Shaughnessy and South Granville are two MLS® listing areas on Vancouver's west side, with new homes from West 21st Avenue south to West 59th Avenue, most of them on or near Granville Street. On October 8, 2026, our pages for the two areas listed 37 new homes for sale, and the 17 half duplexes among them had a median asking price of $1,998,000, which was $200,000 above the median for all of Vancouver.
A half duplex is one of the two homes in a duplex.
Where Shaughnessy and South Granville are
Both are MLS® sub-areas of Vancouver West, with lines drawn by the board that runs the system. We placed each listing on the City of Vancouver's local area boundary map:
- Shaughnessy (14 homes): all 14 sit in the City's Shaughnessy local area, between West 21st and West 35th Avenue.
- South Granville (23 homes): these sit on or near Granville Street, plus one site on Oak Street, from West 43rd to West 59th Avenue. On the City's map, 17 are in Oakridge, 3 in Kerrisdale and 3 in Marpole.
The name causes confusion. The South Granville shopping street is Granville Street from West 5th to West 16th Avenue, in the City's Fairview local area, and it is 2.8 to 4.3 km in a straight line from the 23 homes in the listing area called South Granville. Our Fairview guide covers the streets near those shops.
On our site, the Shaughnessy pages show both listing areas together. The South Granville pages show the 23 South Granville homes alone.
First Shaughnessy and what it means for buyers
First Shaughnessy is the northern part of Shaughnessy, and the City treats it as a heritage conservation area. The City of Vancouver describes its edges as West 16th Avenue to the north, Arbutus Street to the west, West King Edward Avenue to the south and the west lane of Oak Street to the east, and says the area exists "to protect the estate character of this neighbourhood."
CBC News reported in October 2016 that council created the area in 2015 and that it protects homes built before 1940. When council voted, 317 of the area's 595 houses had been built before 1940.
For a buyer, expect few new homes for sale there. On October 8, 2026, two of our 37 listings, at 3584 East Boulevard, sat inside the streets the City names. The other 35 were south of King Edward Avenue. For any home north of King Edward, ask the listing agent and your lawyer how the heritage rules affect it.
What is for sale right now
On October 8, 2026, our copy of the MLS® feed showed 37 active listings in the two areas: 17 half duplexes and 20 homes listed as townhouses. Our copy holds only new homes built in 2025 or later, so older houses are left out of every figure in this guide. The feed was refreshed that morning at 10:09 AM Pacific.
The median asking price was $1,839,900 for all 37 homes and $1,998,000 for the 17 half duplexes. Prices ran from $658,000 to $2,850,000. Seventeen homes have 3 bedrooms and 12 have 4.
We grouped next-door addresses sold as one project, which gives 11 sites. From north to south, with details from each listing:
- 3584 East Boulevard (2 homes): $1,699,900 for 1,262 square feet with 2 bedrooms, and $2,199,900 for 1,581 square feet with 3 bedrooms and a 500 square foot rooftop terrace. The Arbutus Greenway, the City's walking and cycling path, is 34 metres away.
- 1592 Nanton Avenue (2 homes): two half duplexes at $2,560,000 each, 1,675 square feet, 3 bedrooms and a den.
- 1135 to 1183 West 33rd Avenue (7 homes): two 2-bedroom homes completed in 2025, at $1,198,800 and $1,248,800; four half duplexes at $1,949,900 to $2,120,000 with 1,613 to 1,655 square feet; and a 1,283 square foot coach home at $1,839,900.
- 5034 and 5038 Granville Street (3 homes): two 4-bedroom homes at $1,648,000 and $1,798,000, and a 3-bedroom, 1,538 square foot home at $1,798,000 that its listing calls fully detached.
- 5963 and 5969 Granville Street (2 homes): 4-bedroom half duplexes at $1,799,900 and $1,899,900, each over 2,090 square feet, completed in 2025.

- 1483 to 1495 West 52nd Avenue (5 homes): 4-bedroom half duplexes from $1,848,888 to $2,438,888, with 1,841 to 1,936 square feet and an attached garage, completed in 2025.
