Forest Glen is a small area of South Burnaby that sits between Metrotown and Deer Lake Park, just north of Kingsway. On October 8, 2026, it had 17 multiplex and townhome listings in our copy of the MLS® feed, and every one of them was built in 2026 or due in 2027.
This guide covers where it is, daily life, schools, SkyTrain, who it suits, and what those 17 homes cost.
Where Forest Glen is
Forest Glen is the name the local real estate board gives to one sub-area of Burnaby South. It covers the streets north of Kingsway between the Metrotown towers to the west and Deer Lake Park to the north-east.
Listings show it as "Forest Glen BS", where BS stands for Burnaby South. The City of Burnaby draws its own lines: in the City's community plan area data, the homes listed in Forest Glen on October 8 fall inside its Royal Oak, Metrotown and Garden Village plan areas.
The homes for sale in October sat on five streets: Elgin Avenue, Buxton Street, Forglen Drive, Charlotte Court and Dufferin Avenue. The streets are residential, and new half duplexes and small groups of townhomes now stand beside older houses.
Since July 1, 2024, Burnaby allows three or four homes on lots that used to allow one or two homes, and up to six on lots near frequent transit. The Forest Glen homes for sale this fall are the result of that change.
What homes are for sale in Forest Glen right now
On October 8, 2026, Forest Glen had 17 active listings: 11 half duplexes and 6 townhomes. Asking prices ran from $1,299,000 to $2,348,000, with a median (the middle price) of $1,599,999. These figures come from our own mirror of the MLS® feed, counting active listings only, and they will change as homes sell and new ones list.
- Half duplexes (11 listings): asking $1,449,900 to $2,348,000, median $1,799,999. Sizes run from 2,311 to 3,870 square feet, with 4 to 8 bedrooms. Asking price per square foot runs from $538 to $627.
- Townhomes (6 listings): asking $1,299,000 to $1,438,000, median $1,389,000. Sizes run from 1,800 to 2,003 square feet, with 3 or 4 bedrooms. Asking price per square foot runs from $718 to $783.
Sorted by price, 8 of the 17 homes asked under $1.5 million, 5 asked between $1.5 million and $2 million, and 4 asked $2 million or more.
The large half duplexes need a closer look. At 7 or 8 bedrooms and more than 3,300 square feet, ask the listing agent how each floor is laid out. One Forglen Drive listing describes "a legal 2-bedroom suite" in its own marketing text. Ask for the City paperwork that shows the suite is legal before you count on rent from it or plan for a parent to live there.
In our view, price per square foot is the most useful number to compare in Forest Glen. The half duplexes ask less per square foot than the townhomes. If you need space for two generations, a half duplex here gives you more floor area for each dollar. If you need a smaller home with a lower total price, the townhomes start lower.
How Forest Glen prices compare with nearby areas
On October 8, Forest Glen's median half duplex asking price was within $1,000 of the Metrotown area's and above East Burnaby, Highgate and Edmonds. Here are the medians, counted the same way on the same day. Each group is small.
- Forest Glen: 11 listings, median $1,799,999
- Metrotown area: 8 listings, median $1,799,000
- Deer Lake area: 6 listings, median $2,198,000
- East Burnaby: 11 listings, median $1,648,000
- Highgate: 7 listings, median $1,499,900
- Edmonds: 4 listings, median $1,299,000
Across all of Burnaby, our mirror showed 83 half duplexes with a median asking price of $1,799,000, and 35 townhomes with a median of $1,369,900. Forest Glen's half duplex median was $999 above the Burnaby-wide figure.
What the official benchmarks say
Greater Vancouver REALTORS publishes benchmark prices for three types of home only: detached houses, townhouses and apartments. In its September 2026 report, the Burnaby South townhouse benchmark was $942,100 and the Burnaby South detached benchmark was $1,894,600.
A benchmark describes a typical home in the area, new or old. Every Forest Glen townhome on October 8 asked at least $356,900 more than the townhouse benchmark. An asking price is what the seller wants, and the price you pay is set in the negotiation.
What it takes to buy one: down payment and taxes
The minimum down payment on the 17 Forest Glen listings ranged from $104,900 to $469,600, depending on the price. The price line that matters most is $1.5 million, because the down payment rules change there.
The Financial Consumer Agency of Canada sets out the minimums. For a home priced from $500,000 to $1.5 million, you need 5% of the first $500,000 and 10% of the rest. At $1.5 million or more, you need 20% of the full price.
Here is what that means for Forest Glen asking prices:
- $1,299,000 townhome: $25,000 plus $79,900, so $104,900 minimum.
- $1,449,900 half duplex: $25,000 plus $94,990, so $119,990 minimum.
- $1,799,999 half duplex (the median): 20% of the price, so $359,999.80 minimum.
- $2,348,000 half duplex: 20% of the price, so $469,600 minimum.
Two tax breaks for new homes are worth checking, and Forest Glen prices sit above both of their full limits.
The first is the federal First-Time Home Buyers' GST rebate. The Department of Finance says it removes the GST on new homes up to $1 million for first-time buyers, shrinks step by step between $1 million and $1.5 million, and gives no rebate at $1.5 million or more. The Canada Revenue Agency confirms applications are open. Every Forest Glen listing asked more than $1 million, so a qualifying first-time buyer could get a partial rebate on the 8 homes under $1.5 million and none on the other 9.
The second is BC's newly built home exemption from property transfer tax. The Province of BC gives the full exemption up to $1,100,000 and ends it completely at $1,150,000. All 17 Forest Glen listings asked $1,299,000 or more, so none of them would qualify at their asking price.

