A half duplex with a rental suite in Vancouver costs between $1,298,000 and $3,498,000 at the asking prices of October 28, 2026. On October 28, 2026, 34 half duplex homes built in 2025 or later and for sale on the MLS® system had a record saying the home has a legal or licensed suite, and their middle asking price was $2,138,000. You can see them among all 361 Vancouver half duplexes on our Vancouver duplex page.

What we counted

Each MLS® listing has a suite field. We counted Active Vancouver "Half Duplex" listings where it reads "Legal Suite" (33 homes) or "Licensed Suite" (1), and compared them with the 127 where it reads "None". We left out 195 with the field blank, 4 marked "Unauthorized Suite" and 1 marked "Other". Of the 195 blank ones, 12 describe a suite in the listing text, so read each description.

We read five of the 34 listings in full. Each describes a legal suite of one or two bedrooms and lists a second kitchen. All 34 give 2025, 2026 or 2027 as the year built.

34 half duplex homes with a legal or licensed suite were for sale in Vancouver on October 28, 2026, at a middle asking price of $2,138,000 and $1,091 per square foot.

Suite or no suite: the price gap

  • With a legal or licensed suite: 34 homes, middle asking price $2,138,000, middle size 1,888 square feet, $1,091 per square foot.
  • With no suite: 127 homes, middle asking price $1,698,000, middle size 1,604 square feet, $1,042 per square foot.

The middle home with a suite asks $440,000 more. Homes with a suite are bigger, and half of them are on the West Side, where prices are higher: 17 of the 34, against 37 of the 127 homes with no suite.

The listed size and bedroom count include the suite. One listing we read has 3 bedrooms upstairs plus a 2 bedroom suite, and lists 5 bedrooms.

Compare by side of the city

By MLS® area, Vancouver East and Vancouver West:

  • East, with a suite: 17 homes, middle asking price $1,718,000, $954 per square foot.
  • East, no suite: 90 homes, middle asking price $1,499,894 (average of the two middle homes), $983 per square foot.
  • West, with a suite: 17 homes, middle asking price $2,588,000, $1,191 per square foot.
  • West, no suite: 37 homes, middle asking price $2,199,900, $1,327 per square foot.

In our view, price per square foot tells you the most here. On both sides of the city, each square foot in a home with a suite asked less than in a home without one. You pay more in total for more space, and part of that space can earn rent. The city-wide figures above ($1,091 against $1,042) mix the two sides, and the suite group holds a larger share of West Side homes. Our price per square foot guide shows how to compare listings.

Middle asking price per square foot of Vancouver half duplexes: East with a suite $954 (17 homes), East with no suite $983 (90 homes), West with a suite $1,191 (17 homes), West with no suite $1,327 (37 homes).

The $1.5 million line

Below $1.5 million, the minimum down payment is 5 percent of the first $500,000 and 10 percent of the rest, according to the Financial Consumer Agency of Canada. At $1.5 million or more, it is 20 percent. By our calculation:

  • At $2,138,000, the middle home with a suite, the smallest down payment is $427,600.
  • At $1,698,000, the middle home with no suite, it is $339,600.

Just 4 of the 34 homes with a suite were priced under $1.5 million: one at $1,298,000, two at $1,398,000 and one at $1,499,000, all in the Hastings Sunrise and Renfrew Heights areas of East Vancouver. At $1,398,000 the smallest down payment is $114,800. See our guide to buying a home over $1.5 million.

Can you rent out the suite?

If the half duplex is a strata home, section 141 of the Strata Property Act says the strata corporation must not screen tenants or otherwise restrict the rental of a strata lot. Once a tenant moves in, BC limits rent increases to 2.3 percent in 2026 and 2.2 percent in 2027, according to the Government of BC.

Questions buyers ask

Is a legal suite the same as a lock-off suite?

A lock-off suite has a door that locks between it and the main home. The MLS® field records only whether a suite is legal, licensed, unauthorized or absent; the floor plan shows the door. See our lock-off suite guide.

Can my parents live in the suite instead of a tenant?

Yes. The suite is part of the home you buy. Two of the five listings we read offer it for family as well as for a tenant.

Will prices change by the time I buy?

Yes. This is a count from one day, so check the live page before you plan a budget.
