Highgate is a listing area in south-east Burnaby, north of Kingsway, around the Highgate Village shops and the Edmonds Community Centre. On October 8, 2026, our Highgate pages showed 10 new homes for sale: 7 half duplexes from $1,348,000 to $1,949,000 and 3 townhomes from $968,000 to $1,098,000.

Where Highgate is: a listing name inside the City's Edmonds area

Highgate is a name used by the MLS® system and by the Highgate Village shopping centre. None of the 20 plan areas on the City's community plan area map carries the name. We checked all 7 buildings with Highgate homes for sale on October 8, and every one sits inside the City's Edmonds plan area.

The MLS® system draws the lines differently. It files Highgate as a sub-area of a larger area called "Burnaby South", next to Metrotown, Forest Glen and South Slope. The sub-area named "Edmonds" belongs to a different larger area, "Burnaby East", with East Burnaby and The Crest.

We could not open the board's own sub-area map, so we describe Highgate by where its listings are. On October 8, every Highgate listing sat north of Kingsway, from Elwell Street in the west to Canada Way in the north-east. The homes filed under Edmonds that day sat east of Edmonds Station.

The name comes from the shopping centre. The City of Burnaby Archives hold a 2004 Burnaby NewsLeader photo of Highgate Village being built, filed under the Edmonds historic neighbourhood. Our Edmonds and South Burnaby guide covers the wider area, and this guide covers the Highgate homes for sale now.

What is for sale in Highgate right now

On October 8, 2026, our copy of the MLS® feed showed 10 active listings in the Highgate sub-area. Our copy holds only new homes built in 2025 or later, so older houses for sale in Highgate are left out of every figure here. The feed was last refreshed that morning at 10:09 AM Pacific.

The 7 half duplexes had a median asking price, the price in the middle of the list, of $1,499,900. Here are the 10 homes, building by building:

  • 6831 Salisbury Avenue (3 homes on one lot): a front home at $1,368,000 and a back home at $1,348,000, each 1,575 square feet with 4 bedrooms and 4 bathrooms, plus a laneway home at $968,000 with 1,039 square feet, 2 bedrooms and 2 bathrooms. All three listings describe the ownership as freehold non-strata.
  • 6808 Elwell Street (2 homes): two townhomes at $1,098,000 each, 1,553 square feet, 4 bedrooms. The listings call the group "Elwell Place", describe six homes in total, and mention 300 square foot rooftop terraces. The strata fee is $275.31 a month.
  • 7087 Mary Avenue (1 home): a half duplex at $1,408,800, 2,330 square feet, 4 bedrooms. The ground floor has a recreation room, a bedroom, a full bathroom and a separate entrance, according to the listing.
  • 6639 Acacia Avenue (1 home): a half duplex at $1,499,900, 2,607 square feet, 5 bedrooms, with a ground-level bedroom, bathroom and separate entrance in the listing.
  • 7633 Rosewood Street (1 home): a half duplex at $1,699,000, 1,844 square feet, 4 bedrooms. The listing describes a 1-bedroom space with its own entrance and bathroom, and a detached garage.
  • 6740 Canada Way (1 home): a half duplex at $1,828,000, 3,634 square feet, 7 bedrooms. The listing describes a 2-bedroom legal suite and a laneway home above a 2-car garage.
  • 6666 Walker Avenue (1 home): a half duplex at $1,949,000, 4,153 square feet, 8 bedrooms. The listing describes a 2-bedroom legal suite and solar panels.

Seven of the 10 homes asked under $1.5 million. The half duplexes had a median price per square foot of $605, and the two largest cost the least per square foot: $469 on Walker Avenue and $503 on Canada Way. In our view, the Elwell Street townhomes are the best value here for a family of four that can accept a strata fee, and the Canada Way and Walker Avenue homes suit two generations who want separate living space.

The Highgate duplexes page and the Highgate townhomes page show the list as it changes each week.

