A realistic timeline for selling out a small multiplex project
We are not going to give you an absorption forecast. We have no measured sell-out data for this format at this scale, and a made-up curve would be the least useful thing on this page.
What we can describe is the sequence, what has to be true at each stage, and where projects actually lose time.
Vancouver standing inventory
All ground-oriented listings in Vancouver, as of August 25, 2026
29% of active inventory
Counted from active MLS® listings in our own mirror of the feed. Days listed is measured from each listing's contract date to today, because the BC feed does not populate a days-on-market field. This describes inventory still standing on the market, so it reads higher than a sold-side figure would. Sold and closed data is not shown here: it is VOW data and is available only to registered users. There is no published multiplex benchmark from Greater Vancouver REALTORS, so nothing on this page is attributed to the board. This inventory is held across 62 listing brokerages.

Before anything is published
Unit mix settled. Floor plans accurate per unit. Pricing decided, at least as a range you are willing to publish. Renderings if the building is not finished. Deposit structure and dates. This stage is where most of the avoidable delay lives, because a launch that starts without these spends its first weeks answering questions rather than taking enquiries.
Launch
Project page and unit pages go live together. Search work starts on the same day, and this is the part that needs patience: new pages do not rank immediately, and anyone telling you otherwise is selling you something. Early enquiries in this window come from placement on the site and from direct outreach, not from search.
The months after
Search visibility builds and becomes the main source of enquiries. This is also when the pattern in the data gets useful: which units draw attention, which sit, and whether the pricing spread between units matches what buyers actually want. Adjusting the spread between units is usually easier than moving the whole project's price, and it is the lever most launches forget they have.
The last units
The final one or two units are normally the hardest and they are rarely the cheapest. They are the ones with the specific drawback, and they need their own material rather than the project's general pitch. Planning for that from the start is better than discovering it with two units left and a loan still running.
