Fraser is the strip of East Vancouver along Fraser Street, from East 16th Avenue south to East 49th Avenue, and many people call it Fraserhood. On October 8, 2026, our Fraser pages listed 24 new homes for sale, and the 20 half duplexes among them had a median asking price of $1,599,000, which was $199,000 below the median for all of Vancouver.

Where Fraser is: the listing area and the City's map

Fraser is a listing area that covers parts of three City neighbourhoods: Riley Park, Kensington-Cedar Cottage and Sunset. The MLS® system files homes here under the sub-area "Fraser VE", inside Vancouver East. The board that runs the MLS® system draws its own sub-area lines, and we could not open its map, so we checked the listings themselves. On October 8, the 24 Fraser VE listings ran from East 16th Avenue to East 49th Avenue, and every one was 84 to 533 metres on foot from a Route 8 bus stop on Fraser Street. The sub-area to the west is called Main, and the one to the east is called Knight.

On the City of Vancouver's local area boundary map, Fraser Street is the line between Riley Park on the west and Kensington-Cedar Cottage on the east, from 16th Avenue to 41st Avenue. South of 41st Avenue, both sides of the street are in Sunset. Of the 24 listings:

  • **Riley Park (west of Fraser, 16th to 41st Avenue):** 10 homes
  • **Kensington-Cedar Cottage (east of Fraser, 16th to 41st Avenue):** 9 homes
  • **Sunset (south of 41st Avenue):** 5 homes

"Fraserhood" is the local nickname, and 11 of the 24 listings use it.

One detail matters for your search. Our Kensington-Cedar Cottage guide and Riley Park guide describe those City neighbourhoods as a whole. New homes on the streets closest to Fraser, in either neighbourhood, are filed under Fraser VE and show on our Fraser pages. If you like the streets near Fraser, search the Fraser pages first.

What is for sale in Fraser right now

On October 8, 2026, our copy of the MLS® feed showed 24 active listings in Fraser VE: 20 half duplexes and 4 homes listed as townhouses. Our copy holds only new homes built in 2025 or later, so older houses for sale are left out of every figure in this guide. The feed was refreshed that morning at 10:09 AM Pacific.

The median asking price was $1,499,000 for all 24 homes and $1,599,000 for the 20 half duplexes. For an even count, we report the lower of the two middle prices. Twenty-one of the 24 homes have 3 bedrooms.

Homes with no bedroom count above have 3 bedrooms. Twelve of the 24 asked under $1.5 million, and none of the listings describes a rental suite. The list changes every week, so check the Fraser duplexes page and the Fraser multiplexes page for the current list.

How Fraser prices compare with the rest of Vancouver

Fraser half duplexes asked a median of $1,599,000 on October 8, 2026. All 316 new half duplexes for sale in Vancouver that day had a median of $1,798,000, the figure in our September 2026 market update. The Fraser median was $199,000, or 11.1%, lower.

The neighbours on each side, counted the same way on the same day:

  • **Main (west):** 20 half duplexes, median $1,975,000
  • **Fraser VE:** 20 half duplexes, median $1,599,000
  • **Knight (east):** 15 half duplexes, median $1,499,000

Fraser homes are smaller than the city's typical new half duplex: a median of 1,518 square feet, against 1,598 across Vancouver. Per square foot, the medians were close, at $1,119 in Fraser and $1,094 across the city. In our view, Fraser's lower median comes mostly from smaller homes, so compare floor plans along with prices.

Greater Vancouver REALTORS publishes no benchmark price for half duplexes. Its September 2026 statistics package put the Vancouver East detached house benchmark, for houses of any age, at $1,630,500, down 7.7% from a year earlier.

Down payment and taxes on these homes

The Financial Consumer Agency of Canada sets the minimum down payment at 5% of the first $500,000 plus 10% of the rest for homes under $1.5 million, and 20% of the price at $1.5 million or more.

  • **$1,099,000 (the 19th Avenue coach house):** $84,900 down.
  • **$1,499,000:** $124,900 down.
  • **$1,599,000 (the half duplex median):** $319,800 down.
  • **$2,198,900 (the highest price):** $439,780 down.

The $1,599,000 home needs $194,900 more in cash than the $1,499,000 home. With less than 20% down, the lender also adds a mortgage insurance premium to the loan.

BC's property transfer tax is 1% of the first $200,000, 2% from $200,000 to $2 million, and 3% above $2 million. On $1,599,000, that is $29,980. The Canada Revenue Agency says GST generally applies to new housing, and 5% of $1,599,000 is $79,950. Ask the listing agent in writing whether GST is included.

Two tax breaks reach some Fraser homes. BC's newly built home exemption removes the property transfer tax on a new home worth $1,100,000 or less that you live in, so the $619,900 and $1,099,000 homes could qualify at asking price. The first-time buyers' GST rebate is full up to $1 million and partial up to $1.5 million. At asking price, 1 Fraser home was under $1 million and 11 more were under $1.5 million. Both programs have conditions, so check them with your lawyer or notary.

At Fraser and 33rd Avenue, 8 buses leave northbound between 7 and 9 a.m., one every 13 to 15 minutes. The ride to Main Street-Science World takes 13 to 17 minutes from 22nd Avenue and 25 to 29 minutes from 49th Avenue. Waterfront Station is 23 to 30 minutes from 22nd Avenue.

  • Route 25 crosses at King Edward Avenue, with 20 westbound buses between 7 and 9 a.m. and a 6 to 9 minute ride to King Edward Station.

In our view, Fraser works well for a family that wants one car or none.

Who Fraser suits

Fraser suits couples and young families who want a new 3-bedroom home on a street with shops and frequent buses, for less than the Vancouver median.

  • **Families of three or four.** Twenty-one of the 24 homes have 3 bedrooms.
  • **Buyers under $1.5 million.** Twelve homes asked under $1.5 million, where the lower down payment rule applies.
  • **Two related households.** The 49th Avenue lot holds four homes, from $619,900 to $1,479,900, so a parent and an adult child could each buy one.

It is a weaker fit if you want rent from a suite to help with the mortgage, since none of the 24 listings described one. It is also a weaker fit if you want to walk to SkyTrain, since the nearest station was 1.6 km or more from every listed home.

Questions to ask before you make an offer
