Willingdon Heights is a listing area in north-west Burnaby, south of Hastings Street and west of Willingdon Avenue, between the shops of The Heights and the Brentwood towers. On October 8, 2026, it had 9 new homes for sale: 7 townhomes from $1,149,900 to $1,599,000 and 2 half duplexes at $1,899,000 and $1,948,000.

Where Willingdon Heights is: one listing name, two City plan areas

Willingdon Heights is a name from the MLS® system, the shared database agents use to list homes. The system splits Burnaby into small named areas, and Willingdon Heights is one of them, filed under Burnaby North. On the City of Burnaby's community plan area map, the same streets fall into two of its 20 areas: "Heights" and "Brentwood".

On the City's map, the line between Heights and Brentwood runs along Parker Street, from Boundary Road east past Alpha Avenue. We checked the 3 buildings with homes for sale on October 8:

  • 3800 Pender Street and 4331 Union Street sit north of Parker Street, inside the City's Heights plan area.
  • 1541 Willingdon Avenue sits south of Parker Street, inside the City's Brentwood plan area, 618 metres on foot from Brentwood Town Centre Station.

We could not open the board's own area map, and agent websites give different southern edges for Willingdon Heights. So we describe it by where its listings are. On October 8, every active home filed as Willingdon Heights sat south of Hastings Street, and every one filed as Vancouver Heights sat north of it.

How Willingdon Heights differs from Burnaby Heights and Brentwood

Willingdon Heights sits between two better-known places, and each name means something different on a listing.

Burnaby Heights, or The Heights, is the shopping street on Hastings and the streets north of it, toward Burrard Inlet. Our Burnaby Heights guide covers that side. On October 8, the new homes for sale north of Hastings in this part of Burnaby were filed as Vancouver Heights or Capitol Hill. Vancouver Heights had 6 new homes for sale: 3 half duplexes from $1,599,000 to $2,199,000 and 3 townhomes on Eton Street from $1,477,000 to $1,499,000.

Brentwood is the SkyTrain stop, the mall and the towers along Lougheed Highway. The MLS® area named Brentwood Park had 1 new home for sale that day, a townhome on Springer Avenue at $1,624,900. Our Brentwood vs Metrotown comparison covers the town centre.

Willingdon Heights is the grid of houses between them, with streets such as Pender, Union and Parker running east to west and Willingdon Avenue on the east side. The homes for sale here are small groups of 2 to 4 homes on residential streets.

Our Burnaby Heights for-sale page groups three MLS® areas, Vancouver Heights, Willingdon Heights and Capitol Hill, so it showed 19 homes on October 8. Our Burnaby prices by neighbourhood report counted each home once, and this guide does the same.

What is for sale in Willingdon Heights right now

On October 8, 2026, our copy of the MLS® feed showed 9 active listings in Willingdon Heights. Our copy holds only new homes built in 2025 or later, so older houses for sale here are left out of every figure in this guide. The feed was last refreshed that morning at 10:09 AM Pacific.

The 9 homes had a median asking price, the price in the middle of the list, of $1,579,000, the same figure our Willingdon Heights for-sale page shows. Here they are, building by building:

  • 3800 Pender Street (3 of 4 homes listed): three townhomes at $1,149,900, $1,248,800 and $1,288,800. Each has 3 bedrooms and 3 bathrooms in 1,386 to 1,406 square feet. The listings mention a private garage and a rooftop deck, and they say the homes have no strata and no strata fees.
  • 1541 Willingdon Avenue (4 homes): four townhomes at $1,579,000, $1,579,000, $1,599,000 and $1,599,000. Each has 4 bedrooms and 5 bathrooms in 2,010 square feet. The listings describe them as a pre-sale, with finishes you can choose, and they also say there are no strata fees. The listings give 2027 as the year built.
  • 4331 Union Street (2 homes): two half duplexes at $1,899,000 and $1,948,000, each with 6 bedrooms and 6 bathrooms in 2,693 and 2,703 square feet. The lot is 4,026 square feet. Both listings describe a 2-bedroom suite and say it rents for $2,100 a month.

Price per square foot ran from $705 on Union Street to $917 on Pender Street, with a median of $796. The larger homes cost less per square foot.

In our view, the Pender Street townhomes are the best value here for a couple or a small family who want to walk to Hastings Street. The Union Street duplexes suit two generations, or a family that wants rent from a suite to help with the mortgage.