How Highgate prices compare with the rest of Burnaby

Highgate's median half duplex asked $1,499,900 on October 8, 2026, which was $299,100 below the median for all of Burnaby. These figures come from our Burnaby prices by neighbourhood report, counted the same way on the same day:

  • Highgate: 7 half duplexes, median $1,499,900
  • Edmonds: 4 half duplexes, median $1,299,000
  • East Burnaby: 11 half duplexes, median $1,648,000 (read our East Burnaby guide)
  • All of Burnaby: 83 half duplexes, median $1,799,000

Among Burnaby neighbourhoods with 7 or more half duplexes for sale, Highgate had the lowest median. For townhomes, Burnaby's 35 new listings had a median of $1,369,900, so all three Highgate townhomes asked less than that.

Greater Vancouver REALTORS publishes benchmark prices for houses, townhouses and apartments of any age, and it has no benchmark for half duplexes. Its September 2026 statistics package put the Burnaby South detached benchmark at $1,894,600, down 10.3% in a year, and the Burnaby South townhouse benchmark at $942,100, down 4.9%. Its notes say the townhouse figures leave out duplexes, so read these as the direction of the market for older homes.

Down payment and taxes on these 10 homes

Seven Highgate homes asked under $1.5 million, so their minimum down payment is 5% of the first $500,000 and 10% of the rest. The other three need 20%. Those are the Financial Consumer Agency of Canada rules.

  • $968,000 (Salisbury laneway home): $71,800 down.
  • $1,098,000 (Elwell Street townhomes): $84,800 down.
  • $1,499,900 (Acacia Avenue): $124,990 down.
  • $1,949,000 (Walker Avenue): $389,800 down.

The Acacia Avenue home shows why the $1.5 million line matters. At $1,499,900 the minimum is $124,990. A price $100 higher, at $1,500,000, would need $300,000.

BC's property transfer tax is 1% of the first $200,000 and 2% of the value from $200,000 to $2 million. That is $17,360 on $968,000, $27,998 on $1,499,900 and $36,980 on $1,949,000.

Highgate's lower prices bring two tax breaks for new homes within reach:

  • BC's newly built home exemption. The BC government removes the property transfer tax on a new home with a fair market value of $1,100,000 or less, with a partial exemption up to $1,150,000. You must be a Canadian citizen or permanent resident, move in within 92 days and live there as your main home. All three townhomes asked under $1,100,000.
  • The first-time home buyers' GST rebate. The Canada Revenue Agency refunds up to 100% of the GST, to a maximum of $50,000, on a new home valued at $1 million or less, with a smaller rebate up to $1.5 million. On the $968,000 laneway home, 5% GST is $48,400. The eligibility rules look back at the current year and the four years before.

Both depend on your situation and the final price, so confirm them with a lawyer or notary, and ask in writing whether GST is included in the asking price.

Getting around: Edmonds Station and four bus routes

Edmonds Station on the Expo Line is the closest SkyTrain station to every Highgate listing. On OpenStreetMap walking routes, it is 1.3 km from the Salisbury Avenue and Elwell Street homes, 1.7 km from Walker Avenue, 1.8 km from Mary Avenue, 2.1 km from Acacia Avenue and Rosewood Street, and 2.6 km from Canada Way.

From Edmonds Station, TransLink's fall 2026 weekday schedule shows trains reaching Metrotown in 4 to 5 minutes, King George in Surrey in 16 to 17 minutes and Waterfront in downtown Vancouver in 23 to 24 minutes.

Four bus routes cover the area. These figures come from TransLink's schedule data for a weekday in October 2026, counting buses that leave between 7 and 9 a.m. Distances to stops are in a straight line:

  • Route 133, on Salisbury Avenue, stops within 150 metres of the Salisbury Avenue and Walker Avenue homes. Seven buses run to Edmonds Station, a 5 to 7 minute ride.
  • Route 119, on Kingsway, stops 294 to 388 metres from the Elwell Street and Salisbury Avenue homes. Ten buses run to Metrotown Station, a 15 to 18 minute ride.
  • Route 106, on Edmonds Street, stops 196 metres from the Mary Avenue home and 279 metres from Rosewood Street. Thirteen buses run to Edmonds Station, a 6 to 8 minute ride.
  • Route 123, on Canada Way, stops 48 metres from the Canada Way home and 141 metres from Rosewood Street. It reaches New Westminster Station in 11 to 14 minutes and Brentwood Station in 22 to 27.

