The usual method does not work well here. There is no HPI benchmark for this format, comparable sales in the same building type and neighbourhood are thin, and the units inside one building are not equivalent to each other.

What is not available to you

No multiplex benchmark exists. The board's index covers detached, townhouse, and apartment. If a source hands you a multiplex appreciation rate credited to the board, that number was not published by the board and you should not price from it.

Anyone quoting you a forward appreciation figure for this format is guessing. Prices in Greater Vancouver fell across every published category in the year to June 2026, so the direction is not automatically up either.

What is available

Active competing inventory, which you can see live on the neighbourhood pages: how many units of the same format are on the market in the same area right now, what they are asking, and how long they have been asking it. If eleven similar units are sitting past ninety days at a given price, that price is information.

Sold data, through the proper channel. Closed sales are VOW data, so they are available to registered users on the site rather than published openly. If you need them for a pricing conversation, register.

The unit's own position in the building. Yard, lane exposure, top floor, parking. Within a single building these differences are frequently larger than buyers expect, and pricing every unit off one average is how the good unit gets underpriced and the weak one sits.

The failure we see most

Pricing a brand-new fourplex unit against nearby detached houses because the lot and the street look similar. The buyer is not comparing it to a detached house. They are comparing it to a townhouse and to a condo with more space, and they will price it that way whether or not the listing does.
