South Slope is a residential area in south Burnaby, between the Royal Oak and Metrotown areas to the north and Marine Drive to the south. On October 8, 2026, our copy of the MLS® feed showed 7 new homes for sale there: 6 half duplexes from $1,668,000 to $2,198,000 and 1 detached house at $2,088,000.

Where South Slope is: the MLS® area and the City's plan area

South Slope is the name of an MLS® sub-area and of one of the 20 plan areas on the City of Burnaby's community plan area map. All 4 buildings with homes for sale on October 8 sit inside the City's South Slope plan area.

On the City's map, the South Slope plan area runs from Boundary Road in the west to Gilley Avenue in the east. Marine Drive forms the south edge. The north edge changes from west to east: Imperial Street near Boundary Road, then Victory Street, then Portland Street east of the Royal Oak Avenue area.

South of Marine Drive, the City's Big Bend plan area runs down to the Fraser River. Big Bend holds the Market Crossing shops, Riverway Golf Course, the Riverway Sports Complex and Burnaby Fraser Foreshore Park. North of South Slope are the City's Royal Oak and Metrotown plan areas, home to Royal Oak and Metrotown stations.

The MLS® system files South Slope under a larger area called "Burnaby South". On October 8, its homes for sale were on Keith Street, Patrick Street and MacPherson Avenue in the east, and on Bradley Avenue in the west.

How our Metrotown pages include South Slope

Our site groups 5 MLS® sub-areas under one Metrotown page: Metrotown, South Slope, Suncrest, Garden Village and Central Park. So South Slope homes appear on the Metrotown multiplexes page and the Metrotown duplexes page, with "South Slope" under each address.

On October 9, the Metrotown multiplexes page listed 15 homes, and 7 of them were the South Slope homes in this guide. The duplexes page listed 8 half duplexes, 6 of them in South Slope. A separate guide to Metrotown itself follows later this month.

What is for sale in South Slope right now

South Slope had 7 new homes for sale on October 8, 2026, when our copy of the MLS® feed was last refreshed at 10:09 AM Pacific. Our copy holds only new homes built in 2025 or later, so older houses are left out of every figure here.

The 6 half duplexes had a median asking price, the price in the middle of the list, of $1,799,000. Every listing gives 2026 as the year built and shows no strata fee. Here are the 7 homes, building by building:

  • 5915 Keith Street (3 homes on one corner lot): two half duplexes at $1,668,000 and $1,688,000, with 2,750 and 2,787 square feet, 6 bedrooms and 5 bathrooms each, and a detached house at $2,088,000 with 3,573 square feet and 6 bedrooms. Both half duplex listings describe a legal 2-bedroom suite with its own entry and a main-floor bedroom with a full bathroom. The house listing describes a legal 1-bedroom suite and a rooftop deck with an outdoor kitchen.
  • 7990 Bradley Avenue (2 homes): two half duplexes at $1,799,000 each, 2,795 square feet, 6 bedrooms and 6 bathrooms. The listings describe a second main bedroom with a full bathroom on the main floor, and a ground level with a recreation room, 2 bedrooms and a separate entry that could become a suite later. Neither listing describes a legal suite today.
  • 8029 MacPherson Avenue (1 home): a half duplex at $1,988,000, 2,554 square feet, 5 bedrooms and 5 bathrooms. The listing describes a 1-bedroom legal suite and a lower-level office or bedroom with its own bathroom.
  • 6107 Patrick Street (1 home): a half duplex at $2,198,000, 3,288 square feet, 6 bedrooms and 6 bathrooms. The listing describes a 2-bedroom legal suite with its own laundry, 4 bedrooms upstairs and a south-facing lot on the high side of the street.

The half duplexes had a median price per square foot of $644, from $606 to $778, and the detached house worked out to $584. Four listings mention views of Mount Baker, and all four are on the east side, at Keith Street and MacPherson Avenue.

In our view, the two Keith Street half duplexes are the best value here for a family that wants rent from a suite: they are the two lowest prices, and each describes a legal 2-bedroom suite.

How South Slope prices compare with the rest of Burnaby

South Slope's 6 half duplexes had a median asking price of $1,799,000 on October 8, 2026, the same as the median for all 83 new half duplexes for sale in Burnaby that day. These figures come from our Burnaby prices by neighbourhood report, counted the same way on the same day:

  • South Slope: 6 half duplexes, median $1,799,000
  • Highgate: 7 half duplexes, median $1,499,900 (read our Highgate guide)
  • Edmonds: 4 half duplexes, median $1,299,000
  • All of Burnaby: 83 half duplexes, median $1,799,000

The smallest South Slope half duplex has 2,554 square feet, and 5 of the 7 homes describe a legal suite. In our view, that extra space and those suites explain most of the $299,100 gap with Highgate.

