company sold the park land to the City and that the park began with a running track in 1914. Victoria Park is older. Canada's Register of Historic Places says the land was given to the City in 1905 by A. St. George Hamersley, Isabella Maud Hamersley and the same company, and that by 1910 it was laid out as a park with paths lined by trees.

Streetcars once ran on the avenue. The Museum of North Vancouver (MONOVA) says its restored Streetcar 153 recalls the years from 1912 to 1946, when cars travelled the Lonsdale line and the system carried passengers from the ferry wharf to Upper Lonsdale, Lynn Valley and the Capilano Canyon. Buses replaced them. Hospital care has been here since at least 1929: the Register of Historic Places records a North Vancouver General Hospital building at 240 East 13th Street from that year, designed by the architect William Bow, on what became the Lions Gate Hospital site.

The newest changes are public ones. The Green Necklace, a 7.5 km walking and cycling loop that the City traces to Edward Mahon's idea of a boulevard around the new city, opened in full in October 2018. The province says the six storey Paul Myers Tower at Lions Gate Hospital opened to patients on March 9, 2025, with 108 private patient rooms and eight operating rooms. On July 25, 2026, the City opened the new Harry Jerome Community Recreation Centre, which replaced a centre the City describes as 60 years old.

Daily life

Daily life in Central Lonsdale

Groceries are close to the middle of the area. Loblaws City Market and Whole Foods Market are both mapped a short walk from it, and smaller food shops such as Pars International Foods, Kourosh Foods Market and Persia Foods are mapped nearby. The counts on this page show how many cafes, pharmacies and clinics are mapped in the area.

The North Vancouver City Library is at 120 West 14th Street. The City lists three public floors, a children's reading garden, a teen room, a recording room and underground parking. City Hall is on the same block, which helps when you need a parking permit, a property tax answer or the records for a house.

Lions Gate Hospital, at 231 East 15th Street, is part of Vancouver Coastal Health. Its services include emergency care, maternity care, care for children, general surgery and heart care. For a family with young children or older parents, in our view, a hospital a few blocks away is one of the strongest reasons to choose this area.

The Harry Jerome Community Recreation Centre is at 130 East 23rd Street. The City's plan for it includes pools, an arena, a gymnasium, fitness areas, a youth centre and an art studio, and the North Vancouver Recreation and Culture Commission runs the programs. The gymnasium, fitness areas, youth centre and art studio opened for regular use on July 27, 2026, and the commission's program list for the centre includes public skating. The pools had no opening date when we read the City's project page on October 10, 2026. Centennial Theatre, which the same commission operates, is also in this part of Lonsdale.

Parks and the Green Necklace

The Green Necklace circles the centre of the City and passes through Central Lonsdale. The City describes a 7.5 km path for walking, rolling and cycling, separate from the road, with lighting, benches and drinking fountains. The route passes Victoria Park, Queen Mary Elementary, Mahon Park, Wagg Creek Park and the Harry Jerome centre. In our view, it is the best way to see the area before you choose a street.

Mahon Park runs beside Jones Avenue from 15th to 21st Street on the west side. The City lists sports fields, a playground, a water spray park, a skateboard plaza, pickleball courts, an area where dogs can go off leash and an entrance to the trails in the ravine beside the park.

Victoria Park is to the south, on both sides of Lonsdale Avenue at Keith Road. It holds the North Vancouver Cenotaph, built in 1923, where Remembrance Day ceremonies take place each November 11, and a granite horse trough from 1915. Smaller parks such as Topo Park, St Andrews Park and Rey Sargent Park are spread through the side streets. For a beach, the nearest one on the map is Ambleside in West Vancouver.

Schools near Central Lonsdale

Central Lonsdale is in the North Vancouver School District. Queen Mary Community Elementary on West Keith Road is the public elementary school closest to the middle of the area, and its website says it offers the International Baccalaureate Primary Years Programme. Ridgeway, Queensbury and Westview are the next closest public elementary schools.

Carson Graham Secondary on Jones Avenue is the closest public high school. Its website lists the International Baccalaureate Middle Years and Diploma programmes. Sutherland Secondary is the next closest, to the east. The province's school data lists no French immersion program at any of these six schools, so ask the district where immersion is offered for your address.

Independent schools mapped nearby include St. Alcuin College, St. Edmund's, St. Thomas Aquinas and Holy Trinity. A catchment is the set of addresses a public school must accept. The catchment school for a home can be a different school from the nearest one on the map, so look up the address in the district's locator before you make an offer.