The Willingdon Heights townhomes page and the Willingdon Heights duplexes page show the list as it changes.

How Willingdon Heights prices compare with the rest of Burnaby

Willingdon Heights had more new townhomes for sale on October 8, 2026 than any other Burnaby neighbourhood, and their median was higher than the Burnaby townhome median. These figures come from our Burnaby report, counted the same way on the same day:

  • Willingdon Heights townhomes: 7 listed, median $1,579,000.
  • All Burnaby townhomes: 35 listed, median $1,369,900. The Willingdon Heights median was $209,100 higher.
  • Willingdon Heights half duplexes: 2 listed, at $1,899,000 and $1,948,000.
  • All Burnaby half duplexes: 83 listed, median $1,799,000.

The townhome gap comes from size. Four of the 7 townhomes are the 2,010 square foot homes on Willingdon Avenue, with 4 bedrooms each. The three Pender Street townhomes, at 1,386 to 1,406 square feet, asked from $1,149,900 to $1,288,800, which is under the Burnaby townhome median.

Greater Vancouver REALTORS publishes benchmark prices for houses, townhouses and apartments of any age, and it has no benchmark for half duplexes. Its September 2026 statistics package put the Burnaby North townhouse benchmark at $880,400, down 4.7% in a year, and the Burnaby North detached benchmark at $1,808,500, down 9.2%. Its notes say the townhouse figures leave out duplexes.

Down payment and taxes on these 9 homes

Three Willingdon Heights homes asked under $1.5 million, so their minimum down payment is 5% of the first $500,000 and 10% of the rest. The other six need 20%, because insured mortgages are only for homes priced under $1,500,000. Those are the Financial Consumer Agency of Canada rules.

  • $1,149,900 (Pender Street): $89,990 down.
  • $1,288,800 (Pender Street): $103,880 down.
  • $1,579,000 (Willingdon Avenue): $315,800 down.
  • $1,948,000 (Union Street): $389,600 down.

The jump between the Pender Street and Willingdon Avenue homes is $211,920 in cash for a price difference of $290,200. If your savings are between $103,880 and $315,800, the Pender Street homes are the only ones here your down payment covers.

BC's property transfer tax is 1% of the first $200,000 and 2% of the value from $200,000 to $2 million. That is $20,998 on $1,149,900, $29,580 on $1,579,000 and $36,960 on $1,948,000.

Two tax breaks for new homes apply only at the low end of these prices:

  • BC's newly built home exemption. The BC government gives a full exemption on a new home with a fair market value of $1,100,000 or less, and a partial one up to $1,150,000. The $1,149,900 Pender Street home asks $100 under the top of that range, so it could get a small partial exemption. You must be a Canadian citizen or permanent resident and move in within 92 days.
  • The first-time home buyers' GST rebate. The Canada Revenue Agency refunds up to $50,000 of the GST on a new home valued at $1 million or less, with a smaller rebate up to $1.5 million. All three Pender Street homes fall in the smaller-rebate range.

Both depend on the final price and your situation, so confirm them with a lawyer or notary. Also ask in writing whether GST is included in the asking price. On $1,149,900, 5% GST is $57,495.

Getting around: two SkyTrain stations and buses on Willingdon and Hastings

Brentwood Town Centre and Gilmore stations, both on the Millennium Line, are the closest SkyTrain stops. On OpenStreetMap walking routes:

  • 1541 Willingdon Avenue: 618 metres to Brentwood Town Centre Station and 1.3 km to Gilmore Station.
  • 4331 Union Street: 1.7 km to Brentwood Town Centre and 1.9 km to Gilmore.
  • 3800 Pender Street: 2.2 km to Gilmore and 2.8 km to Brentwood Town Centre.

Buses help with the longer walks. These figures come from TransLink's schedule data for Wednesday, October 28, 2026, counting buses that leave between 7 and 9 a.m.:

  • Route 130 runs south on Willingdon Avenue to Brentwood Town Centre Station and on to Metrotown. Twelve buses leave the Willingdon and Union stop, 314 metres from the Union Street homes, and reach Brentwood Town Centre in 5 minutes.
  • The R5 RapidBus runs along Hastings Street to downtown Vancouver. Eighteen buses leave Hastings at Willingdon, and the median ride to Burrard Station is 32 minutes, with the quickest at 26.
  • Route 28 on Boundary Road stops 218 metres from the Pender Street homes and reaches Gilmore Station in 10 minutes, with 7 buses in the same two hours.

