On October 8, 2026, our Metrotown pages listed 15 new homes for sale in Burnaby, from $699,900 to $2,633,000, with a median asking price of $1,688,000. Seven of them are in South Slope, which has its own guide. This guide covers the other 8: 5 townhomes, 2 half duplexes and 1 home filed as a row house.
Every figure comes from MultiLiving's copy of the MLS® feed, last refreshed on October 8, 2026 at 10:09 AM Pacific. It counts active listings only, and our copy holds only new homes built in 2025 or later. All prices are asking prices. If you are still choosing between Burnaby's two town centres, start with our Brentwood vs Metrotown comparison.
Where Metrotown is, and what the five sub-areas mean
Metrotown is Burnaby's downtown, in the southwest corner of the city next to Vancouver, around Metrotown and Patterson SkyTrain stations. Our site groups 5 MLS® sub-areas under one Metrotown page: Metrotown, South Slope, Suncrest, Garden Village and Central Park.
The City of Burnaby splits the city into 20 plan areas on its community plan area map, and two of them matter here:
- Metrotown plan area: from Boundary Road east to Royal Oak Avenue, and from Bond Street south to Imperial and Victory streets. It holds Metrotown and Patterson stations, Central Park, Bonsor Recreation Complex, the Bob Prittie Metrotown library and Metropolis at Metrotown.
- Garden Village plan area: directly north, from Bond Street up to Moscrop Street and Deer Lake Parkway, between Boundary Road and Royal Oak Avenue.
Suncrest, Maywood and Central Park have no plan area of their own. OpenStreetMap places the Suncrest neighbourhood near Rumble Street, inside the City's South Slope plan area. It lists Maywood as a historic neighbourhood inside the Metrotown plan area, a name still used by Maywood Community School and Maywood Park. Central Park is the 86-hectare park in the Metrotown plan area and also the name of an MLS® sub-area.
The MLS® name and the City's map do not always agree. Of the 8 homes in this guide, 5987 Wilson Avenue sits in the City's Metrotown plan area and 4419 Wildwood Crescent in Garden Village. 7337 Dow Avenue is filed as Metrotown and sits in the City's South Slope plan area. 7232 MacPherson Avenue and 6136 Irmin Street are filed as Metrotown and sit in the Royal Oak plan area, so the Irmin Street homes are a 2.6 km walk from Metropolis at Metrotown.
How the 15 homes on our Metrotown pages split
The Metrotown multiplexes page showed 15 homes on October 8 and again on October 9, 2026:
- South Slope: 7 homes, 6 half duplexes from $1,668,000 to $2,198,000 and 1 detached house at $2,088,000.
- Metrotown: 7 homes, 5 townhomes, 1 half duplex and 1 row house.
- Garden Village: 1 half duplex.
- Suncrest and Central Park: none.
By type that is 8 half duplexes, 5 townhomes, 1 detached house and 1 row house, the same counts as our Burnaby prices by neighbourhood report. The Metrotown duplexes page shows the 8 half duplexes, and the Metrotown townhomes page shows the 5 townhomes.
What is for sale outside South Slope
The 8 homes outside South Slope asked from $699,900 to $2,633,000 on October 8, 2026, with a median of $1,178,000. With an even number of homes, we show the lower of the two middle prices.
- 7232 MacPherson Avenue (2 homes): the listings name the project Koen, with 147 homes in all, and give 2028 as the year built, so these are pre-sales. A 1-bedroom and den home of 598 square feet asks $699,900, with a patio of up to 214 square feet and a strata fee of $334.88 a month. A 3-bedroom townhome of 1,473 square feet with 2.5 bathrooms asks $1,369,900, with a rooftop patio of more than 500 square feet and a fee of $824.88.
- 6136 Irmin Street (3 homes): the listings describe a building of 6 homes, with 2026 as the year built. A 3-bedroom home of 1,375 square feet on one floor asks $728,000, with a fee of $157. Two 4-bedroom homes on three floors, each with 3.5 bathrooms, ask $1,178,000 (2,076 square feet, $227.85 a month) and $1,238,000 (2,094 square feet, $229).
- 5987 Wilson Avenue (1 home): a 2-bedroom, 2-bathroom home of 781 square feet at $849,900, built in 2025, with a fee of $538.52. It is filed as a row house, and the listing describes a 41-storey tower called Central Park House. Ask which floor it is on.
