On October 28, 2026, 35 homes for sale in Burnaby had room for two generations: each had a legal suite, a lock-off suite, or a laneway home behind the main house. Their middle asking price was $1,998,000. The most were in Upper Deer Lake, Westridge, Sperling-Duthie and South Slope, with 4 each. You can see them on our Burnaby duplex page, which holds 27 of the 35, and on our Burnaby multiplex page, which shows every type. Or ask our team for the full list.
What counts as a multi-generational home
We count a home if it has a legal or licensed suite, a lock-off suite, or two homes sold together. The Government of BC describes a secondary suite as a private, self-contained living space inside the main home, with its own living area, kitchen, sleeping area and washroom. A lock-off suite adds an inside door that locks, so the two spaces can work as one home or as two.
What we counted
We read all 126 Active Burnaby listings of the types our site shows: 62 half duplexes, 52 townhouses and 12 houses.
- Legal suite: 33 listings have "Legal Suite" in the MLS® suite field. None says "Licensed Suite".
- Lock-off suite: 2 more listings describe a lock-off nanny suite in their text.
- Two homes: No listing sells two full homes as one, and the MLS® record has no field that counts the homes in a listing. Four listings describe a laneway home on the property, and all 4 are already among the 33.
That makes 35 homes, each counted once. We left out 11 listings marked "Unauthorized Suite". One half duplex with the suite field left blank describes a legal 1 bedroom suite in its text, and we left it out too.
Read each description before a showing. Of the 33 with a legal suite on record, 28 describe the suite or laneway home, 3 do not mention one, and 2 have no description at all.

What they cost
The 35 homes ask between $1,499,999 and $3,380,000. The middle home has 6 bedrooms and 3,147 square feet, and the middle asking price per square foot is $673. The other 91 Burnaby homes in the count had a middle asking price of $1,539,900 and $745 per square foot. So a home with a suite costs more in total and less for each square foot.
Most of these homes are half duplexes: 27 of the 62 on the market. Houses come next with 5 of 12, and townhouses last with 3 of 52.
Only 2 of the 35 were priced under $1.5 million, both at $1,499,999. They are townhouses on Ridge Drive in Westridge, and neither description mentions a suite. 9 were under $1.7 million.
At $1.5 million or more, the minimum down payment is 20 percent of the price, according to the Financial Consumer Agency of Canada. At $1,998,000 that is $399,600, by our calculation.
Where in Burnaby
North Burnaby had 16 of the 35, South Burnaby 15 and East Burnaby 4.

Our Sperling-Duthie page covers six MLS® areas in North Burnaby, including The Crest and Parkcrest. Together they held 8 of the 35.
In our view, South Slope is the place to start under $1.8 million. Its 4 homes had a middle asking price of $1,793,500, and each one describes a legal suite in its text. Westridge's middle price was lower, at $1,599,999, but 3 of its 4 listings say nothing about a suite.

Questions buyers ask
Can my parents own the suite in their own name?
No. The Government of BC says the main home and its suite form a single property that cannot be divided. If each household wants its own title, look at two homes in one building.
How many Burnaby families live this way?
In 2021, 4,090 of Burnaby's 101,135 private households had three or more generations living together, according to a City of Burnaby report on the 2021 census. That is 4 percent.
Will the list change by the time I buy?
Yes. Homes sell, new ones come up and prices change. This is a count from one day.
