Burnaby

What a Burnaby lot can hold

Since July 1, 2024, Burnaby has merged its 12 old house and duplex zones into one zone, called R1. The number of homes a lot can hold depends on its size and how close it is to frequent transit.

  • The City says the change meets a requirement of the province's new housing law.
  • The rule for one lot depends on its size and its distance to transit. Gary checks both with you, and the City decides.

For homeowners

Own a house on a Burnaby lot? You have three choices.

  • Sell it as it is

Gary lists your house as a building site and markets it to builders and to buyers who plan to build. You move out on the closing date and keep the money.

Suits: Owners who want a clean sale and a known date.

  • Sell it with plans

Some owners pay for drawings first, so a builder can see three to six homes on the lot and start sooner. Gary has listed lots this way.

Suits: Owners who can wait a few months and want a higher price.

  • Build with a partner

You put in the land, a builder puts in the money and the work, and you keep one of the new homes or a share of the sales. This is co-development, also called a joint venture.

Suits: Owners who want to stay on their street in a new home.

Who Gary is

Gary Paul is a licensed real estate agent in British Columbia. The BC Financial Services Authority, which licenses every agent in the province, lists him under his legal name, Gurdeep Singh Paul, and the name he goes by, Gary Paul. He works through his own company, Gary Paul Personal Real Estate Corporation, at Grand Central Realty on North Fraser Way in Burnaby.

Grand Central Realty holds the licence for MultiLiving, and Gary is its licensee for this site. He is the person who answers for what MultiLiving publishes, which is why his name and phone number appear under our guides.

Why Burnaby

Burnaby changed its rules on July 1, 2024. Lots that were zoned for one house or a duplex now allow three or four homes, and up to six near frequent transit, according to the City of Burnaby. Many older houses now sit on lots that can hold more homes, and that is the work Gary focuses on: helping the owner of one of those houses sell it for what it is worth as land, or build on it.

His listings show it. The homes and lots below are read from MLS® every hour. Look for the lots marked with plans or with the number of homes the listing says the lot allows, and for the new half duplex homes on lots that once held one house.

How Gary sees it

In our view, most Burnaby owners with an older house on a full lot have three choices, and the right one depends on how much time, money and risk they want. Selling as is gives the fastest result. Selling with plans drawn can bring a higher price from a builder who wants to start sooner. Building with a partner gives the owner a new home on their own street, and it takes the longest.

Gary lays the three side by side with numbers from nearby sales before an owner decides. Our advice is the same each time: get your own lawyer and your own appraisal before you sign any partnership.

Questions

Questions people ask Gary

Who can help me sell my Burnaby house as a multiplex lot?

Gary Paul, a REALTOR® at Grand Central Realty, lists houses and lots in Burnaby for builders and buyers who plan to build multiplex homes. His current lots and homes are on this page, read from MLS® every hour. Call him at 778-828-7476.

How many homes can be built on a lot in Burnaby?

Since July 1, 2024, the City of Burnaby allows three or four homes on most lots that were zoned for a house or a duplex, depending on lot size, and up to six on lots near frequent transit. The rule for one lot depends on its size and location, so check it with the City before you rely on it.

Should I sell my Burnaby lot or build a multiplex on it?

It depends on your time, money and appetite for risk. A plain sale is fastest. A sale with plans drawn can bring a higher price. Building with a partner can leave you with a new home, takes the longest and carries the most risk. Gary sets out all three with numbers from nearby sales.

What is a joint venture with a builder on my lot?

You put in your lot, a builder pays for the design, the city approvals and the building, and the two of you share the result by a written agreement: often a new home for you and the rest sold. Both sides need their own lawyer. Our co-development guide explains the main ways to set it up.

Can Gary introduce me to a builder for my lot?

Yes. Gary talks with builders who are looking for Burnaby lots and can introduce you to them. You choose who to work with, and nothing should be signed until your own lawyer has read the agreement.

Does Gary sell new multiplex homes for builders in Burnaby?

Yes. He lists new half duplex and multiplex homes for builders. Each home goes on MLS® for every agent to see and on MultiLiving, which shows duplex, triplex and fourplex homes only. His current listings are on this page.

Can Gary help me buy a lot in Burnaby to build on?

Yes. He helps buyers find houses and lots that can hold more homes under Burnaby's rule, and checks the lot size and transit distance with you before you make an offer.

Can Gary help me buy a multiplex home in Burnaby?

Yes. He shows you new duplex and multiplex homes for sale, including ones MultiLiving hears about before they are listed, and shows you nearby sales before you offer.

Is Gary Paul a licensed REALTOR®?

Yes. The BC Financial Services Authority lists him as licensed under licence number 167802, with no conditions and no discipline on the day we checked. The record is under his legal name, Gurdeep Singh Paul, known as Gary Paul.

Which brokerage is Gary Paul with?

Grand Central Realty, at 230-3700 North Fraser Way in Burnaby. He works there through his own company, Gary Paul Personal Real Estate Corporation.

What if I want to buy a home or lot Gary is selling?

Gary already acts for the seller, and BC's rules do not let one agent act for both the buyer and the seller in Greater Vancouver. He will tell you that at the start, and you can work with a different agent for that purchase.

Has Gary sold multiplex homes before?

Yes. A few of the homes the team has sold are listed on this page. It is a short list, and Gary can give you the full one with addresses when you call.

Does it cost anything to talk to Gary?

No. The first call is free, and you sign nothing to have it.

How do I reach Gary?