- 4419 Wildwood Crescent, Garden Village (1 home): a half duplex of 3,539 square feet at $2,388,000, with 8 bedrooms and 7 bathrooms, listed as still being built, with 2026 as the year built. The listing describes two halves with no shared wall, a lower level that could become a suite later, a double garage and 2 outside parking spaces.
- 7337 Dow Avenue (1 home): a half duplex of 3,761 square feet at $2,633,000, with 8 bedrooms and 7 bathrooms, in a building of 4 homes. It is still being built, with 2027 as the year built, and buyers may still choose some finishes. Its suite field says "Legal Suite" while its description mentions no suite, so ask for the plans.
Price per square foot ran from $529 at Irmin Street to $1,170 for the smallest Koen home. The three Irmin Street homes came in at $529, $567 and $591, including the two lowest figures among all 15 Metrotown listings.
In our view, the two 4-bedroom Irmin Street homes are the best value here for a family: you can walk through them today, they ask under $1.25 million and each has more than 2,000 square feet.
How Metrotown prices compare with the rest of Burnaby
The 5 Metrotown townhomes had a median asking price of $1,178,000 on October 8, 2026, below the median of $1,369,900 for all 35 new townhomes in Burnaby. The 8 half duplexes on the Metrotown page had a median of $1,799,000, the same as all 83 new half duplexes in Burnaby.
Greater Vancouver REALTORS publishes no benchmark price for half duplexes. Its September 2026 statistics package put the Burnaby South townhouse benchmark at $942,100, down 4.9% in a year. All 15 homes on our Metrotown page are filed under Burnaby South, and the benchmark covers homes of any age.
Down payment and taxes on these 8 homes
Six of the 8 homes ask less than $1.5 million, so a buyer can put less than 20% down with mortgage insurance. The Financial Consumer Agency of Canada sets the minimum at 5% of the first $500,000 and 10% of the rest. The federal insurance rules require a price less than $1,500,000. At $1.5 million or more, the minimum is 20%.
- $699,900 (Koen): $44,990 down.
- $728,000 (Irmin Street): $47,800 down.
- $849,900 (Wilson Avenue): $59,990 down.
- $1,178,000 (Irmin Street): $92,800 down.
- $1,238,000 (Irmin Street): $98,800 down.
- $1,369,900 (Koen): $111,990 down.
- $2,388,000 (Wildwood Crescent): $477,600 down.
- $2,633,000 (Dow Avenue): $526,600 down.
BC's property transfer tax is 1% of the first $200,000, 2% up to $2 million and 3% above that: $11,998 on $699,900, $21,560 on $1,178,000 and $56,990 on $2,633,000. BC's newly built home exemption removes the whole tax on a new home with a fair market value of $1,100,000 or less, for a Canadian citizen or permanent resident who moves in within 92 days. The three homes under $1 million are under that line.
The federal first-time home buyers' GST rebate returns up to 100% of the GST, to a maximum of $50,000, on a new home of $1 million or less, and less between $1 million and $1.5 million. On the Canada Revenue Agency's straight-line example, a qualifying buyer at $1,178,000 could get back up to $32,200 of the $58,900 GST. Ask in writing whether GST is included in the price.
General information only. These down payments, taxes and rebates are examples based on asking prices on October 8, 2026 and the rules as of October 2026. They are not financial, mortgage or tax advice. Talk to a licensed mortgage broker and a tax professional before you make an offer.

Who Metrotown suits
The 8 homes outside South Slope suit four kinds of buyers:
- First buyers and downsizers. Three homes asked less than $1 million: $699,900 at Koen, $728,000 at Irmin Street and $849,900 at Wilson Avenue.
- Families who need 4 bedrooms. The two Irmin Street homes at $1,178,000 and $1,238,000.
- Large two-generation households. Wildwood Crescent and Dow Avenue have 8 bedrooms each, from $2,388,000.
- Commuters who want to walk to the train. Wilson Avenue and Koen are under 600 metres from a station.
Metrotown is a weaker fit if you want a half duplex under $1.5 million, because the lowest one on the Metrotown page asked $1,668,000.
Before you make an offer
The Koen homes are pre-sales in a project of 147 homes. In our reading, a project of 5 or more strata lots falls under BC's Real Estate Development Marketing Act, which requires a disclosure statement and gives the buyer 7 days to cancel. Read it before you sign, and have your lawyer confirm which right your contract carries.
At Irmin Street, ask whether a disclosure statement exists for the 6-home building. At Wildwood Crescent and Dow Avenue, ask for the expected finish date and what the price includes. The six strata fees in this group ran from $157 to $824.88 a month, so ask each strata for its budget.
