Coquitlam

What a Coquitlam lot can hold

Coquitlam Council adopted its new rules for lots that held one house on June 9, 2025. The number of homes depends on the size of the lot.

  • Because no bus stop in Coquitlam meets the test, the provincial six-home rule near frequent transit does not apply there yet.
  • Duplexes, triplexes, fourplexes and multiplexes can be split into strata homes and sold one by one. Secondary suites and garden cottages cannot.

For homeowners

Own a house on a Coquitlam lot? You have three choices.

  • Sell it as it is

Michael lists your house as a building site and shows it to builders and to buyers who plan to build. You keep the money on the closing date.

Suits: Owners who want a clean sale and a known date.

  • Check it, then sell

A feasibility study shows what the lot can hold and what it costs to build. A builder who can see the numbers is able to offer with more confidence.

Suits: Owners who want buyers to see the lot's full value.

  • Build with a partner

You put in the land and a builder brings the money and the work. You keep a new home or a share of the sales, by written agreement. This is co-development, or a joint venture.

Suits: Owners who want a new home on the same lot.

How it goes with Michael

  1. 1

    First call

Tell Michael about your lot and what you want from it, in English, Mandarin or Cantonese. The call is free.

  2. 2

    The lot's limit

He checks the lot size against Coquitlam's rule: three homes on smaller lots, four on most others.

  3. 3

    The numbers

MultiLiving can arrange a feasibility study, so you see what fits, what it costs and what the homes could sell for.

  4. 4

    Choose a path

Sell as is, sell with the study, or build with a partner. Michael sets out each one with its timeline.

  5. 5

    Your own lawyer

Before you sign a partnership, your own lawyer reads it. It sets the home you keep, the split, and who pays if costs rise.

  6. 6

    Sell the new homes

When they are built, Michael markets the homes for sale on MLS® and on MultiLiving.

Sold

A few homes the team has sold

Gary and Michael sell as a team, so this list is the same on both pages. It is a short list from Gary's own records. The team has sold more, and Michael can give you the full list with addresses when you call.

Sold prices are kept to registered users under the rules for MLS® data, so none are shown here.

Who Michael is

Michael Lee is a licensed real estate agent in British Columbia. The BC Financial Services Authority lists him under his legal name, Po-Hsun Lee, and the name he goes by, Michael Lee. He works through his own company, Michael P Lee Personal Real Estate Corporation, at eXp Realty.

Michael says he was born in Taiwan, has lived in Vancouver since 1992, and studied business and psychology at Simon Fraser University. He works with clients in English, Mandarin and Cantonese.

His part in MultiLiving

Michael is a partner in MultiLiving. A Grit Daily profile published in April 2026 describes him as a co-founder, credits him with 13 years of experience in real estate, and says his work includes helping homeowners and investors with properties that can hold more homes, marketing small multi-unit projects, and feasibility studies.

The same profile says his past work covers property management, appraisal, rent-to-own homes and managing home building projects. In our view, that mix is what an owner thinking about building needs from an agent: someone who can talk about the land, the build and the sale in one conversation.

Why Coquitlam

On his own website, cityecho.ca, Michael writes that his practice centres on Coquitlam and Port Coquitlam. Coquitlam adopted its new lot rules on June 9, 2025, and most lots that held one house can now hold three or four homes, according to the City of Coquitlam.

He sums up how he works in one line on that site: "It is always relationships over transactions." We think that matters most to a homeowner who is about to put the family lot into a long partnership.

  2. Step 2

MultiLiving often hears about new multiplex homes before they reach MLS®. Michael tells you about the ones that fit.

  3. Step 3

    New home questions

With a new or pre-sale home he goes through the warranty, the deposit dates, the completion date and the strata papers.

  4. Step 4

    The offer

He shows you nearby sales and writes the offer with you, explaining each condition before you sign.

Questions

Questions people ask Michael

Who can help me sell my Coquitlam house as a multiplex lot?

Michael Lee, a REALTOR® at eXp Realty and a partner in MultiLiving, lists houses and lots in Coquitlam for builders and buyers who plan to build multiplex homes. His current listings are on this page, read from MLS® every hour. Call him at 604-803-9863.

How many homes can be built on a lot in Coquitlam?

Under the rules Coquitlam adopted on June 9, 2025, up to three homes on lots of 280 m² (3,014 sq ft) or less, and up to four on lots from 280 m² to 4,050 m² (one acre). The provincial six-home rule near frequent transit does not apply yet, because the City says no Coquitlam bus stop meets the test.

Can the homes in a Coquitlam multiplex be sold one by one?

Yes. The City of Coquitlam says duplexes, triplexes, fourplexes and multiplexes can be split into strata homes and sold separately. Secondary suites and garden cottages cannot be split off and sold.

What is co-development on a family lot?

A partnership where the homeowner puts in the lot and a builder pays for the design, the approvals and the building. The new homes, or the money from selling them, are shared by a written agreement, and many owners keep one home. Each side needs its own lawyer.

Can Michael introduce me to a builder?

Yes. Michael talks with builders looking for lots in Coquitlam and nearby cities and can introduce you to them. You choose who to work with, and your own lawyer reads any agreement before you sign.

What is a feasibility study for a lot?

A study of one lot that shows what can be built on it, what building would cost and what the homes could sell for. MultiLiving can arrange one, and it helps an owner decide between selling and building.

Does Michael market new multiplex projects for builders?

Yes. He is the listing agent for Quintet, five new homes at 2240 East 40th Avenue in Vancouver, and the Grit Daily profile of April 2026 names project marketing for small multi-unit housing as part of his work.

What languages does Michael speak?

Michael says he works with clients in English, Mandarin and Cantonese.

Is Michael Lee a licensed REALTOR®?

Yes. The BC Financial Services Authority lists him as licensed under licence number 184859, with no conditions and no discipline on the day we checked. The record is under his legal name, Po-Hsun Lee, known as Michael Lee.

Which brokerage is Michael Lee with?

eXp Realty, whose Vancouver office is at 701 West Georgia Street. He works there through his own company, Michael P Lee Personal Real Estate Corporation.

What if I want to buy a home or lot Michael is selling?

Michael already acts for the seller, and BC's rules do not let one agent act for both the buyer and the seller in Greater Vancouver. He will tell you that at the start, and you can work with a different agent for that purchase.

Has Michael sold multiplex homes before?

Yes. A few of the homes the team has sold are listed on this page. It is a short list, and Michael can give you more when you call.

Does Michael work in Port Coquitlam and Port Moody too?

His own website names Coquitlam and Port Coquitlam as the centre of his practice, and his listings on this page show where he is selling now. Ask him about a lot anywhere nearby.

How do I reach Michael?
