Where North Delta sits
North Delta occupies the high ground between the Fraser River and Burns Bog, bordered by Surrey along Scott Road. Sunshine Hills
The name most people know. Sunshine Hills sits at North Delta's south end, up against Watershed Park, and it has long been the area's most sought-after pocket, largely because of schools. Seaquam Secondary, the Delta School District school serving the area, offers the International Baccalaureate Diploma Programme alongside fine arts and career programs, and families move here specifically for it. Streets are quiet, lots are large, and the tree canopy is genuinely lovely in October.
Nordel
The central band of North Delta, roughly between 64 Avenue and the bluff above the river. Nordel is less polished than Sunshine Hills and, in our view, better value for a family that cares more about space than postcode prestige. It is closest to the Sungod Recreation Centre, and its east-west avenues put both the highway and Scott Road within a few minutes.
The Scott Road corridor
Scott Road (120 Street) is North Delta's eastern edge and its main street, shared with Surrey on the other side. This is where the shops, restaurants, and transit are, and it is where most of the new housing energy is concentrated. If brand new multiplex homes come to North Delta in numbers, expect the first of them within a short walk of this corridor.
Daily life: parks, schools, and the useful stuff
- Watershed Park. A large stretch of tall forest on the Sunshine Hills edge, with walking and mountain-bike trails that feel far wilder than a suburban park has any right to feel.
- Burns Bog. The enormous protected peatland on North Delta's western flank. The publicly accessible corner, the Delta Nature Reserve, has boardwalk trails where kids can look for beaver dams after school.
- Schools. The Delta School District runs several elementary schools and secondary schools across North Delta, with Seaquam Secondary and its IB program the best-known draw. Catchment boundaries move from time to time, so confirm the current map with the district before you buy.
- Recreation. The Sungod Recreation Centre in Nordel covers swimming lessons, skating, and the gym; it is the kind of facility that ends up organizing a family's whole week.
- Shopping. Daily needs live along Scott Road, with larger trips handled in Surrey or Richmond. Nobody moves to North Delta for the retail, and residents seem fine with that.
Getting around
Drivers do well here. The Alex Fraser Bridge connects North Delta to Richmond and, via Highway 91, to Vancouver, while Highway 91 and 91A link to New Westminster and Burnaby. Transit is simpler than it used to be: TransLink's R6 Scott Road RapidBus runs along Scott Road and 72 Avenue, connecting North Delta to Scott Road SkyTrain Station at the Surrey end of the Expo Line. From there, downtown Vancouver is a direct train ride. It is not a five-minute commute, and we will not pretend otherwise, but a North Delta household can genuinely function with one car, which was not true ten years ago.

North Delta sits inside Fraser Valley Real Estate Board territory, not Greater Vancouver's board, so the numbers below come from the FVREB's July 2026 statistics package, released in early August 2026. The board publishes MLS® Home Price Index benchmarks for three home categories. There is no published benchmark for multiplexes, in this board's area or anywhere in the region, so anyone quoting you a 'multiplex benchmark' is inventing it.

Second, and more interesting, detached sales in North Delta rose to 40 in July 2026 from 31 a year earlier, a 29% jump, while active detached listings fell 21.6%. Prices down, sales up, supply tightening. Read that however you like; our read is that value buyers have found North Delta and are quietly acting while others wait.

Let us be honest about the state of things: multiplex homes are new here, and supply is thin. It arrives house by house, not tower by tower, which means the first projects get their pick of the best streets.

It is not right for someone who wants to walk to nightlife, and anyone commuting downtown daily should do the trip once at 8 a.m. before signing anything.
