First-Time Buyer Under $1.6 Million: Where to Find a Vancouver Half Duplex With Parking (2026)

Questions about this guide: Gary Paul, REALTOR®, Personal Real Estate Corporation, Grand Central Realty, 778-828-7476

Our home search filters Vancouver half duplexes by price and by parking spaces, garage or carport. On October 28, 2026, 137 homes built in 2025 or later and filed as "Half Duplex" on the MLS® system asked less than $1,600,000, and 123 of them listed at least one parking space. REALTOR.ca also shows MLS® listings. For an agent, Michael Lee and Gary Paul on our team can send the list and book showings.

Where to search

  • Our home search. This search shows the 123 homes with a space. Under Filters, tick Garage or Carport. The Garage box shows the 50 whose parking field names a single, double or under-building garage; 3 more describe a garage only in their text.
  • Our Vancouver duplex page, at /vancouver/duplexes-for-sale, lists all 361 Vancouver half duplexes for sale. It has no parking filter.
  • REALTOR.ca shows listing information from local MLS® systems, the Canadian Real Estate Association says. It refused our automated reading, so we could not check its filters.

The two price groups

Below $1.5 million, the minimum down payment is 5 percent of the first $500,000 and 10 percent of the rest, and you typically need mortgage insurance, the Financial Consumer Agency of Canada says. At $1.5 million or more, it is 20 percent.

  • Under $1,500,000: 110 homes, middle asking price $1,299,450. 92 have 3 bedrooms, 6 have 2 and 12 have 4 or more. 108 are in Vancouver East and 2 in Vancouver West.
  • $1,500,000 to $1,599,999: 27 homes, middle asking price $1,550,000, all in Vancouver East, with 3 bedrooms or more. At $1,550,000 the minimum down payment is $310,000.
Of 137 Vancouver half duplexes asking less than $1,600,000 on October 28, 2026, 110 asked under $1,500,000 with a middle asking price of $1,299,450, and 27 asked $1,500,000 or more with a middle of $1,550,000. The minimum down payment at $1,299,450 is $104,945.

Parking, home by home

Across all 137, by the parking fields and the text:

  • 53 have a garage: 50 by the parking field and 3 more by the text.
  • 34 have a carport and no garage.
  • 36 list an open space or a space with no type.
  • 14 give 0 spaces or leave the number blank.
Of 137 Vancouver half duplexes asking less than $1,600,000 on October 28, 2026, 53 had a garage, 34 a carport and no garage, 36 an open space or a space with no type, and 14 gave 0 spaces or left the number blank.

Under $1.5 million: 38 garages, 27 carports, 32 other spaces, 13 with none.

We read the 14 with no space by hand. One, in Kerrisdale, says "No parking included." The other 13 say nothing about parking; 3 of them tick open parking or a garage door opener while giving 0 spaces. Both West Side homes are among the 14.

No text says the parking is shared or has its own title, so ask the listing agent who owns the space. Five texts mention a lane. Four homes at 7742 Victoria Drive record 4 spaces each, while each text says "1 open parking". For a home with no space, read our guide to street parking in Vancouver.

In our view, check the parking line on each listing page before you book a showing.

What a first-time buyer pays at $1,299,450

By our calculation, for a new home:

  1. Down payment: 5 percent of $500,000 is $25,000, and 10 percent of the other $799,450 is $79,945, for $104,945.
  2. GST rebate: up to $50,000 at $1 million or less, and nothing at $1.5 million. The Canada Revenue Agency's example gives $25,000 at $1.25 million. Reduced evenly in the same way, $50,000 times ($1,500,000 minus $1,299,450) divided by $500,000 is $20,055. You must buy it new from the company that built it, under an agreement signed on or after March 20, 2025, and must not have lived in a home you or your spouse owned in the last four calendar years or this one.
  3. Transfer tax: 1 percent of the first $200,000 and 2 percent of the rest: $23,989.

BC's newly built home exemption removes transfer tax up to $1,100,000 (18 of the 110 homes) and part of it below $1,150,000 (4 more). BC's first-time buyers' exemption ends at $860,000; the lowest asking price was $888,000.

Our team, and the homes it lists

Michael Lee, REALTOR®, Personal Real Estate Corporation, of eXp Realty, lists four of the 137 homes, at Quintet, 2240 East 40th Avenue. Gary Paul, REALTOR®, Personal Real Estate Corporation, of Grand Central Realty, is the co-listing agent. By our Quintet page, Units 1, 3 and 4 ($1,248,000, $1,178,000 and $1,218,000) each have one space with a car charger, and Unit 5 ($950,000) has street parking only.

Their brokerages act for the seller, and a brokerage must not act for both seller and buyer in one trade (Real Estate Services Rules, sections 1 and 63). For a Quintet home, Gary and Michael act for the seller, so you need your own agent. Neither lists any of the other 133.