Greater Vancouver REALTORS has no benchmark price for half duplexes. Its September 2026 statistics package put the Burnaby South detached benchmark at $1,894,600, down 10.3% in a year, and the Burnaby South townhouse benchmark at $942,100, down 4.9%. Burnaby South includes South Slope, and these benchmarks cover homes of any age.

Down payment and taxes on these 7 homes

Every South Slope listing asked more than $1.5 million. Under the Financial Consumer Agency of Canada rules, a home priced at $1.5 million or more needs at least 20% down.

  • $1,668,000 (Keith Street): $333,600 down.
  • $1,799,000 (Bradley Avenue): $359,800 down.
  • $1,988,000 (MacPherson Avenue): $397,600 down.
  • $2,198,000 (Patrick Street): $439,600 down.

Our guide to buying a home over $1.5 million explains the 20% rule in more detail.

BC's property transfer tax is 1% of the first $200,000, 2% of the value from $200,000 to $2 million and 3% of the value above $2 million. That is $31,360 on $1,668,000, $33,980 on $1,799,000, $40,640 on $2,088,000 and $43,940 on $2,198,000.

The two tax breaks for new homes stop below these prices. BC's newly built home exemption stops at a fair market value of $1,150,000. The first-time home buyers' GST rebate stops at $1.5 million. Ask in writing whether GST is included in the asking price, because 5% GST on $1,668,000 is $83,400.

Getting around: Royal Oak, Edmonds and four bus routes

The closest SkyTrain station is 1.3 to 2.0 km on foot from each listed building, on OpenStreetMap walking routes. Royal Oak Station on the Expo Line is 1.3 km from the MacPherson Avenue home and 2.0 km from Keith Street. Edmonds Station is 2.0 km from Patrick Street, and Metrotown Station is 1.9 km from Bradley Avenue. From Royal Oak Station, TransLink's fall 2026 weekday schedule shows trains reaching Metrotown in 2 to 3 minutes, Commercial-Broadway in 11 to 12 minutes and Waterfront in downtown Vancouver in 21 to 22 minutes.

Four bus routes link the listed homes to SkyTrain. These figures come from TransLink's schedule data for Wednesday, October 28, 2026, counting buses that leave between 7 and 9 a.m. Distances to stops are in a straight line:

  • Route 148, on Gilley Avenue, stops 122 metres from the Patrick Street home and 224 to 250 metres from Keith Street. Seven buses run to Edmonds Station, a 5 minute ride. Eight run the other way to Royal Oak Station, a 12 minute ride.
  • Route 147, on Clinton Street, stops 235 metres from the MacPherson Avenue home. Nine buses run to Edmonds Station in 6 to 8 minutes, and eight run to Metrotown Station in 11 to 14 minutes.
  • Route 116 stops 87 metres from the Bradley Avenue homes, on Portland Street. Its Rumble Street stop, 371 metres away, reaches Metrotown Station in 7 to 9 minutes. From Southridge Drive, 372 metres from Keith Street, it reaches Edmonds Station in 7 minutes.
  • Route 100, on Marine Drive, stops 280 to 295 metres from Keith Street and Bradley Avenue. Seventeen buses run east to 22nd Street Station in New Westminster, 6 to 7 minutes from Gilley Avenue.

In our view, South Slope suits a commuter who is fine with a 5 to 14 minute bus ride to the train.

  • Riverway Golf Course, 59.89 hectares, is 730 to 920 metres from all four buildings.

Who South Slope suits

South Slope suits large families and two generations who want a new Burnaby home with a legal suite and have a budget of $1.67 million or more.

  • Families who need 5 or 6 bedrooms. Every listed home has 5 or 6 bedrooms and at least 2,554 square feet.
  • Two generations under one roof. Five of the 7 homes describe a legal suite, and five describe a main-floor bedroom with a full bathroom.
  • Families who want to walk to an elementary school. The three east-side buildings are 358 to 930 metres on foot from Glenwood or Clinton Elementary.

South Slope is a weaker fit if your budget is under $1.5 million, since no new home listed there on October 8 asked less than $1,668,000. Our Edmonds and South Burnaby guide and Highgate guide cover lower prices. It is also a weaker fit if you want to walk to SkyTrain, since the closest listed home was 1.3 km from Royal Oak Station.

Before you make an offer

At 5915 Keith Street, three homes share one lot with no strata fee, so ask your lawyer how the title is held and who pays for the shared yard. For any suite, ask the seller for the City's records before you count on rent. Then read our guides on making an offer and on duplex layouts.