Getting around: SkyTrain and buses
From Forest Glen, SkyTrain is a 15 to 23 minute walk or a short bus ride away. The closest stations are Royal Oak and Metrotown on the Expo Line.
We measured walking routes on OpenStreetMap from the listed buildings to the nearest station. The shortest was 1.1 km, from Dufferin Avenue to Royal Oak Station. The longest was 1.7 km, from Buxton Street to Royal Oak Station.
Once you are on the train, the ride downtown is short. TransLink's Expo Line schedule shows 18 to 20 minutes from Metrotown to Waterfront for trains leaving between 7 and 9 a.m., and 21 to 22 minutes from Royal Oak.
Four bus routes stop within 300 metres of the listed homes, according to TransLink's published schedule data:
- Route 144 runs between Metrotown Station and SFU, with a stop near the Elgin Avenue homes.
- Route 110 runs between Metrotown Station and Lougheed Station, with stops near Buxton Street, Forglen Drive and Charlotte Court.
- Route 130 runs between Metrotown Station and Kootenay Loop, with a stop near Charlotte Court.
- Route 119 runs along Kingsway between Edmonds Station and Metrotown Station, with a stop near Dufferin Avenue.
Our opinion: if someone in your household rides SkyTrain every day, choose the street by its bus stop first.
Parks and green space
In our view, Deer Lake Park is the best thing about daily life in Forest Glen. It sits along the north-east side of the neighbourhood, and three of the listed buildings are less than 100 metres from the park's edge, measured on the City of Burnaby's park map data.
The City of Burnaby lists four walking routes in the park, including the Deer Lake Loop and the Royal Oak Meadow Route. The east end of the lake has a sandy beach and swings for children, and a watercraft rental runs from the dock. The Burnaby Art Gallery, the Shadbolt Centre for the Arts and the Burnaby Village Museum are on the far side of the lake.
There are two smaller parks inside the neighbourhood. Forest Glen Park is near Forglen Drive, and Kisbey Park is near the Elgin Avenue homes. Both appear in the City's park inventory.
Shopping and daily errands
The closest large mall is Metropolis at Metrotown, on Kingsway beside Metrotown Station. On foot, it is 2.0 to 2.2 km from the homes we measured, and Routes 110, 130 and 144 all end at Metrotown Station, next to the mall.
Kingsway, at the south edge of Forest Glen, has shops and restaurants closer to home. In our view, this is the main difference from living in Metrotown itself: you get quieter streets and a big park nearby, and the mall is a bus ride away instead of a short walk.
Schools and catchments
Several public schools sit in and around Forest Glen, and the one your child attends depends on the catchment for your exact address. Marlborough Elementary, at 6060 Marlborough Avenue, is in the middle of the area, a 0.9 to 1.7 km walk from the listed buildings on OpenStreetMap routes.
The Burnaby School District lists Marlborough as one of its Early French Immersion schools and one of only two schools with Late French Immersion, which starts in Grade 6. These programs take separate applications, and the district accepts most of them in February for the following school year.
Other schools sit closer to some streets. On the district's elementary and secondary address lists, Chaffey-Burke Elementary is at 4404 Sardis Street, near the Charlotte Court homes, and Windsor Elementary is at 6166 Imperial Street, near Dufferin Avenue. For high school, Moscrop Secondary (4433 Moscrop Street) is near the Charlotte Court homes, Burnaby South Secondary (5455 Rumble Street) is less than 1 km in a straight line from Dufferin Avenue, and Burnaby Central Secondary (6011 Deer Lake Parkway) is north of Deer Lake Park.

Who Forest Glen suits
Forest Glen suits families who want a large new home near a big park and are happy to take a bus or a 20 minute walk to SkyTrain.
- Two-generation families. The half duplexes run up to 3,870 square feet with up to 8 bedrooms, which is enough room for grandparents on one floor and a young family on the others.
- People who use parks every day. Deer Lake Park is less than 100 metres from three of the listed buildings.
- Buyers who want a brand new home. Every listing on October 8 was built in 2026 or due in 2027.
Forest Glen is a weaker fit for two groups. Buyers who need a home under $1.3 million will find more choice in Edmonds and Highgate, where the lowest asking prices on the same day were $555,000 and $968,000. And households without a car who want to walk to SkyTrain in under 10 minutes should look closer to Metrotown or Royal Oak stations.

How to shop for a home in Forest Glen
- Compare price per square foot, then total price. In October, half duplexes asked $538 to $627 per square foot, and townhomes asked $718 to $783.
- Ask whether any suite is legal. Get the City paperwork, and ask the listing agent whether the suite has its own entrance, kitchen and laundry.
- Check the bus stop, then walk to it. Stand at the front door, walk to the nearest Route 110, 144, 130 or 119 stop, and time it.
- Ask how the home is owned. A half duplex can be strata or non-strata, which changes who pays for the roof and insurance.
- Look up the catchment. Use the School Locator for the exact address and keep a copy.
- Ask about the warranty. Ask whether the home has a new home warranty, which company provides it, and when the coverage starts.