In our view, 1541 Willingdon Avenue is the only listing here for someone who walks to SkyTrain every day. From Union and Pender Streets, plan on a short bus ride.

Shops on Hastings Street and at Brentwood

Homes on the northern streets are closest to the Hastings Street shops, and homes on the southern streets are closest to Brentwood. Walking distances on OpenStreetMap:

  • 3800 Pender Street is 160 metres from Hastings Street, at the west end of The Heights shops near Boundary Road.
  • 4331 Union Street is 674 metres from the Safeway at 4440 Hastings Street.
  • 1541 Willingdon Avenue is 540 metres from The Amazing Brentwood shopping centre on Lougheed Highway.

Parks and the community centre

The neighbourhood's own park sits in the middle of it. Willingdon Heights Park covers 5.78 hectares on the City's park inventory, and it holds the Willingdon Community Centre at 1491 Carleton Avenue. The City of Burnaby lists a gym, a weight and cardio room, preschool and children's classes, and a playground, zipline and wading pool outside the building. On foot, the park is 723 metres from the Union Street homes, 855 metres from 1541 Willingdon and 1.2 km from Pender Street.

Other parks and places nearby:

  • Confederation Park, north of Hastings, which the City calls one of Burnaby's largest parks. It has a spray park, a playground, a skateboard plaza, tennis courts and a ride-on model steam train on weekends from Easter to Thanksgiving. The park edge is 835 metres from Union Street.
  • Eileen Dailly Leisure Pool and Fitness Centre, at 240 Willingdon Avenue in Confederation Park, 1.1 km from Union Street.
  • West-Sells Park, 348 metres from the Pender Street homes, and Brentwood Park, 614 metres from 1541 Willingdon.

Schools near the listed homes

Four elementary schools sit within 1.2 km on foot of at least one listed home. Addresses are from the Burnaby School District, and distances are OpenStreetMap walking routes:

  • Rosser Elementary, 4375 Pandora Street: 834 metres from Union Street.
  • Brentwood Park Elementary, 1455 Delta Avenue: 896 metres from 1541 Willingdon.
  • Gilmore Community School, 50 S. Gilmore Avenue: 1.1 km from Pender Street and 1.2 km from Union Street.
  • Kitchener Elementary, 1351 S. Gilmore Avenue: 1.1 km from Pender and Union Streets.

The closest secondary school on the district's secondary list is Alpha Secondary, 4600 Parker Street. It is 954 metres from 1541 Willingdon, 1.0 km from Union Street and 2.2 km from Pender Street.

The district assigns schools by catchment lines, so check your exact address with its School Locator before you make an offer.

Who Willingdon Heights suits

Willingdon Heights suits families who want a new Burnaby home on a residential street, with Hastings Street shops or Brentwood within walking distance.

  • A couple or small family with a budget under $1.3 million. The three Pender Street townhomes asked $1,149,900 to $1,288,800, a short walk from Hastings.
  • A family of five or six. The Willingdon Avenue townhomes have 4 bedrooms each, and the Union Street duplexes have 6.
  • Two generations, or a buyer who wants rent from a suite. Both Union Street listings describe a 2-bedroom suite.

Willingdon Heights is a weaker fit if you need a suite and a price under $1.5 million at the same time: on October 8, the only homes with a suite asked $1,899,000 and $1,948,000.

Questions to ask before you make an offer

  • How is ownership set up at 3800 Pender Street and 1541 Willingdon Avenue? Both listings say no strata fees. Ask your lawyer how the title is held, and what written agreement covers the shared roof, insurance, driveway and repairs.
  • Which cancellation period applies to the Willingdon Avenue pre-sale? It has 4 homes. A 7-day cancellation right in BC covers pre-sale projects of 5 or more homes. Our reading is that a smaller project falls under the 3-day home buyer cooling-off period instead, which carries a fee of 0.25% of the price if you cancel. Confirm this with a lawyer before you sign.
  • Has the City approved the Union Street suite? The $2,100 a month rent comes from the listing. Ask for City approval and any tenancy agreement.