In our view, Highgate suits a commuter who is happy to take a 5 to 8 minute bus ride to the train. If you want a home you can walk to SkyTrain from in under 10 minutes, look at the streets around Edmonds Station or Metrotown instead.

Highgate Village, the library and the community centre

Highgate Village, at 7155 Kingsway, is the shopping centre the area is named after. It has a Save-On-Foods grocery store, according to OpenStreetMap, and a Shoppers Drug Mart that the company calls its Highgate Village store. On foot, the grocery store is 430 metres from the Salisbury Avenue homes, 706 metres from Elwell Street and 774 metres from Walker Avenue.

The Tommy Douglas Library, a branch of Burnaby Public Library, sits at 7311 Kingsway, on the corner of Walker Avenue. It is a 608 metre walk from the Walker Avenue home.

The Edmonds Community Centre, at 7433 Edmonds Street, is inside Edmonds Park on the City's park map. The City of Burnaby lists a 6-lane pool, a leisure pool with 2 waterslides and a lazy river, 2 full-size gyms, a weight room, and youth and seniors centres. The walk is 354 metres from the Mary Avenue home, 672 metres from Rosewood Street and 709 metres from Acacia Avenue.

Parks close to the listed homes

Two parks of more than 4 hectares sit in the middle of the area, on the City's park inventory. Distances are in a straight line to the park edge.

  • Edmonds Park covers 4.99 hectares and holds the community centre. It is 171 metres from the Mary Avenue home, 276 metres from Acacia Avenue and 305 metres from Walker Avenue.
  • Malvern Park covers 5.58 hectares. It is 209 metres from the Acacia Avenue home and 243 metres from Canada Way.
  • Smaller parks: Cafferky Park (0.52 hectares) is 71 metres from the Rosewood Street home, and Rene Memorial Park (1.25 hectares) is 157 metres from Elwell Street.

Schools near the listed homes

Four elementary schools sit within 1 km on foot of at least one listed home. Addresses are from the Burnaby School District, and distances are OpenStreetMap walking routes:

  • Morley Elementary, 7355 Morley Street: 588 metres from Walker Avenue, 764 metres from Salisbury Avenue and 822 metres from Acacia Avenue.
  • Lakeview Elementary, 7777 Mayfield Street: 498 metres from the Canada Way home and 919 metres from Acacia Avenue.
  • Brantford Elementary, 6512 Brantford Avenue: 636 metres from the Elwell Street homes. The district's programs of choice page lists Brantford as one of the schools offering Early French Immersion, which starts in Kindergarten or Grade 1.
  • Edmonds Community School, 7651 18th Avenue: 677 metres from the Mary Avenue home and 968 metres from Rosewood Street.

The nearest secondary school, on the district's secondary list, is Byrne Creek Secondary at 7777 18th Street, south of Kingsway. It is 2.0 km on foot from the Salisbury Avenue and Elwell Street homes and 2.7 km from Acacia Avenue and Rosewood Street.

Catchment lines can split a street, so check your exact address with the district's School Locator before you offer. Our school catchment guide explains the steps.

Who Highgate suits

Highgate suits families who want a new Burnaby home under $1.5 million, with shops, a pool and a library nearby.

  • Buyers with a budget under $1.5 million. Seven of the 10 listings asked less than that, and the three townhomes asked under $1.1 million.
  • Two generations under one roof. Two listings describe a legal suite, one describes a 1-bedroom space with its own entrance, and two more have a ground-floor bedroom with a separate entrance.

Highgate is a weaker fit if you want to walk to SkyTrain every day, since the closest listed home was 1.3 km from Edmonds Station. It is also a weaker fit if you want a legal suite for under $1.8 million: on October 8, the two Highgate homes with a legal suite asked $1,828,000 and $1,949,000.

Questions to ask before you make an offer

  • How is ownership shared at 6831 Salisbury Avenue? Three homes share one lot, and the listings describe them as freehold non-strata. Ask your lawyer to explain how the title is held and what written agreement covers the shared yard, driveway and costs.

  • Is GST included in the price? On $1,499,900, 5% GST is $74,995.

When you have a short list, read our guides on making an offer and on duplex layouts.
