Each plan is drawn floor by floor with room sizes. The drawings are of Units 1, 4 and 5. Unit 2 is a mirror image of Unit 1, and Unit 3 is a mirror image of Unit 4. The lower floor of the three-floor plans is the suite: a bedroom or studio, a bathroom, and its own door off the entry porch.

The kitchen opens onto the dining and living space, with a peninsula where kids do homework while dinner cooks. Appliances are Bosch and sit behind matching panels. You pick one of two colour schemes: Tempo, with white and oak-toned cabinets, or Bass, with white and walnut.
West One Design drew on Japanese and Scandinavian rooms: pale oak floors, a stone wall behind the television, and bedrooms carpeted in wool so the upstairs stays quiet. The windows are triple-glazed, which keeps street noise out and heat in.
Every bathroom uses the same palette: Dekton stone counters, terrazzo-look wall tile, and Riobel fixtures in matte black. The primary ensuite has a walk-in shower and a heated floor. The main bathroom keeps a soaker tub for small children.
Units 1 and 2 have a one-bedroom suite on the lower floor. Units 3 and 4 have a studio. Each has its own entrance off the porch, a full bathroom, and a door that closes it off from the rest of the home. The one-bedroom suites also have a wet bar.
In our view this is the reason to look at Quintet over a townhouse of the same size. A parent can live downstairs with privacy and still be at Sunday dinner without leaving the building. If nobody needs it yet, it is a home office, a teenager's floor, or a guest room. The rec room and bathroom are there either way.

Three things to budget for. The purchase price. The monthly strata fee, which pays for management, water, sewer, garbage and recycling pickup, and landscaping. And the deposit, which is held in trust by a law office until you complete.

You own your home outright and share the walkway, landscaping and the outside of the buildings with the other four owners through a strata corporation, Strata Plan VAP7098. A management company handles the budget, the bylaws, the annual meeting, the reserve fund for future repairs and the landscaping contract. The developer says Fort Park Property Management will be that company.
Some small multiplexes are sold without professional management, and the owners organise repairs, insurance and money among themselves. That works until someone moves out or a roof needs replacing. A managed strata with a reserve fund gives you a predictable monthly cost and someone to call.

Victoria Drive is the kind of street where you do the week's shopping on foot. On the developer's map, 88 Supermarket, T&T Supermarket, Victoria Square and a run of Vietnamese and Chinese restaurants sit inside the ten-minute walking circle, and so do Cunningham Elementary and Jones Park. Kensington Park, with its community centre and outdoor pool, and Gladstone Secondary are a longer walk or a short bike ride away.