- 1008 to 1016 West 52nd Avenue and 6815 Oak Street (5 homes): 3-bedroom homes at $1,448,000 and $1,498,000 (two of them), and 4-bedroom homes at $1,898,000 and $2,288,000. The $2,288,000 listing describes a separate rental unit.
- 6898 Adera Street: $2,850,000 for 2,002 square feet and 4 bedrooms. The listing gives 2027 as the year built.
- 1311 West 57th Avenue: $1,998,000 for 1,636 square feet and 3 bedrooms.
- 7433 to 7477 Granville Street (3 homes): $699,000 for a 1-bedroom home, and $1,199,000 and $1,479,000 for 3-bedroom homes. The listings describe a project of 23 townhomes and give 2028 as the year built, so these are pre-sales.
Eleven of the 37 asked under $1.5 million, and all 11 are listed as townhouses. The list changes every week, so check the Shaughnessy duplexes page for the current half duplexes.
How prices compare with Vancouver and Vancouver West
All 316 new half duplexes for sale in Vancouver on October 8, 2026 had a median of $1,798,000, the figure in our September 2026 market update. The $1,998,000 median here was $200,000, or 11.1%, higher. Against the 118 new half duplexes in Vancouver West, with a median of $2,238,000, they were $240,000, or 10.7%, lower.
Nearby listing areas, counted the same way on the same day:
- Shaughnessy and South Granville: 17 half duplexes, median $1,998,000
- Kerrisdale: 17 half duplexes, median $2,168,800
- Arbutus: 7 half duplexes, median $2,599,000
Per square foot, the half duplexes here had a median of $1,215, against $1,283 across Vancouver West and $1,094 across the city. In our view, these two areas are among the lower-priced places to buy a new west side half duplex, and the median home here, at 1,727 square feet, is 12 square feet larger than the Vancouver West median. Our Kerrisdale guide and Arbutus Ridge guide cover the areas to the west.
Greater Vancouver REALTORS publishes no benchmark price for half duplexes. Its September 2026 statistics package put the Vancouver West detached house benchmark, for houses of any age, at $2,916,100, down 8.7% from a year earlier.
Down payment and taxes
Most homes here need 20% down. The Financial Consumer Agency of Canada sets the minimum at 5% of the first $500,000 plus 10% of the rest for homes under $1.5 million, and 20% of the price at $1.5 million or more. Twenty-six of the 37 homes asked $1.5 million or more.
- $1,498,000 (a 52nd Avenue 3-bedroom home): $124,800 down.
- $1,512,500 (a 2-bedroom home on Granville Street): $302,500 down.
- $1,998,000 (the half duplex median): $399,600 down.
The $1,512,500 home costs $14,500 more than the $1,498,000 home and needs $177,700 more in cash. Our guide to buying a home at $1.5 million or more explains why the rule changes at that price.
BC's property transfer tax is 1% of the first $200,000, 2% from $200,000 to $2 million, and 3% above $2 million, so the tax on $1,998,000 is $37,960. The Canada Revenue Agency says GST generally applies to new housing, and 5% of $1,998,000 is $99,900. Ask the listing agent in writing whether GST is included.
BC's newly built home exemption removes the property transfer tax on a new home worth $1,100,000 or less that you live in, and 4 homes here asked less than that. The first-time buyers' GST rebate is full up to $1 million and partial up to $1.5 million: 4 homes were under $1 million and 7 more under $1.5 million. Both have conditions, so check them with your lawyer or notary.
Getting around: buses and the Canada Line
No SkyTrain station sits in either area. On OpenStreetMap walking routes, the nearest Canada Line station to each of the 11 sites was 1.2 to 3.0 km away:
- King Edward Station: 1.9 km from West 33rd Avenue, 2.2 km from Nanton Avenue, 3.0 km from East Boulevard.
- Oakridge-41st Avenue Station: 2.0 km from 5963 Granville Street, 2.4 km from 5034 Granville Street.
- Langara-49th Avenue Station: 1.2 km from Oak Street and 52nd Avenue, 2.0 to 2.5 km from the other homes between 45th and 57th Avenue.
