East Burnaby is the south-east corner of Burnaby, between Highway 1 and the New Westminster border, east of the Edmonds town centre. On October 8, 2026, our East Burnaby pages listed 11 new half duplexes for sale, with asking prices from $1,599,999 to $1,999,000.

Where East Burnaby is: the map lines and the local names

On the City of Burnaby's community plan area map, East Burnaby is one of 20 plan areas. Its edges are Highway 1 on the north, Canada Way on the west, and the New Westminster border on the south and east, which follows Tenth Avenue for much of its length. Edmonds is the plan area to the west, across Canada Way.

Listings use the same name with one difference. The MLS® system files homes here under the sub-area "East Burnaby", which sits inside a larger area called "Burnaby East". Two other sub-areas share that larger area: Edmonds and The Crest. When you search, the sub-area name is the one that matters.

The board that runs the MLS® system draws its own sub-area lines, and we could not open its map, so we checked the listings against the City's map. All 11 East Burnaby listings fall inside the City's East Burnaby plan area: 9 by the map location in the listing, and the 2 on 15th Avenue and 18th Avenue by their street address on OpenStreetMap.

Locals use smaller names for parts of the area:

  • Second Street. Second Street Community School sits on Second Street, near the middle of the area. The City's heritage records list a "Second Street Area" inside the East Burnaby historic neighbourhood, with a school there since 1928.
  • Cariboo. The name is on Cariboo Hill Secondary, on 16th Avenue, and on the Cariboo Conservation Area north of the homes. The City's heritage records list a Cariboo-Armstrong Area, mostly laid out in the 1950s, inside the same historic neighbourhood.
  • The Crest. The north-east corner near Tenth Avenue. Listings file it as its own sub-area.

One detail matters for your search. Three more new homes, on Coldicutt Street and 12th Avenue, sit inside the City's East Burnaby plan area but are filed under The Crest. Our site shows those on the Sperling-Duthie pages, so check both if you want the whole corner.

What is for sale in East Burnaby right now

On October 8, 2026, our copy of the MLS® feed showed 11 active listings in the East Burnaby sub-area, every one a half duplex. Our copy holds only new homes built in 2025 or later, so older houses for sale in the area are left out of every figure in this guide. The feed was last refreshed that morning at 10:09 AM Pacific.

The median asking price, the price in the middle of the list, was $1,648,000. The 11 homes sat in 7 buildings:

  • 16th Avenue (4 homes): $1,599,999 each, 1,865 to 1,953 square feet, 4 bedrooms. The listing describes four separate homes on one lot, each with a ground-floor bedroom that has its own bathroom and entrance.
  • Wright Street (2 homes): $1,648,000 each, 2,414 square feet, 5 bedrooms, with a 1-bedroom, 1-bathroom space on the ground floor and a rooftop patio, according to the listings.
  • 11th Avenue (1 home): $1,699,000, 2,949 square feet, 6 bedrooms. The listing describes a 2-bedroom legal suite and an elevator.
  • Edmonds Street (1 home): $1,849,888, 2,053 square feet, 5 bedrooms, on a 10,010 square foot lot.
  • 15th Avenue (1 home): $1,888,000, 3,675 square feet, 6 bedrooms, with a 2-bedroom legal suite in the listing.
  • 18th Avenue (1 home): $1,888,000, 3,332 square feet, 8 bedrooms, including a 4-bedroom legal suite in the listing.
  • 17th Avenue (1 home): $1,999,000, 3,764 square feet, 6 bedrooms, with a 1-bedroom legal suite in the listing.

Seven of the 11 asked under $1.7 million. None asked under $1.5 million. The median price per square foot was $683, and sizes ran from 1,865 to 3,764 square feet.

Homes sell and new ones list every week. The East Burnaby duplexes page shows the current list.

Two kinds of home at two price levels

The six homes on 16th Avenue and Wright Street asked $1,599,999 to $1,648,000 for under 2,500 square feet. The other four asked $1,849,888 to $1,999,000. In our view, the 16th Avenue and Wright Street homes suit a family of four or five who want a room on the ground floor for a parent or a guest. The larger homes suit two generations who want separate kitchens, or a buyer who wants rent from a suite to help with the mortgage.