Getting around

Getting around

Buses are the main public transit here. The 229 and 230 are the Lonsdale Avenue routes, and both also stop in Lower Lonsdale, where the SeaBus leaves from Lonsdale Quay. The 240 links Lynn Valley and downtown Vancouver and makes the most weekday trips of any route in the area. The 255 runs between Dundarave in West Vancouver and Capilano University, the 232 between Grouse Mountain and Phibbs Exchange, and the 241 between Upper Lonsdale and downtown. The N24 runs at night. The table on this page gives the weekday trips for each route, counted from TransLink's schedule.

TransLink says the SeaBus crosses to downtown Vancouver in 12 minutes and leaves every 15 minutes during the day. In our experience, many residents walk downhill to the Quay and take a bus home, because the walk back up Lonsdale is a long, steady climb.

Drivers reach Vancouver by the Lions Gate Bridge to the west or the Second Narrows (Ironworkers Memorial) Bridge to the east, and Highway 1 crosses Lonsdale Avenue north of the area. Traffic on both bridges is slow at rush hour. The City runs resident permit parking in the parts of the city where street parking is in high demand, so check the City's parking map for any street where the home has no garage or driveway.

Things to check in Central Lonsdale

Which kind of suite

The City of North Vancouver says it has allowed a suite in every detached house since 1993, on the condition that the owner lives on the same property. On December 8, 2025, Council adopted new rules for some lots, and the City's suite page says its guidance does not cover those lots. Ask the City which rules apply to the address, and ask the seller for the suite's permit record.

Homes from before 1960

Some homes for sale in Central Lonsdale were built before 1960. Book a full inspection of an older house, and ask about the age of the roof, the wiring, the drain pipes around the foundation, and whether the house ever had an oil tank.

Strata papers

For a townhouse or duplex home, ask for the Form B, the strata's information certificate. The BC government says the strata must provide it within 7 days of a request and may charge up to $35 plus 25 cents a page. It states the monthly fee, any special levy (a one-time extra charge to owners) and how much the strata has saved for repairs.

Two, three or four home stratas

A strata of five or more homes must get a depreciation report every five years, which plans repairs to the shared parts 30 years ahead. A strata of four or fewer homes is exempt, and that covers every duplex. Ask the other owner how the two of you would pay for a new roof.

Lots beside a ravine

Wagg Creek runs through a ravine on the west side, and the Mosquito Creek ravine is farther west. The City began studying landslide risk on the east bank of Mosquito Creek in 2007 and then reviewed steep ground across the city. It also says its creeks can flood, mostly in the fall. If a lot has a ravine behind it, ask the City's engineering staff whether the address was part of those studies.

Sirens, traffic and parking

The hospital has an emergency department, and Lonsdale Avenue carries buses all day. In our experience, homes on the blocks beside either one hear more sirens and traffic than homes three blocks away, and street parking there fills first. Visit at 8 in the morning and 5 in the afternoon on a weekday before you decide.

Buying

Buying a home in Central Lonsdale

Choose the home type first, because houses, townhouses and duplex homes here have different price ranges. The price dots on this page show today's asking prices for all three. If you plan to rent out a suite in a house, ask your mortgage broker early whether that rent will count toward your income and what proof of the suite's approval the lender needs.

For a townhouse or duplex home, add the monthly strata fee to the mortgage payment and the property tax when you calculate what you can pay. The BC government says owners approve the budget and the fees each year by majority vote. Each owner's share of the fees follows a set formula, which in townhouse groups is often based on the size of each home. The government calls that share unit entitlement. Since November 1, 2023, a strata must also put at least 10% of its yearly operating budget into its savings for future repairs.

In our experience, the homes that attract the most buyers here are on side streets a few blocks from Lonsdale, with parking and a view. Gary Paul shows homes across North Vancouver. Selling a home in Central Lonsdale

In our experience, three things decide price here: the home type, its age and condition, and its distance from Lonsdale Avenue. If you are selling a house with a suite, gather the City's records for the suite and for any work done with a permit. If you are selling a townhouse or duplex home, order the Form B and collect two years of strata meeting minutes, the budget and the depreciation report if one exists, so the buyer's lawyer can read them in the first few days.

Who buys in Central Lonsdale

In our experience, people who work at Lions Gate Hospital or in the offices on Lonsdale buy here so they can walk to work. A second group is owners of larger houses higher up the North Shore who want a smaller home near shops, the library and medical care. A third is families who want a townhouse close to Queen Mary Elementary and Carson Graham Secondary.

Two generations buying together also choose Central Lonsdale. A house with a legal suite gives parents or adult children their own entrance, with the hospital and the buses close by.

Where is Lions Gate Hospital?

Lions Gate Hospital is at 231 East 15th Street in Central Lonsdale, east of Lonsdale Avenue.