- Marine Drive Station: 2.4 km from 7433 Granville Street.
These bus figures come from TransLink's fall 2026 schedule data for a weekday:
- Route 10 runs along Granville Street to Waterfront Station downtown, and 8 of the 11 sites have a stop within 400 metres. Between 7 and 9 a.m., 14 to 15 buses leave northbound. The South Granville shops at 12th Avenue are 6 to 7 minutes away from 33rd Avenue and 10 to 12 minutes from 45th Avenue. Granville and Georgia downtown is 18 to 23 minutes from 33rd Avenue.
- Route R4, the 41st Avenue RapidBus, crosses Granville at 41st Avenue, with 35 eastbound buses between 7 and 9 a.m. Oakridge-41st Avenue Station is 4 to 5 minutes away, and UBC is 20 to 28 minutes west.
- Route 49 crosses Oak and Granville at 49th Avenue, with 21 eastbound buses between 7 and 9 a.m. Langara-49th Avenue Station is 2 to 3 minutes from Oak Street.
In our view, a household here can manage with one car, since Route 10 reaches downtown without a transfer. A household with no car should look first at the homes near Oak Street and 52nd Avenue.
Shops and errands
Kerrisdale village on 41st Avenue and Marpole on Granville Street are the nearest shopping streets to most of these homes. The City's storefront inventory counted these in 2026:
- South Granville (Granville Street, 5th to 16th Avenue): 197 storefronts, including 103 shops and 28 places to eat and drink.
- Kerrisdale (41st Avenue near West Boulevard): 187 storefronts, including 72 shops and 39 places to eat and drink, 897 metres from 5963 Granville Street in a straight line.
- Marpole (Granville Street from 63rd Avenue south): 134 storefronts, including 35 places to eat and drink, 423 metres from 7433 Granville Street in a straight line.
Apart from 5701 and 5702 Granville Street, at the corner of 41st Avenue, the City counted no storefronts on Granville Street between 41st and 57th Avenue, so the homes on that stretch sit on a residential part of the street.
Parks and community centres
VanDusen Botanical Garden and Quilchena Park are the large green spaces here, and 10 of the 11 sites have a City park within 600 metres in a straight line. Sizes and facilities are from the City's park data, with distances to the park's edge:
- VanDusen Botanical Garden (22.29 hectares, 5251 Oak Street): 95 metres from the West 33rd Avenue homes and 161 metres from 5034 Granville Street.
- Quilchena Park (7.67 hectares): a playground, two soccer fields, a skateboard park and a dog off-leash area, 568 metres from Nanton Avenue.
- Oak Park (5.25 hectares): a playground, a spray park, tennis courts and Marpole-Oakridge Community Centre, 498 metres from 57th Avenue.
On walking routes, Marpole-Oakridge Community Centre (990 West 59th Avenue) is 1.0 km from 57th Avenue and 1.2 km from Oak Street and 52nd Avenue, and Kerrisdale Community Centre (5851 West Boulevard) is 1.4 km from 5963 Granville Street.

Who these two areas suit
They suit families with a 20% down payment who want a new west side home with 3 or 4 bedrooms, for less than the Vancouver West median.
- Families of four or more. Twelve of the 37 homes have 4 bedrooms.
- Buyers ready for 20% down. Twenty-six homes asked $1.5 million or more.
- A parent and an adult child. The six homes at 6160 to 6170 Granville Street run from a $658,000 1-bedroom home to a $1,934,900 3-bedroom home on one site.
They are a weaker fit if you need a half duplex under $1.5 million, since the lowest asked $1,799,900. They are also a weaker fit if you want to walk to SkyTrain, since the nearest station was 1.2 km or more from every site.
Before you make an offer, ask whether GST is included and ask for the completion date in writing, since four homes list 2027 or 2028. BC lets a buyer cancel an accepted offer on most homes within three business days, for a fee of 0.25% of the price, or $4,995 on $1,998,000; our Home Buyer Rescission Period guide explains it.