The biggest homes cost the least per square foot. The 15th Avenue home asked $514 per square foot and the 17th Avenue home $531. The 16th Avenue homes asked $819 to $858.

How East Burnaby prices compare with the rest of Burnaby

East Burnaby half duplexes asked a median of $1,648,000 on October 8, 2026, which was $151,000 below the median for all of Burnaby. These are the figures from our Burnaby prices by neighbourhood report, counted the same way on the same day:

  • East Burnaby: 11 half duplexes, median $1,648,000
  • Edmonds: 4 half duplexes, median $1,299,000
  • Highgate: 7 half duplexes, median $1,499,900
  • All of Burnaby: 83 half duplexes, median $1,799,000

Greater Vancouver REALTORS publishes benchmark prices for houses, townhouses and apartments of any age, and it has no benchmark for half duplexes. Its September 2026 statistics package put the Burnaby East detached house benchmark at $1,694,900, down 6.7% from a year earlier. The Burnaby East townhouse benchmark was $857,900, down 1.7%. The package notes that its townhouse figures leave out duplexes, so read these two numbers as background on the area's older homes and use the asking prices above for the new half duplexes.

Down payment and taxes on these 11 homes

Every East Burnaby listing asked $1.5 million or more, so the minimum down payment is 20% of the price. That is the Financial Consumer Agency of Canada rule.

  • $1,599,999 (the 16th Avenue homes): $319,999.80 down.
  • $1,648,000 (the median): $329,600 down.
  • $1,999,000 (the highest price): $399,800 down.

BC's property transfer tax is 1% of the first $200,000 and 2% of the value from $200,000 to $2 million. On the median price of $1,648,000, that comes to $30,960.

GST also applies. The Canada Revenue Agency says GST generally applies to the sale of new housing, and BC charges the 5% federal GST. Ask the listing agent in writing whether GST is included in the asking price.

Two tax breaks for new homes have price limits that these homes pass. The first-time buyers' GST rebate ends at $1.5 million, according to the Canada Revenue Agency. BC's newly built home exemption ends at $1,150,000. At asking price, none of the 11 homes qualifies for either one.

Getting around: SkyTrain, buses and Highway 1

No SkyTrain station sits inside East Burnaby. On OpenStreetMap walking routes, the nearest station to each listed building is 2.5 to 3.0 km away:

  • Sapperton Station (Expo Line, New Westminster): 2.6 km from the 15th Avenue and 16th Avenue homes, 2.8 km from Wright Street and 2.9 km from 17th Avenue.
  • Columbia Station (Expo Line, New Westminster): 2.5 km from 11th Avenue.
  • Edmonds Station (Expo Line, Burnaby): 2.6 km from the Edmonds Street home and 3.0 km from 18th Avenue.

Most people here reach SkyTrain by bus. Two routes do most of the work, according to TransLink's fall 2026 schedule data:

  • Route 101 runs between Lougheed Station and 22nd Street Station along 16th Avenue. Its stops on 16th Avenue are 150 metres or less from the 15th Avenue, 16th Avenue, 17th Avenue and Wright Street homes, and buses toward Lougheed stop on Armstrong Avenue, 238 to 492 metres away. Between 7 and 9 a.m. on a weekday, six buses run each way, one every 20 minutes on average. The ride to Lougheed Station takes 15 to 18 minutes, and the ride to 22nd Street Station takes 21 to 24 minutes.
  • Route 106 runs along 6th Street between Edmonds Station and New Westminster Station. Its stops are within 340 metres of the 11th Avenue and Edmonds Street homes. Between 7 and 9 a.m. on a weekday, 13 buses run toward New Westminster and 14 toward Edmonds. The ride to Edmonds Station takes 11 to 17 minutes.

For drivers, Highway 1 forms the north edge of the area. In our view, East Burnaby fits a family that drives most days. If you want to walk to a station, the Edmonds guide covers the streets around Edmonds Station and Highgate Village.

Parks: Robert Burnaby Park and the Cariboo green space

Robert Burnaby Park, at 8155 Wedgewood Street, is the large park in the western half of the area. The City of Burnaby lists an outdoor pool, walking trails through forested creek ravines, a playground, tennis and pickleball courts, a 9-hole disc golf course, a baseball diamond and a dog off-leash area. The outdoor pool is a 431 metre walk from the 18th Avenue home.

Cariboo Conservation Area is the green space north of the listed homes, toward Highway 1. On the City's park map, it is 107 metres from the 17th Avenue home, 182 metres from Wright Street and 322 to 344 metres from the 15th Avenue and 16th Avenue homes.

Shopping and errands

For groceries, the closest large store to the eastern streets is Choices Market at 8683 10th Avenue. On OpenStreetMap walking routes, it is 1.2 km from the 15th Avenue and 16th Avenue homes and 1.4 km from Wright Street.

From the western streets, Edmonds Street near Kingsway has several grocery stores, 1.4 km on foot from the Edmonds Street home. The Edmonds Community Centre, at 7433 Edmonds Street, a 1.3 km walk from the Edmonds Street home, has a 6-lane pool and two gyms, according to the City of Burnaby.

For a large mall, Route 101 reaches Lougheed Station in 15 to 18 minutes, and Lougheed Town Centre mall sits beside the station.

Schools nearby

Second Street Community School is the elementary school closest to most of the listed homes. Here are the schools near the area, with addresses from the Burnaby School District's elementary list and secondary list, and walking distances on OpenStreetMap from the nearest listed homes:

  • Second Street Community School, 7502 Second Street: 0.4 km from 18th Avenue, 0.6 km from 17th Avenue, 0.7 km from Wright Street and 0.9 km from the 15th Avenue and 16th Avenue homes.
  • Edmonds Community School, 7651 18th Avenue: 1.1 km from the Edmonds Street home.
  • Armstrong Elementary, 8757 Armstrong Avenue: 1.2 km from the 16th Avenue homes.
  • Twelfth Avenue Elementary, 7622 12th Avenue: 1.2 km from 11th Avenue.
  • Cariboo Hill Secondary, 8560 16th Avenue: 0.5 km from the 16th Avenue homes, 0.7 km from 15th Avenue and 0.8 km from Wright Street and 17th Avenue.

The district's programs of choice page lists Armstrong as one of two schools with Late French Immersion, which starts in Grade 6.

The catchment for your exact address decides which school your child attends, and a catchment line can split a street. Use the district's School Locator for the address before you make an offer, and keep a copy of the result. Our guide to school catchments when you move explains the steps.

Who East Burnaby suits

East Burnaby suits two-generation families and buyers who want a large new home for less than the Burnaby median.

  • Two-generation families. Four of the 11 listings describe a legal suite, and the six homes on 16th Avenue and Wright Street have a bedroom or a suite-like space on the ground floor.
  • Buyers who want space. Three homes run past 3,300 square feet, and the 15th Avenue home asked $514 per square foot, the lowest of the 11.
  • Families who use parks. Robert Burnaby Park or the Cariboo Conservation Area is within 350 metres, in a straight line, of 6 of the 7 listed buildings.

It is a weaker fit if your budget is under $1.5 million, since the lowest asking price on October 8 was $1,599,999. It is also a weaker fit if you commute by SkyTrain every day, since the nearest station was 2.5 km or more on foot from every listed home. Our New Westminster guide covers homes near that city's stations.

Questions to ask before you make an offer

  • Is the suite legal, and can I see the City paperwork? Four listings use the words "legal suite". Ask for the City's papers that show the suite was approved before you count on rent from it.
  • Is GST included in the price? On the median price of $1,648,000, 5% GST is $82,400.
  • How many homes share the lot, and who pays for what? The 16th Avenue lot holds four homes, so ask how the yard, driveway and costs are shared.

For how to write the offer itself, read our guide on making an offer on a duplex.
